A wide array of businesses display their wares and talents at the Fall Home Show sponsored by the Roanoke Regional Home Builders Association.

This weekend’s Fall Home Show at the Salem Civic Center will feature a variety of vendors, demonstrations, children’s activities and more.

T

he 17th annual Fall Home Show will open tomorrow at 9 a.m. at the Salem Civic Center and continue through the weekend. For homeowners interested in building, remodeling or enhancing their homes, the show is an opportunity to talk to professionals, learn about current design trends, watch demonstrations and save money by seeing many vendors in one location. “We wanted to add variety to the

show and give visitors the opportunity to talk to professionals about products and services for the home,” said Chris Wade, chairwoman of the show, which is presented by the Roanoke Regional Home Builders Association (RRHBA). “There appears to be more building of additions to homes this year. Sometimes people look at remodeling as something major, but you can do things to enhance your home that are relatively inexpensive.” Wade said she expects the show to include more than 80 vendors, many of

whom will have examples of their work so those in attendance can get an idea of what a kitchen or outdoor space can look like. They can also talk to service providers, contractors, landscapers, window installers and many other business professionals who will be on hand to give advice, discuss projects, and show their wares and talents. Russ Kemmerer, a kitchen design specialist with Capps Home Building Center in Moneta, said last year’s show was excellent and a good source of leads for the company. Kemmerer said Capps is a local, family-owned business that caters to do-it-yourselfers as well as professional contractors and can assist with both cabinet and countertop design and installation. He said participation in previous shows has provided Capps the opportunity to explain its one-stop shop capability. “We are able to provide granite tops and [a variety of types of ] cabinetry, and install them at one time,” explained Kemmerer, who said Capps handles jobs throughout Virginia and in neighboring states. And while some in the custom home-building industry are not as

One such vendor, Bill Garren of Green Acres, said his Elliston-based landscape/ hardscape business relies on the home show for leads. “We always do the show,” he said, explaining that it provides valuable exposure and an opportunity to discuss the company’s focus, which is design and installation of projects “of an advanced nature such as hardscapes with patios, walls, ponds and landscape planting. Our typical customer has one or often all of those elements orchestrated into one project, and that’s where we separate ourselves from the competition.” This year’s show will also feature Dr. Lori Verderame, the veteran appraiser and a star of the Discovery Channel’s “Auction Kings.” She will host four two-hour sessions where show attendees may bring one item each to be appraised for free. Appraisals for additional items are $25 each. “She will even look at photos that you have and provide a verbal appraisal,” explained Wade. Hers is not a typical appraisal show, but an engaging give-and-take experience with the audience. “I like people. I like to have fun. And I like stuff that’s pretty and that’s ugly,” said Verderame, an expert appraiser on Discovery Channel’s “Auction Kings,” a series in which she identifies and evaluates objects brought into Gallery 63, a storied auction house in Atlanta. Tomorrow and Sunday, Verderame will appear at the Fall Home Show at the Salem Civic Center, offering appraisals to visitors who want to bring objects for evaluation. “Every event is highly interactive,” explained Verderame, who earned a PhD in art history from Penn State and also is a nationally syndicated columnist, a blogger for Lifetime Television, an editor of several lifestyle magazines and the author of 30 books. “TV producers call me a ‘firecracker.’ I came to it with a lot of background, many years spent in major museums across the country and university teaching experience.” Verderame said she particularly enjoys discovering the culture across America.

For Brian and Lisa Raub, installing a solar energy system at their Smith Mountain Lake home was as much about environmental conservation as it was financial savings. hen the sun shines brightly at Smith Mountain Lake, many residents appreciate such pleasures as a boating excursion, outdoor dining and clear mountain views. Homeowners Brian and Lisa Raub appreciate one more thing: help with their energy bill. “Usually, in the spring and fall when the heat or air conditioning is not on but the daylight hours are still fairly long, that’s when it is generating a lot of electricity,” said Lisa Raub, referring to the 5-kilowatt solar panel system the couple had installed at their home in 2010. “It all

comes down to how bright the sunshine is on the panels and for how many hours at a time.” The Raubs researched alternative energy sources for several years before choosing a solar method for their 10-year-old, 3,300-square-foot home. “It became a greater consideration for us as the energy crisis developed, as the oil situation deteriorated worldwide,” Brian Raub said. “Even the use of fossil fuels is something that some people would like to see reduced. It also started becoming more economical to use alternatives, so we started to look into it.”

