Annual FLEA Fashion Show

GFWC LUTZ-LAND O’LAKES WOMAN’S CLUB

will host its fun-filled Annual FLEA Fashion Show, themed “Anything Goes” on Thurs. February 28th, beginning promptly at 11am at the Lutz Community Center, 101-1st Ave. NW, Lutz 33548 (beside Lutz Library). This hilariously unscripted event will feature some lovely as well as some zany outfits modeled by club members with many laughs thrown in. The fashions are pulled from donations made to the club’s upcoming BIG Flea Market at the Old Lutz School on March 1st and March 2nd. More fun is added with a lively auction

opportunity to buy these fashions literally off the backs of the models. A fundraiser buffet luncheon including sandwich platters, salad dishes, desserts and beverages will be served for a donation of only $7, with all proceeds benefitting “ARTS FOR ALL”, which provides art supplies and art projects for special needs school children. GFWC LUTZ-LAND O’LAKES WOMAN’S CLUB is busily preparing for its BIG Annual Flea Market at the Historic Old Lutz School, 18819 US 41-N, in Lutz on Fri. & Sat. March 1st & March 2nd from 8am to 2pm. This very popular event features everything from antiques and collectibles, to small furniture, housewares, artwork, seasonal/holiday decs, books, clothing, shoes, children’s toys, décor and accessories, small appliances and furniture. The indoor classrooms will be filled as well as numerous tents outdoors, with ample parking available. Everything is extremely well-priced with many great bargains to be had. The Plant Lady will be well-stocked and a food booth plus homemade baked goods will be available for sale. Community donations are most welcome and accepted each Mon. & Wed. beginning Feb. 11 from 9 to 11 am. Come out to support the “Green Shirt Ladies”, who work so hard on behalf of the community, while finding your great treasures. GFWC LUTZ-LAND O’LAKES WOMAN’S CLUB members regularly volunteer at the Wesley Chapel warehouse in “Support the Troops” and work to pack many boxes of needed items to be shipped to military serving overseas. either light rain nor strong winds nor dipping temperatures could postpone or deter those who attended the Suncoast Arts Fest at The Shops at Wiregrass. Despite some fluky Florida weather, this this two-day event that features the work of over 130 artisans, live entertainment, a kid’s art garden and more, went off without any major hitches and celebrated its 14th year of existence. Suncoast Arts Fest is produced by Fine Arts of the Suncoast, Inc., a charitable organization dedicated to developing a community culture that embraces the arts. All festival proceeds are donated back to the community it serves through “Arts for Kids”, a minigrant program that supports fine and performing arts projects in Pasco County Schools. By Jan Hatfield Recently, I felt what I feared was a lump in my stomach. So I asked my husband to take a look. He examined my stomach, poking and prodding like a doctor might. Then, solemnly, he pronounced his diagnosis: “Honey, I think you have...an ab.”

This discovery was especially remarkable when you consider that just six months earlier... well, let’s just say my stomach was more flab than ab. To what do I owe this new found muscle, you ask?

et’s make one thing clear: goats are NOT doing yoga. “People roll their eyes when they hear about it or even see photos of it on Facebook,” says Kelly Harris, owner of Goat Yoga Tampa and several pet goats. “But then they come and do it and they’re like, ‘Wow! That was one of the coolest things I’ve ever done!’ Because it’s just for fun — it’s a combination of yoga and animal therapy, both of which can be very therapeutic.” Harris, a Lutz resident with two acres of property for her goats, started Goat Yoga Tampa as a side gig and for something fun for people to do on the weekends. Goat Yoga Tampa holds about two sessions a month, most recently at In The Loop Brewing in Land O’ Lakes. The hour-long sessions come with plenty of smiles, laughs, goats jumping on backs and an adult beverage afterward. “This is really animal therapy more than anything,” Harris says. “Yoga is calm and relaxing, and animal therapy is a nice way to relax, have a good laugh and feel comforted by an animal." “I’ve had people come up to me after (goat yoga) and tell me they had the best time because they’re going through cancer treatment, they just lost a pet, their family has been crying their eyes out, so this made them laugh for an hour." “Your cheeks will hurt Goat Yoga Tampa owner Kelly Harris from laughing,” Harris adds. “No matter what is going on in your life, you just can’t walk away from a goat jumping on your back without laughing.” For more info about Goat Yoga Tampa, visit Facebook, Instagram: @goatyogatampa or www.goatyogatampa.com

When your Heart says “Yes,” but your Agent says “NO!”

hat is a real estate agent? Strictly speaking, it’s “a person who acts as an agent for the sale and purchase of buildings and land.” More precisely, “someone who acts on behalf of another person or group; one that provides a particular service, typically one that involves organizing transactions between two other parties.” But it’s so much more! Being a real estate agent is magical. It’s like being a mind reader, counselor, advisor, teacher, taxi and acrobat all at the same time. However most importantly, your real estate agent is obliged to act on your behalf with your best interests at heart regardless of the financial implications to the agent. A professional real estate agent is expected to know and understand area job growth and decline, area commerce growth and decline, market trends and statistics, interpretation of sales data, pricing trends, future road works, real estate tax standards — and a host of other data. A real estate agent should also know and understand lender regulations, title policies, and other situations that impact buying and selling a home at any given time. You go to a doctor if you’re sick, to a lawyer if you need legal advice and to an accredited real estate agent when you’re in the market to buy or sell real estate. Why? The answer should be obvious: You need expert help from someone who has a grasp on all procedures that will impact your sale or purchase. Buying or selling property is likely the largest single investment you’ll make in your lifetime.

