Seven Oaks Residential Units
About 90% Built With Over 2,200 Units Completed
eading the title of this article and knowing this is CDD information may get you to think, why is the CDD interested in residential lots since it is responsible for common areas (clubhouse, parks, streets, retention ponds, etc). We know Seven Oaks Property Owners Association (SOPOA) is responsible for residential lots. The CDD is interested in residential lots because
configuration and completion of the units affect the O & M and the Debt Service (bond) CDD assessments. O & M Assessments: The area and location of Sabal Point was originally planned to be 325 apartments. For this type of neighborhood, the CDD assessment is based on acres. When this neighborhood was changed from apartments to houses, the
CDD assessments were based on individual lots instead of acres. This increased the CDD O & M assessments from $23,991 to $81,936. Bond Assessments: One reason the CDD Board was able to refinance the CDD bond south of the power lines was the number of lots sold to individual home owners. Having all the lots sold to individual homeowners
reduces the risk of default so it increases the chances an institution will assume the risk of refinancing the bond. For the bond that we refinanced, the savings varied by size of lot. For 40 foot lots, it reduced the assessments from $522.29 to $424.18; while for 80 foot lots, it reduced the assessments from $1,044.59 to $848.37 (see CDD article in last months newsletter).
Only parcel where construction has not begun is located on west side of Ancient Oaks Blvd near Eagleston Blvd.

Seven Oaks When Seven Oaks is completed, it will have 2,641 units consisting of 1,593 houses, 188 villas, 302 townhouses, 240 condos, and 318 apartments. The chart to the right shows how many units are in each of the 28 neighborhoods. Except for three lots in Crosswinds (will be sold when the Standard Pacific model on one of them is no longer needed), there are only five neighborhoods that will have a builder selling homes. Unnamed Neighborhood: This neighborhood is located on the west side of Ancient Oaks Blvd across from Knollpoint and Crosswinds. This parcel was designated to have an apartment complex, but it is now being permitted for 80 lots for individual homes (picture on page 6). Stonecreek: Houses in this neighborhood are being built by D.R. Horton. They have sold 70 percent of the 47 houses ranging in size from 1,844 to 3,857 sq ft. (picture on page 6). Sabal Point: Houses in this neighborhood are being built by Standard Pacific Homes. They have sold about one third
Lakeside Townhomes: Prior to Smith Family Homes going bankrupt in July 2008, they bought 110 of the 204 lots in Lakeside from Crown Community Development. They built townhomes on 76 of their 110 lots but were only able to sell 14 of these completed townhomes to individuals (see picture of townhomes below). In 2010, GamlaCedron Group bought the 62 townhomes completed but not sold and the 34 vacant lots that Smith Family Homes had owned. This property is being managed by ZRS Management. Crown is searching for a builder to buy the remaining 94 lots that they still own. Silverleaf Townhomes: Mercedes built and sold all but 6 of the 92 townhomes planned for this community (see picture below). However, they filed for bankruptcy on 26 January 2009. D. R. Horton, who is building in Stonecreek, now owns the 6 vacant lots in this neighborhood. v

re you tired of receiving those “clean your driveway” notices from Rampart? Are you tired of constantly having to power wash your driveway and see the concrete surface deteriate whereby the aggregate begins to show? Well, there is a solution! Your SOPOA Board of Directors have approved staining driveways throughout Seven Oaks with a color stain sealer as an alternative to brick pavers. This will not only eliminate
the mold, stain, grime and constant maintenance of the driveway, but it will beautify the exterior of your home. The Board has approved the following brown and gray tones that are allowed: sand buff, sun buff, pewter, sungray; from Increte OR charred walnut, sandstone, muddy gray, pearl gray; from Sherwin Williams As usual, you MUST submit a AMR form to Rampart showing the color or color combination for approval
by the DRC. If any non-approved color is used, the homeowner will be required to remove it. To obtain the desired results for maintaining a high standard appearance in Seven Oaks, it is imperative that you use the people who have the expert technique to obtain a beautiful finish and appearance. Here are three possible vendors that have discussed this issue with the Board of Directors, and are knowledgeable of the colors and designs that are acceptable in Seven Oaks.

fter years of planning, the final details are coming together at this new fullservice hospital scheduled to open October 1st. Part of the Adventist Health System, Florida Hospital is a leading health network comprised of 22 hospitals throughout the state. Florida Hospital Wesley Chapel is a not-for-profit 83 bed facility which features specialty design, expert staff and state of the art technology built for better patient care. Services include an emergency department with helipad, cardiac care, vascular surgery, orthopedics and sports medicine, women’s services and gynecology, obstetrics and a freestanding Health and Wellness Center which will open in early 2013. “Every decision in the design of this hospital was made to provide an environment for high quality health care and healing,” said Brian Adams, president and CEO of Florida Hospital Wesley
Chapel. “We’ve also designed all of our processes using best practices in health care from across the country. From faster ER bedside check-ins and 24 hour visitor access, to all private rooms with views of nature and even healing gardens- all to provide a more comfortable patient experience.” There are many technological “firsts” that will be available only at Florida Hospital Wesley Chapel:

Please do not shoot other residents with your water guns, and be mindful of the area around you.

