s we hiked up what is known glider hill in Cayucos this past weekend, we reflected on our lives on the Central Coast. The sun sparkled on the sea and the breeze rustled the grass as we climbed. At the summit, we looked out over the ocean towards Morro Rock, and were grateful for this gorgeous place. We talked about last weekend, when we were bundled up on our cozy couch with a cup of coffee while the much-needed rain poured onto our pathways and lawn, and the difference compared to this weekend with the sunshine and warmth. We reflected on this magazine; how it is a place for readers to find inspiration and connections to create a beautiful home for their own version of living lavishly, be it in solitude and serenity or fun and entertainment, a deck or patio for enjoying the beautiful day or a cozy living room for relaxing in comfort. With this spring/summer issue, we are sharing stories of the design process in a kitchen for entertaining, a north coast ranch and two local outdoor living spaces, just to name few. We are sharing some design tips to help you “get the look” that top decorators and designers are creating in homes as well as a few recipes for you to enjoy with your family and friends. In our process of collaborating with our contributors and team, we had the opportunity to hear their stories, see some of their work and get a little deeper in our relationships. We eat black licorice as we pour over the images, picking the best ones, and celebrate when we have a unanimous vote on a cover photo and drink champagne as the last file is sent to the printer. We hope that as you read the contributions for this issue, you are inspired to explore your home, your yard, your neighborhood and community and seek out the stories behind the elements, designs or people. We loved every minute of putting this magazine together and hope you find your way of living lavishly wherever that path may take you.

By Mari Robeson, Interior & Home Decor Designer When Pantone announced their Colors Of The Year for 2016 as Rose Quartz & Serenity many of us thought, how in the world are we suppose to make those colors realistically work in our home without it looking like a nursery? If you are not one to run out and paint your walls this pale hue of pink, know that there are other ways to make it work even as simple as an accent color. When bringing any color into your home as an accent color you want to think of colors that work together and the feeling that you want to create. If you’re bold in your design choices you may want to mix Rose Quartz with a little animal print or a black stripe. If you prefer a more muted palette, try mixing it with grey or beige. If you start with neutral colors than any accent color you choose to incorporate will stand out as the star of the show. Here are a couple favorite color combinations that work with Pantone’s Color Of The Year, Rose Quartz.

The Anholm House: Growing Into the Neighborhood
ven before the last plant was in the ground in 2011, Michael and Theresa Mulvihill’s garden was connecting them to their new neighbors. Transplants from Michigan, the Mulvihills had begun a restoration of San Luis Obispo’s historic Anholm house, and hired Gabriel Frank of Gardens by Gabriel, Inc. and Nick Wilkinson of Left Field to renovate the garden.
More than any calendar, a garden shows us how to live by the seasons. It teaches us to relish peaceful moments, to leave work at work, and to appreciate tiny, miraculous changes. It shares with us the gifts of connection, rejuvenation, and cultivation.

“One of the biggest surprises was just how many people would stop by--old or young, local or tourist,” said Michael. Passersby would linger on the sidewalk out front to admire the arbor, the fountain, the elegantly sprawling Weeping Atlas Cedar. “People stopped by all through the garden’s installation,” said Michael. “And, anybody that stopped, I enjoyed talking with them.” Now a handful of years into living in San Luis Obispo, the conversations are still plentiful. “People will comment that they’ve been following the garden and say that they notice changes, or something new,” said Michael. “It’s really gratifying.” As part of the restoration, the home’s front porch was not closed off. “The porch was left open as a request by the City because the house is historic,” said Michael. “It’s called a ‘gift to the street.’ It’s funny because we feel like the garden is the real gift to the street.” The front garden is where the Mulvihills engage with their community. “The back garden,” said Michael, “is our respite. It’s our escape.” The Mulvihills travel for work and asked that their garden be a space of rejuvenation. Not only that, but that the plants be hardy enough to endure a month or so without care. Nick

