Are you considering buying or selling your home? SRE, Sandestin Real Estate Sales says stop, roll up your sleeves, pull back the curtain and accurately assess a real estate agent's past performance and potential success with your home. Whether you're the buyer or the seller, here are ways you can find out more about your agent before you hire. 1. Talk with recent clients. Back to the basics…a good old fashioned reference check. Ask someone who has used your agent of choice. 2. Look up the licensing. This is human resources 101. Check your state’s real estate board to determine the status of an agent’s license and past disciplinary action history. 3. Pick a winner. "Agent of the Year" designation awarded by the state or local branches of real estate are typically black and white numbers…or rather GREEN. The one who sells the most is recognized for success. And, character awards are judged by peers, quite the compliment. 4. Select an agent with the right credentials. Just as doctors specialize, so do real estate agents. The letters after the name can be an indication that the person has taken additional classes. (For example CRS “Certified Residential Specialist” has completed additional training in handling residential real estate). An agent who is a Realtor with a capital "R” indicates membership in the National Association of Realtors (NAR), meaning they have pledged to support the code of ethics. 5. Research how long the agent has been in business. Experience counts… Active involvement in and knowledge of an area, price range, category of real estate is essential. 6. Look at their current listings. Check out an agent's listings online. Their listings should mirror the property you want to buy or sell, in the same area and price range. The right quantity of listings indicates a healthy business (Too few = not enough active business/experience. Too many = you become a number). Web presence carries a lot of weight and becomes a great tool in your assessment process. If you cannot find your agent, no one else can either. 7. Ask about other houses for sale nearby. This is a simple test of market knowledge. A good agent should know about other area properties that are available off the top of his head. Mention a house in your area that's sold recently or is for sale. Your preferred agent should be a walking MLS of data. These are only seven simple points to finding the right agent. S

andestin Golf and Beach Resort means a variety of things to everyone who visits this truly unique destination. For some, it’s a golfing mecca with some of the finest courses in the country. For others, Sandestin is synonymous with feet in the sand and a cool drink in hand. Maybe, it’s the tennis, shopping in the Village or going for a long walk on a sun-splashed day with no particular place to be. But, for many people the boating lifestyle at Sandestin is what keeps them coming back — or here forever. Baytowne Marina is more than just a place to dock a boat. Each boat represents a true passion to be on the water, to enjoy the solitude or the fun only a day on the bay or the Gulf can bring. But mostly, and especially at Sandestin, the boating lifestyle represents friendships, camaraderie, a community bonded by a passion only the sound of waters lapping on the bow of a boat can bring. Each boat represents a story and whether a seasoned old captain, a weekend warrior, or beginner, Baytowne Marina is a melting pot of good times and great people. Mike Curtis developed his passion for boating growing up in New Orleans. If it had a hull, Curtis probably sailed it. Powerboats, sailboats, you name it, he captained it in and around the waters of Lake Pontchartrain. After he married

his wife Ginger in 1972, they started having children and Sandestin became an annual retreat. After their first visit to the resort 43 years ago, he bought a boat and has been calling Sandestin home and his favorite boating destination ever since. “Our kids grew up at Sandestin,” said Curtis. “We would visit five or six times every summer. We just loved our visits to the resort over the years, and my kids just hated leaving to go home. Over the years, I have kept a boat there for all of us to enjoy. I figured as often as I was there, I needed to purchase a home in Sandestin, so that’s what we did.” Over the years, Curtis’ 17-foot boat, like his family, got larger. He now owns a 50-foot Sea Ray and keeps it docked at Baytowne Marina. His Sea Ray also sports a 10-foot inflatable for additional fun on the bay or the Gulf. He also owns a 24-foot ski boat and wakeboard boat which he likes to use for ripping up the Jordan River near Bay St. Louis, Mississippi. But, let’s face it, Sandestin is his home dock. He first purchased a home at Sandestin in 2006 and later moved to his current resort location at Anchorage in 2010, just a short walk away from the marina which is most definitely his second home. Curtis says the waters of Northwest Florida are some of the finest to navigate in the world. From Panama City to Orange

