ay Geier has watched the Emerald Coast grow up. From visiting the area in high school to finally finishing his gulf-front Seagrove Beach home in January, things have changed a lot during his 30-year relationship with 30A.

“We bought our first house when the kids were young. We were at Miramar Beach,” said Jay, who has three adult children with his wife, Diane. Their first home on the Emerald Coast was purchased from his parents when they relocated further south. “So, we come down a lot and we’d wander over to 30A. There wasn’t as much there at the time. “And, then there was a period of about 10 years where we didn’t visit as much. We traveled to other places with the kids —the Caribbean, the islands, the Bahamas. It gave us an opportunity to kind of look around at everything that was available.” But, it was the lure of the Sea —Seaside, FL, to be exact— that drew the Geiers back. “I had actually designed a home for a lot in Costa Rica, but I’d almost forgotten how great the beaches are right here. You just realize when you come back how beautiful everything is.” The Geiers abandoned their plans to build in Costa Rica, instead purchasing a gulf-front lot just outside of Seaside, in Seagrove Beach.

home made the purchase a challenge, according to Diane. They also had concerns about obstructed views of the gulf, but they craved the walkability of the New Urbanism communities. “Jay just insisted and said, ‘You know, if we’re going to do this, I’m going to have a pool.’” she said, laughing. “We had to buy elsewhere to get a pool, which meant we were going to be outside of Seaside.” The couple, who own residences in and around Atlanta near Jay’s business, were headed toward a serendipitous moment. “I went for a jog. We were staying at WaterColor and went for a jog down the beach and saw these lots just outside Seaside and I called Chris Abbott and said, ‘Hey, can you find out who owns these?’”

…I’d almost forgotten how great the beaches are right here…

A few phone calls later, Jay had his answer. The lots’ owner was also in Atlanta. The two men met and, at the property owner’s suggestion, consulted with T.S. Adams Studio Architects at its Atlanta office. The owner of the lots was wary about selling one of the them, telling Geier he wanted homes built simultaneously on each lot if he were to sell one. “It was one of those perfect timing things where I said, ‘Listen, I’m in. I’m ready to go,’” Jay explained.

The Geiers, who had prior experience with other architects, were not hesitant to try something new.

“I wanted to wake up and see the water and I wanted a waterfront pool. That was mandatory,” he said.

“I didn’t want to use the architect that had done our main house and our lake house. I kind of wanted to just get a different look,” Jay said. “Diane wanted a Seaside-looking house. Something

elegant and sophisticated that, since it was going to be our primary residence, wouldn’t feel like you were at someone’s weekend beach house.”

Diane worked on designing the home with the assistance of Atlanta-based Beth Webb Interiors, aiming for traditional, light, airy and crisp, with the gulf as the primary focal point.

So, the approximately four-year project got underway. What Diane had envisioned as a three-bedroom beach cottage became an extraordinary four-story home with a rooftop deck. The home is outfitted with four master suites and two bunk rooms that sleep six and eight, respectively.

“We didn’t want anything to compete with that,” Diane said. “We wanted the focus of the entire house to be on the gulf.”

Jay said that every level of the home lives appropriately-sized, adding that each level feels much smaller than its combined 7,000 square feet. He traveled from Atlanta often to oversee the Davis Dunn Construction build, a decision that resulted in many onsite changes. “We took out a lot of walls. We actually took the roof off and changed the roof line,” he explained. “There was a lot that looked good on paper, but when I got there and I was looking at a wall instead of the gulf, I just wanted to keep adding windows.”

The Geiers opted to incorporate some of their favorites from their Atlanta home — Carrara marble, bluestone and touches from their recently-renovated Design Galleria kitchen and closets. Diane said each of their homes, from the lake house to a downtown Atlanta condo, is right for its area and wanted their Seagrove Beach home to be no different. “The No. 1 thing had to be about the water and the sand and the sky,” she said. The Seagrove Beach home incorporates other personal touches from the Geiers, a process that Jay called time-consuming but made all the difference.

“A lot of this just had to be done onsite, from what the rails were going to look like so they didn’t block the view to the glass catwalk we decided to build on the fourth level,” he said. “These were things that were both frustrating and rewarding at the same time, but I don’t regret it because we got exactly what we wanted.”

“My wife was convinced it would drive me crazy being here and it really hasn’t,” said Jay, chuckling. “I’m still running my company remotely, from far enough away that I can’t just drive to the office. When I’m here, I’m fine to be to bed early and start it all over again the next day.”

