San Francisco Brokerage Manager Looking back on 2019 as a whole, the San Francisco real estate market generally held steady when compared to comparable metrics from 2018, according to data from the San Francisco Multiple Listing Service. Notably the median sale price for single-family homes – the price that is exactly halfway between the smallest and largest transactions on record – remained unchanged from 2018 at $1.6M, demonstrating what a typical price point that once-lofty figure has become for our local market. The median condominium sale price inched up to $1.245M, an increase of 3.8% from 2018. While most of the San Francisco districts featured in this report witnessed modest single-digit changes to single-family home prices, many did see substantial increases to days on market, notably Districts 7 and 9 in the central city, where days on market rose by 39% and 25% respectively. District 7 includes tony neighborhoods like Pacific Heights and Presidio Heights, while District 9 encompasses the Mission and Bernal Heights. District 8, which includes Downtown, Nob Hill and the Financial District, not only saw days on market increase by 31%, but weathered a 13% drop in single-family home prices. In condominium sales, District 5 including the Castro and Mission Dolores, notched the largest increase in median sale price, climbing 7% compared to 2018. District 8, as well as District 4 including Diamond Heights, both dropped 6%. Among our featured neighborhoods, Bernal Heights continued to lead the pack in terms of the ratio of final sale to original list price where buyers paid an average of 17% over asking; listings in this popular area typically spent just 22 days on market.

Despite moderate growth in the market overall, Sotheby’s International Realty- San Francisco Brokerage posted strong results for the year, with sales volume hitting a record $2.27 billion, a remarkable 20% increase from 2018. Agents in the office continued to outperform their competitors in the city, achieving both the highest average sale price and highest volume per agent for 2019, according to BrokerMetrics.
