eading the title of this article and knowing this is CDD information may get you to think, why is the CDD interested in residential lots since it is responsible for common areas (clubhouse, parks, streets, retention ponds, etc). We know Seven Oaks Property Owners Association (SOPOA) is responsible for residential lots. The CDD is interested in residential lots because

configuration and completion of the units affect the O & M and the Debt Service (bond) CDD assessments. O & M Assessments: The area and location of Sabal Point was originally planned to be 325 apartments. For this type of neighborhood, the CDD assessment is based on acres. When this neighborhood was changed from apartments to houses, the

CDD assessments were based on individual lots instead of acres. This increased the CDD O & M assessments from $23,991 to $81,936. Bond Assessments: One reason the CDD Board was able to refinance the CDD bond south of the power lines was the number of lots sold to individual home owners. Having all the lots sold to individual homeowners

reduces the risk of default so it increases the chances an institution will assume the risk of refinancing the bond. For the bond that we refinanced, the savings varied by size of lot. For 40 foot lots, it reduced the assessments from $522.29 to $424.18; while for 80 foot lots, it reduced the assessments from $1,044.59 to $848.37 (see CDD article in last months newsletter).

Seven Oaks When Seven Oaks is completed, it will have 2,641 units consisting of 1,593 houses, 188 villas, 302 townhouses, 240 condos, and 318 apartments. The chart to the right shows how many units are in each of the 28 neighborhoods. Except for three lots in Crosswinds (will be sold when the Standard Pacific model on one of them is no longer needed), there are only five neighborhoods that will have a builder selling homes. Unnamed Neighborhood: This neighborhood is located on the west side of Ancient Oaks Blvd across from Knollpoint and Crosswinds. This parcel was designated to have an apartment complex, but it is now being permitted for 80 lots for individual homes (picture on page 6). Stonecreek: Houses in this neighborhood are being built by D.R. Horton. They have sold 70 percent of the 47 houses ranging in size from 1,844 to 3,857 sq ft. (picture on page 6). Sabal Point: Houses in this neighborhood are being built by Standard Pacific Homes. They have sold about one third

Lakeside Townhomes: Prior to Smith Family Homes going bankrupt in July 2008, they bought 110 of the 204 lots in Lakeside from Crown Community Development. They built townhomes on 76 of their 110 lots but were only able to sell 14 of these completed townhomes to individuals (see picture of townhomes below). In 2010, GamlaCedron Group bought the 62 townhomes completed but not sold and the 34 vacant lots that Smith Family Homes had owned. This property is being managed by ZRS Management. Crown is searching for a builder to buy the remaining 94 lots that they still own. Silverleaf Townhomes: Mercedes built and sold all but 6 of the 92 townhomes planned for this community (see picture below). However, they filed for bankruptcy on 26 January 2009. D. R. Horton, who is building in Stonecreek, now owns the 6 vacant lots in this neighborhood. v

Your SOPOA Board of Directors have approved staining driveways throughout Seven Oaks with a color stain sealer as an alternative to brick pavers. This will not only eliminate

If any non-approved color is used, the homeowner will be required to remove it.  To obtain the desired results for maintaining a high standard appearance in Seven Oaks, it is imperative that you use the people who have the expert technique to obtain a beautiful finish and appearance.  Here are three possible vendors that have discussed this issue with the Board of Directors, and are knowledgeable of the colors and designs that are acceptable in Seven Oaks.

Field Rentals

Just a friendly reminder that a portion of the Soccer Field is available for rentals. The rental rate for a portion of the field is $25.00 an hour. If you are interested in renting and would like to host a party or event, please keep in mind that any vendors that perform, must carry valid liability insurance, and provide management with a copy of their insurance.

Keeping the Clubhouse Safe As the spring and summer season begin, there is an increased volume of activity at the Clubhouse. It is important for security and the safety of the all the patrons of the Clubhouse that you report any lost or stolen access cards. If we are not notified of a lost card, it remains active and there is the possibility that someone may find it and use it to gain access that should otherwise not be here. If you have lost your card please call management so that we may deactivate the card and we can issue you a new one. The cost of a new access card is only $15, and only takes a matter of minutes to complete. We appreciate everyone’s help in maintaining the safety here.