Beach and to the pass at Destin Harbor, he and his family enjoy cruising, fishing and sharing as many days as possible on the water. But, no matter where they go, Sandestin is always the home port. “I have boated all over the Gulf Coast, and Sandestin is by far the best location on the entire coast,” professed Curtis. “The marina is well-maintained and well-protected due to its location on the bay side. But overall, you can’t beat the people. From the harbor master Captain Ron to everyone, the people are just phenomenal. While the staff is great, we have great friends and enjoy every aspect of the boating lifestyle at Sandestin. Plus, we love being able to drive our golf cart to the boat and enjoy a good meal at the Marina Bar and Grill. We love the Emerald Coast Blue Marlin Classic tournament and all the fun events the resort has to offer. But again, it’s the people that make Baytowne Marina a very special place.” Scott and Jeri Michie are retired school principals from South Georgia, and their passion for the boating lifestyle at Sandestin took a more indirect route. As tennis enthusiasts, they visited Amelia Island and soon realized that something just wasn’t quite right. So, 12

they searched for Florida-based tennis resorts online, and as fate would have it, Sandestin appeared first, so they planned a trip to the resort to take a look for themselves. At that time, around the year 2000, The Village of Baytowne Wharf had just opened, so the resort was filled with life and energy. “Once we crossed over the 331 bridge, we knew this was the place we wanted to be for the rest of our lives,” said Scott. “The safety of the (Choctawhatchee) bay was a big factor for us as we were very much novice boaters at the time. We prefer the bayside boating versus being offshore in the Gulf of Mexico. We find boating to be a nice escape and something we can share with family and friends and have fun.” Like the Curtis family, the Michie’s also live on the resort at Anchorage. But unlike the Curtis family, they prefer the convenience of getting their boating fix via Legacy Boating Club. The club is designed for people who enjoy the boating lifestyle, but prefer not to own a boat. As boating novices, Scott and Jeri appreciated the orientation classes the club provided, the one-on-one instruction and the detailed safety information which gave them piece of mind and the opportunity to feel comfortable

about venturing out with confidence onto area waters on their own. Now, the Michie’s enjoy excursions east across Choctawhatchee Bay and down the Intracoastal Waterway where they can enjoy inshore fishing and trips to Panama City for the day. They enjoy the convenience of being able to select the type of boat they wish to experience, but not have to worry about storing it, maintaining it or having to pay insurance and other costs associated with boat ownership. But, they get the same fulfillment from a joyful day on the water. “We just love being part of the boating community at Sandestin,” said Jeri. “I love to play tennis, but if Scott and I don’t hit the water, I may go out with my girls from the tennis center and hang out at Crab Island for the afternoon. The (Legacy) boating club provides us flexibility and convenience to enjoy this lifestyle. Plus, we can select the type of vessel we wish to experience from a smaller fishing boat to a larger one where we can share the day with several other friends. It’s all about having fun, making memories and enjoying life at Sandestin.” “Over the past 10 years, our Sandestin members have always been a joy to serve. They

Legacy Boating Club is designed for people who want to enjoy quality boats but prefer not to own a boat. Sandestin Members arrive by golf cart, pick their choice of boat for the day including ski boats, bay boats, waverunners or cabin cruiser. They enjoy making memories on the water and leave the hassles to us.” Now, when it comes to boating at Sandestin, it seems everyone is familiar with the man known simply as “Captain Chuck.” Charles Hudspeth has been a licensed United States Coast Guard captain since 1980. To him, the

boating lifestyle is a career, and Sandestin is his home. He currently pilots a 112-foot Westport motor yacht. “The resort is where I keep my boat during the summer months. Sandestin is a boat lover’s dream. Baytowne Marina offers so many amenities, and there is plenty for my family to do there and in the Village,” claims Hudspeth. “We also enjoy the tennis, golf and the beach. I love cruising into Sandestin, getting into the slip and watching the marina come to life. There are always happy people walking the dock, cooking out and socializing. I have had a boat at Sandestin since 1995 and I have many very fond memories and plan to create many more.”