and Gabriel designed it with those goals in mind, and for the four years since its debut, the garden has been a haven. “You could think you’re in Provence, or somewhere tropical,” said Michael. “You could get lost out here for a whole day in the nooks and crannies. It’s a very enhanced experience.” A surprise for the Mulvihills was the garden’s seasonal ebb and flow. “It’s constantly changing and transforming,” said Michael. “I always say to Theresa, ‘I think we’ve got it under control now.’ And then she says, ‘Well... Let’s give it a week.’” Michael and Theresa have tuned themselves to the needs and rhythms of the plants. They’ve learned to nurture the edibles with compost and gentle pruning, and to amend and protect the soil of the beds with thick layers of mulch. They cultivate yearly crops of tomatoes, apples, figs and avocados. “I’ve had to learn that not everything works, and that that’s okay. I have a whole different outlook now,” said Michael. “When you get into the rhythm of it, you see the garden as a way of life. s a local architect, Bill Isaman is approached by a variety of people who want him to take their vision, needs and history and translate them into the design of their home. This practice requires a skill and determination to see a project through design and construction. Part of the process includes schematic site analysis that incorporates the study of the site topography, solar orientation, climate conditions and desired views. The challenge is taking all of these aspects into consideration and designing a functional, within-budget project while creating a dream come true for a property owners. continued, page 16

Several years ago, the owner of a large family ranch approached Isaman with an admirable task; design a ranch style compound big enough for a multigenerational family to comfortably gather at while still adopting the character of the existing ranch. The property, once a hog farm, is a quintessential example of San Luis Obispo County’s incredible agricultural land. Rolling green hills and sweeping low lying valleys are only interrupted by groves of ancient oaks, historic agricultural buildings, and cows with their young, dotting the property. Having grown up on the ranch as a young boy, the owner wanted the new home to honor the work and history of his heritage.

Isaman’s process begins with a programming meeting that allows discussion of day to day living patterns and the quality of life expected in the home. The hog farm became the North Coast Ranch Project of which Isaman and his team spent months creating. Located on private coastal land in northern San Luis Obispo County, the North Coast Ranch is a
contemporary agrarian family get-away complete with a main house consisting of 4 bedrooms, 3 ½ bathrooms, a library, a butler’s pantry, and a detached guest house and workshop. When observing the property during the first site visits, the original idea was to place the home on top of the hills to take advantage of the ocean views. While the views were

With such close proximity to the heart of the agricultural land, Isaman design took a detailed and honest look at the existing historic buildings. Traditional agrarian barns with gabled roofs and metal and wood siding, board form concrete grain silos and metal fencing were all unique sources of design inspiration. Even some of the more personal features, such as the Swiss cross (the owner is of Swiss heritage) proudly hanging on one of the barns, proved to be important design influences later incorporated into the new home. At the end of the design process, the result was a sprawling 4800 square-foot ranch style family home. The main house was positioned such that the 9 foot glass pivot entry door opened into the house where the sight line leads straight through the great room’s large glass doors out to the seemingly endless property and oak groves beyond. On the exterior, the buildings took inspiration from the traditional barn forms. Gabled standing seam metal roofs, exposed wood structure, and a blend of wood, metal, and stone combine to create a contemporary take on the classic agrarian styling. continued, page 20

On the front of the house, the tower element in the dining room takes queues from the existing grain silos by reinterpreting the concrete form. Metal landing mats dating back to World War II were repurposed to create the perimeter fencing and gabion walls surrounding the home. And the Swiss cross that Isaman noticed during a site visit was reimagined and incorporated into the design as a branded insignia on each of the exposed rafter tails. Additionally, the insignia appears on the custom interior doors. This was a personal element that celebrated the family’s cultural heritage while providing unique design details. While the exterior pays homage to the agrarian

