LIKE NO OTHER It’s easy to assume that all real estate brokerages are the same. The truth is we are passionate about being different. We’re ambassadors of our community and our industry. We look at each moment as an opportunity to bring irreplaceable value and unmatched integrity to our clients. Luxury isn’t tangible. It isn’t a price tag. Luxury is an experience and a commitment to going beyond status quo. Being different isn’t for everyone, but to us, it’s everything.

Welcome MOUNTAIN DREAMERS “If you don’t do it this year, you’ll be another year older when you do,” quipped Warren Miller, the godfather of ski movies and the original voice of winter. Fortunately, these days, with the evolution of technology, when the mountains call it’s a much easier to answer. As we evolve as mountain dreamers, our new neighbors continue to come from both near and far in search of that lifestyle that Miller beckoned for decades. We come for the crisp mountain air, a slower pace of life, the small-town charm and a place that’s rich in natural splendor and outdoor recreation. For those on the Nevada side of the state line, the tax benefits are an attractive reason to call this place home too. Every day at Sierra Sotheby’s International Realty, we are grateful to play a role in facilitating the dream of home ownership in this unique corner of the world. We are also proud to be actively involved in giving back to the communities we represent. Whether it’s sponsorships of a non-profit event, volunteer work or charitable giving, we take pride in making a difference in the neighborhoods in which we live, work and play. Sierra Elements magazine explores the people, places and happenings that further enrich this special enclave. Whether you are a first-time visitor or a life-long local, we hope Sierra Elements inspires you to discover a new event, place or a home where you can live your adventure to its fullest.

Welcome to

LAKE TAHOE Where else can you get a chance to inhale air that is “very pure and fine... the same the angels breathe,” as famed author Mark Twain put it. Lakefront enclaves and ski and golf resorts dot the 72-mile shoreline, each with their own distinct character. Winter and springtime snow lets you carve it up at more than a dozen world-class alpine resorts including Squaw Valley, Alpine Meadows, Sugar Bowl and Vail Resorts-owned Heavenly, Northstar and Kirkwood – the highest concentration of ski resorts in the country. In summer, bring out the golf clubs for Championship play throughout Truckee, Incline Village and South Lake Tahoe. In summer months lakefront dining and water toys become serious business— sailboats, stand up paddleboards, kayaks, and water skis. Fall paints the hills with vibrant colors. But no matter what the season may be, this is the kind of place that makes you plan the next trip back before you even leave.

FUN FACTS Tahoe is so clear that in some places objects can be seen to depths of over 70 feet. One reason is that 40 percent of the precipitation falling into the Lake Tahoe Basin falls directly upon the Lake.

Due to its depth, Lake Tahoe never freezes.

Lake Tahoe is as long as the English Channel is wide. If Lake Tahoe was emptied, it would submerge California under 15 inches of water.

Tahoe’s average annual snowfall is 409 inches.

Lake Tahoe’s greatest depth is 1,645 feet, making it the second deepest lake in the United States and the tenth deepest in the world. Crater Lake in Oregon is 1,930 feet. About 2.7 million visitors come to Lake Tahoe annually. Lake Tahoe Voted: “America’s Best Lake” -USA Today “No. 1 Ski Destination” -Orbitz There is enough water in Lake Tahoe to supply “No. 1 Travel Destination” -TripAdvisor everyone in the United States with more than 75 gallons of water per day for 5 years.

Matsuhisa is also involved with a restaurant at Ellison’s Four Seasons Resort Lanai in Hawaii. According to the Cal Neva project’s outreach representative, they’ll create a similar five-star resort at Crystal Bay to be in balance with the surrounding environment and community. The proposal calls for renovating an existing 10-story hotel tower that dates to the late Sixties and replacing the lodge and casino, home of the charming Indian Room with a massive fireplace made of local granite, with new construction. Another advantage of having Ellison as the current steward is that he has deep enough pockets to get the job done— anyone who visited the resort during its final years can attest it’s a major undertaking. KEEP TAHOE GREEN SOUTH LAKE TAHOE IS AMONG FIVE MOUNTAIN CITIES TO SIGN ON FOR A NEW ENVIRONMENTAL CONSERVATION INITIATIVE DONE THROUGH TECH DEVICES.

WILD4TAHOE Inspired by adventure books and movies like “Wild” and the forest bathing movement—a fancy way to say communing with nature— people are exploring the outdoors more these days. While the health benefits of these activities are obvious including a much-needed antidote to screen fatigue, the uptick is taking a toll on Mother Nature. Basically, we’re loving her to death. Kevney Dugan, president and chief executive officer of Visit Bend tourism agency in Oregon, thought it was time that visitors pony up for the places they recreate versus leaving the stewardship solely to residents. He founded Pledge for the Wild, an initiative that not only shares outdoor principles and how to act responsibly in nature but asks tourists to donate a few dollars here and there to local conservation nonprofits. South Lake Tahoe, Calif., is among a handful of mountain cities that are participating in the inaugural round of raising funds through broad channels from hiking and mountain biking outfitters to breweries. It works simply by texting WILD4TAHOE to 44-321 or by pledging through nonprofits’ websites, and the suggested donation equals one dollar per hour of time spent on the ski slope, lake or trail. “The idea is to create an emotional connection with people and ask them for a small donation right when they’re having a great