“There are government tax benefits and incentives … and as electric company rates increase and time passes, the system saves you more,” he said. “[Renewable energy systems] also have a dramatic impact on for-sale houses because of the novelty. Nationwide, people are paying a greater premium for a solar house.” Brown said in the two years since the Raubs’ installation, the area demand for solar panels has increased. “Renewable energy is for people who have an eye on their investment,” Brown said. “The people who invest money to save money are the type to use renewable energy systems. Now, because of electricity costs ... it makes a lot of sense financially. People are very excited to invest money into a system for their home.”

Investigation soon became investment after the couple crossed paths with Brian Brown, owner of Martinsville-based Renewable Engineered Systems. “We asked him to come out to the property and take a look to let us know what it might cost us,” Brian Raub said. “When he told us what to expect, we said all right, go for it.” Renewable Engineered Systems installed nine solar panels on the Raub’s roof in October of 2010. In December, the couple hosted an open house and ribbon cutting to celebrate what was the company’s first 5-kilowatt solar installation. In order to transfer the solar power properly, the Raub’s electric company, American Electric Power, installed a converter box at no cost. Brown said he designs each system based on each client’s energy consumption and home size. He added that the systems, which typically start around $25,000 and can often be financed, require virtually no maintenance, have a 25-year guarantee and about a 50-year lifespan. The Raubs estimate the solar system has decreased their monthly electric bills 40-60 percent. Since both work from home, the couple said their usage tends to be higher than average.

Brian Raub said though it is possible to transfer excess energy produced by their system back into the local power grid, that would be a rare occurrence. “To have a net feed back into the grid over a month’s time, you would have to be away, or essentially not using the power as you collect it on a 5-kilowatt system such as we have,” he said. Converting part of their energy source to solar was as much about environmental conservation as it was a financial consideration for the Raubs. Since it would take years to see financial gains from the system they purchased, the decision to install the panels went beyond lowering electric bills, Brian Raub explained. “People say, ‘Well, it doesn’t make sense according to payback,’ and it doesn’t, not immediately. It’s not strictly an economic decision. For us, it was also about lifestyle, a decision to lower our carbon footprint and reduce our use of coal,” he said. As the cost of solar panels declines, the economics will become more attractive for homeowners, he noted.

SHOULD YOU SWITCH TO SOLAR? Jeff Stern, president of Blue Star Solar, a full-time renewable energy company based in Madison Heights that specializes in solar, said there are two critical factors to consider when determining if a solar system is right for your new or existing home. “Site particulars are important – orientation to the sun, shading issues. It’s also important to find out if it makes good financial sense. The bottom line is determining the return on investment,” said Stern. “When we do a report, it incorporates both parts of the puzzle.” Stern said he can “get the ball rolling” on an analysis without stepping foot on the home site. A homeowner can scan and email an electric bill, which shows kilowatt usage over the past year, and using Google Earth, Stern can view the home site to make a preliminary determination on whether a solar system is possible. “We can get a good look and see if

we’re in the ballpark or not,” he said. “It’s very low pressure, which a lot of people appreciate.” Stern said increasing industry competition has driven down the cost of equipment, making solar systems more affordable. In addition, through 2016, homeowners can take advantage of a federal program that provides a tax credit of 30 percent of the installed cost of solar systems. “That includes installation, labor, tax – everything,” he said. “Basically, a third of your system is being paid for by the government.” Howard Turner, contracting solutions manager for Trane, which installs solar systems for businesses and institutions, said it’s a great incentive. “The nice thing about solar is there are a lot of roofs out there sitting empty,” he said, “and as the price comes down it gets more and more attractive to homeowners.”

It’s also important to set the blade a little higher the final time you mow your lawn for the season. Longer grass will better retain moisture and resist disease during the winter. Holt suggested renewing mulch every spring and fall, which is also a good time to improve the soil. Peat moss or compost can be added to clay soils to make them more fertile. Homeowners can make their own mulch by chopping the annual leaf fall with a mulching mower or by drying and spreading grass clippings.

