“The urban rivers, as waterways of communication, receive the intensity of life and public space, place of meetings, interaction, design. Place of being, living. Fluvial house-city, port and park.” (Professor Alexandre Delijaicov in his master thesis The river and the city design, 1998)

The Tamanduateí Residential project is part of an urban plan designed by Professor Dr Alexandre Delijaicov and his lab into FAUUSP. The plan, entitled Urban Riverside of Tamanduateí, creates a huge allotment alongside the Tamanduateí River, which would belong to a complex waterway system in São Paulo. The allotment, proposed in the Mooca neighbourhood, aims at an intense connection between the city and the Tamanduateí River and its minor watercourses, which could be used as transportation or as a leisure place. The project, as a mixed-use multi-family building, attempts to attend all the plural way of life that can probably happen in its space. Furthermore, it also attempts to create a strong relationship amongst the streets and the public space around. From the beginning,

the priority has been the permeability in the ground, which is consisted of stores and service shops, to invite the passengers to come in. The buildings were put to become possible to go through the block starting on any side, without interrupting people flows. The building’s arrangement creates two courtyards, which can be used for different activities, even just cross through. But more than that, the idea was to create a permanence place, not only for the residents but for the passersby as well. Also to this end, the marquee acts as a cover construction, to create shadow, and to be an overlook to the surrounding area, for example, the Tamanduateí river across the southwest street. The residential complex designed on the large 80x80 meters block finishes drawing the limits of the block, sometimes as a building, sometimes as a mezzanine and walkway to access the units, sometimes just as a gap between the buildings. Thus, the residents’ privacy is respected, there is space for the units environmental comfort and, finally, stands as part of city public space.

The roof waterproofing and garden design was based in a solution developed by Brasil Arquitetura, a famous architecture company from SĂŁo Paulo. Basically, the waterproofing happens trough keeping the concrete slab saturated with water since the concreting process. Whereas the slab remains constantly filled, this decreases the temperature variations in the structural part, which are the principal reason for cracks and infiltrations, so that there are no more leaking.
