“Decorating for Halloween this season has been a bit more challenging than the past... my 3 year old daughter is now starting to interpret the ‘scary’ things and we’re challenged with explaining what Zombies are without getting a reaction fit for a hot new YouTube video. And ever since I’ve been publicizing some of the real estate trends in the local area, I find myself having similar ‘it’s not as scary as it looks’ conversations with fellow agents and clients i’m in contact with. Like this week’s data for example showing some huge swings in the trends in our markets. The simple explanations are; 1) Rolling Hills had a Palos Verdes Dr. North street sale, 2) Palos Verdes Estates had a small ocean front home sale, 3) Hermosa Beach had a shack sale on a huge developable 11k sf lot, 4) Manhattan Beach had another Strand home sale, and 5) there are very few credible reports of Zombies and NONE have been in the South Bay! Savvy investors are Buying real estate in the fourth quarter and I’ll assure you there will be plenty more spooky deals seen in closed escrows as the year comes to an end.”

Big time gambling, complete with mobsters and shooting incidents, found its way to Redondo Beach during the Depression. Chip games, bingo parlors, and a casino were run in full view of the law between 1936 and 1939. For a fare of 25 cents, a water-taxi would transport a visitor to the gambling ship Rex which operated three miles off shore. The Rex was operated by a colorful character named Tony Conero. Tony was a rum runner during prohibition, and began his gambling career by building the Meadows, one of the first hotel casino operations in Las Vegas in the early 1930’s near the intersection of Fremont Street and Charleston Boulevard. The hotel only had 30 rooms, and Tony only owned the casino for a couple of years. Many people believe that the Flamingo Hotel built by Bugsy Siegel was the first Las Vegas casino, but it was not built until 1945. After selling the Meadows casino in 1932, Tony outfitted a ship called the Rex for about $200,000 for off shore gambling and anchored it just past the 3 mile limit off of Redondo Beach. Games available included roulette, blackjack, poker and craps. It had 300 slot machines on board, and a bingo parlor that seated 500 players. While operating between May and December 1938, Cornero claimed that the Rex brought in $500,000 a month, and profits of more than $200,000 a month. Although gambling was not a Federal crime, local and state authorities were outraged. Boatloads of officials tried to board the Rex, but Cornero’s crew bluffed them away, sometimes by aiming fire hoses. Cornero’s brother, Frank, was even charged with kidnapping an investigator from the district attorney’s office, though the charge was later dismissed by a judge who ruled there was insufficient evidence the investigator had been forced to board the Rex. Eventually Los Angeles County deputies were able to board the Rex. The sheriff brought photographers to capture the deputies axing roulette wheels and hurling craps tables overboard. Extensive litigation with the State of California followed, with Earl Warren, California Supreme Court Chief Justice, vowing to shut the gambling ships down. Finally, the federal government decided that while the gambling was not illegal, gambling ships would hamper preparations for a possible conflict in the Pacific and the Coast Guard seized the Rex in November 1939. Eventually, Tony would raise money from investors and constructed the Stardust Hotel in Las Vegas in 1955, but died at the gambling tables of the Desert Inn by a heart attack before the completion of construction of the Stardust.

Charles Lindbergh, Tyrone Power, Cary Grant, Gloria Swanson, Errol Flynn, Betty Grable, Lana Turner, and Bob Hope, visited and dined at the inn, and it soon became the place to see and be seen.

When most of us think of La Venta Inn, we probably recall a relative’s wedding reception, a company holiday party, or some other festive occasion at the intimate location. However, the inn boasts an impressive and varied history for its 88 years, from serving as a famous black-tie restaurant to a private residence. Constructed in 1923 at a cost of $17,000, the La Venta Inn, also referred to in some early historical documents as the Wayside Inn, was the first permanent building constructed in Palos Verdes. Given the name, La Venta, meaning “the sale,” it was originally built by the managers of the Palos Verdes Project to entertain potential land buyers. The Project, a real estate trust financed by 4,000 investors, sought to develop Palos Verdes while at the same time preserving the land’s unique beauty. The first large La Venta party was held in 1924 on the three-acre site, when 200 realtors were wined and dined in the beautiful setting. The Project’s plan was a huge success, and soon homes started appearing on the landscape, all following the Mediterranean architectural example of the inn. The inn was used as a backdrop for several silent movies and in the late 1920’s it became known as a black-tie restaurant, and later as a weekend retreat. The wedding of Robert Cowley and Mildred Ashby, both of Hermosa Beach, was the first to take place at La Venta Inn, held on June 6, 1925. In the 1930s and ‘40s, notable people of that era, such as Charles Lindbergh, Tyrone Power, Cary Grant, Gloria Swanson, Errol Flynn, Betty Grable, Lana Turner, and Bob Hope, visited and dined at the inn, and it soon became the place to see and be seen, with relaxing days taking tea in the garden, and evenings spent sipping champagne and enjoying sumptuous dinners near the roaring fireplace.