Jay said he favors the way the entire back of the home opens up on its ground level, marrying the outdoors with the home’s interior. Diane’s favorite spot is a small study area in the master bedroom where she can sit at her desk and look out over the water. And, they both love the rooftop deck where, on a clear day, Diane said, you can see from Destin to Panama City Beach. Away from the hustle and bustle of Atlanta, the Geiers enjoy the simple things: biking or jogging on the beach in the cool of the day, throwing the shades back each morning to get that first daily glimpse of the gulf, paddleboarding, walking to favorite lunch spots or church, sitting and watching the sunset with a cocktail in hand.

“The home really is exactly what I thought it would be and just honestly, even more lovely. Probably for the first two weeks I was still saying, ‘Pinch me,’’ Diane said. “I know it’s because it’s so lovely and we feel so fortunate.”

W

hen Jamie Parker moved to Santa Rosa Beach in 2013, she didn’t know what she was going to do. She just knew she needed to be … live … do … great.

Parker spent her entire adult life in her family’s cabinetry business in Tulsa, Oklahoma. When she relocated to the Emerald Coast, all she felt she had was her passion for teaching yoga and a blank canvas. “I was teaching yoga at the time,” Parker said. “And so, I was always carrying my mat to class and I would see these mat carriers, you know? I’m like, those are the most non-functional things ever.” “So, I literally just started going home and I was like, ‘OK, I love big bags. I love buckles.’ And, I just started sketching out these designs. I always laugh and say, ‘I can draw a stick person,’ but I can sketch some bags now and it’s kind of therapeutic and I love it.” And, that’s how it started — Maha Loka — with an Oklahoma girl and yoga teacher. But, Parker, who doesn’t consider herself a typical artist, isn’t designing your typical bag. Now featured in Glamour, Vogue, GQ and Condé Nast Traveler, Maha Loka is more of a belief system than a bag. Maha Loka means “great world,” Parker said, deriving her brand’s identity from Sanskrit. But, it’s the slogan beneath the brand that has deep meaning for Parker. “The slogan underneath the logo is “Be. Live. Do. Great.” And, it’s in that order for a reason,” Parker explained. “I really do feel like you have to be a good person first and then you’ve got to live that out. So, you see it and then you ‘do,’ right?

“And, I feel like that’s kind of how it has to be, you know, in order for there to be some authenticity behind it.” Using her entrepreneurial upbringing, Parker started what she said was never meant to be a hobby; she was thinking “global company and big brand” from the beginning. And, she has certainly nailed the global part in the first three years of her business, launching production runs in El Salvador and Kenya. “My dad was like, ‘Jamie, you’ve got to start small,’” she said, laughing. “But, I never thought small.” Part of Parker’s mantra in creating her bags has been ethos, sustainability and transparency. Her new partner in Kenya, which works with big designers like Stella McCartney and Vivienne Westwood, believed the same.

In Kenya, there are up to 17 different communities that can be involved in a bag’s production. One community, for example, might craft the eyelets, while another might strip and clean its materials. It’s a full-circle moment for Parker, whose dad started his business in a garage. Now, she is working out of her own garage. Her future plans include a local warehouse and certification as a B Corp, a designation for companies that meet the highest standards for social and environmental performance and public transparency. “I’m trying to move forward in this world, leading the way to a different kind of corporation. I want to be a part of that movement,” she said. “There are some days I’m like, ‘I can’t jump off this ledge. Like, another ledge. Really? I don’t want to jump off this. But, I end up always pushing myself off. I think you have to be willing to fly.”

“It took months and months of communicating with them before they finally agreed to look at my prototypes,” said Parker, who will make her first trip to Kenya in late 2019. “For me, it’s all about the communities it’s impacting, how much water is being used, the story of their production.”

to talk to him about the driving force behind the restaurant’s cuisine, appealing to South Walton’s diverse clientele and what he considers his “guilty pleasure.” Q: When did you and your family move to the South Walton area? What did the culinary landscape look like then versus now? A: We moved to South Walton in 2009. We have lived in many different places throughout the country, but I think we have planted our roots here over the past 10 years. Our family began vacationing here in 2008 while we were living in south Mississippi. he Emerald Coast has no shortage of cuisine to satisfy every palate and taste, from fast-casual establishments to fine dining experiences. Situated at 30Avenue,a premier lifestyle venue in Inlet Beach within walking distance of Scenic Highway 30A’s New Urbanism communities is an Italian hot spot known as amici 30A Italian Kitchen. Italian for “friends,” amici 30A specializes in authentic Neapolitan pizza pies made in an innovative Marsal Pizza Oven, as well as small plates, pastas and dishes with locally-sourced ingredients.

