he year was 1999 — 20 years ago, now two decades in our rearview mirror. A gallon of gas was $1.22. Mailing a letter would set you back 33 cents. We were all mostly still using dial-up to get on the Internet and everyone was worried about Y2K.

Things have evolved on the Emerald Coast since then as well. Destin is no longer the sleepy fishing village it once was. Walton County now sees more than four million visitors flocking to its beach communities each year. Scenic Sotheby’s International Realty is also a different company than it once was. What started as a handful of employees working out of a makeshift office for Destin Real Estate Company has evolved into a company now affiliated with the world’s leading luxury real estate brand, an agent pool of more than 65 and an annual sales volume that topped the market in 2018 ­— $776 million. So, we just have to ask, “What’s changed in your life in the past 20 years?” Maybe your children have grown up before your eyes. Perhaps you’ve reached the pinnacle of success in your career. tephen and Melanie Schoen have been coming to 30A for over 15 years. The couple met in Seaside over Memorial Day weekend in 2003 and were married a year later to the day in 2004.

“I was living in San Francisco at the time, and came to Seaside on vacation with some girlfriends,” shared Melanie. “Stephen was vacationing there with some friends from Atlanta. We randomly met at a beach party and dated for the next year. We had our first date at Bud & Alley’s, so 30A holds a really special and sentimental place in our hearts.” When the couple met, Stephen had four children, ages 9 to 13 — Emily, Stephen Jr., Molly and Mary Lauren. In 2007, the family welcomed their youngest, Will. “So, we have five children total, hence the very large build,” Melanie shared laughingly. The large build Melanie is referring to is the family’s 5,800 square foot home in WaterColor, Florida. “At the time, Mary Lauren was already married,” continued Stephen. “We had one son-in-law and we knew the other girls and one day Stephen Jr. would get married, so we wanted a compound where everybody could vacation together.”

“We looked at homes and land on Sea Island as well as 30A but eventually decided we wanted to be here where it’s more relaxed,” said Stephen, who quickly changed after our photoshoot. “On Sea Island, you’ve got to wear a coat and tie everywhere you go. That’s not me.” We looked at everything, but WaterColor was more familyoriented. With Will being younger, we wanted to be in a community where we could ride bikes, walk, and he could have friends. We love the green spaces.”

“The girls are all married, so we have three sons-in-law,” Melanie added. “We just had a wedding three weeks ago.” The Schoen’s WaterColor home is the first they’ve owned on 30A. It includes six private suites — one for the couple who celebrate their 15th

wedding anniversary this May — and one for each of their children. At nearly a quarter of an acre, the above average corner lot accommodates a spacious courtyard with an atypically large pool, positioned to enjoy complete privacy.

“And we also love the style of homes in WaterColor — that Old Florida cottage-style,” said Melanie. “This home is bigger than a cottage, but it still has that feel with the tin roof and all the beadboard and shiplap.” After purchasing their lot, the couple once again turned to Tim Adams of T.S.Adams Studio Architects, Inc., who had helped the couple design their Hilton Head and Atlanta homes.

“He did a great job in Atlanta,” said Stephen. “The lot we bought there came with a set of plans which the previous owners had developed with Tim. We contacted him, and met with him, and he convinced us to start over from scratch.” “We just hit it off,” said Melanie. “We wanted to get it done before our youngest daughter went off to college, so he worked with that. It could

have been really stressful, but it wasn’t. He’s great.”

Modeled after a Tennessee farmhouse, the couple’s Atlanta home is very open, with a slate roof and wood floors from an original 19th century farmhouse. “I would say our Atlanta home is very traditional,” said Melanie. We wanted to go transitional with our home in WaterColor — more modern, clean lines. We had rented down here for ten straight years, and noticed that in a lot of WaterColor houses, you walk right into the living room. There’s no foyer and there’s no grand entrance. So we told Tim that we wanted a significant foyer area. That’s something people comment on whenever they come in here.” During the construction process, the couple decided to make a change to the foyer.

“And so we took those out,” Stephen added. “We wanted a cleaner, more airy look.” Another change involved the pool. “It was really important for the pool to be functional, and not just a pretty little dipping pool,” said Melanie. “We were going to do a planting bed along the side closest to the house, but with an eight-year-old at the time, we wanted him to be able to run and jump all around the pool.” The couple shared that, during the 18-month build with Matt Parenzan at Corestruction, they came down from Atlanta almost every month.

“There were going to be transoms matching the one above the powder room door all the way up and down the foyer,” shared Melanie. “When you stood at the front door, your sight line to the

“Matt and Stephen are still great friends, which is saying something,” Melanie shared laughingly. “Matt and his team were so easy. We were very hands-on. We would look at what was going on, and then stop and say, ‘no, let’s do this, and not do that.’

So we made a lot of changes. We actually designed the kitchen with Design Galleria Kitchen & Bath in Atlanta who did our kitchen there and in Hilton Head. We loved working with them.” The kitchen is one place Stephen and Melanie incorporated a favorite element from their Atlanta home. “We did a very similar statement tile backsplash in Atlanta,” said Melanie. “Renaissance Tile & Bath has some of the most exquisite tile. It’s like a piece of art. “We also used the same interior designer that we used in Atlanta — Mary Mac & Company. She and her team sourced a lot of furniture from Beau Interiors, and a few from what we already owned.” “We’re big, big floor people,” exclaimed Stephen. “I’m all about the woodwork, so we wanted to do something a little bit different and went with fumed White Oak flooring.” When asked about their favorite spot, Stephen shared without hesitation, “asleep on the couch.”

The couple shared that their son Will’s favorite spot is the space on the third floor.

“Will goes up there all the time, because that’s where the Xbox and air hockey table are,” said Melanie. “It’s a haul. If we ever build a three-story home again in WaterColor, we will put in an elevator. That was not a Tim thing, that was just an ‘us’ thing. I think Tim even asked, ‘should we put an elevator in?’” Stephen and Melanie emphasized that they built to own and to live — not to rent. “If we built to rent, certain things like the third floor would have been bunk beds and all that other stuff,” said Stephen. “You could have easily gotten one to two more bedrooms in this home, but we kept all the bedrooms big.” “We love the casual, laid back atmosphere of 30A,” said Melanie. “I do get dressed up occasionally, but there is not a single place that Stephen has to wear a coat to.” “A lot of times when we come down, we’ll just go in our shorts and head over to Bud & Alley’s, have a cocktail and just watch

We belong to the WaterSound Beach Club, and it is a haul down to the gulf from the pool, so you have to decide where you’re going to be that day.”

“I feel like when we drive over that bridge on 331, we just start to exhale and relax. With our busy lives, five children and Stephen running a big business, our vacation spot needs to be somewhere that you can truly unwind and be yourself … and 30A is that place.”

When asked to describe their perfect day, Stephen began by sharing, “if you saw ‘Atlanta Stephen,’ I’m a lot more intense, but here, I relax. “I get up way earlier than Melanie and Will. I’ll go jog, make some coffee and sit outside. We like to ride our bikes on a Saturday over to Seaside and go to the farmer’s market, get a
