SITE

THE FIRST PRIORITY OF THE SCHEME IS TO RETURN THE MAIN SPACES WITHIN THE FABRIC OF THE EXISTING HOUSES TO THEIR ORIGINAL STATE AS FAR A S POSSIBLE. TO THIS END IT IS PROPOSED THAT A LL TWENTIETH CENTURY ADDITIONS AND MODIFICATIONS BE REMOVED A S FAR AS PRACTICABLE.

IN ORDER TO ACHIEVE THE OPEN NATURE OF THE EARLY VICTORIAN SP ACES IT BECOMES NECESSA RY TO REL OCATE THE SERVICE AREAS TO THE RETURNS ELIMINATING ALL WET SERVICES WITHIN THE MAIN BODY OF THE BUILDING

IT IS PROPOSED TO LARGELY RETAIN THE RETURN TO NO.3 UPPER LEESON STREET WHERE ECONOMICALLY FEASIBLE. THE ENVELOPE TO NO.4 IS HAS BEEN EXTENSIVELY MODIFIED DURING THE 20TH CENTURY AND IS STRUCTURALLY QUESTIONABLE; IT IS PROPOSED TO REINSTATE THIS WITH NEW BUILD WITHIN THE ESTABLISHED FOOTPRINT

IN ORDER TO PROVIDE FOR 21ST CENTURY REQUIREMENTS, IT IS PROPOSED THAT AN EXTRA STOREY BE ADDED TO BOTH RETURNS. THIS WILL ALLOW FOR SERVICING TO THE UPPER FLOORS

THE DESIGN OF THESE ADDITIONS AND ALTERATION S ARE PROPO SED TO FOL LOW THE FOLLOWING GUIDELINES: -

THE CHARACTER TO THE REAR RETURNS OF VICTORIAN BUILDINGS IN THIS AREA I S NOTED AS BEING ACCRETIVE IN NATURE [SEE IMAGES PAGE 2]. IT IS PROPO SED THAT THIS PIECEMEAL DEVELOPMENT OVER TIME BE USED AS THE DESIGN GENER ATOR FOR THE PROPO SAL FOR THE RETURN TO NUMBER 4. IT IS PROPOSED THAT THERE BE A DIFFERENCE IN HEIGHT BETWEEN THE PARAPET LINES OF THE RESPECTIVE RETURNS AS A MEANS OF RESPECTING THE URBAN GRAIN AND PLOT IDENTITY THE ORIGINAL POSITIONING OF FENEST RATION [WHERE EXISTING] TO N O.4 WILL BE RE SPECTED IN TERMS OF DIMENSION AND POSITIONING WITHIN THE FAÇADE NEW FENESTRATION TO THE RETURN WILL BE MODERN IN PROPORTION ALL OWING THE SCHEME TO CONTINUE A HISTORICAL LEGIBILITY I.E WINDOW PROPORTION AS A LEGIBLE HISTORICAL SIGINIFIER OVER TIME. A TRAN SLUCENT GLASS LINK IS PRO POSED TO THE NEW RETURN STO REY, THE PROPO RTIONS O F WHICH FOLLOW THAT OF THE RETAINED EXISTING FENESTRATION. THIS PROVIDES HIGH QUALITY LIGHT TO THE STAIRWELL AND ALLOWS FOR A DELICATE LINK TO THE PROPOSED EXTENSION NATURAL LIME RENDER IS PROPO SEDFOR THE NEW CONSTRUCTION AS A MEAN S OF REINFORCING THE GENIUS LOCI [SEE SAMP LE COMPLETED PROJECT PAGE 7]