Perhaps the most unique part of the boating lifestyle at Sandestin is the Baytowne Floating Society, an intrepid and hearty group of about 100 fun-loving adventure seekers, and of course, boating enthusiasts. According to a charter member, the society is composed of people who live at Baytowne or keep a boat at the marina. Apparently, they are pretty mean gumbo makers as well. The Baytowne Floating Society has claimed victory at the annual Sandestin Gumbo Festival. “We really feel the boating community at Sandestin is an extension of our family,” said Jeri Michie. “I walk out of my front door and play tennis, and then walk out my back door and head to the marina. How can you top that?”

he beauty and grandeur of the Emerald Coast is all around us. From the powdery white sand beaches to the lakes, streams and marshes to the lush green golf courses, Northwest Florida is nature’s canvas with amazing scenes for our senses to enjoy. Sandestin Golf and Beach Resort is a 2,400-acre playground for all ages and is truly a microcosm of the abundance of beauty located in South Walton in all of its forms. While the majority of us enjoy the resort from the ground, there is a growing segment of people who enjoy Sandestin from high above. We’re not talking parasailing at the beach or zip lining in The Village of Baytowne Wharf. Drone enthusiasts are quickly becoming adept at capturing some of the most amazing scenes from hundreds of feet above the Earth. Brothers Brock and Jason Ellis first became fascinated with drone flying about a year ago. They pooled their money and purchased an entry level DJI Phantom I model for about $1,000. However, the photography professionals realized they needed to upgrade quickly, and within a couple of weeks they bought a DJI Phantom II drone. The big difference and improvement with the newer model was the gimbal assembly which maintained camera 14

steadiness and allowed for quality aerial photography and video. “We were able to get great images for the Emerald Coast Blue Marlin Classic last year, plus the drone was great for wedding and real estate videos,” said Brock Ellis. “It opened up a whole new world and perspective for us as we learned more ways to enhance our ground-based photography.” Since last year, Brock and Jason have started their own companies known as Brock Ellis Visuals and 8 Fifty Productions, respectively. Jason owns a DJI Phantom II Vision+ drone and has been capturing captivating images with it from high above Sandestin and areas from 30A to the Destin Harbor. His passion for photography blossomed after a trip to Europe a couple of years ago. Gathering palpitating pictures and vibrant videos with his drone has only piqued his interest and carried his enthusiasm for flying, literally, to a whole new level. “Right now, the FAA will not allow flying drones for profit; yet they haven’t imposed regulations for flying them,” said Jason Ellis. “It’s frustrating because there are people like Brock and I who want to do it right and fly by the rules, so when that day comes, we’ll be ready.”

In the meantime, the Ellis brothers are logging long hours flying their drones, gaining experience and recording incredible “wow” factor images and videos. Both love flying their drones around Sandestin Golf and Beach Resort and have dozens of jaw-dropping moments they have been sharing on their websites and a variety of social media channels. “Sandestin is the most perfect place to fly a drone,” exclaimed Jason Ellis. “The beach, the bay, the Village, events, fireworks, the golf courses, weddings, even the condos and architecture — it’s all beautiful and it’s all here in one place. I could take drone shots at the resort for a week and find something incredible to shoot from dawn until dusk every day. The images are just stunning and so cool.” The brothers love to fly their drones at the beach. In fact, both have spent a good part of their lives at the beach — working for Sandestin. Jason, 35, served with the