During the Great Depression, all was quiet for several years. Frank Conroy, a Broadway stage actor, purchased the inn in 1941 and hosted lavish Hollywood parties, but with the onset of World War II, bomb scares and blackouts prevented visitors from attempting the long, winding drive to the inn, and it was all but abandoned. At the end of World War II, the inn was purchased by the Schnetzler family, and they converted it into their own private residence. They worked on renovations, and lovingly brought the expansive gardens back to life. They were also reportedly always friendly to curious passersby who didn’t know the inn was now a private home. Dorie Matthews, former owner and daughter of the Schnetzlers, told the Daily Breeze that there were occasions when people “would just come in the front door, sit down and ask for a menu.” The Schnetzlers eventually reopened the inn to the public in 1957, and for ten years, Mrs. Schnetzler assisted with arranging weddings and celebrations on the grounds, acting as innkeeper. Over the years there have been instances in which developers made overtures toward this valuable property, but the community consistently rallied to preserve the inn and its history, and it was eventually designated a nationally recognized historical landmark. Since 1992, the New York Food Company has managed the property, and hosts numerous private party functions every year. The La Venta Inn continues to stand majestically overlooking the spectacular South Bay coastline, with Santa Monica in the distance; its stunning view affectionately known as “The Queen’s Necklace” for its shape, as well as the shimmering nighttime lights. Whatever occasion brings you to La Venta, you always feel as though you’re stepping back into time … and the charm remains the same.

THE VALUE OF AN EDUCATION

O

ne of the biggest draws to the South Bay for many families with young children is not only the clean beaches where you can learn how to surf before walking, but the top-notch public school system offered in Manhattan Beach, Hermosa Beach and Redondo Beach. Each city operates its own school district; Manhattan Beach Unified, Hermosa Beach Unified and Redondo Beach Unified. What’s appealing to many homeowners or those looking to purchase in one of these communities is the fact that school-aged children can attend one of many—not just a singular—award winning public school. Compared across California, most South Bay students are near a school that ranks in the top 9 or 10 for the State. What’s also appealing is providing an excellent education for children without having to seriously budget for private school.

MANHATTAN BEACH Manhattan Beach Unified school district received the esteemed distinction of having been listed in Forbes Magazine’s annual report, “Best Schools for Your Real Estate Buck”, as the Nation’s top performing school district where the median home price is $800,000. Manhattan Beach is listed 6th overall in the United States by the magazine. Manhattan Beach Unified has 5 elementary schools (Pennekamp, Meadows, Pacific, Grandview and Robinson), 1 middle school (Manhattan Beach Middle

School) and one high school (Mira Costa High). Elementary schools scored as high as 965 (out of 1000) in 2010 on California’s Department of Education’s Academic Performance Index (API). The API was established in response to California’s Public Schools Accountability Act of 1999 and it measures the performance and growth of each school. Reports and data files are based on test results of the Standardized Testing and Reporting (STAR) Program, the California High School Exit Examination (CAHSEE), and the California Alternate Performance Assessment (CAPA).

HERMOSA BEACH Hermosa Beach Unified is the smallest of the three Beach Cities Districts and is home to Hermosa View, where all kindergarten through 2nd graders attend school, and Hermosa Valley School, which houses 3rd through 8th grade. 6th through 8th graders are separated from the lower grade levels however they all share one campus. Hermosa Unified does not have its own High School so students have a choice of attending either Mira Costa High in Manhattan Beach or Redondo Union High in South Redondo Beach. Both schools in Hermosa’s District scored in the high 930’s for 2010 and rank 10 of 10 as compared to Los Angeles Unified which ranked 4 of 10.

REDONDO BEACH Redondo Beach Unified is the largest of the three, reflecting the biggest city population and student body population. There are 8 elementary schools, 2 middle schools and 1 High School, as well as a continuation program, independent study and adult school program within the District. 4 of the elementary schools scored in the mid-900s and the remaining 4 scored just under 900 for 2010. Jefferson elementary in North Redondo scored just one point higher than Beryl Elementary in South Redondo at 949 and 948 respectively however, Jefferson reported 444 students in the 2010 API report versus Beryl’s 234 students. North Redondo students in grades 6-8 attend Adams Middle School (API= 859) and South Redondo students attend Parras Middle School (API=911). (Jefferson’s 6th grade program will cease in 2012). In 2008, Redondo Beach residents passed Bond Measure C which included

financing for the elementary and middle school venues in areas such as performing arts and athletics, as well as updating the schools throughout the district with much needed new facilities, such as gymnasiums for the two middle schools, etc. Most of the work has been completed on the various campuses and a visit to the newly updated Redondo Union High School campus will demonstrate how much parents, businesses and citizens are invested in providing an excellent education to their youth.