Ground cover and hardy perennials will add color to your winter landscape, Holt said. Pansies, mums, coral bells and small evergreens are good choices. During the very coldest months, they won’t look their best, but “they’ll last all winter.” Coral bells are available in numerous varieties, Holt said, and “they add a nice punch of color to containers.” Container plants need to be fed as well as watered, she added. Over time, the nutrients in a container can leach out. Summer annuals such as marigolds can last well into the fall with proper feeding. When it comes to watering, Holt said, there are no hard and fast rules about how much to give. Each plant is different, as are soil and weather conditions. The best way to keep container plants hydrated, she said, is to pick them up and see how heavy they feel after watering. When they feel lighter, it’s time to water. For bedding plants, about an inch of water a week is good, but the amount can be upped to two inches a week during hot weather. Plants are best watered early in the morning using a soaker hose. There is less evaporation, Holt said, and less risk of disease than when a plant is watered at night. Don’t count on late summer storms to keep

A bat eradicated recently from a home in Franklin County opens its wings while being held by Jason Reger, president of Blue Ridge Wildlife Management.

Bats, groundhogs, skunks and other animals can be nuisances and cause damage to your home, but local experts are ready to help.

L

earning to co-exist with your neighbors is an important part of living in a community. But some neighbors have no respect for your property rights. And in many cases, they’re the ones with fur, hooves or lots of sharp teeth. “The deer are beautiful, but I’m tired spending money on flowers and then money on stuff to keep the deer from eating them,” said Susan Brown, who lives on Roanoke’s Read Mountain, where she said a dozen deer regularly roam the yards. “They aren’t afraid of cars or people or even barking dogs,” she said. “They

just stare at you. I love them and I don’t want to hurt them. I just want them to go somewhere else.” Jason Reger, president of Blue Ridge Wildlife Management LLC, a nuisance wildlife control company, gets hundreds of calls each year from people like Brown. Wild animals are destroying their property, and they want to do something about it. Often, the first step they take is to call a local government official. Charlotte Oliver of Roanoke County said she called the animal control department about a skunk and was told the agency couldn’t help. The skunk was eventually dispatched by one of the neighborhood cats, she said.

Jane Haddad, also of Roanoke County, called the game warden’s office about bears that were roaming her neighborhood and raiding the garbage cans. “They said we had to learn to live with them,” Haddad said. Local animal control departments are strapped for funds, Reger said, and will only remove domestic animals, such as cats and dogs. When it comes to dead animals, Reger said, the Virginia Department of Transportation will remove them if they are in public right-of-way. But if a carcass is on your property, it’s your problem, he said. If it’s too large or too decomposed for you to

but as long as theyâ&#x20AC;&#x2122;re undisturbed, they arenâ&#x20AC;&#x2122;t a health hazard. Itâ&#x20AC;&#x2122;s actually the bats themselves that pose a bigger danger, he said. Although fewer than one percent of bats carry rabies, their bites often go undetected and can be fatal. So if they manage to invade a living area, particularly a bedroom, you must assume youâ&#x20AC;&#x2122;ve been bitten and get treated, he said. Nora Smith of Salem said there is a big problem with groundhogs in her neighborhood, and so far, theyâ&#x20AC;&#x2122;ve only destroyed vegetable gardens. But Reger said groundhogs â&#x20AC;&#x201C; which are more properly known as woodchucks â&#x20AC;&#x201C; can seriously damage a home by digging in and around the foundation or in a crawlspace. The resulting holes and loose dirt can provide a path for rainwater to enter a home.

