n Wednesday, October 10, communities along Florida’s Emerald Coast were ravaged by Hurricane Michael. The storm, the third strongest ever to make landfall in the U.S. and the most powerful to ever hit the Gulf Coast, took the lives of many and devastated the personal and business property of thousands. Search and rescue efforts may take months to complete.

For so many, the losses have been profound. But, this is not the end of northwest Florida’s story. It is only the beginning. Floridians have banded together in support of one another. Tangible goods are being donated. Neighbors have cleared downed trees, served hot meals, opened their homes for a hot shower and comforted those impacted.

ong before Russ Gibson and Julie Countess built their home in Alys Beach, they were already channeling that Alys Beach vibe.

“It’s funny, when we built the Rosemary [Beach] house, we called it the ‘Alys house in Rosemary,’” Julie said, “because it actually looked like an Alys house.” The Gibson family, including 14-year-old Madi and nine-year-old Asa, first started visiting 30A about 10 years ago. Julie said they immediately fell in love with Rosemary Beach. “We … decided we wanted to have a place there. So, that also happened to be right about the time of the recession,” Julie remembered, laughing. “We were able to buy a distressed lot in Rosemary and built the house there using our architect Ron Domin and Doug Bock [of Domin Bock Architects].” It was the Gibsons’ first experience building along 30A. As Rosemary Beach’s growth exploded, Julie said the family recognized that Alys was still quiet. “So, then we could see that building in Alys was picking up. We mentioned to Ron Domin, ‘Hey, we really like Alys. We would really like to go there,’” Julie recalled. “It was actually one of our architects, he said, ‘Well, I think this is really the time. If you want to do this, this would be the time.’”

“I would say the big thing that we learned with the home in Rosemary was to find professionals you really like working with and let them do their job. For the Alys house, we had a great builder, Koast Builders. They are so conscientious. They’re just fantastic to work with,” she said. “Let them all do their thing. Let them take it and run with it and it will be wonderful.” Another one of those professionals that Julie aligned with during the Rosemary project was Erika Powell at Urban Grace Interiors. “After we had the [Rosemary] house built and had already picked out hard finishes, I had [Erika] come in and do the furnishings,” Julie said. “I realized, from that experience, that I wanted her at the beginning of the Alys house. So, as the plans were being drawn, Erika was seeing them and working with Ron and Doug on the early design for the Alys house.”

While Ron and Doug are great at doing detailed and elaborate homes, they can also do what we call the ‘little black dress’.

Domin’s vision was that Alys Beach would start booming so the Gibsons bought the lot in Alys and, after a year of sitting on the lot, started working with their architects to draw the Alys house. “We knew what we liked, and having worked with Ron and Doug before, they knew what we liked, so it was not a tedious process at all,” Julie said. “It was very, very easy because we really just let them take the reins and do what they thought was best.”

That philosophy is one that Julie carried forward from building and designing the house in Rosemary.

The style of both the Rosemary house and the Alys house were very similar for the Gibsons. “Russ and I like very clean, straightforward design with restraint. We don’t like fussiness. While Ron and Doug are great at doing detailed and elaborate homes, they can also do what we call the ‘little black dress.’

“That was what we had with Rosemary and then what we wanted in Alys also.” Julie said the floor plans for both homes were similar, with the interiors a bit more modern in the Alys property. The home highlights functionality and symmetry and aschews the ideas of busy and complicated. It is a departure, Julie said, from her family’s 1930s Nashville, Tenn., home.

