THE SKYlLINE - MIXED-USE PROJECT: B2R APARTMENTS AND AMENITIES Way of Life is the brand behind this Built to Rent apartments in Manchester (UK). I have been responsible of this project from Concept to Construction. Defining layouts, finishes and specifications for 2 show flats, a penthouse and the amenities spaces that all needed a refurbishment for an up to date concept. The main challenge of this project was to coordinate the different areas of the building under a same concept with a minimum budget

Way of Life is the brand behind this Built to Rent apartments in Leicester (UK). I have collaborate on this project on different stages. Defining layouts, finishes and specifications for show flats and amenities spaces that all needed a refurbishment for an up to date concept. The main ideas for this project are: zones built around a human scale that allow a visual connection across the space and natural finishes on the architectural with warm colours for the furniture elements.

SoulCycle is a New York City-based fitness company that offers indoor cycling workout classes. Summer 2019 brought SoulCycle into London (Soho) and I formed part of the CallisonRTKL team who developed this project. We worked adapting standards from U.S into U.K, producing drawings of all work plan stages, generating construction details and dealing with consultants and contractors until the hand over stage.

Hostess

Debenhams Stevenage store was crowned ‘Best New Store’ at the 23rd annual Retail Week Awards 2018, a symbol of excellence in the retail sector. The new store concept is part of the ‘Redesigned Strategy’ which aims to make shopping ‘confidence boosting, sociable and fun’. The new design includes generating colour contrast, use of LED lighting and creating dynamic spaces. As part of the ‘Redesigned Strategy’ I also worked on Debenhams new Watford store opening in September 2018 which included a new customer toilets concept and a redeveloped sales floor and back of house.

LA COLMENA - HOSPITALITY PROJECT: STUDENT HOUSE

The concept of this project comes from the idea of a bee hive being similar to a student residence, a place containing individuals who need to live in harmony. Under this precept, the design is developed by extracting the hexagonal form of honeycombs from the hives leading to a element that runs through the whole building. This new architectural element surrounds perimetrally a services core that is extended from ground to top floor. Therefore, the three main ideas of this project are: 1. Generate a filter between old/new, containing within the core the elements of new construction. 2. Capture natural light from the vertical courtyard generating transmission light through the lattice. 3. Maintain the character of the building by preserving the wooden structure and listed facades.

5. En las tres plantas de dormitorios hay un espacio común de cocina compartida para seis personas. El espacio comunica directamente con el patio para permitir la ventilación directa y la extracción de humos. Indirectamente se ilumina mediante tiras de led incorporadas en el mueble de cocina y la celosía. Se ha buscado generar la sensación de un espacio pulcro y ordenado, que invite a compartir momentos gastronómicos.

1. Atravesando la puerta principal se accede a la sala de estar, la cual se ha proyectado en rampa hasta el aparcamiento de bicicletas para salvar el desnivel que existe entre la calle y el interior. Debido a la gran altura libre de la planta baja se ha realizado un tratamiento gráfico de las paredes mediante los paneles acústicos TEA de Sancal con tal de acondicionar acústicamente el espacio. Se pretende generar un espacio que a pesar de su amplitud resulte acogedor y que invite a las relaciones sociales. Se consigue mediante el uso de mobiliario cómodo, con textiles que generan calidez.

MATERIALIDAD Estéticamente se utiliza una paleta de materiales común en todo el proyecto, destacando principalmente la utilización del blanco en los muros de nueva construcción y en la celosía. Contrasta la madera, que ensalza la estructura del edificio y aporta calidez a los espacios que lo requieren. En las zonas húmedas se utiliza la cerámica con baldosas hidráulicas de forma hexagonal haciendo guiño a La Colmena. Finalmente, el uso del color engamado con los tonos de la cera, la miel o el polen y aplicados en el mobiliario, iluminación y en la nueva imagen corporativa.

6. Los tres colores de la marca corporativa “La Colmena” son los que diferencian las tres tipologías de dormitorio. El tipo A es el destinado a cumplir la función de dormitorio adaptado. Se diferencia del resto porque contiene una cama baja y un módulo armario-escritorio diseñado expresamente para cumplir esta función. El resto de camas sin embargo son del tipo estructura alta de IKEA. Debido a la elevada altura libre de los dormitorios, se ha considerado interesante la utilización en altura del espacio, permitiendo de este modo que la estructura de armario diseñada a medida para este proyecto quede bajo la cama.