surroundings, the interior of the North Coast Ranch is a refreshing juxtaposition of contemporary design features and amenities. The great room boasts towering cathedral ceilings with exposed wood beams and clerestory windows above. Large windows and 10’x16’ sliding glass doors create a bright and clean space. Being that the home is primarily used for large family gatherings and holidays, the kitchen, dining and living rooms are all very spacious with multiple sliding doors to the rear patio. For the dining room, Isaman saw another opportunity to honor the past uses of the property. Lining the wall above the buffet, concrete plinths salvaged from the pens of the former hog farm were installed to create a rustic and relevant feature wall. The layout of the home provides ample gathering space and private rooms alike. With four bedrooms and a detached guest house, there is plenty of space for current and future generations of the family to enjoy. A large covered patio, complete with a stone clad fireplace, is the perfect entertainment area for a cool drink and to take in the mild Central Coast climate.
At first glance, it may seem like the North Coast Ranch had always been a part of the property, and in many ways it has. Elements that were reused, reinterpreted, and reintegrated into the new home celebrate the property’s history while setting the stage for future generations to continue the story of this family ranch. Warming Up Your Kitchen with Moody Hues and Neutrals In 2015, kitchen and bath designer Jan Kepler reports that 75% of her clients demonstrated an affinity for warm woods and neutral palettes in their kitchen designs. These homeowners were not moved by the bright white-painted kitchens that have flooded the Internet and home magazines for the past few years. At Kepler Design, 2015 was largely a year of: •
Combining moody neutrals and rustic textures inspired by wine country living

Creating back splashes of glass, metals, handmade ceramic, and stone
•
Contrasting cabinetry stains and paints
•

Celebrating a harmonious mix of metals and finishes
Reconfiguring spaces to increase size, functionality and storage within the existing envelope

Based on industry projections, many of the above trends – including warm woods and earthy neutral palettes – will remain strong in 2016. In addition, some experts are predicting that gray will be the new white in cabinetry, which is already happening with some of my clients.
The natural and earthy kitchens in this article are a sampling of 2015 projects: Los Osos Hillside Kitchen Some clients begin their kitchen remodel by choosing cabinets. Others fall in love with a piece of stone for their countertops. These clients were seduced by a 39-inch anthracite Lacanche range from France. Kepler was asked to create a kitchen worthy of this functional piece of art. The existing cramped kitchen had many 1980s strikes against it. The clients wanted to open up the space and make use of one end of the room that had been serving primarily as wasted space. Working with Mountain Pacific Builders, Kepler was able to reconfigure the space, nearly double the square footage. She added a pantry, island, larger refrigerator and drawer microwave. The clients fell hard for the coastal gray stain on cherry cabinetry by Plato Woodwork in Kepler’s showroom and the legend door they chose was perfect for their transitional style. The piece de resistance for the design was the verde fusion quartzite that Kepler found at Pacific Shore in Arroyo Grande for the island and pony wall cap. A matte glass back splash added some pizzazz to the charcoal neutral quartz used on the perimeter of the kitchen. The finishing touch was a custom anthracite hood from Modernaire. continued, page 25

After Wine Country Rustic Kitchen
Before
The original kitchen had an overbearing ceiling soffit in the kitchen and an obtrusive peninsula that created a cramped and dark kitchen. The clients wanted a large open kitchen, breakfast area, island and a large dining room. Kepler’s design included opening up the ceiling, removing a window and adding a Dutch door at one end that would access their “magic garden.” The plans included eliminating a closet/pantry and converting the newly open space to a coffee and wine bar. A pantry was created in the adjoining laundry room. Frank Cullen was the contractor who brought the whole design to life. The Plato Woodwork Custom Cabinetry that Kepler carries was used for the project featured a traditional raised panel on rustic alder. For contrast, the island cabinetry was done in a sage green vintage painted finish. The client and contractor repurposed salvaged beams from a 1860s barn into a light bar over the island and also created a new fireplace mantel. Salvaged wood also became open shelves above the coffee bar. The home’s original tile floor was replaced with 9-inch plank flooring in European white oak with a smoked finish. continued, page 26 LIVING Lavishly

