OCTOBER WORKSHOP
2027 By Design Evaluate the business. Design what comes next. A STRATEGIC BUSINESS EVALUATION
Step back. See the whole business. Design what comes next. 2027 By Design is not a deep dive into production targets. It is a strategic evaluation of how opportunities are created, how clients experience the work, where time goes and whether systems help good work repeat. We will identify what is creating value, where friction is costing momentum and what should operate differently in 2027 - so you can make clearer choices and build progress that compounds. 2027 BY DESIGN • WORKSHOP SCHEDULE

A MESSAGE FROM THE FIELD
Build a reliable way back.
September’s Time, Systems & Scale workshop gave us a practical way to manage attention, protect priorities and keep the work moving: decide what is NOW, what belongs TODAY and what should be SCHEDULED. Use the weekly reset to choose your top three priorities before the next week begins. Do not rebuild your entire business every week. Fix one thing, use it, and let the system get stronger over time.

WHAT'S CHANGING
The Appraisal Report Is Changing A new report changes the process - and makes complete MLS information more important
UAD 3.6 REQUIRED FOR NEW UCDP SUBMISSIONS • NOVEMBER 2, 2026 WHAT THIS MEANS FOR THE TRANSACTION
THE AGENT'S ROLE
One report. More detail. A clearer handoff. Beginning November 2, UAD 3.6 creates one Uniform Residential Appraisal Report - the URAR - for new UCDP submissions. It replaces more than a dozen property-specific forms and captures more detail about condition, improvements, amenities and site characteristics. Ask which format is being ordered, respond quickly to follow-up questions and build realistic time into the transaction. 2026-2027 GENERAL UPDATE (GENUP)
Take yours early.
Agents will need to be more explicit and provide as much property information as is available in the MLS. Include updates, room and site details, amenities, permits and other relevant facts so appraisers can complete the process with fewer gaps.
The first section of the 2026-2027 GenUp is dedicated to this topic. Schedule yours at:

USEFUL, NOT UNSUPERVISED
Put a Human Checkpoint on AI AI can accelerate the draft. It cannot own the judgment. AI is already part of everyday real estate work, and the time savings are real. So are the risks. It can invent property facts, misread market data, create fair-housing problems or expose private information placed into an unapproved tool. The agent remains responsible for what is shared, published and acted upon.

What's On Denise's Desk? The Closing-Day Fright Files
Porch decorations may be spooky. Closing-day surprises should not be. North Carolina brokers have an affirmative duty to discover and disclose material facts - not simply repeat what someone else says. These four issues deserve an early second look.
01
The Funds That Disappear
02
NO TRICKS. NO ASSUMPTIONS.
Ask what changed. Verify what matters. Tell the people who need to know. Put the support in the file.
The Short Sale in Disguise
ASK Buyer: source and timing of cash, financing, sale contingency and reserves. Seller: payoffs, liens, judgments, HELOCs and expected proceeds.
ASK Will sale proceeds cover payoffs, other liens, HOA arrears, taxes and transaction costs? Is lender approval required?
VERIFY Use the lender, proof of funds, closing attorney or title work as appropriate. Recheck when the facts change.
VERIFY Identify approval requirements early. Use current forms or addenda and involve your Managing Broker plus appropriate legal or tax professionals.
RED FLAG A known fact affecting either party's ability to perform may be material. Escalate promptly and disclose as required.
03
RED FLAG A seller's need for a short sale is material and must be disclosed before contract.
Ghosts of Repairs Past
04
The Condo Budget Boogeyman
ASK Ask about additions, renovations, significant repairs, recurring conditions and insurance claims. What changed, why, by whom and when?
ASK Ask about the budget, reserves, insurance, delinquencies, assessments, occupancy, litigation, deferred maintenance and major repairs.
VERIFY Obtain available permits, certificates, invoices, warranties and inspection reports. Check public or permitting records when called for.
VERIFY Bring the lender in early. Obtain project or resale documents and confirm the project-review path while there is still time to act.
RED FLAG Do not rely solely on seller representations or the RPOADS. A prior repair can remain material.
RED FLAG A qualified borrower does not make an ineligible project financeable. Red flags require investigation and disclosure.
Don't let a question haunt the file. If you have questions or need help, always feel free to reach out. Condo references: Fannie Mae and Freddie Mac project-review, budget and reserve guidance. General education only.
