The Home Buying Process Pre-Qualifying Before you start shopping for a house, get pre-qualified. Your loan officer will help you check and understand your credit report. They will also help determine the mortgage amount you can qualify for and identify the financing plan that is best for you. Once you apply for the maximum mortgage for which you are qualified and submit all of the financial documents required by the lender you will be eligible to receive pre-approval and can begin looking for the home of your dreams! Getting preapproved for a loan will ensure that you look at homes within your purchasing abilities and solidify your credibility as a solid home buyer. Touring Properties As your agent, I will research all available properties that match your criteria and present you with a selection for your review. Once you identify properties of interest, I will coordinate a time for visiting the homes and together we can tour and discuss your impressions. Making and Negotiating an Offer Once you have decided on a property, I will work with you to prepare an offer for the purchase of the property. The offer must reflect your exact wishes regarding price, conditions, and terms. Additionally, I will complete a CMA for you. Should your offer be accepted, I will help you to understand your responsibilities, and instruct you on how to proceed to settlement.. Acceptance of the Offer Once a sales contract is agreed upon and ratified by sellers and purchasers, your deposit check will be cashed and placed in an escrow account, usually with Re/Max Allegiance. You will then need to secure your mortgage with your loan officer before we proceed to settlement. Settlement When you and the seller have both satisfied the requirements of the contract and your loan is approved you will need to prepare for settlement. A title company or an attorney of your choice will handle the settlement and I will be by your side to answer any questions or concerns you may have throughout the process.

Who Pays for My Services? Our Buyer/Agency Agreement states that my services as a buyer agent cost a certain percentage of the sales price of the property you purchase. The seller of a given property is responsible for paying the compensation of the agent representing the purchaser (also known as the “selling agent”) as a part of the transaction, regardless of who the selling agent represents. In some cases, sellers will offer compensation to induce the sale of their home. In these cases, the compensation is handled through their listing agent in an amount disclosed in the Multiple Listing printout for the property. New home projects, for example, usually operate this way. Part of my job as your agent is to check the amount of compensation on properties offered for sale and to discuss any discrepancies that may exist between that amount and the amount of compensation under our agreement we see any of them. We will discuss any compensation issues before viewing any properties. Furthermore, should you decide to see pursue a FSBO property, I will obtain an agreement from the owner allowing us to view the property and agreeing to pay my compensation on your behalf if you purchase that property.

The Good Side of Moving If your move was employment related (excluding first-time employment), and the distance between your former residence is over 35 miles, many of the moving expenses that you incurred are tax deductible.

Deductible Moving Expenses Include: •The cost of transporting you and the members of your household from the old residence to the new. •The cost of moving your household and personal goods. •The cost of meals and lodging en route. •Temporary living expenses for up to 30 days in the new job location. •House-hunting expenses incurred after obtaining employment in the new location, but prior to moving. •Expenses incidental to the sale, attorney’s fees, real estate commissions, title fees, point on the loan placement charges, etc. Items 4 through 6 are limited to $3,000 and temporary living expenses and house hunting expenses may not exceed $1,500 of the $3,000. When using your automobile in the move, you may deduct the out-ofpocket expenses, or use a standard mileage allowance of $0.09 per mile. If you receive a moving payment of reimbursement from your employer, the amount must be included in your gross income as a compensation of services. To deduct moving expenses, fill out Form 3903 Moving Expenses Adjustment, and attach it to your return. Moving Checklist Plan Ahead By: Deciding what to move and what not to move. Possibly plan a garage sale.

Getting estimates from several moving companies, depending on how you plan to make the move.

Planning your travel itinerary and making transportation and lodging reservations.

Transferring your bank accounts. Contacting your local credit bureau to find out if they are on the same system that your new home town subscribes to, if not, they will be able to transfer your file.

Requesting records from doctors and dentists, including eyeglass prescriptions, dental xrays, and vaccinations.

Obtaining your children’s school records to make for an easier transfer.

Drawing up a floor plan of where your furniture should be placed. This will avoid confusion for you and your movers.

Paying existing bills and closing out local charge accounts.

Recording expenses incurred during your house -hunting trips. You will also want to save your moving expense receipts (if the move is employment related) for tax deductions.

Don’t Forget To: Discontinue deliveries, electricity, water, gas, newspaper, and garbage collection.

Check on person items that may be at the photo shop, bank safe, deposit box, a neighbor’s house, on lay-away, or at the repair shop.

Make arrangement for transporting your pets and plants.

Save the phone book from your city of residence for tying-up loose ends or for future correspondence.

Transfer insurance policies or arrange for new policies.

Gather all valuables, jewelry, important papers (birth certificates, deeds, documents).

Have the car serviced for the trip. Pack an arrival kit of necessities just in case you arrive before the mover.

Get funds from your present utility and phone companies and arrange for your new home.

Checklist: Completed the loan application and furnished the Lender with all requested documents and information in order to assure a smooth transaction. Confirm the settlement date and time with your Keller Williams Agent and/or settlement company. Obtained a hazard insurance policy satisfactory to the lender (NOTE: this is not required for condominiums). Secured a duplicate original policy to be present at settlement. Confirmed that home, radon, and walk-thru inspections have been scheduled. Transferred all utilities into your name as of the date of settlement. Ensured utilities will be on for your final walk-thru inspection. Obtained a certified or cashier’s check Payable to the settlement company for the balance of your down payment and the estimated closing costs (unless funds are being wired to the settlement company). Remembered to bring photo identification, and your check book to the settlement table.