22 | 775.832.4900

time and thinking about their beautiful surroundings and how much they enjoyed their day outside here,” said Carol Chaplin, chief executive officer of the Lake Tahoe Visitors Authority, which starts the stewardship conversation on social media with guests before they arrive. “My organization has a larger role to play than just telling people to come here. Now that they’re coming here a lot, we must maintain the quality of life and experience such as how to mitigate trail erosion and care for our other delicate ecosystems.” A few dollars may seem like nothing, but they add up to support the pledge’s first nonprofit partner, the Tahoe Fund’s new Environmental Venture Trust. Like a venture capital firm for tech startups in Silicon Valley, it provides seed money for environmental pilot projects. One key project treats aquatic invasive weeds that are negatively impacting Lake Tahoe’s water quality with UVC light, one of the sun’s three types of ultraviolet rays. The trust’s Smartest Forest Fund ramps up the pace and scope of forest restoration through innovation and technology. Chaplin is also ramping up her organization’s efforts by spreading the call to action on sustainable drink coasters and signage at local businesses. Peak winter travel will get the word out, too. “Après-ski settings will be a huge opportunity to hit people up to pledge,” she said.

SHANE MCCONKEY ECOCHALLENGE Beyond pledging, Tahoe offers many avenues to environmental advocacy for all ages. Long before young people staged global climate protests, schoolchildren were doing their part to save the planet through the Shane McConkey EcoChallenge. Founded in 2014 and named for the late skier and BASE jumper, the program invites youth eco-groups nationwide to think of an environmental problem at their school or in their community and solve it. “Shane was a guy who believed we could make the world a better place,” said Sherry McConkey, founder of the Shane McConkey Foundation (SMF). “Our mission is to carry on his legacy by promoting environmental stewardship. We hope to inspire youth across the country to embrace long-term values that affect climate change through team building, critical thinking and problem solving.” Each year, EcoChallenge winners are announced on Earth Day with cash prizes up to $14,000 awarded to the winning group and runners-up. Past winners have proposed and implemented action plans such as the installation of low flow toilets at their school during a drought, while another school worked to eliminate singleuse Styrofoam in their town. One group was recognized for cleaning up more than 50,000 golf balls polluting the ocean floor and contributing to microplastics in the ocean off the coast of Monterey Bay.

In addition to the EcChallenge, the Shane McConkey Foundation has donated nearly $500,000 to local causes since its inception. Beneficiaries include the Tahoe Truckee Unified School District, Make-A-Wish Foundation, Protect Our Winters (POW), the Truckee Humane Society, Truckee Pump Track, Sierra Avalanche Center, Truckee Roundhouse, Tahoe Institute of Natural Science, Send It, and many more. In the spirit of McConkey’s playful nature, SMF hosts the annual Pain McShlonkey Classic at Squaw Valley where 30 of the World’s top winter athletes take on 30 amateurs in an anything-goes, Hot Dog-style Downhill. This year’s event will be held on March 21, 2020, followed by an après-ski soirée, costume contest and dance party. Sherry McConkey says, “The mission is to celebrate the life of a man who revolutionized the ski industry and kept us on the edge of our seats with laughter - and in doing so we can support causes that Shane cared about.”

THE SHANE MCCONKEY ECOCHALLENGE INSPIRES KIDS TO IDENTIFY AND HELP RESOLVE AN ECO ISSUE IN THEIR SCHOOL OR COMMUNITY. THE FOUNDATION PROVIDES FUNDING FOR THE WINNING TEAMS WHO CREATE INNOVATIVE PROJECTS THAT PROTECT THE ENVIRONMENT AND FIGHT CLIMATE CHANGE. sierrasothebysrealty.com | 23

TAX ADVANTAGES RELOCATING TO NEVADA Individuals and businesses are motivated to relocate to Nevada due to the fact that there is no state-imposed income tax. In order to take advantage of the income tax savings, several factors come into play. Evaluate your personal and corporate tax climate and use the following information to evaluate your potential for the Nevada tax savings.

NEVADA TAX BENEFITS & ADVANTAGES In order to take advantage of Nevada’s tax hospitality, a taxpayer must make Nevada its principal place of residence, i.e. your primary home. Residency is the single most important factor in gaining Nevada’s tax advantages. A “close connection test” is implemented and must be passed in order for a taxpayer to establish state residency. The “close connection test” identifies if Nevada is the state in which a taxpayer has the closest social and business contacts, and more. Individuals who are considered “domiciled” in Nevada generally escape taxation. A corporation organized and domiciled in Nevada can also significantly reduce its state tax burden by shifting its corporate level of activity to the state of Nevada. Owning real estate in the state of Nevada is the key factor when considering tax advantages. For more information about the current Nevada real estate market, contact Sierra Sotheby’s International Realty at 888.444.1505. To learn more about the potential tax advantages of Nevada residency for yourself or your business, visit tax.nv.gov. Contact an experienced CPA or financial advisor to plan and implement a successful change in residency. 82 | 775.832.4900