Last year we had a lot of feedback regarding the Christmas Lights in Seven Oaks. Many of you thought that we need to improve upon what has been done in recent years. We appreciate all of your feedback and input, and it has not gone unnoticed. At the end of last year a Christmas Decorating Committee was formed on the website. Pool & slide operational hours The pools open on a daily basis a 1/2 hour after sunrise, and close 1/2 hour before sunset. The slide will be open 7 days a week (weather permitting) until August 19th, at which point the slide will be open weekends only until the final day of October 14th. Pool Safety & Etiquette As you all know, we began allowing rafts and waterguns in the Resort Pool last year. This policy still remains in effect this year. In order to continue to allow these items it is important to make sure that you are respecting the space and comfort of other residents that may be using the pool. Please do not shoot other residents with your water guns, and be mindful of the area around you.

Tennis Sign Up List

Access Cards Access Cards must be present when entering the Clubhouse or using any area of the Clubhouse facility. The picture on the card must match the person presenting the card. If you lost or misplaced your access card, you must replace it if you would like to utilize the facilities. The fee for a replacement card is $15. (tax inclusive) Individuals who do not have a valid access card will be asked to leave the premises or pay the daily non-resident usage fee. Pool & Tennis closures due to weather Residents ask us why we close the pools and tennis courts during inclement weather. These areas are closed as per District policy to insure the safety of all residents. We understand this may be an inconvenience and frustration to residents, but we hope that you understand that we are only doing what is best for you.   Lightning is unpredictable. It can strike up to 25 miles away from its parent storm. It can literally strike “out of the blue”. Do you know what to do to keep yourself safe in a thunderstorm? Do you know where NOT to be when lightning looms? In Central Florida one thunderstorm can generate a thousand or more lightning strikes an hour. Don’t be blasé. Learn how to protect yourself. Follow the tips below. . . and stay safe!

OUTDOOR SAFETY TIPS Follow the 30/30 rule. If the time between seeing the flash of lightning and hearing the thunder is less than 30 seconds, take shelter. You are in a strike zone. Immediately get away from pools, lakes and other bodies of water. Get off the beach. Never use a tree as a shelter. Avoid standing near tall objects. Keep away from metal objects including bikes, golf carts, umbrellas, fencing, machinery, etc. Get indoors if at all possible or get in a hard-topped vehicle. Remain in shelter for 30 minutes after the last flash of lightning.

Boxes of Hope & Bags of Joy During Thanksgiving and Christmas, The Ministries constructs a 32,000 square foot tent that resembles Santa’s Village. Families receive Boxes of Hope (food items for a complete holiday meal, including a turkey) and Bags of Joy (toys and stocking stuffers for children. The Holiday Center offers families much more than food and toys.

The rate of homelessness per capita in Tampa Bay is the Nation’s highest. 6,840 homeless children. 3,124 children in Hillsborough County. 1,946 children in Pinellas County 1,770 children in Pasco County. We expect 25,900 families with 26,190 children to come to us for help.

Wiregrass Ranch High School news Homecoming Tailgate Party

The PTSA-sponsored Red Ribbon Week at John Long Middle School is October 22nd thru October 26th. The purpose of the week’s activities is to present a visible commitment to a safe, healthy and drug-free lifestyle.  The PTSA will host school-wide activities all week which support this commitment.  This year’s theme is “The Best Me is Drug Free.” PTSA Reflections Awards Program begins October 1st.  Students create theme-based artwork in dance, choreography, film production, literature, musical composition, photography or visual arts. The 20122013 Reflections theme is:  “The Magic of a Moment.” In November the PTSA will sponsor a Youth Alliance Program presentation at John Long Middle School on anti-bullying.

The food will consist of your choice of a 1/4 lb. hotdog or 1/4 hamburger along with chips, potato salad, baked beans and a drink. The Price is $6 and includes one meal ticket and a ticket to play a game. Additional game tickets are $ 1 a piece. Come out and join S.A.D.D. and the Culinary Competition club in supporting the Bulls Football team for homecoming.

WRHS Fine Arts Wiregrass Ranch High School is the proud first place winner of a film contest sponsored by the Florida School Boards Association. This is an annual contest that is open to all grade levels and each year one winner

is chosen. The FSBA’s prompt this year was, “What’s so special about public schools?” Caleb Oosterling, a junior at WRHS, submitted an entry complete with original music and some excellent performers. Caleb was informed at the end of the last school year that his film was chosen as the first place winner in the contest. First prize was $5000 and that money will go to fund fine arts scholarships for students who would like to pursue a college degree in one of the fine arts. Our congratulations to Caleb and his talented team!

