A recent report from economists at Florida Realtors´ 2014 Real Estate and Economic Summit discussed that Florida's housing sector is expected to continue growing in 2014, although at a slower pace, due to changing market and economic conditions. Florida Realtors chief economist John Tuccillo summarized that the real estate market is going to grow, and we´ll probably see about a 10 percent increase in residential sales. He noted that home values will rise at roughly five percent a year, which is in line with historical trends. Home values have increased about 12 percent in the last 18 months, a trend not expected for 2014. Economists at the summit agreed 2013 proved to be a good year for the state's housing market, which enjoyed low mortgage rates, high home affordability, strong home price growth and increasing home values. Another economist, Freddie Mac’s Dr. Frank Nothaft, reported that the median time on the market for a Florida home is down to about a month and a half in every single price point class. He believed the market has improved substantially with the amount of vacant housing oversupply at its lowest levels in 10 years. Mortgage rates in the U.S. have shifted in the past months. For 2014, rates are forecast to gradually increase. A big challenge for the U.S. and Florida housing markets in 2014 may be finding buyer financing. This credit environment enforces the phrase, “cash is king.”

A Week in the Life

of a Vacationing Family

I

t happens every time I drive across the Choctawhatchee Bay with my family ... that feeling of peace and relaxation as I enter South Walton and the beautiful beaches of the Emerald Coast. Sure, the sand is a dazzling white and the water a stunning blue-green color all along the coast, but there is only one place in this little coastal town that offers every amenity imaginable under one umbrella (so to speak) — the esteemed Sandestin Golf and Beach Resort. This place is a slice of heaven! From the moment I check in, I begin to experience what makes this resort so special. Palm trees line the driveway, and the atmosphere is beautiful and welcoming. Linda, the front desk clerk, has been expecting me and, along with a genuinely warm smile, she has my room key and

a brochure of what’s happening at the resort this week. As she goes over the list of amenities available to me, it’s obvious from the excitement in her voice and the sparkle in her eye that she is proud of where she works and lives. Not hard to imagine; it is paradise after all. Following Linda’s precise directions and entering the gates of Sandestin, we arrive at our very inviting accommodations in Lasata. The architecture reflects a timeless elegance and is surrounded by lush gardens hosting a sparkling lagoon-style swimming pool. Exotic drinks with tiny umbrellas are being served poolside, and the musical notes of Jimmy Buffet are floating across the breeze. Ah yes, we have reached our destination. As I park the car, I don’t yet realize that I won’t be using it again for the next

seven days. I am truly on holiday. The resort has everything for a perfect family vacation, and it’s all a short walk, bike ride or tram ride away. During the course of the week we somehow manage to explore every inch of this fabulous place. Actually, 2,400 acres of glorious landscape developed purely for the enjoyment of its guests. Early mornings usually start with just the two of us sitting on our generously sized balcony, sipping a cup of hot coffee and looking out over the bay and the salty marshlands so common in this area. This is a brief yet tranquil moment for my husband and me before the rugrats wake up and the air is electric with activity. We pack up the kids with every imaginable beach toy and hop on the shuttle heading for Sandestin’s gorgeous private beach. We want to get there early

to secure a front row seat to the water for the kids and be able to soak up every drop of the abundant sunshine. The beach service crew are so friendly and helpful. They make sure our chairs are set up every day with our name on them, and they help us book our kayak and Yolo board rentals for the entire week. We spend hours snorkeling in the warm waters of the Gulf of Mexico, searching for shells and sand dollars and, of course, building enormous sandcastles. My husband and I enjoy the beach bar while the kids attempt boogie boarding, skim boarding and jumping the waves as most kids do. In the afternoon we all enjoy some time on our own. The Grand Sandestin, the epitome of Southern design and hospitality, happens to have a team of outstanding and knowledgeable concierges who are the “go-to” folks for all of

