Hermosa Beach was part of the original Spanish land grant for “Rancho Sausal Redondo” (“Ranch of the Round Clump of Willows”) in 1822, a rancho with a land mass of nearly 25,000 acres which extended from the areas as far north of what is now Playa del Rey, as far east as Inglewood, and as far south as Hermosa Beach. In the early days, Hermosa Beach, like so many of its neighboring cities - Torrance, Lawndale, Inglewood - was one vast sweep of rolling hills covered with fields of grain, mostly barley. The immediate beach area of Hermosa was a collection of sparse-looking sand dunes seemingly 40 miles from nowhere. A steady wind whipping across the barren dunes made life miserable for the first hardy pioneers. On Christmas Eve, 1906, Hermosa Beach held its first incorporation election and chose its first city officers. In the interest of accuracy its only fair to report that the idea of incorporating the city didn’t get a resounding vote of confidence from an eager mob of voters. The final tally was 24 votes for, and 23 against. But resounding or not, Hermosa Beach was duly incorporated and received its charter from the state as a sixth class city on January 14, 1907. The Santa Fe railway was the only transportation system through Hermosa Beach. It was seven blocks from the beach. The street that led to the tracks was called Santa Fe Avenue, but was later renamed Pier Avenue. There was no railway station for Hermosa, but later the Railroad Company donated an old boxcar to be used as a storage place for freight. In 1926, the Santa Fe Company built a modern stucco depot and installed Western Union telegraph service in it.

1927 Hermosa Beach Biltmore Hotel

One of the most ambitious projects attempted in the city came in the mid-1920’s with the opening of the building, which later became the Hermosa Biltmore Hotel. The Hotel was located between 14th and 15th Streets on the Strand. In those days it was the headquarters for the Surf and Sand Club, and was run on a private club basis. A number of wealthy persons backed the project and for several years the building, a notable achievement in those days, was the showplace and social center of Hermosa. The private club idea proved to be a losing proposition, however, and a few years later the founders and owners sold out to the Los Angeles Athletic Club. This group, with better financing, attempted to run the property on more or less the same basis but finally sold out to hotel interests about 1930. During World War II, for a short time the building was taken over by the federal government and used as a youth training center. This property was torn down in the late 1960’s for development, and is now the site of a public park.

CONDOS VS. TOWNHOMES: WHAT’S THE DIFFERENCE? What really is a condominium (“condo”, for short)? Did you know that when you see the word “townhome” or “townhouse”, you are most likely buying a condo? Let’s take a minute to examine the Real Estate market as it relates to condominiums located in Southern California including but not limited to Manhattan Beach, Redondo Beach, Hermosa Beach, the South Bay Cities, and the Westside of Los Angeles. Legally, a condominium is the form of housing tenure and other real property where a specified part of a piece of real estate is individually owned while use of and access to common facilities such as hallways, elevators, laundry rooms, and exterior areas is executed under legal rights associated with the individual ownership and controlled by the association of owners that jointly represents ownership of the whole piece. That’s a mouthful . . . in short you own the airspace within the walls that define your “unit” and share everything else, including the land, with your neighbors. You do not own the exact land under your specific unit but a percentage of all of the land. In some cases you do have exclusive rights to part of the land even though you share ownership. The land that sits within the development is owned in common by all of the homeowners. If you read the fine print in your condo paperwork you will typically see something like this . . . in a 12 unit complex it will state that you “own 1/12th of all of the land”. In a 20 unit complex it will state you “own 1/20th of all of the land.” If a townhouse is a condominium then why do you call it a townhome? Typically the definition of townhome refers to the design and style of the condominium. This style of home has deep historic roots in early European history, where a townhouse, or “house in the town” was the residence of a peer or member of the aristocracy in the capital or major city. Most owned one or more country houses where they resided for the better part of the year. During the social season, when major balls and theatrical events took place, and when parliament was in session, these high profile figures moved to live in their townhouse in the capital to ease the burden of excessive travel from the country. The style of these homes remains very much the same now, into the 21st century. Most townhomes are either 2 or 3 stories tall and have an attached garage; usually no one lives above you or below you. When Real Estate sales people refer to condominiums specifically, they are usually referring to the one level style living similar to an apartment building. Condominiums, as referred to by agents, can have a shared hallway entrance similar to a hotel, or in some cases, a private entrance without the hallway. There are a few cases when private elevators will open directly into your unit though these are uncommon in the South Bay.

