ith every season in Lake Tahoe comes new possibilities for adventure and discovery. Winter brings fresh snow, blue bird days and the

opportunity to explore something new; snowcapped views from the top of Heavenly (see cover), a champagne “Tost” at Northstar, a true snowbound Village at Sugar Bowl, First Tracks at Squaw Valley or Last Tracks at Diamond Peak.

For Sierra Sotheby’s International Realty, our something new comes in

the form of expanding our Lake Tahoe presence to include all of the “big three” ski resort Villages. Adding to our original location in the Village at Squaw Valley,

Cover photo: Courtesy Heavenly Lake Tahoe This iconic image taken from the top of Heavenly is testimony that Lake Tahoe is one of the most unique and spectacular ski destinations on the planet. A trip up the Heavenly Gondola in winter or summer is worth the trip. The views will not dissappoint.

this year, we opened in The Shops at Heavenly and now The Village at Northstar to bring our region-wide office count to a total of nine locations throughout Lake Tahoe and Truckee.

This year we also launched new exclusive marketing partnerships with

Apple TV, and Matterport to elevate the way people search for and experience Lake Tahoe’s diverse lifestyle properties both online and on TV.

Through targeted growth and innovative marketing, Sierra Sotheby’s

International Realty continues to solidify our commitment to being Lake Tahoe’s most wide-reaching luxury brokerage for lakefront, golf and ski resort properties. We take pride in being the only regional brokerage with the ability and focus to cross-market high-end resort properties locally, regionally and around the globe.

In the coming year, our team will continue the pursuit of knowledge,

discovery and growth through forward-thinking technology and a referral network that spans from Marin County to Park City and from Aspen to Dubai.

Whether you spend your Tahoe time on the slopes, by the lake, or on the

ranch, we hope your memories are lifelong and your bucket is always full of new adventures.

LAKE TAHOE Where else can you get a chance to inhale air that is “very pure and fine... the same the angels breathe,” as famed author Mark Twain put it. Lakefront enclaves and ski and golf resorts dot the 72-mile shoreline, each with their own distinct character. Winter and springtime snow lets you carve it up at more than a dozen world-class alpine resorts including Squaw Valley, Alpine Meadows, Sugar Bowl and Vail Resorts-owned Heavenly, Northstar and Kirkwood. Summer brings out the golf clubs for Championship play throughout Truckee, Incline Village and South Lake Tahoe. In summer months lakefront dining and water toys become serious business— sailboats, stand up paddleboards, kayaks, and water skis. Fall paints the hills with vibrant colors. But no matter what the season may be, this is the kind of place that makes you plan the next trip back before you even leave.

LAKE TAHOE FUN FACTS Tahoe is so clear that in some places objects can be seen to depths of over 70 feet. One reason is that 40 percent of the precipitation falling into the Lake Tahoe Basin falls directly upon the Lake.

Due to its depth, Lake Tahoe never freezes.

Lake Tahoe is as long as the English Channel is wide. If Lake Tahoe was emptied, it would submerge California under 15 inches of water.

Tahoe’s average annual snowfall is 409 inches.

Lake Tahoe’s greatest depth is 1,645 feet, making it the second deepest lake in the United States and the tenth deepest in the world. Crater Lake in Oregon is 1,930 feet. About 2.7 million visitors come to Lake Tahoe annually. Squaw Valley’s own Olympic gold medalist, Julia Mancuso, hopes to be recovered from an injury in time to face off with teammate and fellow Olympian Mikaela Shiffrin in front of her hometown crowd on the same stage that played host to the ladies’ slalom and giant slalom events at the 1960 Winter Olympics. Why is this event significant for Lake Tahoe? Traditionally only two of the 31 World Cup Alpine skiing venues are hosted in the United States. This year, Squaw Valley and Killington, VT join the Photo Credit: Mark McLaughlin, ranks of Aspen and Beaver Creek to make four U.S. stops on the 2016-17 race circuit. This is an incredibly unique opportunity for spectators to witness ski racing at its highest level. The addition of Squaw Valley and Killington to the calendar will total 16 World Cup events hosted in the U.S. in the 2016-17 race season, the second highest ever. The last time a World Cup event was held in Lake Tahoe was in 1969; the same year the Apollo Photo Credit: Bill Young, San Francisco Chronicle, Polaris 11 landed on the Moon. Following the 1960 Olympics, the resort has built a reputation for breeding celebrated winter athletes such as Jonny Moseley, Julia Mancuso, Travis Ganong, Marco Sullivan, JT Holmes, Michelle Parker, Cody Townsend, Jeremy Jones, Ralph Backstrom, Nate Holland and Errol Kerr.