Just as the sun sets, the cannon blasts signaling the start of a fun and memorable evening. We all head down the tropical pathways to the picturesque Village of Baytowne Wharf and its many exciting activities.

the events, activities and highlights of Sandestin. Naturally, this is my first stop. The concierge courteously enrolls the kids in an afternoon at Club KZ, where they experience all kinds of fun daily activities under the supervision of some very energetic camp counselors. My afternoon is strategically planned for relaxing at Spa Sandestin, being pampered shamelessly and loving every single moment of it. I already know that my next afternoon outing will be spent shopping in all the unique resort boutiques; Barefoot Princess and Coconut Kids are just a couple on my “must visit” list. I’m also looking forward to the days we’ll all spend at the pool, me lounging under an umbrella with one of those fruity drinks in hand and reading the latest best seller. As I am enjoying a world-class massage, my husband plays as much golf as possible on Sandestin’s award-winning and exceptionally designed courses. He finds the Raven to be most challenging, with its many lakes and sand traps, but

is looking forward to playing the Links with its breathtaking views and magnificent fairways. All together once again, we start our evening at the Marina Bar & Grill, eating fresh Gulf seafood and watching the sun lower to a beautiful blue horizon. We are amazed at the number of boats docked at the marina. Many people bring in their fresh catch of the day so that the Marina chef can cook it however they like — a true seaside experience. The kids especially enjoy the music and Miss MaryAnne, the resident talking McCaw and marina mascot. Just as the sun sets, the cannon blasts signaling the start of a fun and memorable evening. We all head down the tropical pathways to the picturesque Village of Baytowne Wharf and its many exciting activities. Our first adventure is an exhilarating ride on the zip line (you can see for miles from up here!). From there we make our way to the bungee trampoline, and then the kids just have to try the height-defying ropes climbing course. One showoff actually makes it to the top to ring the bell! After that thrilling entertainment we’re ready for some friendly family competition at Blast Arcade and Laser Maze. These kids don’t know that mom and dad can play video games, too! It doesn’t take long for the day to catch up with all of us, and we stroll next door to Moo La-La for ice cream and desserts. The night is so nice that we settle on the lawn to enjoy our snacks before heading back to the room. Just as we’re finishing, the sky lights up in an explosion of

fireworks. It’s truly one of the best shows we’ve seen and an amazing end to our first full vacation day. While walking back to the room we talk and laugh about everything we experienced today, and we make plans for the rest of our week. A family bike ride on the miles of paths meandering through Sandestin’s beautifully manicured grounds is on tomorrow’s agenda for sure. A visit to the tennis center is deemed a must by all. The kids are excited to sign up for the junior clinic that takes place twice a week, and we’re looking forward to getting some exercise while playing on both the clay and hard courts. And then there’s always more beach, pool time and golf! We plan to spend a couple of nights at the Village’s Events Plaza enjoying the free entertainment — one night is “movie beneath the stars” and another is a live musical group performing onstage. I can’t wait to dance to the music! 14

It’s been such a wonderful day for my family. The kids are fast asleep, exhausted from all the sun, fresh air and entertainment. I’m sitting with the hubby quietly talking about our plans for our night. We’ve already got the kids signed up for Club KZ’s “Children’s Evening Out,” and our reservations are made for dinner. After a delicious and succulent signature dinner of Grouper Elizabeth at the elegant Elephant Walk beachfront restaurant, we plan to stroll arm in arm along the moonlit shoreline. I’m looking forward to talking and laughing and making memories to last a lifetime. Truthfully, I’m already dreaming of the day we will be able to return. We feel so fortunate to have been able to stay and play at Sandestin Golf and Beach Resort on the Emerald Coast. It is truly a world-class resort with unsurpassed quality and amenities for every age. It should be on everyone’s “sand bucket” list!

