HOME INSPECTORS HAVE A ‘NEW’ TOOL TO FIND PROBLEMS No matter where you live in North America, it is pretty much a given that if you are going to buy a home you will have a home inspection done before you fully commit to the purchase. Almost everyone wants to know as much as they can know about such a major expenditure before plunking down thousands of dollars on what could be a very expensive mistake. Nowadays, home inspections aren’t used exclusively for home purchases: Sometimes, homeowners will request an inspection before offering their home up for sale. They don’t want surprises in the form of a major expense to repair or replace something just to make the sale go through. Additionally, home inspections are sometimes requested to determine maintenance issues and occasionally inspectors are hired to observe houses that are under construction, helping to ensure that things are done correctly. Home inspectors are not all-seeing and all-knowing. They don’t find every problem area. Time just does not allow for that. However, one tool becoming more widely used during home inspections allows the inspector to see some of what, heretofore, was not visible. That tool is the thermal imager. Thermal imagers “see” heat and the differences in temperature that exist — and that can determine if there is a problem or not. Sometimes an area can look perfectly fine with no visible signs of any problems whatsoever, but problems are readily evident when viewed in the infrared spectrum. So what causes this difference in temperature that the infrared camera sees, anyway? One cause may be uncontrolled water in and around the house. Water is great for many things but it needs to be where you want it, when you want it. If it isn’t, there’s a problem: mold and mildew growth, wood decay fungus (wood rot) or insect infestation. It behooves any of us to know if uncontrolled water is present so that we can take action before some of these problems occur or worsen.

Peninsula Inspections & Audits

Thermal imaging can alert us to water problems. When something becomes wet, the first thing that starts to happen under most conditions is evaporation. Because evaporation is a cooling process, areas that are dry are one temperature and an adjoining area that is wet is another temperature. Thermal imaging can spot that temperature difference. Infrared imaging is not exclusively used to find moisture issues. Infrared imaging is used in energy audits to find air leaks, lack of insulation or electrical hot spots, as well as the presence of moisture. The next time you need to hire a home inspector, you might want to consider one who uses a thermal imager as a standard tool of the profession. Anyone interested in saving money and feeling more comfortable in all areas of their home might want to have an energy audit. Many times, significant savings can be had with a modest outlay of funds and an investment of one’s own time and energy, and these savings continue year after year. That is definitely something to think about!