Rustic Hacienda Kitchen This hacienda style home is located in the wine country with sweeping views of the surrounding vineyards. This family loves to cook and entertain and have guests for the weekend so the old and cramped original kitchen had to be replaced. Kepler’s design included reconfiguring the kitchen and pantry, changing doorway access into the kitchen, eliminating a bulky soffit and skylight. She worked with contractor Vince Vanderlip to recreate the space. Kepler chose Arto concrete tiles for most of the downstairs in a mix of warm hues to accentuate the hacienda feel of the home. The Plato Woodwork cabinetry is a mix of natural rustic alder for the majority of the cabinets and a vintage/heirloom charcoal over rustic alder for the island and eating bar. Open and floating shelves were added in the arched niche, one cabinet, and over the espresso bar for display. This kitchen is now enjoyed by people who cook together, enjoy good food and wine and the spectacular vistas that surround this hilltop home.
Design Inspiration I recommend that people who are entertaining the idea of a kitchen remodel or new construction spend time looking at materials – cabinets, stone, flooring, backsplashes -- that move them and not be swayed by what’s in at the moment. My experience is that it doesn’t matter what the homeowner starts with for design inspiration; what matters is what happens to bring it all together into a cohesive whole that can be enjoyed for decades. Professional interior and kitchen and bath designers can help streamline the process of design and materials selection. I don’t feel that designers should dictate the direction of the project but rather collaborate with the clients, architects and contractors to provide the best solutions for functionality and aesthetics. aised in Oregon, Chef Steve Smeets found his appreciation for food at a young age helping his mother prepare family meals and learning to catch and cook fish in the Boy Scouts. This appreciation eventually led him to become involved in his high school’s National ProStart Invitational cooking competition where he earned a 1st place finish in California and 2nd nationwide. Shortly after, he attended the California Culinary Academy in San Francisco and gained experience working at the Sir Francis Drake Hotel, AQUA, Spruce, Bix, Betelnut and Nojo. After relocating from San Francisco to the central coast, Chef Smeets was inspired by the surrounding wine country, farm land and all the region has to offer. He is bringing that inspiration to the Inn at Morro Bay Sixty State Park Restaurant and Lounge, describing the menu as Central Coastal Cuisine which focuses on sustainable local seafood, meats and hand selected produce harvested from the area’s farmers markets. The bar and lounge prides itself on serving craft beer and spirits, seasonal farm-to-bar cocktails and an extensive wine list comprised of local wines from Santa Barbara to Monterey County. In his spare time, Chef Smeets enjoys competing in various cooking competitions. Most notable was winning the Boiling Point Competition put on by US Foods and landing a spot on an episode of the Food Network’s Cutthroat Kitchen Season 3.
The Tuna
Get your tuna from a respectable source. Always smell your fish before you buy. It should have no smell.
Crostini
Slice French baguette as thin as possible and toast in the oven at 300°F for 10-15 mins rotating half way through. The crostini should be crisp all the way through. You can substitute crackers if you like.
Tartare
Dice tuna into 1/8 in pieces. Season the tuna with salt and pepper before adding the other ingredients. Make sure all of the ingredients are diced very fine. In a mixing bowl combine tuna the rest of the ingredients. Taste as you go with adding more zest or salt as needed. As the tartare sits it will absorb the seasoning. You may need to add more salt, zest or olive oil. Spread finished tartare on crackers and garnish with maldon sea salt. Note: This recipe is fairly basic, get creative with this dish. Change up the herbs to chervil or tarragon, use grapefruit zest, or add diced avocado to stretch your tuna further. Make it spicy with some finely diced jalapeno. In a large stockpot, cook onion, garlic and celery in olive oil until soft, about 5 minutes. Add cans of tomatoes. Add spices, water and wine. Add mushrooms. onducted in concert with the design touch of the homeowners and the in-house team at Ferreira Inc., the Peet kitchen remodel set out to capture the boutique farm feel of the rolling hills acreage it sits on. The 1980s ranch house has been well lived in but with kids grown and gone it was time to make the kitchen something special that could make hosting and cooking a unique experience. A two-tone cabinetry design with Cambria quartz stone anchors the kitchen structure while keeping it light using reeded glass in the uppers. Taking the quartz to the windowsill ties the subway tile backsplash together and offers another functional spot for the busy kitchen. Silver travertine makes the floor durable and natural while keeping the color cool and the typical tan/ brown colors out. Custom made shelves with decorative scrolls give the perfect spot for a decorative family place-setting and creates the drop spot/standing desk every kitchen needs complete with smart charging outlet for your iPhone. The owner dreamed up the finishing touches that make this kitchen one of kind. B
orn in Bakersfield in 1956, Roger lived his first ten years in the dusty San Joaquin Valley town of Wasco, with his parents and two siblings. His father leased land east of McFarland and grew cotton, alfalfa, milo and potatoes. His mother worked in retail. Divorce and his mother’s remarriage led to a new home in Fresno. While attending Fresno City College, he recycled wooden grape drying trays by adhering colorful fruit box labels to their surfaces (an art form known as découpage). He sold them at his first craft fair in 1976. When he moved to San Luis Obispo, he attended Cal Poly and studied biology for four quarters. “Bio just didn’t work for me,” he said, so he changed majors to Industrial Arts and

