Resort Programming –The Guest Experience
Guestrooms would include a mix of oversized standard rooms, junior and two-bedroom suites, and specialty suites that are low density and of the most luxurious quality. The guest rooms will be recognized as the finest and most desirable resort accommodations in the world designed with colors and textures in harmony with their surroundings, drawing their inspiration from their natural setting with a focus on sense of place. If suitable, each guestroom should include outdoor terraces to provide exceptional views of the site’s grounds.
The resort will depart from traditional placement of hotel buildings on a site with all guestroom accommodations enjoying primary views of the natural elements. We envisage a new ultra-luxury lifestyle resort with guest accommodations dispersed among natural amenities and experiences. In addition to the serene beauty of accommodations set to blur the lines between the indoor and outdoor environment, the spa may be de-centralized to allow the guests to explore the resort and find new experiences. Some of the suites may be designed as small spa wellness villas (providing inroom treatments) with secluded gardens or terraces, with the added luxury of a patio and private pool.
Guest comfort will be paramount with luxury and attention to detail embodied in all aspects of the room including sumptuous bathrooms. Every bathroom should be spacious and appointed with the finest of fixtures and finishes and the surrounding views will be a central facet of their composition. Equal attention should be paid to the comfort of the bed, and careful consideration should be given to the selection of the mattress, pillows, sheets, comforters and duvets (that improve sleep quality) ensuring the resort will be legendary for its attention to the comfort of its guests.
The design, fit-out and MEP of the guestrooms will be aligned with the wellbeing of the guests and may follow the WELL Building Standard, including but not limited to the lighting system aligned to the circadian cycle, heating and cooling systems designed to maximize wellbeing, mattresses and beds that improve sleep quality, and art and esthetics to promote harmony and creativity.
Every aspect will be designed to improve human health and well-being through evidence-based strategies.

Holistic Spa
The Estate holistic spa is a wellness center that emphasizes treating the body, mind, and spirit as interconnected aspects of an individual’s overall well-being. From a design perspective to an offering perspective, we create the ultimate leisure and pampering experience for our guests.
Unlike traditional spas of luxury hotel operators, which primarily focus on physical treatments like massages and facials, our holistic spa concept incorporates a wider range of therapies and practices aimed at achieving balance and harmony in all aspects of life. From a layout perspective, our holistic spa incorporates the following components:
• Pools and relaxation areas;
• Sauna world – a mix of wet spa areas including saunas, steam rooms, hammam, banya, etc.
• Traditional treatment rooms and related relaxation areas (including additional female only relaxation areas and changing rooms);
• Fitness center and training rooms (for private and group classes), articulated around “strength area”, “cardio area” and “mobility / flexibility area”.
Our design usually promotes relaxation with natural elements like water features, plants, and soothing decor. Our holistic spa will deliver a sensorial experience (with focus on all senses).
Traditional holistic spa treatments focus on the following:
• Massage Therapy: Various styles, including Swedish, deep tissue, and hot stone, often combined with aromatherapy or essential oils.
• Energy Healing: Practices like Reiki, chakra balancing, and crystal healing.
• Acupuncture: Traditional Chinese medicine technique to balance energy flow.
• Reflexology: Foot and hand treatments targeting pressure points linked to different body parts.
Designed as an “Oasis of Calm”, the spa experience should be situated in an uncluttered Zen-like setting. Carrying on the contemporary resort theme, the holistic spa should include a combination of soft woods, textured stone and carefully selected artwork. The interior design should create the perfect backdrop for guests to spend the entire day experiencing rejuvenating wellness and longevity treatments, complemented with nutritious food and invigorating beverages.
The spa will include a fully equipped high energy and holistic care program with state of the art cardiovascular and strength training equipment each in separate training rooms. Yoga and meditation will be housed in unique spaces created to suit their special needs.
Augmenting the resort setting will be an expansive and inviting indoor/outdoor swimming pool and deck capitalizing on the Estate views. The pool and deck areas accessible for the high energy and holistic area customers (potentially with spa cuisine available for poolside refreshment). Consideration should also be given to incorporate an indoor lap pool to compliment the fitness areas.
Resort Programming –The Guest Experience
The pathways throughout the resort grounds linking the guestroom accommodations to amenities (and within) should be organic and meandering in design to entice guests to discover elements within the resort. Seating and relaxation gardens may be positioned throughout to enhance the guest journey and encourage further exploration. Elements of water including rock pools and streams should be aesthetically pleasing and potentially allow for a unique guest experience (e.g. incorporating a sauna and mineral water plunge pool as a natural occurrence).
Traditional materials should be utilized with contemporary patterning enhancing the setting and evoking the site’s sense of place within a resort context. The materials and finishes used for construction and decoration should be the highest quality, while remaining simple, natural and serene. The atmosphere should be relaxed and comfortable. The amenities and facilities could be further enhanced with innovative lighting, highlighting elements and providing illumination for the guest’s journey throughout the resort.
Public spaces should reflect the resort’s decentralized nature and consideration should be placed in areas to capitalize on views and experiences. Resort areas may be separated by luscious gardens inter-dispersed with flowing spaces between interior and exterior environments, focusing on the tranquility and serenity of the environment. Areas throughout the site should celebrate outdoor activities for guests. A Residents club may provide an opportunity to experience an outdoor movie screening while serving selected wines and foods for the occasion. During the year, the resort could host film festivals or cultural events for guests and neighbors to further integrate the resort with the local community.