The family behind this Italian gathering spot, the Corchis’, treat the dining experience as far more than just the food they serve. They live by the motto, “Friends, family and full bellies,” in that order. We sat down with Jordin Corchis, eldest son of owners George and Amy, who serves as amici 30A’s general manager,

At the time, the area was extremely seasonal and many of the restaurants would close for months at a time. We had never experienced that having lived in larger cities for most of our lives. Now, wait lists at the local restaurants can stretch to hours long and businesses are staying open late. The competition has really taken the culinary landscape to another level over the past few years. There are so many fantastic locally-owned restaurants in South Walton. Q: Tell us about your restaurants. What is the driving force behind the cuisine you serve and the atmosphere you create? A: We consider ourselves upscale casual with great food, handcrafted and cooked fresh to order every day. We chose Italian and Mexican cuisines because we, as a family, love Italian and Mexican food. When we decided to open amici 30A Italian Kitchen, we wanted our guests to feel like they were coming into our home, into our kitchen, where we would all gather and share the day’s events around great food. We wanted to extend this feeling to our local community

Q: The culinary community in South Walton has become more global in the past few years. What do you believe the reason for this maturation might be? A: The development in South Walton has been astronomical, and we hope that our local leaders and communities continue to work hard to preserve the “hidden gem” that we fell in love with. South Walton is now a destination for people from around the globe. Our area is unique in that we are a beach town, but we are so much more than that. Our community hosts art shows, music festivals, wine fests, family events like bocce and the list goes on. With all of these different markets filling our area, we must find a way to cater to and impress people from all backgrounds. Q: What is your favorite aspect of being a restaurateur and why? A: We have loved every aspect of being restaurateurs, from the development side to hiring and training staff to providing the best experiences for our guests. We are in the people business first and we make the commitment, along with our

staff, each and every day to take great care of our guests. We love chatting with our guests and hearing about their lives. Our restaurant has become a place of happiness, joy and great memories for us, our team and our guests. Our food complements this experience. Q: Although you specialize in global cuisine, what is your “guilty pleasure” when it comes to Southern cooking? A: We consider “Southern cooking” and “guilty pleasure” synonymous. Southern cuisine matches the culture that we fell in love with when we moved to the south. The food and the people just make you feel good. From fried chicken to creamed corn to pecan pie, there is so much to choose from. If we had to choose just one, it would be sweet potato casserole. Q: Finally: Red or white wine with Italian food? A: Italian food is so diverse! We have modeled amici 30A around serving small plate appetizers and large, family-style entrees. Our goal is to entice our guests to order a variety of items and share them with each other. We encourage you to not just eat your food, but to have an experience. Grab a seat, pop open a bottle of Champagne and snack on a charcuterie board. Keep it light and order the warm roasted veggies and a glass of chardonnay. For the main course, indulge in the homemade gnocchi Bolognese topped with imported Italian sausage and a glass of cabernet. Sip on some Amaro while you battle for the last bites of homemade tiramisu.

to Prepare Your Home for Resale

hen it comes to selling a home, we all want to sell faster and for more money. Fortunately, there are proven strategies to assist sellers in achieving this. Wendy Anguiano, an Expert Psychological Stager with Design and Dwell Homes, explains a few tactics you can do to put your home in its best possible position in the marketplace.

Anguiano is trained in the visual perceptions and emotional attachments buyers have when purchasing a home. She has partnered with sellers and realtors to prepare homes for a quicker sale, sometimes achieving a higher selling price along the way. The goal, she states in this article, is to remove any negative triggers that may be present and enhance the home’s best features and architecture. It’s not merely decorating or staging furniture in a home, but a psychological process to position the home in the best possible way. Here are five tips, according to Anguiano, to prepare your home for resale.

