HOOSIER ENERGY HEADQUARTERS

Hoosier Energy Rural Electrical Cooperative, Inc.

Hoosier Energy Rural Electric Cooperative, Inc. identified the need for a new headquarters building, through a year-long strategic master plan effort that would pay particular attention to energy usage and consumption. Schmidt Associates produced a plan accommodating Hoosier Energy’s unique business model and designed a modern, prairiestyle structure located in a heavily wooded site. The prairie elements include long horizontal roof lines, the use of brick masonry as a means of exterior structural expression, and windows in darker colors which visually recede, giving the roof a floating effect. With LED lighting, geothermal heating and cooling, and natural light illumination in work spaces, the modernized building will consume nearly 45 percent less energy than a comparable building of this application and size. The resulting building is LEED Gold Certified, delivering on Hoosier Energy’s goals for a headquarters designed around energy use and consumption.

REGENSTRIEF HEADQUARTERS

Regenstrief Institute

Regenstrief required a space to enhance and empower respected national and global researchers in collaboration with its IU partner. With input from multiple department units and project stakeholders, Schmidt Associates produced a plan for a tech-based and techrich learning space. The building offers flexible and transformational spaces to promote collaboration among researchers. Following a consensus-led approach, research units were organized by floor, providing scientists with research-rich spaces to collaborate by team, department, or as an institute.

HISTORIC LOBBY

Barnes & Thornburg, LLP

Barnes & Thornburg, one of Indianapolis’ largest law firms, was seeking to increase visibility and improve client experience, while highlighting many of the historic features of their facility. The project consists of a new reception and waiting area repurposing the historic Merchants Bank lobby. Many of the existing features including the marble columns, detailed coffered ceiling, and several of the transaction counters were restored during the design and construction process. The lobby has a waiting area and conference rooms that look out over Meridian Street, while an informal gathering area surrounds the lobby on the second floor. Additional support spaces and the firms law library round out the renovated space. The resulting space highlights many of the historic elements, while creating an inviting area to welcome clients, guests, and the community.

CONFERENCE CENTER Barnes & Thornburg, LLP

After the completion of their lobby renovation, Barnes & Thornburg wanted to further add to the client experience by creating an attached conference center. The new conference center occupies what was once a large storage room and has now been transformed into a high functioning space for the entire firm. The space draws some of its detailing from the historic lobby space but is comprised of modernized historic elements. Twelve new conference rooms allow for meetings to be held in one centralized area adding to the flow of clients in and out of the building. Many of the conference rooms boast electrified glass walls that go from clear to opaque at the touch of a button, allowing for privacy or openness depending on the needs of the moment.

HOOSIER ENERGY OPERATIONS CENTER

Hoosier Energy Rural Electrical Cooperative, Inc.

Hoosier Energy Rural Electric Cooperative, Inc. needed a new operations center to consolidate operations under one roof and reflect their commitment to lower energy use and consumption. Schmidt Associates energized the team and developed a master plan to accommodate these needs. The new space includes a crew room that acts as a gathering point to receive daily assignments, training, and to complete administrative duties. Supervisory and clerical support offices were incorporated to increase collaboration. A section of the building was designed for technical services and transformer repair. With vehicle maintenance serving an important role for the Operations Center, ~13,000 sq. ft. is dedicated to vehicle servicing. Lifts for different size vehicles, a wash bay, and a fluid distribution system were designed to keep the fleet on the road. Vehicle storage bays provide enclosed, tempered heat locations for the service vehicles while a separate enclosed tempered section houses the mobile substations. In order to keep the building comfortable in the winter and achieve a high level of sustainability, the building has one of the largest in-floor radiant heating systems in the state. The facility achieved Energy Star certification. 12

CENTRAL OFFICE

Ivy Tech Community College

As part of the renovation of the North Meridian Center in downtown Indianapolis, Schmidt Associates redefined a floor of the existing AUL Building to incorporate the Ivy Tech Community College state administrative and executive offices. The new space looked at departmental functions to ensure people who regularly collaborate were near each other. The new high-tech, open office concept allows natural light access for all occupants and increased staff per square foot. Multiple collaborative environments were created including focus rooms, meeting rooms, open spaces, and an enlarged cafe.

ROTARY BUILDING

IUPUI

At Indiana University – Purdue University Indianapolis (IUPUI), the historic Rotary Building is an iconic campus structure that sits adjacent to one of the new front doors of the university grounds. Critical to the success of the IU School of Medicine, the facility needed renovation to meet the needs of the future. Schmidt Associates was contracted to create a bridge between the historic building and its modern amenities. We restored the structure’s exterior and designed a modern medical office and support space. The new space serves as the operating room in which students of the IU School of Medicine can hone their skills and promises to be one of the most desired spaces on the IUPUI campus.

HEADQUARTERS RENOVATION

The Salvation Army, Indiana Division

Following a facilities assessment by Schmidt Associates, the Salvation Army of Indiana decided to relocate their headquarters facility. The renovation and move provides office space for ~90-100 staff and volunteers and a new conference center, and allowed them to bring some of their storage needs back on site. Programmatically, the facility allows the Salvation Army to organize departments and community spaces to maximize efficiency. Community training rooms are located on the first floor near the front entry for easy public access. Most office space is located in the center section of the first floor and the second floor. A large storage area at the rear of the building allows for departmental storage, as well as general event and building storage. Additionally, there is a large conference room for 200-250 people for regional meetings and events. This multi-use meeting space is equipped with a catering kitchen to allow for a variety of functions. 18

INDIANA HUMANITIES

Indiana Humanities Foundation

In 1986, Indiana Humanities had the opportunity to purchase the historic Meredith Nicholson House. Appropriate, as Meredith Nicholson was a Hoosier author whose most notable novel, The House of a Thousand Candles, was written while he was a resident of this historic home. As with all historic properties, constant upkeep is essential to its longevity. Schmidt Associates is proud to have helped restore and update this marvelous home. Several updates were made to the exterior, including tuckpointing the masonry, restoring the windows, and most notably—removing an addition to bring back the historic side porch. Internally, the first floor was updated to allow for greater functionality of the space and the creation of a humanities hub. 20

CBS NEWS STUDIO

Tribune Broadcasting - WXIN Fox 59

A very high energy and visionary client, WTTV 4, the local affiliate of CBS, needed a new studio. Using the existing FOX 59 studio, Schmidt Associates developed a strategy to reconfigure and re-imagine the existing space. A new Hoosier Lottery studio and control room was created in the former graphics department. The existing Hoosier Lottery Studio was then renovated into the new CBS Studio and control room. The graphics department was merged with the art department, creating a single artistic coordination zone. To accommodate the new CBS employees, the original FOX 59 news room and assignment desk were expanded. The resulting space provides the energetic news team with ample space to provide Indianapolis with their news.

In 1910, the beautiful Wil-Fra-Mar, named after the developer’s children, was constructed. After a fire in the 1960s, it fell into disrepair. The Schmidt Associates team worked with the remaining space and renovated it for our particular office needs. With the requirement for greater working space, we designed a new, four-story office building named Phi-Dan-Ste, after Wayne Schmidt’s children, honoring the tradition of the original developer. The facility is connected on all floors and the façade blends brilliantly to complement the historic block. At Schmidt Associates we practice what we preach and we used the philosophies and approaches we hold dear when it came time to designing our own collaborative space.
