LIKE NO OTHER It’s easy to assume that all real estate brokerages are the same. The truth is we are passionate about being different. We’re ambassadors of our community and our industry. We look at each moment as an opportunity to bring irreplaceable value and unmatched integrity to our clients. Luxury isn’t tangible. It isn’t a price tag. Luxury is an experience and a commitment to going beyond status quo. Being different isn’t for everyone, but to us, it’s everything.

Welcome Classic Tahoe Summer Fun Come for the winter, stay for the summer is the old Tahoe adage. Seems like it’s never been more true than this year. After a record setting winter, it’s time to turn our sights to the long, warm days of summer. The perfect blue waters of Lake Tahoe and surrounding lakes and rivers become our playgrounds. Snow ski days become wake surf/water ski days and ski trails become hiking and mountain biking nirvana. I come from the East Coast, and can testify that the Sierra is a dream come true for anyone who truly loves summer. Paddle boarding over crystal waters in Sand Harbor, the spectacular views hiking from the Tahoe Rim Trail, world class rock climbing at Donner Summit, and of course water skiing, my personal favorite. Dawn patrol on Lake Tahoe delivers silky flat water for making some serious turns.

So, it’s fitting that the focus of this issue of Sierra Elements is classic Tahoe summer fun.

We get to take a sneak peek at the Ritz-Carlton’s Lake Club, featuring a curated Lake Tahoe experience with access to all the latest water toys including a small fleet of MasterCraft ski boats with a Ritz-Carlton approved captain for family-friendly water skiing, wake surfing, picnicking and visits to off-the-beaten-path swimming holes.

For the adventurous, we explore the Emerald Bay Maritime Heritage Trail, where scuba

divers can explore a subaquatic trail lined with historic relics dating back to the early 20th century. The deep waters of Lake Tahoe have protected these vessels in a time warp of sorts—some wrecks are over 100 years old. And the best way to end a perfect summer day in the Sierra? A local craft cocktail, of course. We visited some of the best and most creative thirst quenchers in the area to learn the secrets of using seasonal ingredients to create perfectly balanced libations. Here at Sierra Sotheby’s International Realty we are passionate about the people, the places and the experiences that define our region. We take great pleasure in helping people locate the perfect home where they can experience life, create family memories and realize the dream of living in one of the most beautiful places on the planet.

For those who seek an exceptional lifestyle, there’s only Sotheby’s International Realty.

Cheers to summer,

CAMILLE DUVALL Vice President Sierra Sotheby’s International Realty

since the 19th century, the current iteration’s quest for the next novelty is moving at an unprecedented pace. Modern mixologists have achieved rock-star status—much like their culinary counterparts in the kitchen—as they’ve introduced adventurous imbibers to infused, artisanal spirits, homemade simple syrups and shrubs, fancy ice cubes, retro tiki drinks, Prohibition-inspired speakeasies, mocktails, garnish gardens, and sartorial throwbacks from suspenders to mustaches. And they’re just getting started, including

GETTING VERTICAL TAHOE’S FIRST- EVER VIA FERRATA PROVIDES A SAFE ROCK CLIMBING EXPERIENCE FOR ALL LEVELS

El Capitan in Yosemite National Park doesn’t demonstrate fear like his fellow mankind. Though present, Honnold’s amygdala, the brain’s fear center, didn’t respond to alarming and dangerous stimuli on the level of the study’s control subject.

Adrian Ballinger, an accomplished, high-altitude mountain guide

who founded North Lake Tahoe-based Alpenglow Expeditions for alpine adventures worldwide, believes one shouldn’t have to be a daredevil like Honnold to experience the exhilaration and satisfaction of scaling a rock face. Through a joint collaboration with Squaw Valley Alpine Meadows resort, his firm launched the Tahoe Via Ferrata with two parallel routes along the approximately 1,000-foothigh Squaw Valley Tram Face in October. “Non-climbers can feel what it’s like to be exposed on vertical rock with a high degree of safety,” said Ballinger, of the area’s first via ferrata, a concept imported from Europe that’s cropping up in a handful of places around the U.S. but nowhere on its scale or attention to detail. “Others don’t offer the height or are plain illegal.”

Italian for “iron way,” the via ferrata originated during World Wars I

and II to mobilize troops. Direct pedestrian routes consisting of steel ladder rungs and cables were installed throug-hout the Alps. Today they are used recreationally by climbers of all levels.

Visible from the town of Olympic Valley, Squaw Valley’s gleaming

rock face has always been a bit of tease to climbers. The site was off limits because it was located on the resort’s land and deemed too risky. Though seasoned climbers, including Ballinger, would occasionally sneak onto it at night or dawn, the rock’s granular composition isn’t ideal to secure traditional climbing anchors.

NEVADA

TAX ADVANTAGES RELOCATING TO NEVADA Individuals and businesses are motivated to relocate to Nevada due to the fact that there is no state-imposed income tax. In order to take advantage of the income tax savings, several factors come into play. Evaluate your personal and corporate tax climate and use the following information to evaluate your potential for the Nevada tax savings.

NEVADA TAX BENEFITS & ADVANTAGES In order to take advantage of Nevada’s tax hospitality, a taxpayer must make Nevada its principal place of residence, i.e. your primary home. Residency is the single most important factor in gaining Nevada’s tax advantages. A “close connection test” is implemented and must be passed in order for a taxpayer to establish state residency. The “close connection test” identifies if Nevada is the state in which a taxpayer has the closest social and business contacts, and more. Individuals who are considered “domiciled” in Nevada generally escape taxation. A corporation organized and domiciled in Nevada can also significantly reduce its state tax burden by shifting its corporate level of activity to the state of Nevada. Owning real estate in the state of Nevada is the key factor when considering tax advantages. For more information about the current Nevada real estate market, contact Sierra Sotheby’s International Realty at 888.444.1505. To learn more about the potential tax advantages of Nevada residency for yourself or your business, visit tax.nv.gov. Contact an experienced CPA or financial advisor to plan and implement a successful change in residency. 88 | 775.832.4900