Commenting on Squaw’s competitive skiing heritage, Mikaela Shiffrin says, “It wasn’t really on my map until I got onto the U.S. ski team and then I realized how many racers grew up in Squaw. It felt like half the team. I was thinking, ‘What’s with this place? What’s going on there?’” “The terrain at Squaw Valley is what raised me as a skier, and I know that when my peers stand on top of the course on Red Dog they will see what competitors saw in 1960 and 1969: one of the most challenging courses in the world,” adds Julia Mancuso. “Red Dog is an awesome slope, the hill itself is super challenging and fun to ski,” said Shiffrin. “The middle section has a lot of terrain variation: a break over, fall-aways, side hills, and bank turns. You have to be able to really attack the course. By the time you hit the pitch, which is one of the longest sustained pitches on the World Cup besides Sölden, you are already 45 seconds into the run and your legs are burning. Then you come over the break over and you can see the finish and your thinking ‘oh man, I’m not even close. Okay here we go.’ I am really excited about having another World Cup weekend in the U.S.” “Squaw is probably going to be the most difficult GS on the tour for the ladies,” said Atle Skårdal, FIS Chief Race

FEATURE Director for the ladies’ Alpine World Cup. “It is a very, very technical and difficult hill, which we’re excited about.” The weekend-long event will welcome thousands of spectators and fans to North Lake Tahoe. The entire community will play host to ski racing enthusiasts, aspiring young skiers and media from around the world. The event will be broadcast across America on NBC and NBCSN, and will be seen during primetime evening hours in Europe as well as across the globe.

“ From perfect bluebird days and adrenaline pumping trails to luxurious resorts and cool après ski vibes, winter in The Golden State is like nowhere else in the world,” said Visit California President & CEO Caroline Beteta. “The 2017 Alpine World Cup will put an international spotlight on one of California’s most majestic ski destinations and showcase the high altitude thrills and laid-back lifestyle that make for a snow experience that is uniquely Californian.”

Meet the Olympians & World Champions of SIERRA SOTHEBY’S INTERNATIONAL REALTY

As an official sponsor of the USSA Far West Skiing, Sierra Sotheby’s International Realty is home to a cast of winter champions. “We are so proud of our talent both on the slopes and as experts in Lake Tahoe’s real estate market,” says Brit Crezee of Sierra Sotheby’s International Realty. “To genuinely live the lifestyle we sell is such a reward and huge part of who we are as a company.” As a nod to Lake Tahoe’s skiing heritage, Sierra Sotheby’s International Realty will host VIP parties at their office in the Village at Squaw Valley throughout Squaw Valley’s March 10-11 World Cup weekend. Follow them on Twitter @SierraSIR and via Facebook for details.

During her fourteen-year career on the US Ski Team, Squaw Valley’s Tamara McKinney collected ten US national titles, became the first American woman to win the overall World Cup title, competed in three Olympic Games, and retired with a record number of World Cup crystal globe titles and 5 medals- including a gold in the combined event of slalom and downhill. Touted as “the original Lindsay Vonn”, Squaw Valley honored McKinney with her own run, “Tamara’s Run” which is on the east side of KT22’s Olympic Lady.