beach services staff for about 12 years before venturing out with his photography business. Brock, 24, still works at the beach for the resort, plus finds time to develop his drone passion. “It’s cool to fly over the beach above the umbrellas and beach goers,” said Brock Ellis. “People are fascinated with the drone, and they ask a lot of questions about how it flies and what kind of pictures and videos I can capture. I just love everything this area has to offer from a visual standpoint. Flying over Sandestin is so cool because there is so much out there and each day is new and different. One of my favorite drone videos was capturing the baby manta rays jumping out of the water just off the beach. Just amazing.” Nick Cianciolo from Atlanta recently visited Sandestin and brought his drone — a serious one. He admits investing close to $20,000 for his eight propeller, 24-pound Octocopter with all the extras. His ground station includes a

laptop computer, two remote controls and a TV quality monitor, so he can clearly see the mind-blowing aerial pictures and videos he’s able to capture with his 4K camera nestled comfortably in the gimbal housing. “I love coming to Sandestin to fly my drone because of the amazing vistas and stunning landscape,” said Cianciolo. “Flying over Baytowne Wharf and the marina, even the Sandestin Welcome Center is fun as you can see the perspective of the building and proximity to the bay. But, you can’t beat the beaches and emerald green water; it’s just a cool vantage point.” Cianciolo agrees that if the FAA would regulate drones and set specific rules, it will assist hobbyist and avid fliers who may wish to pursue business opportunities flying them. In the meantime, Cianciolo and the Ellis brothers will continue to fly and store spectacular and breathtaking images from hundreds of feet above the picturesque Emerald Coast.

The Overlook at Sandestin “This is by far the finest outdoor venue we now have in Walton County.” Those were the words of a high-ranking official at Visit South Walton during a Walton Chamber Business After Hours function which served as the opening event for The Overlook at Sandestin. The venue is a 4,500-square-foot, L-shaped outdoor function area overlooking the beautiful Choctawhatchee Bay and a perfect setting for weddings, receptions, private parties and events. THE RAVEN’S 15th Anniversary BY PHIL WERZ

J

ake Lehman arrived at Sandestin Golf and Beach Resort in 2000, just in time to start working with Robert Trent Jones Jr., as the reputed golf course designer was preparing to commence work on his latest masterpiece — the Raven Golf Club at Sandestin. Lehman’s background as a superintendent in the golf industry was strong with previous stints at fabled Oakmont Country Club and the legendary Augusta National, home of the Masters Tournament. Working on the Raven project was his next big challenge. Wadsworth Construction and their lead architect, Bruce Charleton, were tasked with building the course to Robert Trent Jones Jr.’s vision, and Lehman oversaw the day-to-day progress. Today, Lehman is the director of golf maintenance and shares the same 15-year anniversary at Sandestin as the Raven. The Raven hasn’t changed much over the last 15 years. The TifEagle Bermuda greens and 419 TifEagle fairways and rough are, to this day, the same as the original installation, but it was a challenge given the time of year when the course was built. “We were planting grass on the greens in February for an opening in March, and you usually don’t plant Bermuda grass after August. Now that’s pressure,” said Lehman. “We debuted on time just fine, but when we transitioned out of the overseed in May, you could see little rectangles all over the greens because we planted the sod when it was frozen, then it eventually died.” Despite the inauspicious start, the Raven Golf Club still earned “Best New Course” honors in 2000 from Florida Golf News. A decade and a half later, the Raven keeps flying high as Golf Digest named it one of the Top 75 Golf Courses in the state. In between there have been more

