The management and staff are here to make this a fun and exciting year for all of you! INFORMATION WORTH SHARING Our newsletters will bring you lots of information from energy savings tips to how to deal with roommate issues. We also welcome our residents input if you have a favorite recipe you want to share, creative artwork or poem. Submissions would be due by the 20th of each month to be reviewed for the next month edition.

WHAT IS A LEASE VIOLATION? The three most common lease violations are for trash, noise and unauthorized guests. Upon moving into Gateway, Rules and Regulations were signed outlining the expectations we have of all our residents. Trash should be removed from your apartment within 24 hours. This does not only help the property stay clean in appearance, but also reduces the chances of bugs and creatures infesting apartments. Gateway’s trash compactor is located at the front of the property, directly to the right as you go through the exit gate. Trash left on balconies /patios will be subject to a fine to the entire apartment of up to $200. Trash disposed of in incorrect areas of the property is taken very seriously and will not be taken lightly. So please help the community stay clean and be sure to properly dispose of all trash. Noise complaints are something that can be easily avoided at Seminole Suites. Be courteous of your neighbors beside and below you and treat them as you would want to be treated. If a complaint is brought to our attention, we will issue one verbal warning. After this warning is issued, please anticipate fines of up to $100 per resident per complaint. Also, please respect our community security. They have been authorized to contact the police if the initial warning is ignored. These violations are subject to the same fines as previously mentioned. Guests are permitted, but we encourage you to speak with your roommates first so they are aware of what to expect. Guests are limited to no more than 2 consecutive days and not to exceed 6 total days through the full lease term. Written approval by Gateway’s management staff is required for any additional stays. Failure to obtain this approval will result in a lease violation and could be subject to fines. Please refrain from using any unoccupied bedrooms. Use of these rooms will result in a fine of up to 1 months rent. Also, any damages or cleaning fees will be charged back to the entire unit. If you’d like a copy of the Rules and Regulations, please feel free to stop by the leasing office and we will be happy to provide you
RENT REMINDERS—DON’T BE LATE! Rent is always charged on the 1st of every month. On the 6th of every month, a late charge of $30 will be assessed and 5 additional dollars every day following. We have a rent drop box located in the clubhouse where payments can be received at any time. For this reason, we will not waive these fees for any reason. You can also always pay online through our website at www.gatewayatseminolesuites.com . There is a service fee of $12.95 per transaction that you will be charged when using this method.

SERVICE REQUESTS - HOW TO HELP US HELP YOU A service request is a a maintenance request to fix something in your unit. Service requests may be placed in different ways—by visiting or calling our office or through our website. Please be specific as to the nature of the issue, so our maintenance team is prepared for the visit. Please be responsible in the items put in your drains. Any items not approved for drain, toilet or disposal found in your drain will result in appropriate fines and all related costs will be charged back. Drain screens can be purchased at WalMart, Lowes or Home Depot to cover your tub drain to prevent hair from entering the pipes. Please do not pour Drano or any other product of this nature into your tub or sink! We do have a 24 hour emergency maintenance phone number for after hours and weekends. This is an emergency number and should only be used for issues such as a severe leaks when water is not in use, front door that will not lock or any other issue that cannot wait until the next business day. The phone number is (850) 528-9395. This number should not be used to place a maintenance request. Misuse or abuse of this number for non-emergency related issues will result in fines.

GARBAGE DISPOSALS HOW TO KEEP THEM RUNNING Garbage disposals are not built to be garbage compactors. Things to avoid going down your drains: egg shells, pasta, potato peels or any greasy foods. It is a good idea to wipe any solid food into your trash before rinsing them in the sink. We do not recommend pouring Drano at anytime into your sink! To clean your disposal, it is recommended that twice a month you pour at least a cup of liquid bleach into the disposal and let it sit for 15 minutes. Flush with hot water for five minutes while running the disposal. Adding a few lemon slices in after bleaching will also provide a fresh zesty smell.

TOWING PROCEDURES Each resident that moved into Gateway at Seminole Suites & has registered their vehicle with the front office, will be issued a PARKING PERMIT. This permit should be displayed on the inside of the BOTTOM LEFT CORNER of the driver’s side window. Failure to obtain a permit & display it correctly may result in your vehicle being towed. Only 1 permit per resident is issued. Please make your family and friends aware of where the “Visitor Parking” is located. Remember, if they do not drive over the word “Visitor”, then it is not a visitor space. Visitor spaces are also located by the front office and clubhouse area. Covered parking is also restricted and will result in the vehicle being towed. Shelter permits may be Purchased in the front office. Other remaining violations that will result in being towed: parking in fire lane, disabled parking, double parking or parking on the lines. Abandoned or broken down vehicles will also be subject to removal from the property. Beginning October 1st, vehicles with an expired decal will be towed. If you are towed, please call Hobkirk Towing at (850) 224-6456.
If you have locked yourself out of your apartment during our business hours, our staff will let you back into your apartment. You have to provide proper ID or can verify you are the legal resident by some other means. Please understand that we will do this at the earliest convenience and we thank you for your patience. If you need access to your apartment after business hours, you must call the 24 hr emergency maintenance phone number at (850) 528-9395 but the following lock out fees will be applied to your account: From 7pm-12am : $25 12am– office opens : $50