There once was a time that garages were the places where we parked cars, and guys stored their collections of tools. They smelled vaguely of gasoline and grass cuttings, with maybe an extra refrigerator banished to its far reaches with drinks and snacks so those with dirty feet didn’t tromp sand into the kitchen. Often, the garage was a sort of halfway house for unused or outmoded furniture that was still “too good” to give or throw away. These days, however, the garage is so much more than an enclosed parking place or a glorified tool shed. It’s often an additional room where we hang out or where we hang up our “toys” — from golf clubs and scuba gear to paddle boards and bikes. As we’ve opened the garage to become living space and play place, storage designers and garage organizers have similarly stepped up their game. We thought we’d share a few of their innovations that we’ve seen lately, perhaps inspiring you to elevate the lowly garage to a full-fledged room in the house.

Walton County,

Rich in History and Culture

W

alton County was created in 1824. Between 1846 and 1915, portions of the territory were given to help form Washington, Holmes and Okaloosa Counties. The Census of 1920 reported the Walton county population as 12,119. Progressively, the 1990 count was 27,759 and the 2013 count was approximately 59,000. Walton County contains only three incorporated towns: DeFuniak Springs, the county seat, was incorporated in 1901, Paxton in 1953 and Freeport in 1963. Our beach communities, which are not individually incorporated towns, include: Miramar Beach, Seascape, Sandestin, Dune Allen, Gulf Place, Santa Rosa Beach, Blue Mountain, Grayton Beach, WaterColor, Seaside, Seagrove, WaterSound, Seacrest, Alys Beach, Rosemary Beach and Inlet Beach. While these are very distinct and unique communities, they are just that, communities.

located at 278 Church Road in the town of Bruce, seeks to share its heritage with residents and visitors alike. The historic schoolhouse is filled with crafts and work of the tribe’s elders.

The county was named for Colonel George Walton, secretary of West Florida during the territorial governorship of Andrew Jackson. Walton was the son of George Walton, Governor of Georgia and signer of the Declaration of Independence. South Walton has been touched by the traditions and influence of a variety of cultures including early Native American, Spanish, French, and English cultures. Each of Walton County’s municipalities, DeFuniak Springs, Paxton, Freeport and Santa Rosa Beach continue to reflect these cultures today. In the 1700s and 1800s, Native American tribes including the Muscogee, Creek and Euchee Indians lived in and around Walton County. Today, the Muscogee Nation of Florida is 1,100 members strong. For generations, the Muscogee people have strived to preserve their language, culture, songs, stories and way of life. Today, the Muscogee Nation of Walton County,

DeFuniak Springs Located in northern Walton County, DeFuniak Springs was founded in 1880 and is the county seat. At the heart of this historic town is one of two naturally round spring-fed lakes in the world (the other is located near Zurich, Switzerland). DeFuniak Springs started out as a railroad town, serving as a stop on the route of the Louisville & Nashville Railroad. In February 1885, the Chautauqua Assembly, a cultural celebration originally held at a campsite on the shores of Chautauqua Lake in New York, held its first winter celebration in DeFuniak Springs. This annual assembly, which

historic perspective brought in speakers, teachers, musicians, entertainers, preachers and specialists of the day, transformed DeFuniak Springs into one of the cultural centers of the southeast until the late 1920s. Today, efforts are underway to continue the cultural activities of the town. The community continues the tradition of holding the Chautauqua Assembly each February. DeFuniak Springs is also focused on preservation of their historic district, Victorian-style homes with elaborate architectural details, The Walton-DeFuniak Library was established in 1886, Depot Station, which today houses the Walton County Heritage Association and Museum, and the Historic Chautauqua Building (aka Hall of Brotherhood) was established in 1909. The county's first high school was established in DeFuniak Springs in 1903. It was constructed in 1901 at a cost of $15,000. Paxton Located near the north edge of the county, Paxton became home to the area's first sawmill in 1903. As the commerce around the mill increased, the community grew. Today, Paxton continues to flourish and grow from its early farming roots and is also the site of the highest point in Florida at 345 feet above sea level. Known as Britton Hill in the Lakewood County Park, the unique Florida plateau is photographed by hundreds of visitors each year. This highest point in Florida is the “lowest” of the highest points in the United States. Freeport With the introduction of sawmills, logging, and turpentine processing, other areas in Walton County began to grow and prosper. The town of Freeport benefited greatly from these industries and soon became a renowned shipbuilding center along the gulf coast. The town’s name is derived from its early roots as a shipping port that was free from any type of imported goods tax. Due to this, the ships would deliver or pick up goods tax free, making it a popular and successful port in Walton County. A native of north Walton County smiles as he tells stories of his ancestor’s trips to 48