Pool & Tennis closures due to weather Residents ask us why we close the pools and tennis courts during inclement weather. These areas are closed as per District policy to insure the safety of all residents. We understand this may be an inconvenience and frustration to residents, but we hope that you understand that we are only doing what is best for you. Lightning is unpredictable. It can strike up to 25 miles away from its parent storm. It can literally strike “out of the blue”. Do you know what to do to keep yourself safe in a thunderstorm? Do you know where NOT to be when lightning looms? In Central Florida one thunderstorm can generate a thousand or more lightning strikes an hour. Don’t be blasé. Learn how to protect yourself. Follow the tips below. . . and stay safe!
OUTDOOR SAFETY TIPS Follow the 30/30 rule. If the time between seeing the flash of lightning and hearing the thunder is less than 30 seconds, take shelter. You are in a strike zone. Immediately get away from pools, lakes and other bodies of water. Get off the beach. Never use a tree as a shelter. Avoid standing near tall objects. Keep away from metal objects including bikes, golf carts, umbrellas, fencing, machinery, etc. Get indoors if at all possible or get in a hard-topped vehicle. Remain in shelter for 30 minutes after the last flash of lightning.

from the experts I have carried nutritional products in my office for many years. Recently I attended my professional continuing education conference. I was very impressed with a product that delivered complete liquid nutrition in one ounce a day.
Liquid Nutritional Supplements Now Available at Rosewood Health & Wellness By Sheryl A. Ballinger Chiropractic Physician
ince starting my practice in 1984 I have continued to look for innovative ways for my patients to attain optimal health & wellness. With the economy struggling and continued financial stress, it has become more and more difficult to stretch our hard earned dollars.
Unfortunately it is at times like this when we do not make the best decisions for our health. We may put off scheduling the visit to the doctor or make less nutritious choices in our grocery shopping to save a few dollars. But as we know, this can be “A penny saved but pound foolish”!
Without mixing anything or swallowing a handful of pills you could have it all: Vitamins, Minerals, Antioxidants, Vegetables, Fruits, Herbs and much more! In addition the research has shown liquids to have a higher absorption rate then pills or capsules. You read it every day: not just Americans, but the human race as a whole, is developing illness at an alarming rate. A vast majority of these illnesses are caused by a lack of proper nutrition. Over the last century, the use of toxic chemicals has robbed our farming soil of the ability to produce nutrient-rich foods. The result: our bodies do not receive adequate nourishment, and
our system begins to malfunction. “To get the same amount of nutrition as one cup of broccoli provided in 1930, one would have to eat (at least) 8 cups of broccoli today,” says Dr. Michael Roth, D.C. Some of the reported benefits from patients taking this all-in-one product include: increased energy, stamina, mental alertness, immune system support and in general a feeling of well-being! We will be running a special for the month of October only… Stop in and try a free sample of this delicioustasting nutritional supplement. It delivers the nutrients in the same manner our bodies need it…carbonbonded and organic! Rosewood Health & Wellness Spa is located at 2142 Ashley Oaks Circle in Wesley Chapel. To make an appointment, please call their office at 813-9915450 or visit their website www. rosewoodwellnessspa.com.

Boxes of Hope & Bags of Joy During Thanksgiving and Christmas, The Ministries constructs a 32,000 square foot tent that resembles Santa’s Village. Families receive Boxes of Hope (food items for a complete holiday meal, including a turkey) and Bags of Joy (toys and stocking stuffers for children. The Holiday Center offers families much more than food and toys.
The rate of homelessness per capita in Tampa Bay is the Nation’s highest. 6,840 homeless children. 3,124 children in Hillsborough County. 1,946 children in Pinellas County 1,770 children in Pasco County. We expect 25,900 families with 26,190 children to come to us for help.
hen most people think of Metropolitan Ministries, tents, food, turkeys and toys come to mind. While those are
a big part of what the Ministries does for the holidays, none of it could be possible without the support of the Seven Oaks community.
Impact, changed lives, transformation and hope are holiday miracles that seem to unfold right before ones eyes. Through the Ministries Compassion + Action community outreach initiative geared toward serving more families in more communities, the Ministries has partnered with organizations across the bay area to serve families in need. The tents known as Holiday Centers, now total 9 locations in three counties--Hillsborough,
Pinellas and Pasco, serving as a place for volunteers, donors and those receiving services to come in contact with each other. The Ministries is encouraging the Seven Oaks community to collect Boxes of Hope and Bags of Joy, by challenging your friends, coworkers, school and faith groups to collect 20, 50, or 100 boxes and bags for the families the Ministries will serve this year. You won’t be able to serve all 25,000 families in need, but each community member can make a difference in a life by feeding ONE family or providing ONE toy to a child in need. Be a part of the Seven Oaks Food & Toy Drive on December 8th, from 9am to 1pm at the Clubhouse. v

