MARKET UPDATE | YEAR END 2013 GREENWICH, CT THE GREENWICH RESIDENTIAL REAL ESTATE MARKET continued its steady improvement throughout 2013. The market experienced strong sales growth in the number of single family homes sold, increasing 10.9 percent to 643 from 580 in 2012.* This significant increase reflects a further return to a healthy local market. The average sale price for single-family houses dropped 9.6 percent to $2,249,291. Most price categories saw average sales growth keeping pace with the previous year’s sales, except for the booming $1 million to $3 million range which increased a remarkable 35.6 percent. There were 8 sales over $10 million, down from 14 in 2012, and one $25 million sale in 2013. Total sales in 2013, at $1.6 billion, exceeded the total sales of 2012 by $101 million, or 6.8 percent. Continuing the trend of recent years, Old Greenwich, Riverside remain highly desirable neighborhoods. Total single-family sales in Riverside increased 19.7 percent to 152