Whether you are buying a townhouse style condominium or a single level condo it is always a part of an association, also known as a Homeowners Association (HOA). The association is the legal organization that contains the rules and regulations of living within the development. It is like its own city with an elected President, Vice-President, and a Treasurer (all homeowners). The HOA is in place for several reasons; to help maintain the development in proper condition, to address the concerns and needs of all of the homeowners within the development, and to manage the operating budget of the association. Fees are collected monthly from each property owner. The fees are designed to pay for common area utilities, insurance, maintenance of the property, and to build savings for future improvements. In most condominium developments the association is responsible for the cost of exterior repairs like painting, roofing systems and landscaping. The Homeowner is typically responsible for anything within the walls of the property. In some cases when the cost of a repair exceeds the savings of the association the association will vote to assess each homeowner an equal amount to cover necessary repairs. These extra fees are referred to as “special assessments”. The savings account of a Homeowners Association is officially called its “reserves”. It is important to review the reserves when purchasing a condo because you want to purchase a home within a community that plans well for the future and tries to avoid special assessments. You are legally allowed to review all of the information about the condo before you buy it. The seller is obligated to provide all of this information to buyers under contract, including all of the minutes from the HOA meetings for the past 12 months. It is important that you read this information before buying because this is where you will discover any pending assessments that might have been discussed and not yet approved. It is never a good feeling to move into a new condo, having just liquidated your savings account only to discover three months later that the HOA wants to assess you an additional $10,000 for a project that was discussed 4 months prior when you weren’t the owner. All HOAs come with a stack of paper called “The CC&Rs”. This stands for covenants, conditions, and restrictions. It is usually boiler plate language describing the allowed uses of the property. Most home buyers are typically concerned about the rules and regulations which is an additional document required to be disclosed in a sale. This is where you will find rules that may affect you personally like whether the complex allows pets, can your unit be rented out, and other restrictions. Be sure to read these carefully before you buy. Have you ever heard a realtor tell you “this townhome doesn’t have an association or HOA dues”?

Well they are technically half-right. All condos and townhomes have an association and all of them require dues. However, it is not uncommon to see, especially within very small developments, that the homeowners have agreed not to pay dues. This is most common when the development consists of only two to three units. The homeowners will get together and say, “I will get my own insurance, you get your own. I will take care of my yard, you take care of yours”, or maybe they just simply split the gardener bill when it comes in. However, there still is an HOA, it is just considered inactive. There are pros and cons to these situations. The pros would be that no one has to act as treasurer and manage the funds or concern themselves with collecting them. Sometimes you feel like you are saving money because you are not paying monthly dues. Cons can be if there is an expense that arises like painting or roofing issues there will be no reserves to pull from to pay for the bill. If your neighbor is one who is not good with planning, then good luck trying to collect from him. Some homeowners argue the question “why should I put money in reserves that gets used by a future homeowner?” The truth is, the property will be worth more money if there are healthy reserves because buyers will feel more comfortable buying into a complex that has evidence of a strong financial future. Another downside can be that some lenders will not lend money on an inactive HOA or one that is not properly insured, or that doesn’t have ample reserves. A common misconception that buyers have is that they the main reason they don’t want to buy a condo is they don’t want to pay dues. In reality when you buy a single family home you are paying dues they just come in a different form. It is called… your insurance bill, your roofer bill, your plumber bill, your landscaper bill, your electric bill and your handyman bill. Whether you are paying dues or paying bills there is a cost to homeownership. The only time you really pay higher costs than standard homeownership is in a situation where the condo complex offers a lot of extra features or services. This could include 24 hour security, doormen, golf courses and other shared recreation features. In these developments it becomes a personal decision if these extra benefits are worth the added monthly expense.

A part of the professional beach volleyball scene for close to two decades, Holly McPeak helped bring the sport to new heights. Now, over two years after her retirement from the game, McPeak is officially in domestic bliss, still living in Manhattan Beach, married and raising her young son. McPeak is the first one to admit that she doesn’t get out and play on the sand as much as she would like, yet with the Manhattan Beach Open (the crown jewel of beach volleyball) breezing through town last weekend, South Bay Digs figured what better time to catch up with the legend to get her thoughts on the South Bay, the future of professional beach volleyball and just how much she still loves the sport.