accolades than holes for the Raven, and it is recognized as one of the finest layouts in the Southeast. “When you play the Raven, you will remember every hole you played as each has a certain character all its own,” said Rick Hileman, director of golf at Sandestin Golf and Beach Resort. “This course has stood the test of time, and through the years the quality of this course has not changed. It’s top level golf and immaculate conditions from tee to green every time you play it.” The quality of the Raven Golf Club did not go unnoticed by the Champions Tour. In 2006 and 2007, the course played host to the Boeing Championship, the resort’s first opportunity into staging a world-class professional golf event. In the three-round tournament, Bobby Wadkins snapped a five-year winless drought to claim victory by one stroke over World Golf Hall-of-Fame inductee Raymond Floyd with rounds of 62-71-70 (-10). Wadkins’ opening round score of 9-under par 62 is still the course record for the Raven today. That course record was matched by two players in the first round of the 2007 Boeing Championship. Tom Purtzer and Eduardo Romero blitzed the Raven Course with matching 9-under par 62s, but neither could hang on for the eventual win. Roberts fired a final round 6-under par 65 to beat Romero by three shots. Roberts finished with a 16-under par score of 197 with sparkling rounds of 65-67-65. It was Roberts’ sixth Champions Tour victory. Defending champion Bobby Wadkins finished T-14. Will professional golf return to Sandestin? “We’d all love to see a tour event come back here,” said Hileman. “I think we are a great fit for the LPGA, being a family-focused resort.” Time will tell if professional golf returns to Sandestin, but in the meantime, the Raven will continue to fly high as an amazing golf experience for amateurs of all ages. The course is a favorite stop for golf lovers across Northwest Florida and will continue to host landmark golf events. In the past, the Raven has hosted noteworthy events

including the Division III Men’s and Women’s Golf Championships (2013), the Annika Sorenstam Celebrity Golf Classic (2012), the United States Golf Challenge (2015), the annual Golfweek Fall Invitational (Div. III teams each October), the PGA Dixie Section Championship, the PGA Professionals National Championship and the Sun Belt Conference Men’s Golf Championship (2015–18), among many other coveted regional, local and charitable events. “I think we have found our sweet spot at the Raven in hosting the collegiate golf events,” said Hileman. “Coaches, players, teams, the NCAA, they all love this venue and they claim our course and facilities are as good as any they play all year long — and we hear that time and time again. That’s high on my priority list. Why can’t we have a Division I NCAA National Championship held at Sandestin?” With all of those amazing events in the past and many more to come, the true star is the course itself. While the people who greet the golfers keep them coming back, it’s the design of the Raven and the routing through wetlands, marshes and pine trees that creates memories. While each hole is memorable, there are two that keep golfers talking (to themselves) and to others during the round and at the 19th hole — No. 6 and No. 18. The par 3 No. 6 hole is Sandestin’s answer to the famed island hole at TPC Sawgrass. When the wind is blowing, this hole can be a beast. The final hole is a challenging one that was rated the “hardest par 4” by stroke average during the 2007 Champions Tour season. “To me, this course is like a child; I’ve helped raise it,” remarked Lehman. “Now, I’ve turned it over to Greg Hafely, our superintendent and James Gasbarro, his assistant. So, I’ve had my chance. Now, it’s time to hand it off. It’s their turn now. The Raven is in very good hands.” And those greens that were frozen 15 years ago before the debut? They are the same ones you play on today. If only they could talk… Happy anniversary to the Raven!

in Mobile, Alabama. From there, he made his way to Texas A&M to pursue a degree in Marine Transportation. Daniel proudly served in the Navy Reserves for five years. As a midshipmen, attending the Maritime Academy at the Texas A&M University of Galveston campus was a necessary step in earning his captain’s license. Daniel is now a captain for Edison Chouest Offshore, a marine transportation solution provider based in Louisiana, and has been working offshore for eight years. As a captain, Daniel has had the opportunity to visit just about every continent of the world during his tenure. With four years working overseas under his belt, Daniel was searching for a home base that would be a pleasant escape for his time off and on dry land. Daniel purchased an investment property in Heron Walk at Sandestin in January 2014 and is a part of the Sandestin Rental Program. When he is not working offshore, visiting family in Alabama and Mississippi, or traveling the world, Daniel can be found at his Sandestin getaway. 42

