The Saginaw Board of REALTORS® has launched Realtors Property Resource access to all REALTOR® participants. What does this mean to your business? A whole new world of consolidated data and valuation tools to complement your MLS system and support your vital role in the real property transaction. As of RIGHT NOW, you have the power at your fingertips to conduct instant neighborhood and property research, identify market hot spots, cut through client value misconceptions, and much more, using RPR. RPR is the National Association of REALTORS® exclusive online real estate library. With this new resource you have unparalleled one-stop access to data to help your customers pinpoint key property factors, and cut through valuation misconceptions. At the core of RPR is a database of over 147 million property records, built from public record and assessment information. Then, MLS data is added, vital information to create the exclusive RVM – the most accurate valuation model available. On this foundation, RPR adds layers of data integrations, including zoning, permits, mortgage and lien data. And more datasets are being added all the time: plat maps, flood zone maps, school zone and attendance zone overlays, points of interest and more. The comprehensive data integrated in RPR goes far beyond typical real estate information and can be used in evaluating any property and target neighborhood for your clients as well as get a snapshot of trends in your market for your business development plans. RPR offers reports and analytical tools that help you turn a mountain of data into genuine market insight. That's why we're bringing RPR to you. Learn all about how to use RPR at free live-online webinars held every weekday. Just go to the following website to access the class schedule and register http://blog.narrpr.com/training/. In less than an hour, you'll be ready to start exploring data and creating reports that help take your business to a new level. Put the power of RPR to work for you - sign up for your classes today! Commercial Corner The Outlook for Commercial Real Estate By George Ratiu, Manager, Quantitative & Commercial Research The economy – not to mention the commercial real estate sector – is looking for some sparkle this holiday season. While the third quarter brought some positive news to commercial real estate, economic concerns continue to hold back a robust commercial real estate recovery. Still, while commercial real estate markets have been relatively flat this year, improving fundamentals mean a more positive trend is expected in 2012. Commercial Markets According to NAR’s latest Commercial Real Estate Outlook, there was little change in most of the commercial market sectors in the third quarter of this year. Vacancy rates continue flat, leasing soft and concessions continue to make it a tenant’s market. But the commercial real estate market is expected to follow the general economy, and NAR foresees For More Information NAR Research monitors and analyzes monthly and quarterly economic indicators, including retail sales, industrial production, producer price index, gross domestic product and employment data that clearly impact commercial markets over time. In addition, NAR Research provides several products covering commercial real estate including an annual Commercial Member Profile, the Commercial Real Estate Quarterly Market Survey, and the Commercial Real Estate Lending Survey. These reports, as well as the complete Commercial Real Estate Outlook, are available at www.realtor.org.
Legal Lines - Tax Credit QUESTION: I represented a Buyer that qualified for the Federal Housing Tax Credit in a sale that occurred in 2010. Do they have to repay this credit? ANSWER: NO, with one exception. If the home the Buyer purchased with the credit ceases to be the Buyer’s primary residence within 36 months from the day of purchase then the Buyer must repay it in full. The full amount of the credit received becomes due on the tax return for the year the home ceased being the Buyer’s principal residence. This answer does not apply to homes purchased in 2008 and some homes purchased in 2009. If any of your past clients has any questions pertaining to the repayment of this credit, have them consult with their tax preparer. Source: McClelland & Anderson