Humans have used wood to improve their lives since they started walking upright. It’s used to make thousands of things from homes to boats. However, wood is also a wonderful material for art, art that pleases the eye and our sense of touch while serving a practical purpose. For Atascadero woodworker Roger Combs, designing and constructing beautiful furniture is a very satisfying art form.
graduated in 1981. “At that time, Poly’s program was geared toward turning out shop teachers. I was able to focus on furniture, and even now I do things every day that I learned at Cal Poly.” While at the university, Roger spent many hours in the Student Craft Center refining his woodworking techniques. He took as many art classes as he could fit into his busy schedule, and he always knew that “woodworking was my passion!” Another passion of Roger’s was cycling. After graduation, he and a friend rode their bikes from California to Florida. The trip took 10 weeks, and he learned to greatly appreciate this country’s diversity.
During and after college, Roger worked with contractor George White to construct homes throughout the Central Coast. After graduating, he spent Saturdays building walnut rocking chairs with Richard Harrison, the Cal Poly Art Department’s lab technician. “I was his apprentice and learned a lot about my craft,” said Roger. While working with Richard, he constructed his first wooden stool. Since then, Roger has built more than 400 finely crafted stools. His line of furniture now includes dining tables and chairs, benches, console/entry tables, coffee tables, buffets, bedroom furniture, and sushi trays. Roger’s furniture borrows sweeping lines and curves from Asia. It exhibits the simplicity of Danish design, with Shaker influences. “My entry tables almost have a Torii Gate appearance,” he said, a reference to the beautiful gates that mark entrances to Japanese Shinto shrines. He selects wood from a variety of sources, from exotic African woods to domestics such as birdseye maple and walnut. Roger uses power equipment and jigs to cut and fabricate his work. He hand-shapes the curved and angled pieces and applies a hand-rubbed tung oil and wax finish. “My furniture is made to be caressed,” he said. Roger lives in Atascadero with his artist wife, Julie Dunn. He sells his work at major craft fairs and galleries throughout California and by commission. The She-Shed Phenomena
M
ove over man cave, it’s time to let the she-shed shine! Man caves have been around for, well, millennia. But in the 21st century, women everywhere are stepping up and demanding more for themselves. Women need to retreat from the hustle bustle of daily life once in a while, from a crazy job, from keeping a home, or from raising a healthy family, to capture some true “me” time. Women are craving their own sacred spaces and doing something about it: introducing the she-shed phenomena. Creative she-sheds are popping up everywhere in women’s backyards and they can be used in many ways. Common she-sheds can be a found in the form of a greenhouse or potting shed, but are being used now in really fun imaginable ways, such as an artist studio to create beautiful works of art, or to just sit still and discover what creative juices flow when given the space and room to think. Some women crave the space to retreat with a cup of tea and a good book, and sometimes take a nap. Another creative approach is an outdoor dining room, using a re-purposed door horizontally that drops open to serve as a bar or table top for entertaining friends and family in the backyard. Dana O’Brien, owner and operator of A Place to Grow, is a sheshed creator who custom makes sacred spaces out of repurposed construction materials and reclaimed trees, sometimes called urban-forested lumber. She was given her own personal she-shed in 2004 and said it increased her happiness quotient so much just looking at it, let alone spending time relaxing, planting seeds and destressing in it, that she was inspired to start a business. It must have been a passion with roots from long ago as O’Brien and her twin sister spent long hours in their backyard creating forts and hiding spaces where parents weren’t allowed, decorating them with whatever spoke to them. Now they each have a grownup she-shed filled with all the mementos that make their hearts happy and full. O’Brien has found that her soul finds peace and tranquility when she unplugs, forgets about the pressures of life and spends time in her shed. A large part of the appeal of O’Brien’s she-sheds comes from repurposing construction waste into these beautiful backyard retreats. Materials are diverted from the landfill such as antique windows, old doors, or barn wood, and incorporated into these lifestyle structures. O’Brien is passionate about sourcing such items, which recently included marine wood.