HOW THE COMMUNITY SAVED OUR SCHOOLS Similarly, Manhattan Beach and Hermosa Beach are well known for their outstanding Education Foundations which are popularly supported by the community at large. The Manhattan Beach Education Foundation has played a key and central role in supporting the school district with fund-raising efforts which in turn help improve the public school system locally. It supplements teachers and other staff members that the State of California’s educational system will not. At the tune of approximately $4 million annually, it’s safe to say that the MBEF has raised the bar with regards to the public school system as we know it, and is leading the way in proving that a resourceful community can and will invest in their youth if the State will not. All in all, the educational foundations of Manhattan Beach, Hermosa Beach and Redondo Beach have single handily saved music and arts programs, as well as teacher’s jobs.

SCHOOLS AND REAL ESTATE A common question and debate in Real Estate is whether good schools have a direct effect on local home prices. Many thorough studies and reports have been recorded to support either side of the argument. A 2007 study published by Harvard University maintains that the difference in mean housing prices located on opposite sides of district boundaries can really only be related to differences in school exam scores only. Researchers saw a 5% increase in primary schools’ test scores associated with a 2.1% increase in housing prices. What I see when taking my clients out shopping for a new home is that those with school aged children base a significant amount of their decision making on what school boundary the home is in. One of the first questions asked when I report in to my client that I found a great value in the market is, “What school boundary it is in?”

Do local Real Estate agents place value on homes based on school zoning when determining listing prices? You will see many times over in property descriptions “located in the [x] school zone”; so yes, it would appear that school relates to home value. The parents of school age children actually place this “value” on location, not the agents. Some educators do a phenomenal job creating a school environment that does indeed seem more attractive than another one. Inevitably this will draw more families into that community, hence raising demand for housing which naturally leads to a reflection in sales prices. Agents will then, of course, advertise the school district or zone, to appeal to the home buyer seeking that opportunity for that specific reason. Residents in the beach cities have a difficult decision to make when it comes to purchasing a home. With so many award winning, highly rated schools to choose from, it’s not always a clear cut decision which home or neighborhood to purchase in. Let’s say you have three comparable homes: one in Manhattan Beach, one in Hermosa Beach and one in Redondo Beach. Each home is within the boundary for a school scoring in the mid-900s, is walking distance to all three levels of school, and each has that bit of an ocean view you have been seeking. With all that being equal, it now it comes down to all the other variables; such as condition of the home, neighboring homes, size of the street, ease of parking, location to conveniences such as everyday shopping, etc., etc.

Years ago, Debra Terrell would hop into her car and drive for hours through the old neighborhoods of Los Angeles — Beverlywood, Hancock Park, Cheviot Hills — gazing at 1920s Spanish Colonial Revival homes. Stately residences with redclay roofs, wrought-iron detailing and colorful tile work seemed to call out to her, evoking a period when elegant living and superior craftsmanship were the norm in Los Angeles. “My whole life I’ve wanted a 1920s Spanish home,” Terrell says, “but my budget couldn’t afford a renovated original.” So she did what any sensible person would do. She called a real estate agent and gave him very specific directions. “Find me a dump,” Terrell recalls. “That’s what I told him. Because what I do is I look at the bones [of a house].” An interior designer and owner of Debra Terrell Designs, Terrell cringes as she describes the day her agent showed her the 1949 ranch-style house in Palos Verdes Estates that she and her husband Don would purchase and eventually turn into their dream home. The pungent smell of animal waste permeated the main living level. Some of the windows had been painted shut. But it wasn’t until she went to the backyard and looked at the rear of the house that something clicked. “I said, ‘This is it.’ The agent said, ‘Are you kidding me?’” Terrell recounts. The back elevation of the home boasts a spacious massing that is not at all apparent

from the modest proportions of the front of the house. Having spent countless hours poring over stacks of coffee table books on Spanish Colonial Revival homes, Terrell saw the potential for a rebuilt Revival-style house that precisely mirrored its 1920s counterparts. To make her vision a reality, Terrell turned to architect Miles Pritzkat of Pritzkat & Johnson Architects in Redondo Beach. Pritzkat notes that maintaining the home’s modest front elevation was a priority for Terrell. “We didn’t want it to look like a huge house in the middle of all these older homes in the neighborhood,” he says. “At the same time, we wanted to open things up to add volume.” Inspired by architects George Washington Smith and Wallace Neff — two pioneers of classic Spanish Colonial Revival style — Pritzkat began drawing plans for a remodel. The goal: To recreate the typical architectural features of that period, yet avoid falling into the super-sized, 21st century Tuscan-Mediterranean mansion cliché. The result is a home so rich in subtle yet significant period detail that a visitor feels as if they’ve stepped into an exclusive resort, circa 1928. Dark wood ceiling beams, graceful curved archways, narrow-plank wood floors and brilliant hand-painted tile evoke the interior flourishes of landmark Spanish Colonial Revival homes such as George Washington Smith’s Casa del Herrero (House of the Blacksmith) in Montecito