NO. 1: FOCUS ON KEY AREAS Kitchens are the heart of the home and bathrooms come quickly behind. If you are going to do anything to update your home with the possibility of earning a greater return on investment, focus on these two areas. Updating both kitchen and bathroom countertops to quartz is ideal. If a kitchen has a bar-height countertop, we recommend removing the bar and taking the countertop to counter height. This will make the kitchen look larger and it will open up the space, making the entire area feel open and larger. A new backsplash will also be necessary when replacing countertops. If cabinets are outdated, consider replacing them. If cost is an obstacle, painting them white or a combination of white and a secondary color, such as soft blue or gray, on the lower half or island results in a “pop” that will appeal to buyers. Think about updating appliances, faucets, sinks, knobs and pulls while you’re at it. Bathrooms may require removing an old framed shower and replacing it with frameless glass door, as well as installing new tile for the shower or tub surround and flooring.

NO. 2: NEUTRALIZE FOR BROADER APPEAL One of the biggest items I address in a home is neutralizing colors. Decorating a home for a specific taste is different than preparing a home to sell and appeal to the broadest audience. When we walk through a home, we look for colors that stand out and could minimize your buying audience. Believe it or not, color creates an emotion in all of us; neutralizing these can remove the emotion when a buyer walks into a home. Many times, we recommend painting walls either an off-white or light gray/greige throughout. These colors are neutral and will go with everything. Colors such as red, green and yellow tend to make a home feel dated. Other colors such as purple, pink and orange can be fun to decorate with, but may turn some buyers off.

NO. 3: REMEMBER LESS IS MORE We all have those items in our homes that we just love to collect, which can show up as too many items on walls or on top of kitchen cabinets, or as too many clothes in the closet. When selling a home, less is more. Minimizing is key when selling a home. Here are some ideas:

If a home is vacant, staging with coastal décor and furnishings can help a home sell up to 90 percent faster than when not staged. A full 80 percent of buyers cannot visualize beyond a home’s empty shell, and staging eliminates any negative reaction to not knowing how a home may look furnished.

NO. 4: FIX MAINTENANCE ISSUES One negative trigger that may impact buyers is a perception that a home is not well-maintained. If you take the time to fix small maintenance issues ahead of listing, this helps to alleviate these perceptions. If a buyer believes that the home has maintenance issues, they will also believe the home is not well-cared for and that there may be larger issues with the home.

NO. 5: OPT FOR ON-TREND COASTAL DECOR

Overall, when selling a home, aim to eliminate as many negatives as possible and enhance the positives to help your home appeal to the broadest buyer audience possible. If done prior to listing, your chance of selling faster — and for more money—is at its greatest.

In Memoriam PATRICIA “PAT” CARLYLE

Patricia “Pat” Carlyle made her last funny comment on August 6, 2019. Pat was born, January 3, 1953, in Pittsburgh, PA, a few days too late to claim a tax deduction. Her parents, Warren K. Carlyle and Frances Ewing Carlyle introduced her to her much wiser brother, Dr. Warren Ken Carlyle (wife Cheryl) now of Alachua, FL, and her much older sister Karen Lynn Carlyle Murray (husband Robert) now of West Hartford, CT. My family has always been a constant source of support and encouragement. Highlights of growing up in Pittsburgh included every roller coaster possible in Kennywood Park and rides on the Duquesne Incline, and still-warm Mancini’s bread. Pat enjoyed a varied and adventurous career. Fresh out of Penn State she was recruited to be one of the first female Federal Law Enforcement agents in the U.S. Postal Inspection Service. She moved into corporate America by developing and teaching executive training programs to over 45 Fortune 500 companies. She did an honorable stint as head of executive development for the American Red Cross, then as V.P. of H.R.

for a high-tech company worldwide. Pat was proud to serve on the board of CHELCO as well. The great awakening happened in 2001 with the World Trade Center. Life was suddenly too short to spend all of one’s time in an airplane and away from family. She pulled up stakes in Washington, D.C. and headed for the sandy beaches of Grayton Beach, FL. The best decision ever made! She enjoyed her career in real estate with Scenic Sotheby’s International Realty and was pleased to call many customers her long-time friends. Those of you who know Pat can tell you that the things that were most important to her were family, friends, dancing — anywhere and anytime, her beloved horses and dogs. Her many-year meditation practice was the compassionate backbone of her life. She traveled the world extensively, rode horseback at every opportunity, flew an Italian fighter jet acrobatically over the Pacific Ocean, braved scuba diving in the Galapagos and climbed to the base of the Eiger in Switzerland. What she did though, was not as important to her as who she was; a listening ear, a trusted confidant, a community servant, a dedicated learner and teacher.