Of course, they tell you the generics about the home, such as size, bedrooms, etc. You may even be able to find out what the home last sold for, or if it has been on the market before, had price reductions, etc. But what about the neighborhood, schools, proposed road changes, business growth, percentage of rental vs. homeowner in the neighborhood, the solidity of the Homeowner’s Association, the status of the CDD Bond, and so on? Buying a home is simply too big a step to neglect critical information that will impact your ownership. Likewise, selling a home cannot be based simply on a “ZESTIMATE,” but on all of the other factors that impact the home’s desirability. A professional real estate agent is able to separate the emotional connection associated with buying and selling a home, and commit to analytical thinking in regard to the purchase or sale. An invaluable asset to the buyer or seller.

Knowing The True Cost of Home Ownership The ability to qualify for a home mortgage is based mostly on credit score and debt to income ratios. Simply said, your housing expenses can be a certain percentage of your income. But there are other financial factors to take into consideration as part of you housing expenses. They include lawn care, lawn treatments, pest control, HVAC maintenance, pool maintenance, tree trimming and more. Lenders are held to high standards, and Loan Underwriters can even be held accountable for granting a loan that didn’t meet certain standards. These ‘checks and balances’ are also designed to protect the consumer. A skilled real estate agent can help further sort through various potential

Things you may never have considered. Let’s Examine This Scenario Further. You think you’ve found the perfect home that is ideally located near the gulf and is within your budget. You discuss it with you agent and this is what he or she is likely thinking: “If it’s near the Gulf, it is likely an older home (because those areas have been built out for some time), which means it probably will require a higher insurance rate and flood insurance, and it is likely the flood insurance will be astronomical. Given its age, the home may have had termite damage. If so, hopefully it has been treated and the lender will require the damage to be fixed. Also, the home likely has older or original windows, which will impact utility costs and there is the possibility that the wiring is not up to code.” THE RESULT: The perfect house may not be just


that - perfect. The agent doesn’t want to be negative, but he or she is responsible for making sure their client’s money is well spent. Furthermore, a dedicated agent who can explain what in the world a CDD is and how it is different from an HOA, is priceless. Have you ever noticed that a home in a high cost CDD community will actually have a lesser price tag than a similar home that is not in a CDD community? That’s because the CDD costs impact the home’s value. And have you noticed that if a home is in a high cost CDD community, it likely has a very low HOA fee? Conversely, if a home is not in a CDD Community or the CDD is affordable, there is probably a high HOA. Additionally, keep in mind that online payment calculators have no way of considering the CDD, HOA, true Taxes and potential insurance - not to mention utility costs. These are just a few ways your agent’s knowledge can protect you during real estate transactions.

Big Money and Dream Homes

Your agent’s ultimate goal is to fulfill all of your housing dreams and desires. An agent wants to sell their client’s home for the most money possible and they want their buyer clients to find the home of their dreams (agents love happy smiles at closing). If you are fortunate enough to find a dedicated and wellrespected agent that tells you your home isn’t worth that much or that a home you love is not a good fit – please listen. They have your best interests at heart! BASIC RULES TO FOLLOW I. You must find an agent you trust and respect. Be willing to take their advice even if you don’t like it. II. Recognize that a qualified real estate agent has more knowledge than auto online systems, tools, and sites. Use these fun little tools, but consult a professional to substantiate or disprove the information. III. If you are a buyer: Understand Buyer Agency. IV. If you are a seller: Are you considering selling on your own? Ask yourself honestly, ‘can I do this’? Is it smart? In many cases, a real estate agent’s ability to provide maximum exposure and market expertise usually results in a higher sale price. Thus, the agent’s fee is a worthwhile investment.

Smart Choices

In the end, your home buying or home selling experience should be a pleasurable experience. One that is delightful and stress-free. Choosing the right real estate agent can make that a reality. Reach out to friends and family for recommendations. Research an agent’s name to see what type of online presence they have. [NOTE: if you can’t find them online, move on to the next one.] Be aware of their social media presence, their website, the way they market their listings, their client testimonials and their team set up. You can’t be too thorough. Once you have narrowed your search down to three or four potential agents, invite them for an interview and choose the one that you feel most meets your needs.
