Successfully Negotiating the Sale of Your Home BY AMANI WARDEN, NEGOTIATION EXPERT
With rare exception, negotiating the transaction is the most complex
part of selling a home. At the same time, it’s the one that can involve the most creativity. That’s why it’s important to have an experienced and savvy REALTOR who has successfully worked through many different transaction scenarios. When a buyer, typically with the help of a REALTOR, makes an offer on your home they’ll do so using one of a variety of contracts that have been developed by your local real estate association in conjunction with legal counsel. Each of these contracts has pros and cons, and will enable the buyer to set a sale price, and also include many clauses for specifying various terms of purchase, such as the closing and possession dates, the deposit amount, and a variety of other conditions. The buyer’s REALTOR will then deliver the offer to your REALTOR, who’ll present it to you. You should closely review every detail of the offer with your REALTOR. You can then accept the offer, reject it, or counter it to initiate the negotiation process. Successive counteroffers, with deadlines for responding and meeting various contingencies and special conditions (e.g. a home inspection, the buyer securing financing), will be exchanged between you and the buyer until a mutually-satisfactory pending agreement is reached or the negotiations collapse.
Properly done, expressing your priorities very clearly throughout the negotiations will strengthen your position. It is the responsibility of your REALTOR to make sure the buyer and buyer’s agent only know what they’re legally entitled to know and, beyond that, what you want them to know.
Understand And Respect The Buyer’s Priorities If, during the negotiations, you can find out more about the buyer’s priorities you’ll not only improve your position, but you’ll also be able to resolve any obstacles more creatively and sensitively. For instance, if a buyer is adamant about the sale price but they’re at the limits of their available financing, they might be more flexible about the closing date or willing to make concessions about some other terms. There are no “one size fits all” approaches to negotiating. In principle, though, the more you know about the buyer’s priorities, the more you’ll be able to work with them in order to achieve your own priorities. When you find the right Buyer, make the deal happen, particularly in a market where reasonable offers can be hard to come by. Once a buyer makes a reasonable offer, you should be willing to make a few compromises to seal the deal. You just never know when the next serious offer will come along; or what it will cost you to wait for it.

It’s never too early to prepare for a hurricane. Early planning can protect your home and drastically reduce the amount of damage from the intense Florida storms that we experience every few years. Joseph Shumaker of Morgan Exteriors in Lutz explains, “Hurricane windows and doors are a great way to better secure your home and reduce the chance of debris and water entering your dwelling. These products prevent a breach from storm debris as well as prevent pressure from building up inside the house. It’s a scary thought but if a window or door opening is compromised during a hurricane, the pressure inside can build up so high that the roof can literally get blown off.”
Trim any tree branches near the house that may cause potential damage, but remember if the storm is imminent, you will need to properly dispose of or store the trimmings afterward. If you have a swimming pool and your patio furniture won’t be damaged, many home-owners submerge outdoor furniture in the pool. Pick up all debris and loose objects on the property that could cause damage. Joseph pointed out, “Often homeowners forget to secure smaller yard ornaments and potted plants which can easily become dangerous airborne missiles.”
Hurricane Season is Coming!

The time to think about replacing your windows and doors is well before storm season. Typically it can take 6-12 weeks to receive hurricane windows and doors, depending on the sizes and quantity you need. Joseph said, “Keep in mind that during the annual storm season when YOU are preparing, so is EVERYONE else. As summer approaches, homeowners start scrambling to secure their homes, however not everyone will be able to be served in time, simply because of the demand. If you are outside the timeline for replacement windows or doors, 3/4 inch plywood can be fastened to your home using Tapcon anchors. Create a Hurricane Preparedness Kit for Your Home
Prepare at least a 3-day supply of canned foods, water, extra prescription medications, pet food and their medications, candles, flash lights, extra batteries, hand powered radio, flares, bug repellant and rain jackets. Joseph mentioned, “Kits can also be purchased online or at most Home Depot and Lowe’s stores. Stock up on sandbags if you are concerned about water infiltration and if you have the means, invest in a generator before storm season approaches to

Lastly, gas up all your vehicles, pay attention to weather advisories, know your Evacuation Zone, and determine the closest shelter you may need to go to in an emergency situation. If you have pets and might need to evacuate to a shelter, make sure to research ahead of time which shelters will also accept your furry loved ones.

Kayak through a magical tunnel of Mangroves at Weedon Island Preserve. The park is an expansive 3,190-acre natural area located on Tampa Bay. This coastal system, comprised of aquatic and upland ecosystems, is home to numerous species of native plants and animals, an educational facility and a rich cultural history. As summertime approaches, many families find themselves asking that question. With so many great things to do in our Community and surrounding areas, you don’t have to go very far to enjoy a summer filled with fun and adventure. Here are a few family favorites and some forgotten treasures that are pretty close to home for a great day trip.
Located right in our backyard, the Tampa Bay area is home to many of the most beautiful beaches in the world. Clearwater Beach and Pass-a-Grille Beach in St. Petersburg are just a few of the local favorites, however if you’re looking for something on the road less traveled, check out Fort Desoto Park, Sand Key or Honeymoon Island. If you’d like to bring Fido along, here are a few dog-friendly beaches in the area: Picnic Island Beach Dog Park, Davis Islands Dog Park and Beach, Fort De Soto Park Dog Beach and Park, and Honeymoon Island State Park.
Rent a canoe or kayak down any of the beautiful rivers in our area including the Hillsborough River, Alafia River and Withlacoochee River.
Sunken Gardens is a botanical paradise in the midst of a bustling city. As St. Petersburg's oldest living museum, this 100-year-old garden is home to some of the oldest tropical plants in the region. What to Plant
Annuals: Annuals that can take full sun during the increasingly hot summer months include celosia, portulaca, vinca, and some coleus. Palms: Summer's warm, rainy months are the perfect time to plant palms. Make sure not to cover the trunk with soil. Herbs: Plant heat-loving herbs, including basil, ginger, summer savory, cumin, Mexican tarragon, and rosemary. Vegetables: Plant tropical vegetables, such as boniato, calabaza, and chayote this month.
What to Do
Pests: Monitor the landscape and garden weekly for harmful insects. Knowing which insects attack a plant can aid in identification and treatment. Irrigation: Watch for drought stress and water as needed if rainfall has been spotty. Focus on new plantings and follow watering restrictions. When rains begin, shut down the irrigation system. Pruning: Lightly prune summer-flowering shrubs, like hibiscus, oleander, and ixora, during the warmer months to increase blooming. Lawns: Check frequently for damaged areas and keep insects in check with early treatment. Determine whether yellow and brown lawn patches are caused by chinch bugs, disease, or lack of water. Take time to determine the cause so your remedy is effective. Rejuvenate areas where grass does not grow well by replacing it with versatile groundcovers. Lightning safety: Be safe outdoors during storm season.
