WALKS AND DRIVEWAYS Asphalt driveways connecting to the street. LANDSCAPING Decorative and native vegetation, providing a natural feel that seamlessly blends with the surrounding terrain. DOORS AND WINDOWS Anderson™ and Jeld-Wen™ wood / metal clad, double pane low-e glass with screens on all operable windows. Front door & interior doors are solid-core wood doors. INSULATION Fiberglass insulation by John Manville™ with R38 in the ceiling, R21 in all exterior walls and R11 in the interior walls, providing superior sound attenuation. WALL AND CEILINGS Sheetrock is 5/8” sanded, featuring a light imperfect smooth texture and painted with two coats of latex paint. Ceilings are also painted and feature an imperfect smooth texture. Wood ceiling upgrade may be available depending on stage of construction and plan selected. INTERIOR TRIM Natural stained Alder wood trim. Baseboards are 1” x 6” and casing are 1” x 4” throughout the residence.

DOOR AND BATHROOM HARDWARE Exterior and Interior doors feature oil rubbed bronze door knobs, deadbolts and hinge packages. Also included are door stops, shower doors, and mirrors above all vanities. Bath hardware: towel bars / rings and other hardware are chrome to match the standard plumbing fixtures finishes. FIREPLACE The homes feature gas fireplace inserts with surrounding ceramic tile elements to the bottom of mantle. The mantle features a solid beam Douglas Fir mantle. Fireplace comes standard in the Great Room and may be an option in the Master Bedroom (depending on floor plan & stage of construction). An exterior fireplace may also be an option in certain floorplans (depending on stage of construction).

Wood floors are 1/2” thick by 7.5” wide pre-engineered wood floors with a factory-applied finish. All floors feature nailed-down installation and are included in the kitchen, dining room, master bedroom, foyer, living room and some stairs (see Schaffer’s Mill sales executive for details on each floorplan). Builder Level 1 carpet with six pound padding. Carpet layout is plan specific, but is typically featured in all bedrooms, some hallways, some stairways, and bonus rooms. Tile is located in the master shower and tile surrounds on lower tubs. Tile will be subway-style ceramic tile.

Interior & Exterior Specifications S CABINETS Cabinets interiors are all plywood with dovetail drawers and feature soft close hardware. Doors are Alder with a shaker-style and a stained finish. Cabinet hardware is included in the kitchen and all bathrooms. COUNTER TOPS Granite countertops are included in all kitchens, kitchen islands and bathroom vanities. PLUMBING FIXTURES Kohler™ Kelston line plumbing fixtures with a chrome finish. Oil rubbed bronze or brushed nickel are available as an upgrade (depending in stage of construction). Lavatories, soaker tubs and sinks feature Elkay, Kohler and Lasco products. Soaker tubs are Lasco 60” minimum length. Tankless hot water heater is natural gas with a recirculation pump for on-demand hot water.

ELECTRICAL Exhaust fans in all bathrooms and wired smoke detectors in all rooms. Each bedroom and the great room includes pre-wiring and switches for ceiling fans, as well as CAT 5 wiring in each bedroom, the kitchen and bonus rooms. SAT TV wired to all bedrooms, the great room and bonus rooms. GFI protected outlets are installed in the kitchen and bathrooms, plus two on the exterior of the home. HEATING AND COOLING SYSTEMS Dual zone for two-story residences, and three zone for three-story residences. Features 96% high efficiency natural gas forced-air furnace powered by Rheem or Bryant.