Laurel Grove at Sandestin Golf and Beach Resort since 2007. They have been active members of the Beach Club at Sandestin since 2008. The Herrbolds share Sandestin with multiple generations, making Sandestin a legacy property for their family. Francis and Kelly’s children, John, Since 2008 Jake and Jack, all have had the opportunity to grow up at the Beach Club over the years and Francis’s mother visits them at Sandestin from Wisconsin three times a year. Francis is an esteemed cardiovascular surgeon that has been in practice in Albany, Georgia, for 10 years. He completed his undergraduate at Marquette and moved to Gainesville in 1992 for medical school, where he fell in love with the Southeast and a girl from West Palm Beach who later became his wife. Francis graduated from the University of Florida with an M.D. and his wife Kelly with a Ph.D. in Molecular Biology. Francis is active in the boating community at Sandestin. His boat, DADDY-O, is docked at the Baytowne Marina and he is an involved member of the Baytowne Floating Society. “The camaraderie at the Marina is fantastic. I have some wonderful friends down there,” said the Wisconsin native. “We boat, we enjoy the Gulf, we enjoy time with each other, and life never gets complicated with the Floating Society…. I need that considering what I do Monday through Friday.

Mark and Chi Bergeron With their point of sail heading to Sandestin Golf and Beach Resort, and Mark at the helm, the Bergerons have been navigating their vessel from their home in New Orleans to the safe port of Baytowne Marina for over 15 years. As their family grew, Mark and Chi Bergeron decided to purchase Since 2006 a second home in LeJardin at Sandestin in 2006 as a place for their children — Mark, Grace and Benjamin — to grow. The family has spent eight summers at Sandestin since, and during every holiday break from school the Bergerons

can be found celebrating at Sandestin. Two years ago, the family purchased a second condo in Beachside II and now have both of their properties on the Sandestin Rental Program. In 2014, when both of their condos were being rented, the family sailed over to the Baytowne Marina for the entire summer and enjoyed waking up to a waterfront view every day. “The kids would have just as much fun in the marina as the beach,” exalted Chi Bergeron. “Launching paddleboards, kayaks and sunfish sailboats all summer long.” When their children were young, it was a bit of a challenge for the Bergerons to spend the day on the beach at Sandestin. They were thrilled when they discovered the Beach Club at Sandestin about eight years ago. “No more lugging chairs, ice chests and umbrellas as well as three young kids. he date June 30, 2015, has been clearly marked on every calendar at Sandestin Golf and Beach Resort for many, many months. It is the day the new Sandestin.com launches and transports consumers to a new resort experience where they can easily plan their long-awaited vacations and weekend getaways to Florida’s Emerald Coast. The new website has been long overdue for the venerable South Walton resort. The new Sandestin.com will provide a better understanding of the vacation rental process, provide easy navigation, an efficient reservation system and vital information about the resort, activities, meetings, weddings and more. “This new website will be an absolute game-changer for Sandestin Golf and Beach Resort,” said Phil Werz, director of marketing and public relations. “We have listened to consumer feedback and have incorporated bolder images, reduced excessive copy and improved navigation. This will lead to better online conversions and engagement from our loyal guests and a better experience for them once they arrive at the resort.” phix Solutions Group, a global marketing and interactive company based in Atlanta, Georgia, is the brains behind the new Sandestin.com and has produced more than 450 websites worldwide. The new Sandestin.com was developed using the latest and most advanced platforms available. The most significant improvement in the website is its mobile responsiveness. More than 50 percent of traffic coming to Sandestin.com arrives via mobile device or tablet. Prior to launch, the old website did not adapt to mobile visitors, so it resulted in a poor navigation experience and loss of potential conversions. Aside from being mobile responsive, the new Sandestin.com will use more vibrant imagery, less copy, strategic use of video and an on-site search engine optimization strategy that will allow Sandestin Golf and Beach Resort to rank as high as possible on Google and other search engines.