“It has much more of a traditional feel and certainly is not as easy to live in. There’s definitely not as much of an open floor plan like we did in Alys and Rosemary,” she explained. “Actually, my two houses feel very different. I wish they all felt like the Alys house.” Julie recalls the early days of meeting with different architects and visiting their designs before launching into their own building project. “It was interesting, you know, some of the houses almost felt just overdone to the point that they weren’t functional,” she said. “Whereas Ron and Doug’s homes, they could incorporate really interesting design, but still be functional and live well. “That was what really drew us to them. I feel like all of their houses just live well. They listen to what their clients want and design beautiful homes that are also comfortable.”

windows to the north side of the house,” Julie said. “And, that light just makes all the difference in the world,” she continued. “We have the park on the front of the house, which brings in green. That, with the light bouncing off all the white is just beautiful.” Since moving in, the family has been drawn to what Julie called the “hangout room,” an upstairs space where the whole family can gather and unwind. “We love going up there as a family and truly just hanging out,” she said. “Erika did such a great job in there making it feel comfortable. The fabrics, you can beat them up and it’s going to be fine.” Another family favorite is the bunk room, a common feature in many homes in the area - but with an added twist.

One of the happy surprises the Gibsons encountered during the Alys house project was as simple as a little more natural light.

“I wanted it to be a space that our kids would enjoy, but not the traditional twin size beds that are usually seen in bunk rooms,” she said. “We finally decided to do a full over full so adults could sleep in there comfortably also.

“Erika’s design for the space is perfect ­— fun, but not juvenile.” Julie’s vision for the living and dining spaces in the home’s downstairs was all about togetherness. “I wanted a space where everyone could be together and a table big enough for everyone to get around,” she recalled. “When Erika asked me about furniture, I told her I had always wanted a saarinen table. The more modern aesthetic for the furniture really spun off from there.” She said that the house living larger in real life than it first appeared on paper has been a blessing. “I do feel like it lives bigger than what I thought it was going to be on paper, especially the downstairs area,” she said. “It’s all about the inches there in Alys. So, between Ron and Doug and Erica and what they were able to do, it feels better than what I had imagined it was going to. I feel like they just did such a great job.”

When the Gibsons are in town, they like to bike and walk from Alys to their former community in Rosemary, one of the features that drew them to the area. Julie described her family’s perfect day on 30A, starting with a local favorite and ending with a visit to Lake Marilyn.

“We would get up and go to Charlie’s Donuts truck and get donuts. Then, we would go sit out by our pool and relax for a little bit,” she said. “We would probably go to George’s for lunch and then over to Caliza in the afternoon. Then, pedal down to Rosemary for dinner somewhere. And then … we would go back to Lake Marilyn and fish. “That may be a lot in a day,” Julie said, laughing. “We love the quiet in Alys. our months after meeting, one June day back in the early 90s, Ben and his wife Christel tore down their first house together. With some weekend help from a few friends armed with little more than sledgehammers, the couple took their Arlington, Virginia, fixer-upper down to its foundation, and built a completely new home in its place.

F

The success of your first fixer-upper often determines whether or not there will be a second. For Ben and Christel, their success prompted Ben to pursue building full-time. It wasn’t all by chance, though. Ben and Christel shared common ground in real estate development —Ben in residential, and Christel in commercial —and Ben’s grandfather, a career construction man, may have helped inspire Ben at an early age. After ten more years in D.C., the couple moved to Atlanta in the early 2000s where they took on everything from Section 8 housing to luxurious Buckhead area projects. All the while, Ben and Christel paid visits to the Destin area—a place Ben came to know during his tour at Tyndall Air Force Base in nearby Panama City, Florida —and began investing in real estate there.

Now, Ben’s penchant for functional planning, Christel’s eye for design, and the team’s willingness to try something new is taking shape in an entirely new way —one that is redefining a prominent part of the Destin landscape. Many buyers in today’s market are looking for legacy homes — properties that accommodate stays with extended family, and that will remain in the family for years to come. These homes in particular are built to stand the test of time and changing tastes. Ben and Christel’s team is creating seven such homes in their new Park Row at Crystal Beach community.

Homes in Atlanta were being built to be lived in. Renting a home —even longterm—carried a stigma, and with it, the potential for depreciated value. The couple quickly noticed quite the opposite in the Destin area, where the short-term rental market was shaping homes being built at the beach, which occasionally forsaked function (and style) for capacity. Each new project Ben and Christel took on together was an opportunity for the couple to refine their product and deliver more of what buyers in the market were looking for. And, as their business model continued to change, from fixer-upper to a more

ground-up approach, they welcomed aboard Christel’s brother, Chad Wandrick. A licensed general contractor, Chad, along with his family, live a few doors down from Ben and Christel, who made Destin their home in 2010.