the south. There were two week trips made to the south, four or five families, on horse and buggy with loads of pots and cooking gear…for the sole purpose of cooking their salt out of the water. It was considered a fun adventure and it resulted in the salt supply they needed for the year.

HEADING TO THE SOUTH

Santa Rosa Beach In the late 1800s, towns were beginning to form south of the Choctawhatchee Bay. By the early 1900s, Hogtown Bayou in Santa Rosa Beach was a bustling town center. Steamboats bringing in residents from Mobile and Pensacola helped to quickly grow the area’s population to nearly 1,200 people. Unfortunately, a crop disaster followed by a hurricane spelled doom for the town. The town eventually took on a lawless "Wild West" vibe and many residents boarded steamboats and left en masse. The town's hotels, churches, stores, cafés, and cottages took on the feeling of a true ghost town. The few remaining locals eventually dismantled the town for lumber. Today, Cessna Landing (named for the town founder) is a public park and quiet place with picnic areas and a fishing dock. Next to the park, the Bayou Arts

Center of Walton County hosts groups for art classes, workshops and other cultural events. Point Washington The historic community of Point Washington lies on the Choctawhatchee Bay and includes several bayous. A busy sawmill was the center of activity around the turn of the century, shipping lumber around the world. Today, the historic Wesley Mansion, located in Eden State Gardens, is one of the few historic treasures that still exist in South Walton. Grayton Beach Along the beach, there was also activity. In 1885, Army Major, Charles T. Gray built a homestead along the coast. Named after Major Gray, Grayton Beach celebrated its 110 year anniversary in 2000. Reaching Grayton Beach at that time was not easy. There were no bridges over the Choctawhatchee Bay, and what roads existed were merely sand trails. In 1913, W. H. Butler and his son, Van R. Butler, made the day-long trip from DeFuniak Springs to Grayton Beach and ended up staying. W. H. Butler decided to start a resort project and bought most of what is now Grayton Beach. The Butler family built and rented cottages, sold an occasional lot and operated the


town’s general store and a dance hall (site of the present-day Red Bar). Access to Grayton Beach became easier with the construction of Highway 98 and the Highway 331 bridge in the 1930s, and Grayton began booming. In the 1940s, the addition of electricity and the beginning of World War II brought more people to the town. The community and the state have helped keep Grayton Beach small by virtually surrounding the community with park land. In 1967, the state used its land east of the town to create Grayton Beach State Recreation Area. In 1985, after years of lobbying by residents, Florida bought the village's beachfront and the dunes and forest land to the west and north. South Walton's stunning beaches were created by the weathering of the Appalachian Mountains over millions of years. Particles of quartz from this mountain range were washed into riverbeds and eventually

transported by these rivers to the Gulf of Mexico. The ebb and flow of the water over this long distance broke down these particles and buffed their edges, making the sand as fine as sugar when it finally rested along the Florida Panhandle. There are no large sediment-heavy rivers directly influencing the water in South Walton and so the reflection of the sun on the white sandy bottom of the Gulf of Mexico creates the water’s brilliant turquoise hue. Historically the development of Walton County can be attributed to its largest industry at the time, farming. As time passed, other industries such as logging and the harvesting of pine gum and turpentine played a vital role in the growth of the area. Today, tourism contributes greatly to the county’s success. Annual events and historical and cultural festivals throughout the year showcase Walton County's rich heritage. Our Coastal dune lakes, Appalachian Mountains sand,