Drive One 4UR School Wiregrass Ranch High School students, staff and parents participated in Parks Ford of Wesley Chapel’s “Drive One 4UR School” during the school’s Open House in September. In just 5 hours, from 3 pm to 8 pm, they coordinated their efforts to do 300 test drives! Other schools have held similar events but Wiregrass was the only school to do the maximum number of test drives. In doing so, Parks Ford will be donating $6,000 to the school to help fund activities for the PTSA and the S.A.D.D. (Students Against Destructive Decisions).  Congratulations Wiregrass Ranch on your successful fundraising event!

We are raising funds and awareness for Foster Kids here in America, as well as orphans overseas. This is an individual and family event. Fall Fun This is a favorite Halloween decoration for many families. The ghosts make perfect centerpieces or they can be hung from chandeliers to add to your spooky Halloween decor. Let the kids help make one for everyone in the family! Supplies you will need: 1 Liter plastic soda bottle, fabric starch, spray bottle, cheese cloth,old towel, scrap piece of felt, styrofoam ball (the white kind works best), scissors, hair dyer, & wire.

The more starch used, the stiffer the ghost will be. Use the hair dryer to speed up drying time. Cover your work area with the old towel. The starch is easily washed out of a towel but it gets messy if you don’t cover up your work area. Then make the ghost form. Shove the styrofoam ball on top

Fall RECIPES 3 cups butternut squash, in ¾ inch chunks 1 cup sweet onion, finely chopped 1 Tablespoon olive oil 1 egg 1/2 teaspoon salt 2 Tablespoons mayo 2/3 cup Parmesan, grated (or strong cheddar) 1/3 cup Panko (or breadcrumbs) Pepper to taste

Heat olive oil in a non-stick pan and add onions. Sauté on medium heat, stirring often, until softened. Set aside to cool slightly.


Spoon in to prepared baking dish and top with remaining 1/3 cup of cheese. Bake 1 hour or until heated through and cheese is slightly browned. Serve hot.

In a medium bowl, beat egg, salt and mayonnaise together. Add 1/3 cup of Parmesan, panko, sautéed onion and squash and fold together gently to combine. Season with pepper and more salt, if needed.

Heat oven to 350°F. Butter an 8-inch baking dish, round or square. In a medium pot, cover squash with cold water, place a lid on top and bring to a boil over high heat. When boiling, reduce heat so that the water just simmers and cook squash for about 15 min. or until tender. Rinse under cold water; drain. (Do-Ahead: at this point the squash can be stored for up to two days until you are ready to assemble the gratin.)

Do-Ahead: Remove gratin from oven after 30 minutes and cool completely. Cover well with plastic wrap and refrigerate for up to one day. To serve: remove plastic wrap and place in hot oven. Bake for about 20 minutes until heated through and cheese is melted. Recipe serves up to 8 people. v

Pet Costume Contest & Adoption Event

October 27th 10 am to 3pm at the Shops at Wiregrass


he Shops at Wiregrass has always allowed well behaved pets on leashes, but on October 27th, the Shops goes to the dogs . .and cats . . and birds again!   Cat Crusaders, our local New Tampa/ Wesley Chapel all-volunteer cat rescue, is teaming up, once again with Animal Based Charaties to host the 4th Dogtoberfest Pet Costume Contest and Adoption Event  at the Shops with prizes including Trophies and Gift Cards for 1st, 2nd, and 3rd place, in each of 6 different categories, so people and their pets can get creative.

The categories for the pets this year include Most Festive, Cutest, Scariest, Best Homemade Costume, and Best Celebrity Look-A-Like, and the one that allows humans to be part of the festivities, Owner/Pet look a like.  Registration begins at 10 am in Center Court. And because everyone knows that all pets are winners, every pet in costume will receive a medal for entering the contest!

While this contest is free to enter, all proceeds raised throughout the day will benefit local animal shelter and adoption agencies.

While there will be a lot of dogs and puppies available for adoptions, with cat and kittens as well, there will be other less common pets available for adoption. Its hard to announce what rescues will have available on the day of the event, but ferrets, guinea pigs and lizards will probably be available as well.  There will be Halloween themed pictures available for a donation for anyone in the costume contest or anyone who adopts a new family member.