Sometimes, Reger said, people try to trap nuisance wildlife themselves, but end up calling him anyway when they catch the animal and donâ&#x20AC;&#x2122;t know what to do with it. More often than not, he said, they catch something else, such a raccoon or a skunk. Even if you do catch the animal youâ&#x20AC;&#x2122;re after, Reger asked, â&#x20AC;&#x153;What are you going to do with it? Itâ&#x20AC;&#x2122;s against the law to transport a wild animal anywhereâ&#x20AC;? without a license. Generally, the only animals that get relocated are snakes. Culling the animals yourself is generally not an option, either, Reger said. Not only are there restrictions on when you can shoot animals such as deer and squirrels, each locality has diďŹ&#x20AC;erent rules about how far you have to be from a road or a dwelling before you can discharge a ďŹ rearm, if you can use one at all. Although deer often are the most noticeable nuisance animals, since they have such a wide range, Blue Ridge Wildlife Management deals mostly with bats, groundhogs and skunks. â&#x20AC;&#x153;Bats are our specialty,â&#x20AC;? said Reger, noting that his company strives for the most humane and environmentally eďŹ&#x20AC;ective techniques for handling nuisance wildlife problems. Bats tend to hibernate in attics because theyâ&#x20AC;&#x2122;re warm and dry in the winter and free from predators, he said. Once established, a colony will return every year for 15-20 years. When they leave to forage for food, they canâ&#x20AC;&#x2122;t get back in again and go elsewhere. When potential customers call, Reger said they often ask what happens if animals have to be trapped. When the homeowner ďŹ nds out Reger is required to euthanize the animal, many decide they donâ&#x20AC;&#x2122;t really have a problem after all. The best way to deal with nuisance animals, Reger said, is to take steps to keep them out of your house in the ďŹ rst place by properly maintaining it. Squirrels and raccoons, for instance, often will burrow their way into attics through rotten wood, which is often created by overďŹ&#x201A;owing gutters. As far as outdoor animals go, itâ&#x20AC;&#x2122;s important to make your property less attractive to them, Reger said. ew chores are dreaded more than cleaning out gutters. That’s why most homeowners tend to avoid doing it until they have to duck under a waterfall to get out the front door or the gutters start to resemble window planters. “It’s a necessary evil,” said Ryan Boitnott, owner of Roanoke-based Virginia Gutter, Inc. Jeff Weems of Cook Siding and Window in Roanoke said homeowners have good reason to avoid the job. Most people don’t own the ladders and other equipment they need to clean their own gutters. They’re not used to walking around on roofs, and often, they have to negotiate around power lines and other obstacles. “It’s not safe,” Boitnott said, and the risk increases as homeowners age. Many do-it-yourselfers have fallen and been

Experts say gutters may need to be cleaned several times per year to avoid clogging, which can lead to home damage. injured (or worse) while cleaning out their own gutters, he said. “It’s really dangerous,” Weems agreed, noting that some homeowners try to avoid going on the roof by buying extender wands for pressure washers or special hoses, he said, but “you have to guess if you’re getting it all out. You can’t see what’s inside.” And if the house is more than onestory high, most of these tools aren’t long enough and you have to use a ladder anyway, he said. Others try to hire someone else to do the job, but Weems warned that most

homeowners’ policies won’t cover a non-licensed contractor if an accident occurs. Paying to have the gutters professionally cleaned can cost as little as $200, he said. A lawsuit can end up costing thousands more. Seamless gutters were introduced in the 1960s, and nearly 70 percent of all homes have them now. However, that doesn’t mean yours does, especially if it’s older. Most gutters are caulked together at the joints, where they often leak. But even seamless gutters have joints and turns at the downspouts that need periodic maintenance, Weems said. Settling of

the house can also cause gutters to sag or drain the wrong way, and in the case of an older house, the installer may have tried to eyeball a job on a roofline that was never plumb to start. Weems advises homeowners to clean their gutters twice a year – in the spring and the fall. “It’s really important,” he said, because water that backs up in the gutters can enter the house and damage areas such as the attic and interior walls. And when it’s not directed away from the foundation properly, water can pool in the basement or wash landscaping away, he added. Clogged gutters also invite ice dams in the winter and, in summer, provide a breeding ground for mosquitoes. Gutters don’t just funnel the rain away, Weems said. CONTINUED ON PAGE 38