An Olympic medalist and a four-time speed skiing world champion, Sierra Sotheby’s International Realty’s Jeff Hamilton is the first person to ski 150 miles per hour, winning multiple world titles, and gaining recognition for taking the sport of speed skiing to a new level. In 1997, Jeff opened Hamilton Sports at the base of Aspen Mountain. Later, following the birth of their two daughters, Jeff and his wife Carolyn moved their family back to Lake Tahoe where their daughters now follow the Hamilton competitive spirit as Nordic skiers.

Kirsten Clark-Rickenbach started her ski racing career at Sugarloaf Mountain before attending Carrabassett Valley Academy. Her ski racing highlights include 13 year Member of the United States Ski Team (2004-2007), three Olympic Games, six World Championships including a silver in SuperG and a third place overall ranking in 2003, eight World Cup podiums and seven national titles. ClarkRickenbach has since been inducted into the Maine Ski Hall of Fame, the US Ski & Snowboard Hall of Fame and the Maine Sports Hall of Fame. | 13

hat we relish so much about living in Lake Tahoe is the proximity to beautiful places like Sonoma, Napa and Mendocino counties which are ranked among the top wine regions in the country. For some, the dream of living in wine country with its temperate climate, rolling valley and vistas of vineyards may seem like a far fetched reality. When considering the facts, however, the wine country lifestyle may be more obtainable than one may think. According to Mark Stevens with Artisan Sotheby’s International Realty in Sebastopol, California, “When examining second homes with vineyard and/or winery improvements on them there is typically strong appreciation involved that increases over the years at a higher-thanaverage rate as compared to the average appreciation for homes in other regions. The high value of grapes in these regions and the draw of tourism contribute to strong appreciation.” “The grapes from vineyards on the north coast go into ultra premium wines contributing to excellent value for your investments,” explains Stevens. “A high level of prestige lies in the wine growing appellations as well as the wineries that purchase fruit from those regions. Additionally, the amount of passive income that is generated by vineyard wine grape production is relatively high and if a winery or brand is involved with the estate then there can be ordinary income and loss against an owner’s typical income tax.” For all the reasons above, the dream of owning a piece of wine country may feel less daunting. After considering the options, Napa, Sonoma or Mendocino counties may offer a feasible full or part-time retreat with the prospect of added vacation rental income, vineyard income or perhaps a combination of the two – generally with good sophisticated management in place. When focusing on Sonoma and Napa counties specifically, it is clear that they are popular destinations that attract high rates of tourism at local, national and international levels. Similar to the mountain and lake resort communities, California wine country offers the ability to use and successfully market properties as vacation rentals. The temperate coastal environment offers year-round use and continual tourism throughout the year that adds rental property cash flow. Continued on next page...

TAX ADVANTAGES RELOCATING TO NEVADA Individuals and businesses are motivated to relocate to Nevada due to the fact that there is no state-imposed income tax. In order to take advantage of the income tax savings, several factors come into play. Evaluate your personal and corporate tax climate and use the following information to evaluate your potential for the Nevada tax savings.

NEVADA TAX BENEFITS & ADVANTAGES In order to take advantage of Nevada’s tax hospitality, a taxpayer must make Nevada its principal place of residence, i.e. your primary home. Residency is the single most important factor in gaining Nevada’s tax advantages. A “close connection test” is implemented and must be passed in order for a taxpayer to establish state residency. The “close connection test” identifies if Nevada is the state in which a taxpayer has the closest social and business contacts, and more. Individuals who are considered “domiciled” in Nevada generally escape taxation. A corporation organized and domiciled in Nevada can also significantly reduce its state tax burden by shifting its corporate level of activity to the state of Nevada. Owning real estate in the state of Nevada is the key factor when considering tax advantages. For more information about the current Nevada real estate market, contact Sierra Sotheby’s International Realty at 888.444.1505.