O’Brien custom designed a she-shed for a local client who was immediately drawn to the wood. As it tuned out, her daughter was a commercial fisherwoman, so O’Brien used the wood as the main beam across the front of the structure and incorporated smaller pieces on the back wall interspersed with coral colored boards to add to the marine feel. From the ceiling the client hung glass bait balls that her daughter had given her, which also added to the theme. These unique, salvaged materials brought energy to the project that is immediately felt upon walking inside. The disparate materials brought together created an awe inspiring she-shed, that told the client’s story. A Place to Grow predominantly builds she-sheds out of urban-forested lumber. These trees have been removed in urban areas and are processed for the structures instead of heading to the landfill. This gives A Place to Grow the ability to mainly use all re-claimed/salvaged materials in their structures thus minimizing their footprint on earth. The company also donates greenhouses and various other reclaimed wood products to children’s organizations. An example of the enjoyment clients are taking from owning their own she-shed can be found in a note one of O’Brien’s clients recently sent that said, “I was just thinking of you because yesterday I spent some time in my greenhouse/soul temple cleaning and re-arranging. That space is magic!” All of the custom structures built by A Place to Grow are numbered and come with a certificate of authenticity defining their unique artistic beauty, giving each she-shed owner their own special work of art. How Solar Paid for Faye’s Kitchen “This Christmas I made cookies with my grand babies in my new kitchen,” said Faye with a smile on her face. “I couldn’t be happier. Miller designs custom solar solutions for all of his customers, he worked with Faye on her goal of eliminating her electric bill and finding a way for her to afford the kitchen she dreamed of. After analyzing her PG&E bill, Miller was able to design and install a system that eliminated Faye’s $500 a month electric bill with zero dollars out of pocket. Baked Whole Cauliflower (Allrecipes.com)
1 large head cauliflower 1/8 tsp garlic powder ½ cup seasoned bread crumbs 1/8 tsp salt 2 Tablespoon grated Parmesan Cheese 1 pinch red pepper flakes ¼ cup margarine, melted 1 pinch dried oregano Directions 1. Clean cauliflower, trim off leaves and any brown spots. Place the whole head of cauliflower into a steamer basket, place the basket in a large pot, and add one inch of water. Cover, and bring to boil over medium heat. Cook for about 20 minutes or until tender. 2. Preheat the oven to 375 degrees F. In a medium bowl, mix together the bread crumbs, Parmesan cheese, melted margarine. 3. Season with garlic powder, salt, red pepper flakes, and oregano, and mix well. Place the head of cauliflower into a baking dish, and coat with the breadcrumb mixture.4. Bake for about 10 to 15 minutes in the preheated oven, or until golden brown. Courtesy of Talley Farms.

The hardscape (non-living areas of the planned landscape) materials of this project were chosen to complement the Craftsmen style home and are aligned with the low-key Californian style. The outdoor fireplace against the home is clad with a cultured stone that picks up the colors in stained concrete work. As you move away from the home, all flagstone is natural including ledger stone used on the seat wall and raised fire feature. Rusty Oklahoma Sweetwater flagstone adds a nice contrast to the green of the home, and isn’t overwhelmed by the leaf drop of native Coast Live Oaks.