“It’s a water-management system for your house,” he said. Boitnott said the cleaning schedule depends on the location of the house. If there is one tree that’s causing a problem, you can probably clear that area once or twice a year and not worry about the rest. But some gutters may need cleaning as often as four times per year. Gutters filled with debris will be weighed down and will pull away from the house. Water can then seep into wood through the nail holes. Once that happens, he said, you know “they’ve seen their better days.” Weems said “it’s pretty visible” when you need new gutters. Not only will the seams leak, the gutters will stain and rust spots will appear on painted steel. Most seamless gutters, which are becoming the industry standard, have a baked-on finish. “They’re never going to rust,” Weems said. When properly cared for, “they last as long as the home does. You don’t ever have to worry about your gutters again.” Once you have new gutters, it’s important to maintain them, and the first step is prevention. Weems said that while home improvement stores sell inexpensive mesh gutter guards, those

tend to lose their usefulness when leaves pile up on them and water can’t flow through. Boitnott agreed, noting the best way to keep gutters from clogging is to use a covered gutter system. His company is the exclusive distributor and installer for the K-Guard Gutter System in Southwest Virginia and the Shenandoah Valley. Unlike traditional gutters, he said, K-Guard gutters are not nailed directly into the fascia boards, don’t disturb the roof and can hold up to 70 pounds of ice and

snow. “They never clog,” Boitnott said. K-Guard gutters come in 62 different colors, including copper, and resemble crown molding, which Boitnott said “really adds curb appeal.” The finish is warranted for 20 years, he said, but in the Shenandoah Valley and Southwestern Virginia, “it should last the owner’s lifetime.” Cook Siding and Window offers a product called Gutter Helmet, Weems said. “It will keep everything flowing

cleanly and smoothly,” he said, and can be installed over existing gutters. The product also comes in a variety of colors designed to match the roof, can handle 22 inches of water in an hour, and is also guaranteed for life. Weems said his company can install new guttering on an average area home for $600 to $1,200. A larger house may cost up to $2,000. K-Guard, which is an integrated system, costs an average of $2,000, Boitnott said. “It adds value to the home,” he added, noting that real estate professionals often include mention of K-Guard gutters in the information for a home listing since the warranty also passes to subsequent owners. Older homes also may have features such as crown molding that can make installing new gutters more difficult, Weems said, and in some cases, a drip edge will need to be installed under the shingles. When gutters have not been cleaned properly, there also may be rotten wood behind them, which would need to be replaced. Any of these factors can add to the cost. Despite the advantages of a covered system, Boitnott said they are not yet standard on new construction. “It’s definitely an upgrade,” he said.

This differs from past years of the recent recession, which saw a drop in the market during August. “The past year has been a lot more exciting and positive,” said Debra Chase, a realtor with Coldwell Banker Townside, REALTORS in Blacksburg. She noted the increased buyer interest has been spurred in part by continued low interest rates and the realization by sellers that they need to adjust prices according to the market. market, Chase said, noting that more buyers are comfortable researching properties before contacting a realtor. However, she said clients trust her to discern the plethora of information. “I get a lot of buyers with information they’ve gotten on the Internet,” she said. “But what they don’t know is where the realtor can fill in gaps on why the property is still on the market after this length of time, or why a house sold. I’m able to keep on top of this because of the breadth of marketing tools [available to agents].” Coffey said a year ago, the most active listings seemed to be in the $200,000 range, and now that has increased. One reason, he said, is that buyers and sellers have finally adjusted to the marketplace in Southwest

Virginia and more houses are coming on the market. Buyers are out there purchasing properties priced correctly, said Chase. While it’s still a buyer’s market, Coffey said a year from now, “people will be saying that they wish they had bought a house in 2012.” But, he added, much will depend on the outcome of November’s elections. Coffey said he feels no matter who is elected, “We need a legislature that is able to work together and move us into a monetary policy that will bring our budget under control. When that happens, interest rates won’t be staying where they are now, but people will not be in fear of not having a job, and companies will feel they can go hire people.”

While he’s also noticed an “uptick on properties above $400,000, it is nothing like the increase below $400,000,” said Coffey, noting buyers are primarily ages 25 to 55. His own 27-year-old daughter just purchased a home after saving for a down payment for two years. “She was able to put down some money with a great interest rate, and she is paying less than she was paying in rent. She has a lot of friends who are doing the same thing right now,” said Coffey.