What have been some of the biggest changes you have seen while living here? Manhattan Beach has totally changed since I grew up here. It used to be a sleepy beach town. It was a great place to grow up, but now it is no longer a secret. Everyone knows about it. It’s the spot. Did you ever think that beach volleyball could turn into a career? I always knew I could play, but did I think it would be a career for me? No. Did I think I’d travel around the world playing? No. I just had no expectations and fortunate for me, I started doing pretty well right away to do it full time and make enough money for basically 20 years. Me growing up, I felt fortunate to play beach volleyball. I was getting paid to do something I loved. I was playing for free all summer long when I grew up. Your story is so great as well because of your size. In a sport full of tall athletes, you were only 5ft. 7in.? Indoor they always say they aren’t going to look at you if you are under 5ft. 10in., well I’m not even 5ft. 7in. I felt and I truly believed that I was athletic and skilled enough to be able to compete. I was confident in myself and did the work. I knew I could make a difference and help my team win. I didn’t let it bother me even though I heard that I’d never win on the beach. It didn’t even faze me. I just ignored it and did what I was going to do. I was a student of the game and figured out how I wanted to train. By the time I was done with college, I came up with a really good system to maximize what I had because I wasn’t the best volleyball player. I worked hard and approached the game really well. I felt like I was maximizing what I had and that’s what my career always has been. Did you take special pride in knowing you succeeded when people didn’t think you could? I loved proving people wrong. It wasn’t my motivating factor. I thought it was funny. When you are the best, people are going to do whatever they can to knock you down. It is just something I had to deal with it. You were always so gritty when you played. Do you feel like that is what personified how you were on the court? I was all about doing whatever it took. I remember my practices were three hours and they were

grueling. I would then go eat lunch and then go to the gym. I was training 51/2 hours a day because I wanted to be the best. I felt like no one was going to outwork me in terms of conditioning. I had the reps and the desire and the drive to want to be the best. I wanted it more and prepared myself to win. I came from a very competitive family with a twin brother and younger sister and we competed with everything. That was just in me. I just had killer instinct from the beginning.

i was a fan, a girlfriend and then a player. I felt really comfortable in the volleyball scene and i wasn’t intimidated by anyone.

How have you seen the volleyball scene in the South Bay change from when you grew up here to now? It has changed so much. When I grew up here it was a lifestyle. We would go with our parents to the beach on the weekend and we’d spend the entire day playing volleyball at the beach. We’d boogie board and eat lunch on the beach. That is how I’d spend my days. When I got older, I’d be on the beach from 9a.m. to 7p.m. playing volleyball with anyone on Marine St. That is where I grew up playing and I loved it. Everyone was playing for the love of the sport and that is when I fell in love with the sport. It was just a fun way of life and when I got done with school I was lucky that it turned into a career quick.

How special was it for you to compete in tournaments in the South Bay, especially Manhattan Beach because it is where you grew up? I was a fan, a girlfriend and then a player. I felt really comfortable in the volleyball scene and wasn’t intimidated by anyone. I remember being in high school and I hung out at Marine Street all day long and when the pros needed a body for drills, they would say ‘Holly, get in here’. It was great because it taught me not to be intimidated by anyone. I got to compete and was ready to go. How unique is the Manhattan Beach Open? It’s big time. It’s the Wimbledon of beach volleyball. It is the one that everyone wants to win. I have lived here for along time, so I got to walk down to the tournament and sleep in my own bed and my family and friends were there. I traveled all over the world and to be able to play in your hometown was really special. What was the energy like at the tournament when you would compete? It was fantastic and it really was special. Manhattan Beach and the rest of the South Bay has really knowledgeable fans, who grew up around the sport, so it was a fun environment to play in. They appreciated great volleyball. How do you think the sport has evolved and how do you see it now?

