1. Gondola rides are not just a winter thing. 2. Stroll local artisan galleries. 3. The laughter of youngsters and the young-at-heart on the Howler Alpine Slide. 4. Exhilarating, crisp-cold mountain river white-water rafting. 5. Lofty views of purple crags from a hot-air balloon or helicopter. 6. Concerts galore … just ask your concierge when and where. 7. Hiking trails bedecked with fragrant flowers on Mount Werner. 8. Shop, shop, shopping. 9. The sharp snap of the perfect swing on a Robert Trent golf course just minutes from your door. 10. Robb Report Vacation Homes, June/July 2007

Colorado Community, by Kim Fredericks

“Steps from skiing, golf, hiking, and Main Street, the stylish and spacious homes, ranging from 4,000 to more than 5,000 square feet, adhere to the Steamboat aesthetic with board-on-board and corrugated metal exteriors, natural color palettes and a community center fashioned after a Western barn, with a swimming pool, game room, business and fitness centers and barbecue decks.” “These are large homes, not condos. When cabin fever sets in, an on-site concierge can arrange everything from fly-fishing to dinner reservations, and an on-call shuttle service will take residents to the mountain and to town. We want our residents to feel taken care of, but not doted on.” - Bruce Shugart. Western Interiors & Design, June/July 2007

Joining the Club, by Linda Hayes

“Steps from Steamboat’s world-class ski slopes, residences at The Porches are reminiscent of the area’s early ranch houses, with stone detailing, hand-finished wood and expansive porches.” Worth, April 2007

Luxury Real Estate Investment, by Elizabeth Harris “Domenick, a retired attorney and former deputy chief state’s attorney for Connecticut, estimates the property value has risen approximately 50 percent.” Nicklaus, March/April 2007

Membership has its Privileges, by Susan Kime “Created for those who love the outdoor offerings of Steamboat Springs, Colorado, The Porches offers wholly owned and shared-ownership villas that are spacious and inviting.” “Owners also enjoy the use of The Barn, the community’s gathering place, which includes a fitness center, business facility, living room and lounge, an indoor pool, Jacuzzi, gas grill and firepit.” “Members get exchange privileges with the Registry Collection®, allowing them to use two of their six weeks at other destinations, including Tuscany and the Riviera Maya.” Private Air, March/April 2007

Real Estate Flyers, by David John Farinella “The Porches, which spreads across 16 acres in Steamboat Springs, features careful attention to such details as top-notch billiards tables, down-filled couches, hand-distressed floors and granite countertops, as well as all the amenities of a five-star hotel.” “One of the things that makes Structural Associates stand outside the pack in the luxury real estate market is the fact that they are doing their best to build green homes around Aspen and Old Snowmass in Colorado. We’re seeing a pretty dramatic change [in client demands], and I think the awareness (of using alternative green resources) is increasing.” Estates West, Holiday 2006

Best in Snow, by Jane Southey Gendron and Linda Hayes “The development’s position allows you to admire the lift from, of course, your front porch.”

Mr. & Mrs. Morrison When asked why they chose to purchase at The Porches, Mr. & Mrs. Morrison stated “After carefully surveying the variety of real estate opportunities in Steamboat Springs, we recognized that fractional interest in The Porches would best serve the dreams of our three-generation family for a home-base in our favorite mountain location. At The Porches, we found a significant value advantage plus all the space, comfort, and cordial, accommodating staff anyone could desire.” They believe that what makes The Porches so unique is “the design, construction, furnishing, pricing and location of The Porches PRC townhomes accompanied by the services and amenities provided by the management staff and ‘the Barn’ with its outdoor and indoor recreational facilities for family members young and old.” Steamboat Springs is special to them because “it is a historic Colorado community where old blends nicely with new; it is accessible and reasonable and unpretentious, an easy place to relax and to enjoy all seasons. Its ski school is superb, and its mountain is very well maintained in winter and in summer.” Mr. & Mrs. Morrison’s favorite memory at The Porches was “gathering our entire family on the front porch for the first time in years, all very happy after a day of wonderful skiing.” Mr. & Mrs. Galluzzo Mr. & Mrs. Galluzzo chose to buy at The Porches because of the “quality of construction, location and amenities.” When asked what makes The Porches so unique, they said, “The management company personnel are wonderful and are like family. The landscaping of the common areas is more than we ever expected. The maintenance of the common areas is superb. We can always rely on the housekeeping staff when needed... Our driveway is always plowed before we are ready to leave our residence. Shuttle service is a great amenity. The Porches has created a true neighborhood feeling in a Resort Community. The Barn including the fitness room, pool and hot tub are used by our friends and all members of our family. Newspapers delivered daily to our door has spoiled us. The socials at the Barn give us an opportunity to interact with other owners and guests.” To Mr. & Mrs. Galluzzo, Steamboat Springs is special because they believe that “Steamboat is [a] real town with friendly people. We have many friends from the local community. We enjoy the many local events such as the Rodeo, Strings in the Mountain, Wine Festival, Art in the Park, Perry Mansfield performances and the Farmers Market. We enjoy the many outdoor activities including swimming and the slide at the Steamboat Health and Rec Center, skiing, hiking, biking and golf. The weather in the summer is awesome. The champagne powder during ski season is the best.” When asked about fond memories, the Galluzzo’s spoke about how The Porches brings their family together. “Skiing with our three children, their spouses and our eight grandchildren. The Porches floorplan is able to permit us to entertain all 16 of our family members at one time. We spend at least six weeks in the summer with our children and grandchildren. In the winter our family visits and we are able to ski with everyone. The Porches permits us to spend more quality time with them than at home.” Mr. & Mrs. Massey When Megan and John Massey began looking for a vacation home in Steamboat Springs, they thought ski-in, ski-out access was the way to go. Then they got a taste of The Porches, an exclusive, yet relaxed neighborhood just minutes from the slopes, shops and restaurants – a small trade-off for high-end comforts and exceptional service. “It’s just really a first-class place,” Megan Massey said from her home in Scottsbluff, Nebraska. The units were designed to maximize usable space. Areas for personal time include cozy reading nooks and large bedrooms with full bathrooms and flat screen TVs, as well as special kids’ rooms with bunk beds. Elegant kitchens and dining rooms and spacious media rooms are among common areas where friends and family spend time together. “It’s just such a beautiful home, and when you are there, you feel like it’s your house,” Megan Massey said. “That’s why the PRC was so appealing to us. Source: Yampa Valley Real Estate – March 2007 issue Mr. & Mrs. Boglioli “We have many fond memories of family gatherings and holidays,” say Bob and Joan Boglioli, owners from New Jersey. “The friendships we’ve made and special events such as the wine festival make a unique experience.” Source: Colorado Expression – April/May 2008 issue ( T H E P O R C H E S O F S T E A M B OAT )