The glass used in the fire feature is a thoughtful touch, custom made with tumbled champagne bottles, as the clients love wine and bubbly. Bringing the gasoline to the fire pit wasn’t feasible on this property, so we improvised by building a below- ground holding area for propane tanks behind the seat wall. This garden has a good solid mix of native and likeclimate plants that, in the backyard, let the oak trees take the spotlight, and in the front yard, add welcoming colors. The backyard features color blocks of Yellow Pacific Coast Hybrid Irises, white and pink flowering Island Coral Bells, and Autumn Moor Grass. Throughout the shady parts of the property, Leatherleaf Coffeeberry and Flowering Currant make a green backdrop that birds (including hummers) are attracted to. In the front entry, New Zealand Wind Grass, Deer Grass, and Autumn Moor Grass, are brushed across the border in swaths. Behind them, Pozo Blue Sages add a pop of silver and purple flowers. Steep hillsides along the street benefited from prostrate Pigeon Point Coyote Bush and California Lilac that offers deep blue blooms in spring. Raising the Bar for New Construction
T
he standard built new construction home has dramatically changed in the past few years due to changes in the energy efficiency requirements of the new building codes. Building energy efficiency standards were developed in 1978 and have been improved and updated every few years since. The purpose of the standards is to reduce energy costs, increase reliability of electricity, improve comfort, and reduce the impact that new construction has on the environment. With each code change the requirements get more stringent, which challenges architects, designers, and builders to increase the energy efficiency of their building practices. Homes built with the current energy standards all have mandatory third party verification processes to ensure that they have energy efficient systems installed. For example, new construction requires mandatory duct leakage testing, of the heating and air duct system, in addition to ventilation testing for indoor air quality. Air duct systems that incorporate air conditioning must also be tested for fan power and airflow for improved efficiency and operation. The benefit to verified leakage testing is that to pass the test the system must have 6 percent or less leakage in the ductwork. Low leakage for an ensures that less energy is used to heat or cool air and all of that conditioned air is getting
into the home instead of leaking into unconditioned areas such as the attic or crawlspace. Hot water pipes in new construction are also required to be insulated if they are ¾ inch or larger and all new homes must be solar ready, requiring at least 250 sq. ft. of roof that is designated and pre-plumbed for future solar. These third party tests and verifications, along with the more stringent energy building practices, ensure an increase in home comfort and reduced utility costs. These requirements for new construction result in a better performing home that will have a strong resale value as compared to homes built before these standards came into effect. Attract Birds and Butterflies to Your Garden

dd a little extra color and motion to your spring garden by attracting birds and butterflies. Many garden centers continue to sell annuals throughout the summer and often these mid-season annuals are a bit bigger, providing instant impact. It’s easier than you might think to attract birds and butterflies, and the good news is, it doesn’t take a lot of space to do it. Container gardens offer the ability to attract wildlife to your backyard, patio, deck or even balcony. Simply follow these four steps and your garden will be filled with color and motion while helping the ecosystem. Provide Food for Birds and Butterflies
Include plants with flat daisy-like flowers like pentas, zinnias, and cosmos to attract butterflies. For hummingbirds, include plants with tubular flowers including nicotiana, cuphea, salvia, and fuchsia. Don’t forget about the hungry caterpillars that will soon morph into beautiful butterflies. Parsley, bronze fennel, and licorice vines are a few favorites that make great additions to container gardens. Create containers that will attract seed-eating birds. Purple Majesty millet, coneflower, coreopsis, and Rudbeckias will keep many of the birds returning to your landscape.

Include Water for Both the Birds and Butterflies Water is a key ingredient. A decorative small shallow container filled with water can be included in a large container or add a freestanding birdbath along with your container collection. Give Them a Place to Live and Raise Their Young Add a few evergreens, ornamental grasses, and perennials to your container garden. Use weather resistant containers that can tolerate the extreme heat and cold in your garden. Then fill with plants that are at least one zone hardier. Or add a few birdhouses. Often times if a property is deemed historical, property owners are given two options: move the structure or incorporate the building into their new project. Moving the building is possible, but finding a suitable lot can be a challenge. One trend in San Luis Obispo County is to raise the existing building to create a second floor and build new on the first floor. Another trend, due to limits on the expansion of the building, is to build basements under the home. One thing to keep in mind, if you plan to make a property purchase with the idea that you’ll tear it down for a new home build, renovation, or even a development, be sure to do your homework. Lack of research and planning could result in costly delays for your future project. If the building does need to be moved, there is a permitting process required on both ends of the move. A realistic time frame to expect if your project requires a building move is about 2 to 6 months.