crystal clear Gulf of Mexico waters, fertile farmlands, plush green forests and gracious visitors and guests saturate Walton County, making it a hidden treasure of America. Walton County residents have a loyal love for their land and community! director’s note Because of magazine production times, the most recent data for review is first quarter 2014. Comparatively, the first quarter of 2013 was tremendous, to say the least. It was the official turning point of our real estate market and it seemed as though people who had been waiting for the signs of an improved market all saw them at once. 2014 has started with a much more realistic market demand. Sales are still strong, prices continue to rise and product availability has stabilized at approximately ten months of inventory consistently over the past year. Of the three residential property types — condominium, single family home and townhome the average sold price per square foot is up considerably from 2012. Most notably, townhomes have shown a 25% increase over the past twenty four months and 8%

over the past twelve months alone. Condominiums are up 12% from 2012 and single-family homes are up 8%. An effect of rising prices on the volume of sales is not surprising and is necessary for a market to make a healthy and sustainable recovery. Sandestin’s most active market season is nearly here, and I’m looking forward to reporting the results to you in the upcoming issues of Sandestin Living. Several factors determine a strong real estate market. One of the first we learn of as real estate agents, and also the most universally understood, is “supply and demand.” While demand continues to increase as the public continues to become more comfortable with the real estate market nationally, supply is at an all-time low. Sandestin’s 2,400+ acres is the home of 4,632 developed or developable residential properties, and only 370 were on the market for sale as of March 31, 2014. We’ve gained momentum with a great first quarter for listing new properties, but we’re still down 11% from this time last year. With so little inventory, we are definitely experiencing a “Seller’s Market” within Sandestin Golf and Beach Resort.

With a 28% increase in sales over the previous year totaling just over $180 million, 2013 set the bar high for 2014. That large growth in the volume of sales within the resort’s recent history is surpassed only by the 2010–2011 surge of a 38% increase. 2014 has started slower than last year. A comparison with 2013’s first quarter reveals a 29% decrease in the number of sales and a 26% decrease in the total volume. We’re anxious to see what the second quarter brings as this is typically when onresort sales begin to increase.

The Village of Baytowne Wharf For those who love to be close to the action, the Village is comprised of 25 townhomes and 695 condominiums spread throughout nine projects and intermingled with the dining, retail, family entertainment and nightlife of Sandestin. Units range from studios, with a square footage of 350 to 450 square feet, to a three bedroom penthouse with over 2,600 square feet. Bahia’s high resale activity during the first quarter of 2014 can be attributed to availability (with around 13% of its inventory for sale), views of the Choctawhatchee Bay or the Grand Lawn, and its trendy boutique-style décor.

2008–2014 Pricing Trends Many different factors can be analyzed in order to determine whether a real estate market is truly improving. The most obvious being the total dollar volume sold in a market or the number of sales. But comparing a year with a large number of sales at a very low cost and one with a small number of sales at a higher costs could be interpreted as a steady market when actually, there has been a stressor in the market and sellers are getting a lot less for their properties. One of the statistics we look at in order to gauge market performance is pricing trends. What is the average listing price year over year? How much of a reduction in listing price is required before a property goes under contract? And, finally, how much further did the price drop in final negotiations? 2013 was the first year in five years that the average original listing price of properties in Sandestin Golf and Beach Resort actually rose above that of last year. Additionally, the reduction in price from original list to price at contract fell substantially from the previous year. That indicates an improving market. Sellers are asking more for their property and compromising less. 2014 is trending even better than 2013. Original list prices are approximately 9% greater than in 2013, initial price reductions remain at 2013’s average of 4%, and the final negotiated sales price is averaging at 6% of the property’s list price; an improvement over last year’s 8%. Buyers are paying more, and sellers are having to compromise less!
