ven the smallest home contains a lot of furniture, clothes, kitchen equipment, pictures and other items. For a short move, it may be worthwhile to transport small goods by yourself, but larger items likely will require a professional mover. The time to plan your move begins once you’ve decided to sell your home. Some of the activities required to sell the home can actually help with the moving process. For example, cleaning out closets, basements and attics means there will be less to do once the home is under contract. Your planning will be guided by a number of things:

Here are some of the major items: Medicine: Keep medicines and related prescriptions available. Number boxes: So that all items can be counted on arrival. If moving with children: Make sure favorite items are accounted for. Address books: Available in case you need help.

If yes, will you move yourself ? You’ll need to consider packing boxes, peanuts, blankets or padding, and a van rental. n Planning is key. Stock up on boxes, packing materials, tape and markers. Always mark boxes so that movers will know where goods should be placed. Who should you use? The decision of who to use can begin with a visit to Realtor.com’s moving center and discussions with the Realtor who is marketing your home. There are a number of factors to consider. Money is one issue: You'll want to spend as little as possible, but choosing only on the basis of

t might seem as though once a sale agreement has been signed that the selling process is complete. Not only is it not over yet, but some of the most complex aspects of a real estate transaction now begin. Contracts routinely depend on the ability of a buyer to obtain financing, which is why most sellers prefer buyers with preapproval letters from lenders. A growing percentage of transactions involve a home inspection, or a physical review of the home by a trained and independent observer. Lenders will establish many conditions before granting a loan.

When should you close? In practice, it takes time to arrange financing, conduct inspections, obtain appraisals, locate replacement housing, contact movers, pack and actually move. Most homes close 30 to 45 days after a sale agreement has been signed. What happens? Closing — or ‘settlement’ or ‘escrow’ as it is known in some areas — is essentially a meeting where the closing agent (the party who conducts settlement) takes in money from the buyers, pays out money to

he kitchen is arguably the most-used room in the house during waking hours. Having a kitchen that is laid out in an efficient manner can improve productivity and make for a more enjoyable experience. Designers often stress having an effective work triangle in the kitchen. The phrase “kitchen work triangle” started with the Building Research Council

If you’re trying to sell a house, we can address the cosmetics.” That includes properly removing weeds, preparing beds, adding more definition to the landscape, re-doing mulch and taking away dead plant matter. Spraying for weeds and putting fertilizer down will help maintain the beds and landscape even longer. Experts suggest starting the process about a month before the home will be shown to new buyers, and sprucing up outdoor containers, touching up mulch, adding plants for color and shaping overgrown shrubs and trees. “Things like that will fit into most peoples’ budgets,” Worpell said. But the cost usually varies depending on what landscaping ideas the homeowner has. “Every house is different. It just depends on how much bed space they have,” Worpell said. The cost can range from $500 to $5,000. Worpell said landscape costs can fluctuate due to many factors, but ultimately, the homeowner will always choose how much to spend and how much work

What the triangle essentially means is positioning three key items of the kitchen for efficiency. The stove, sink and refrigerator represent the three main points of the triangle. Having these items spaced accordingly can make work easier. Having them too close together can create a cramped, ineffective room. The placement of the triangle points alone does not make a successful layout.

According to the University of Missouri Extension, the triangle space should also be measured accordingly. Put 4 to 7 feet between the refrigerator and sink, 4 to 6 feet between the sink and stove and 4 to 9 feet between the stove and refrigerator, with the ideal size resulting in a work triangle where the three sides total between 15 and 22 feet.

The process of buying a home can be an emotional roller coaster ride, with feelings of excitement mixed in with exhaustion, fear and uncertainty. Failure to get qualified beforehand. Mortgage qualification is essential when buying a home, as it gives buyers preapproval for a loan before they make any offers. Making an offer on a home before you know what the bank is willing to lend you is a waste of time for everyone involved, including you, the seller and the real estate agents involved. Some agents will not show a home if you don’t have a preapproval. Once preapproved for a loan, don’t take any steps that might put that approval in jeopardy. This includes anything that might drastically alter your credit score. Being blindsided by additional costs. First-time homebuyers, once they have moved into their home, often experience some sticker shock when the additional expenses associated with home ownership arise. These additional expenses — such as property tax and insurance costs — can be substantial. Even those buying a condominium or co-op should expect monthly maintenance fees even if their new place is brand new and needs no maintenance. Shooting for the moon. First-time and even veteran buyers must avoid shooting for the moon when it comes

to buying a home, and instead only buy one they know they can afford. What the banks says you can afford isn’t always the same as what you know you can afford. Only buy a home you know you can afford, regardless of whether the bank has approved you for a larger loan. Pigeonholing yourself into an inadequate living situation. Just like buyers shouldn’t go overboard, they also must avoid compromising on the things that are most important to them. But if a home is what you really want, and another living situation that mirrors apartment life is going to make you miserable, don’t settle for that situation for the sake of security. Doing so could cost you financially, especially when you realize the situation isn’t what you’d hoped for and look to sell earlier than is ideal. Skimping on the cost of an inspector. An inspector is your last chance to find out if a home is your dream home or a money pit. Even if a house appears to be everything you want, don’t close on the sale until the house has been thoroughly inspected.