Sunshine, Rooftops, Solar Energy Grounded in Style Beauty is in the eye of the beholder, the age-old saying goes. To energy-savings enthusiasts the sight of homes, condos and small businesses with solar panels on their roofs, is indeed a thing of beauty. They signify that the property owners want to decrease their use of, and reliance on, costlier fossil fuel generated electricity, and enjoy cleaner air, while reducing their utility bills in the bargain. But, not everyone perceives these rooftop solar panels in the same way.

ake for example Paso Robles’ CaliPaso Winery. Sitting on a verdant 84 acres halfway between San Francisco and Los Angeles, its campus is home to a luxury high-end inn, offices, winery facility and other buildings -- and fountains -- all designed to recreate the character and ambiance of a villa in Tuscany. The property was acquired in 2012 and the new owner, Jeff Wu, spent considerable amounts of money on improvements and renovation of the existing structures. He and his team also took a look at ways to offset the high electric bills commonly associated with both the hospitality industry and winery operations. After researching the options, installing solar panels appeared to be the most cost-effective way to lower energy costs, and insulate against annual increases. “We definitely decided on solar early on,” said Trevor Iba, CaliPaso’s Director of Finance. “Especially during harvest, the equipment needs for producing our wine takes a lot of electricity each month.” Iba estimated that at the peak of production, their costs would run between $20-35,000 a month. San Diego-based MEE Solutions, which ultimately handled the project, estimated that a solar array installation
would be able to satisfy 85% of the winery’s electricity needs -and that got everyone’s attention. Now back to our perception of beauty. The magnificent inn, winery and other buildings on the property featured that wellknown element of Mediterranean design – the red tile roof. Their iconic clay roof tiles are designed for warm dry climates and are heavier than regular shingles. Shaped like half a tube and designed to shed water easily, an air pocket in the tunnel of the half-tube helps keep the air cool and the tiles are fairly fireproof. With care, they can last a century or more, as any visitor to Italy can readily attest. And to the traveler, designer, and historian alike, they often represent a thing of beauty. The appearance of solar panels perched on the roofs of the CaliPaso Winery did not appeal to Mr. Wu and his associates. They felt that such solar arrays would detract from the authentic visual experience they wanted visitors to the winery to enjoy, and which they had spent a great deal of time and resources to create.

Fortunately there was a solution! They could still “go solar” without detracting from the Tuscan feel of the winery. In order to preserve architectural consistency while still taking advantage of the benefits of solar power, CaliPaso Winery wisely chose ground mount solar, funded by a new program called Property Assessed Clean Energy, and financing from Clean Fund, a leading California PACE lender for commercial property owners. “We are delighted that we were able to provide innovative financing to CaliPaso to accomplish its goals,” says Joe Euphrat, Managing Director of CleanFund Commercial Pace Capital. The PACE program allows residential and commercial property owners to install renewable energy, energy efficiency, and water savings equipment on their properties, and pay for the loan over 20 years on the annual property assessment bill. Often, PACE financed projects are cash flow positive - the energy savings from the new equipment or solar array exceed the annual loan repayment.

Operations are slower in the winter, but we are optimistic that our savings will be on target,” said Iba If the aesthetics of a rooftop installation are a hindrance, property owners might consider a ground mount solar installation as a viable alternative. If you don’t have a south facing orientation, a ground installation in the sunniest part of a yard will avoid “shading” during the day; if you have a good portion of unused land, you can go larger than a roof might allow, which means more energy savings; there are fewer upgrades needed – no changes to existing rooftops. There is no roof penetration to leak, and with increased airflow around ground mounted modules, they can be operated at lower temperatures, yielding higher performance. They can be easily cleared of dirt, dust – and yes, it happens – bird droppings. Finally, being able to choose the perfect tilt angle and azimuth results in optimum performance. CaliPaso Winery and its many visitors now enjoy both the Tuscan red tiled roofs and the unobtrusive presence of its nearby solar array. It’s a beautiful thing.