2. El comedor cuenta con una zona de preparación de alimentos y otra para sentarse a comer. Las mesas del comedor han sido diseñadas para el proyecto mediante tableros de madera de roble y estructura. de metal lacado en blanco. Para la iluminación de este espacio se han escogido las lámparas Scotch Club de Marset, que se cuelgan desde una estructura metálica tubular diseñada para este propósito. Se trata de un espacio amplio y luminoso pero a su vez acogedor debido a la iluminación y al uso de textiles en los asientos.

ENGARGO El presente proyecto trata la rehabilitación de la Residencia de estudiantes Plural situada en la calle Balmes número 17 de Valencia. La residencia ofrece servicios de catering y cocina, comedor, sala de estar con taquillas, sala de estudio, lavandería y aparcamiento de bicicletas El edificio señalado fue construido en 1871 y está calificado urbanísticamente como histórico protegido, lo que impide realizar cambios en fachadas. Se trata de un edificio esquinero de 5 plantas con fachadas orientadas al Norte y al Oeste. Cuenta con un patio de luces y terrazas en la planta superior. Tras el análisis del edificio y del programa se detecta la falta de organización, el desaprovechamiento de algunos espacios dentro del edificio y la necesidad de luz natural en algunos espacios.

ZONIFICACIÓN El núcleo central contiene un paquete que incluye escalera, ascensor, patio y zonas húmedas de uso público. La planta baja alberga las zonas comunes de sala de estar, servicio de correspondencia postal, aparcamiento de bicicletas y comedor. El patio interior, proporciona una terraza en planta baja. En planta primera se destina un espacio para el despacho de dirección. Las tres plantas intermedias son las de uso privado. Cada planta alberga tres dormitorios dobles con baño, cocina y lavandería compartidas por cada seis estudiantes. La planta superior se destina a sala de estudio y terraza.

CONCEPTO La idea principal de este proyecto surge de la necesidad de organizar en un edificio las distintas funciones que ofrece una residencia de estudiantes. Esto es, un lugar dónde convivir, colaborar y organizarse para el buen funcionamiento de una comunidad. Esta idea se puede identificar con un símil: “Una residencia de estudiantes es como una colmena de abejas”, un lugar contenedor de individuos que se organizan para convivir en armonía. Bajo este precepto, se diseña extrayendo la forma hexagonal de los panales de las colmenas llevándola a un elemento global que recorre todo el edificio en forma de celosía. Este nuevo elemento arquitectónico rodea perimetralmente a un núcleo que se extiende desde planta baja hasta planta cubierta.

3. Desde el comedor se accede directamente al espacio exterior del patio que ofrece un servicio de terraza en planta baja. Éste comunica, a su vez, con los elementos de circulación vertical. El patio se amuebla con los sillones Tropicalia de Moroso y se ilumina mediante líneas de luz led, creando así un ambiente de noche tenue que invita a relajarse.

7. La sala de estudio para doce personas, incluye seis mesas Tyde de Vitra. Las mesas son regulables en altura y tienen un panel frontal separador de poliéster que permite individualizar y acondicionar acústicamente el espacio. Esta estancia tiene la particularidad de presentar en una de sus paredes un mural de la artista argentina Sofia Bonati, que se inspira en el silencio para dibujar esta ilustración.

4. En planta primera, dentro del núcleo central se encuentra el despacho de dirección. Se ha buscado la sensación de estar dentro de una caja transparente que filtra la luz a través de la celosía. Esto permite el control visual a los espacios de planta baja pero conservando la intimidad suficiente para trabajar. Este espacio se ha pensado para que evoque una visión más sobria que el resto, de manera que transmita una imagen de confianza y seriedad profesional a los clientes.

8. La terraza es un espacio donde relajarse y disfrutar del maravilloso clima de Valencia. Para el control del soleamiento se disponen las sombrillas Ensombra de Gandía Blasco. Este espacio se ha proyectado modificando parte del estado actual permitiendo de este modo las visuales directas al monumento más importante del barrio, el conjunto Escuelas Pías. Desde la terraza se accede a la cubierta destinada exclusivamente para el mantenimiento y reparación de las máquinas de aire acondicionado y placas solares.

The colour maroon will appear often in some elements making reference to the corporate image of the company.