Located on Hutchinson Street— Destin’s most prominent thoroughfare leading those arriving from the Mid-Bay Bridge to Scenic 98 and the Gulf of Mexico—Park Row at Crystal Beach candidly marks their arrival somewhere special, with its Alys Beach-inspired architecture and truly transformative street presence. The team ambitiously worked to install underground utility service for the entire street, leaving nothing to detract from the statement community.

One of the challenges with the Park Row project—as is with every other—was how to maximize the homes’ amenities given the relatively limited amount of space. Balancing that limited space with the density the team believed necessary to achieve the scale of a small community came with some tireless planning alongside Architect Chris Stoyles of Archiscapes. We think they knocked it out of the park. Amenities are important for the sometimes two—or three—

Larger homes with seven or more bedrooms sleep a lot of people, but they aren’t always able to feed a lot of people—or at the very least, won’t allow everyone to dine together. And, who wants to start their family vacation fighting over the one and only master bedroom? Ben and Christel solve for these issues with multiple master bedrooms, uniquely designed private baths, as well as oversized kitchens and dining areas with seating for 20 or more. BEACH HOUSE “There are programs that allow 10 percent or even five percent down for some of these larger loan amounts. But, borrowers need to be prepared to pay a little higher interest rate or be prepared to pay mortgage insurance in those situations,” he said. “To get the best programs, it’s typically going to require 20 percent down.” Tucker said interest rates are another common concern and a conversation becoming more difficult to have with borrowers. “Rates have been increasing quite substantially over the past year and a half, even though they’re still at historic lows,” he said, adding that conventional and jumbo rates are in the high fours. “The Federal Reserve has announced they are going to continue with rate increases. Much of that is not built into the mortgage market yet.

uying a beach house means different things for different people. For some, it’s a place to sneak away to and unwind. For others, it’s an investment, a reliable stream of income to offset the cost of ownership and even make a little money. For everyone, it requires a unique— and sometimes challenging— financing process, according to Kav Tucker, president of Walton Funding.

Tucker said the nature of the second home and investment market in northwest Florida makes for some special considerations. “One of the top questions I get is ‘How much down payment do I need?’,” he offered. “It just depends. For the most part, the market needs to be prepared to put down 20 percent, especially in the jumbo space or for second homes.” There are caveats to that rule, Tucker continued.

“If you’re looking to buy, right now is the time, especially on larger homes where a quarter-point or half a point can make a big difference.” In a second home or investment market, from a lender’s perspective, Tucker said, there are all different levels of risk that must be considered. “Underwriters will look at homes in three classes. If someone is truly going to live in that property for six months or more, it is considered a primary home. If it’s only going to be used a couple weeks a year, that’s a second home. The third tier is while some underwriters may allow occasional use to still get second home underwriting, many will require those to be funded as investment properties,” he explained. Condos add another tier of risk to a lender and more considerations for potential buyers. “With a condo, we’re underwriting the whole building and the

whole association. Lenders, for the most part, are going to be a little more cautious, a little more averse to properties that are treated like a hotel, properties with a front desk and nightly rentals,” Tucker continued. “They’re doable, but with some sort of portfolio program with more down payment and a little bit higher rate.” Alternative underwriting programs for special circumstances such as self-employed borrowers and owners renting through programs such as VRBO and Airbnb are becoming more commonplace for Walton Funding, Tucker explained. Being able to handle these buyers in unique circumstances is one reason Tucker advocates for using a local lender. “Whether it’s us or not, there’s a huge advantage to using a local lender. First, we’re going to have a local panel of appraisers, that’s probably most important. They understand these properties and we have relationships with them. A lender in Houston, for example, is not going to necessarily understand this market or the unique features of these properties and neighborhoods. That certainly can be impactful. “Beyond that is everything that’s required to get a loan done— coordination with local insurance, with title companies,” Tucker said. “And, we know the local Realtors.