Wiregrass Ranch High School… There’s an app for that! That’s right, the Wiregrass Ranch High School SchoolInfoApp is now available on the Apple App StoreSM and Google Play! What does the Wiregrass Ranch High School SchoolInfoApp do? Get calendars for school events, sports schedules, student/parent groups; get notifications of schedule changes and when new calendars are available; send any of the Wiregrass Ranch High School schedules to friends and family; get directions to off-campus events; access Virtual Business Cards for key contacts and sponsors; view Quick Links, documents, pictures and other media; quickly access Wiregrass Ranch High School’s website and social media. And it’s just cool, too.
WRHS Fine Arts Wiregrass Ranch High School is the proud first place winner of a film contest sponsored by the Florida School Boards Association. This is an annual contest that is open to all grade levels and each year one winner
is chosen. The FSBA’s prompt this year was, “What’s so special about public schools?” Caleb Oosterling, a junior at WRHS, submitted an entry complete with original music and some excellent performers. Caleb was informed at the end of the last school year that his film was chosen as the first place winner in the contest. First prize was $5000 and that money will go to fund fine arts scholarships for students who would like to pursue a college degree in one of the fine arts. Our congratulations to Caleb and his talented team!
Drive One 4UR School Wiregrass Ranch High School students, staff and parents participated in Parks Ford of Wesley Chapel’s “Drive One 4UR School” during the school’s Open House in September. In just 5 hours, from 3 pm to 8 pm, they coordinated their efforts to do 300 test drives! Other schools have held similar events but Wiregrass was the only school to do the maximum number of test drives. In doing so, Parks Ford will be donating $6,000 to the school to help fund activities for the PTSA and the S.A.D.D. (Students Against Destructive Decisions). Congratulations Wiregrass Ranch on your successful fundraising event!

Voice for the Orphans is a non-profit organization dedicated to raising awareness and bringing education regarding the situation of abandoned, neglected or abused children both domestically as well as overseas which will, in turn, result in action to help orphans either through prayer, volunteering, donating funds, fostering, or adopting. Founded in 2010, Voice for the Orphan’s vision is to raise awareness and educate the public to such an extent that it will cause a paradigm shift, causing us to care for others in a greater capacity than we currently are. We speak up for those who are not being heard, the forgotten. Our goals are threefold: one, to raise awareness regarding children in the foster care system in America and orphans overseas; two, to educate others by talking about the myths and facts of fostering and adopting
and three, through this awareness and education others will make the decision to be a part of the solution for the abandoned and abused children in our back yard as well as across the ocean. To learn more about our cause please visit our website www. voicefortheorphans.org or feel welcome to contact Veronica Brocato at 813-929-6529

Fall Fun This is a favorite Halloween decoration for many families. The ghosts make perfect centerpieces or they can be hung from chandeliers to add to your spooky Halloween decor. Let the kids help make one for everyone in the family! Supplies you will need: 1 Liter plastic soda bottle, fabric starch, spray bottle, cheese cloth, old towel, scrap piece of felt, styrofoam ball (the white kind works best), scissors, hair dyer, & wire.
of the soda bottle. Use wire to create arms. Drape the cheesecloth over the ghost form letting the ends puddle at the bottom. Spray the ghost with the fabric starch. The more starch used, the stiffer the ghost will be. Use the hair dryer to speed up drying time. Once the ghost is completely dry, gently pull it off the form and glue on black felt eyes (or draw a ghost face with a black marker.) v
Cover your work area with the old towel. The starch is easily washed out of a towel but it gets messy if you don’t cover up your work area. Then make the ghost form. Shove the styrofoam ball on top

Fall RECIPES 3 cups butternut squash, in ¾ inch chunks 1 cup sweet onion, finely chopped 1 Tablespoon olive oil 1 egg 1/2 teaspoon salt 2 Tablespoons mayo 2/3 cup Parmesan, grated (or strong cheddar) 1/3 cup Panko (or breadcrumbs) Pepper to taste
Heat olive oil in a non-stick pan and add onions. Sauté on medium heat, stirring often, until softened. Set aside to cool slightly.
Spoon in to prepared baking dish and top with remaining 1/3 cup of cheese. Bake 1 hour or until heated through and cheese is slightly browned. Serve hot.
In a medium bowl, beat egg, salt and mayonnaise together. Add 1/3 cup of Parmesan, panko, sautéed onion and squash and fold together gently to combine. Season with pepper and more salt, if needed.
Heat oven to 350°F. Butter an 8-inch baking dish, round or square. In a medium pot, cover squash with cold water, place a lid on top and bring to a boil over high heat. When boiling, reduce heat so that the water just simmers and cook squash for about 15 min. or until tender. Rinse under cold water; drain. (Do-Ahead: at this point the squash can be stored for up to two days until you are ready to assemble the gratin.)