INVENTORY TRENDS

HISTORY OF SALES

In close review of inventory trends over the past five years, it’s apparent that the inventory available for sale within the gates of Sandestin continues to decrease in 2015, albeit much more slowly than the decline of 2008 – 2010. At just under 10 months of inventory available as of April 2015, we are down three months from the same time last year. Comparatively, the average inventory for the first quarter of 2015 is approximately 1.75 months less than that of 2014. Add these facts to the continually growing volume of sales and the overall picture of real estate in Sandestin remains that of a Sellers’ Market.

Sales volume continues to increase in 2015! The first four months of 2015 produced 118 sales within the resort, a 13% increase over the same period 2014. Total sales volume is just over $51 million as of April 30, 2015 - $6 million more than sales closed as of April 30, 2014. If 2015 sales continue on this trend Sandestin’s market could not only achieve an increase over 2014’s numbers of 410 sales totaling $180,129,213, but could feasibly surpass the market rebound of 2013 with its 451 sales totaling $180,269,883.

BEACHFRONT There are 583 condominium units and eight townhomes lining the shoreline of the Gulf of Mexico in Sandestin Golf and Beach Resort. Availability is low, with only 7% of these homes on the market as of May 1, 2015. Of the more notable activity are the five two-bedroom Westwinds condominiums that went under contract within the first 10 days of May. This is in addition to the three homes that have already closed in 2015.

BEACHSIDE Property owners within the Beachside area of Sandestin enjoy the luxury of being closer to the Gulf, oftentimes even having a much-coveted view, without the expense associated with being directly on the water. There are 678 properties within this area, including condominiums, townhomes, singlefamily homes and a very few remaining homesites. In fact, a rare opportunity exists with the current availability of a homesite in Tivoli Ridge (as of May 10, 2015). Luau, with 243 homes within its two towers, has a range of floorplans from studio to three-bedroom condominiums. Its location directly across from Sandestin’s beach access, and the fact that it is one of the most recently built condominiums on the resort (2006), lends to its popularity with both purchasers and vacationers. With six units already closed in 2015, three pending sales and 30 available homes, Luau has a thriving market.

BAYSIDE The grande dame of Sandestin, Bayside is the northwestern-most region of the resort’s 2,400+ acres. These homes, townhomes and condominiums sit amongst long-established lakes, enjoy expansive views of The Links golf course, and many even boast a bay view. Price ranges within Bayside are among the most affordable on the resort and availability of homes for sale is low with only 5% of its 876 properties being on the market. Nine properties are currently pending in Bayside ranging in listing price from $109,900 for a studio in Bayside at Sandestin Condominiums to $999,999 for a renovated, single-family home on the bay in Cove on the Bay.

2009–2015 PRICING TRENDS Many different factors can be analyzed in order to determine whether a real estate market is truly improving. The most obvious being the total dollar volume sold in a market or the number of sales. But comparing a year with a large number of sales at a very low cost and one with a small number of sales at a higher costs could be interpreted as a steady market when actually, there has been a stressor in the market and sellers are getting a lot less for their properties. One of the statistics we look at in order to gauge market performance is pricing trends. What is the average listing price year over year? How much of a reduction in listing price is required before a property goes under contract? And, finally, how much further did the price drop in final negotiations? In 2013 Sandestin’s market began to recover from the real estate decline with the first year in five years with average original listing prices rising above that of the previous year. Happily, this trend has carried through to 2015 with average original listing prices continuing to increase over the previous year. Additionally, the reduction in price from original list to price at contract continues to lessen, averaging only a 3% decrease in asking price (compared to 4% in 2014). This number indicates an ongoing improving market as sellers are asking more for their property and compromising less. Additionally, the final negotiated sales price average for 2015 year to date sales is 93% of the property’s list price. This final number remains in line with that of 2014 and is anticipated to improve even further as sellers become more aware of the scarcity of inventory and the correlating demand for availability by ready and able purchasers.