The sport has completely changed since I grew up. Now that it is an Olympic sport, it is played all over the world. The professional tour has been a roller coaster and continues to be. For me it’s sad because for 20 years, I worked really hard to be the best ambassador for my sport and my husband (Leonard Armato) did too, so to see the sport, specifically see the AVP tour go bankrupt last year, was heartbreaking. Players and promoters can’t get on the same page. We have been here before. A lifestyle sport like beach volleyball, you can’t afford to do that too many times to your fans, sponsors and tv. It is sad to see even though I had already retired in 2009. Did you see it coming? I knew it was coming. I think the saddest thing is that so many people grew up watching the sport and high school and college girls who dreamt about playing ball and now they are still trying to make it happen on a smaller and more difficult scale. In terms of the beach tour, it is in a tough spot right now. What in your mind do you see as the future of the sport? I don’t know what is going to happen with the sport. I know one thing, the players need to try and get on the same page, along with the promoters and sponsors and need to coordinate. They shouldn’t have conflicting events. Right now, my gut is saying that I don’t know if it’ll ever be as big as it was because no one is on the same page. How great was it to have tournaments all throughout the country to really grow the sport when it was at its peak? It is expensive for the tour to travel all over, but if people haven’t seen the sport or been exposed to it, it isn’t the same. A beach volleyball event isn’t as great on tv as it is in person, so we wanted to expose people to that summer sport and lifestyle. We were bringing the summer to them and the beach. It was really important to the growth of the sport. If we had just stayed in California, we weren’t touching new fans. Did you go over and see what was going on at the tournament this year? I walked over and saw all of the same employees from the AVP and I train some girls a few days a week. I know everyone, from the tournament director to the DJ at the tournament, so it’s fun. I still enjoy the sport and want to see it grow. What has the transition away from the sport these last few years been like since you retired in 2009? It was time for me to go when I did. I wasn’t competing the way I wanted to. Second, it was heartbreaking to see the tour go under. Third, my son is my focus now. It is an amazing new chapter. As a professional athlete, you never know when you are going to know. Even that last year, I could compete with everybody. I still think I can. For a lot of different reasons, my mental focus wasn’t what it was and I wasn’t competing how I wanted to. I was frustrated, but I didn’t enjoy playing how I once used to, so I knew. I was becoming an underachiever.


How tough is it to come to that realization? It is really tough. It is a bad feeling. I didn’t like being bad. I’m not a bad player and that is how I was competing. It was really hard, but I knew immediately. For a few weeks, I was second guessing myself. But, I wasn’t helping my partner, which I took pride in. It was time. How involved are you in the sport now? I do tv commentary for women’s college indoor volleyball on FSN and ESPN and FIVB International events too. It is fun. I know all the best teams and get to see the level of play. I really get to see the young, best talent. I usually talk to a lot of people after the matches. I do miss training five hours a day. I loved that, but now I get to the gym for 11/2 hours and I miss my son. I have to think about dinner and other things. If I have two hours, I wanna be spending that time on the beach. I’ll even help girls train and run them through a good workout and prepare them for a tournament. How often would you say you just go out and play for fun? I don’t. Right after I retired, I didn’t play for a while, and then I played with friends messing around on the beach three or four times. It is just funny. I can literally see the beach from my house and I just don’t get out there. Right now the focus is on my son and walking. When I get the chance to work out, I run to the gym or a beach run and do what I can do. If I had the chance, I’d play. What were some of the highlights of your career? I loved winning every single tournament. I loved winning. Winning my first year in 1993 was probably the most exciting because I had trained so hard and I knew I could win. As you go on, you have a target on your back. Even with that, I was still able to win. I enjoyed that a lot. It was great too when beach volleyball became an Olympic Sport. The Olympics are every four years and timing is everything. When 2004 rolled around, we won the bronze. Being on the podium was so amazing. I wanted to be on top of the podium. Winning the Manhattan and Hermosa Open are always a great feeling as well. Do you feel like the South Bay is a hotbed for beach volleyball? It is a hotbed for volleyball and it is perfect for it. We have the weather and culture. Courts are also everywhere.

What has kept you in the South Bay your whole life? It’s funny. I feel like I could live anywhere and be happy. For what I was doing, you can’t beat it. I’d practice and play right out in front of my house. You can’t beat it. So many places I love going and visiting, but Manhattan Beach is a special place. I love and appreciate it. Traveling has really given me perspective on things and seeing different cultures and enjoying different places.