and the Adamson House in Malibu, which is where Terrell and her husband Don were married. Inside, the walls are hand-finished plaster. No drywall was used in order to provide an authentic, old-world feel. Pritzkat notes that no two ceilings in the home are alike. Each room has a raised, vaulted ceiling or wood beams, much like traditional Spanish Revival homes. And what began as a fascination with a small, 200-year-old door from an Egyptian manor became an entire collection of vintage Egyptian doors that now adorn virtually each room in the house. The first door, which now leads into the wine cellar, was restored by an Oregon artist who also refinished the other antique doors. Repurposed antiques in some of the rooms add to the sense that the home has existed for 90 or more years. What was once a peddler’s rolling trunk from Indonesia now serves as a colorful vanity in a bathroom adjacent to the guest bedroom. Terrell describes her frustration at being told by various contractors that the cart could not be converted into a cabinet because it opened from the top. “I finally found someone who said he could make a door out of the front panel. He was amazing.” Finding contractors and vendors who were willing to work with a home design that was anything but cookie-cutter proved to be a challenge. As an example, Terrell’s antique Egyptian doors were of irregular proportions and shapes. “This means you have to build custom door frames to accommodate narrower doors or thicker, heavier doors,” Pritzkat remarks. But this made hiring the right craftsmen especially sweet, and in some cases, added a colorful twist to the

character of the remodeled house. A window on the landing that leads to the home’s upper level looks out on the terra cotta tile roof. “I love looking at this roof,” Don Terrell says. Each tile was crafted the same way they were made centuries ago. “The roof tiles were hand-formed over the thigh of the workman,” Pritzkat notes, “so each tile is slightly irregular. You could see Mexican newspapers stuck to the back of some of the tiles, because the worker would put newspaper on his leg and then mold the clay over it.” On this same landing, three striking stained glass panels bear the family crests of Terrell’s Italian ancestors, husband Don’s forebears, and the shield of the Scottish clan Cameron, the first name of the couple’s 12-year-old son. Although each panel could easily pass for an early twentieth century artifact, they were created for the home by a Catholic nun who makes stained glass for churches. “It’s a very old process and she is the only person our glass vendor knew who could do it,” Terrell says. The original home’s upper wing was added in the 1970s and comprised cramped bedrooms and low ceilings. Pritzkat raised the ceilings, added a master suite and bath, and converted two small bedrooms into the son’s room, also with its own bath. Both rooms enjoy a view of the lush curtain of foliage created by the eucalyptus and palm trees that line the rear perimeter of the property. “We used to live in the Hollywood Riviera and we had a huge view,” Terrell says. “When we moved here we had to give it up, but now we have a park-like view — I feel like I’m in a tree house.” The tree house feeling was apparent even in the original home’s tiny kitchen — now a mudroom —

which Terrell recalls had only one electrical outlet. “When we first lived here [before the remodel], we’d have friends over and I’d be here cooking. I could look out the window and see everyone down below. I’d wave to them and feel connected, even from up here.” Her fondness for that time was such that she asked Pritzkat to keep two tiny ventilation windows — each about the size of a standard business envelope — in the remodel. “Every time I look at those little windows, I think back on our first years in this house and all the memories we created for our son.” Pritzkat and Terrell agree that keeping some original features during a remodel builds positive karma and pays tribute to a home’s past. “Those touches give a home character,” Pritzkat says. In addition to honoring the house itself, the Terrells and Pritzkat sought to respect the integrity of the neighborhood. “We wanted to keep the proportions and not mess with the massing too much,” Pritzkat notes. Sensitive to the city’s stringent building codes, the Terrells decided to seek the input of the neighborhood. “We had a ‘Whine and Cheese’ party and invited the neighbors over to look at the plans,” Terrell recalls. No concerns were raised, the remodel went seamlessly, and as a bonus, the couple forged close bonds with their neighbors. It’s been a while since Terrell cruised Los Angeles neighborhoods staring longingly at 1920s Spanish Revival homes. But her passion for the style is perhaps more intense than ever. “I tell people that I was a flapper in a past life. I relate to that time period. I’ll see old photos and I feel like I’ve been around those people.”
