NOTE

WELCOME Sandestin is a place for everyone

I

t’s summertime at Sandestin Golf and Beach Resort as vacationers arrive in South Walton ready for fun, sun and sand. Many are repeat guests returning to the coast year after year for the unique white sandy beaches and emerald green water. Many people can say, “I remember when there was nothing here along this coast.” And now, in 2018, 40 years after most of the development began, there are thousands of choices in condominiums, homes, hotels and recreation. There is only one choice, though, with everything: golf, tennis, beach and marina recreation, golf cart lifestyle, swimming pools, pedestrian village of shops, restaurants and entertainment. It’s Sandestin Golf and Beach Resort. Here, guests and homeowners alike experience it all. The commitment from the resort owner is vital. Renovations and development are underway and strategically chosen to meet the needs and requests of our patrons. Linkside Conference Center has been renovated. There are conference groups that fit perfectly into those accommodations, and they deserve an upgraded experience. Baytowne Conference Center expansion starts later this year. Its target audience is new to Sandestin. Larger group conferences have had to pass on Sandestin because they needed larger meeting space. These groups prefer the hotel/conference experience. The great news is that these attendees become future vacation guests and homeowners. Osprey Pointe at Sandestin also kicks off later this year, and it features 77 luxury condominiums — ranging from 1,260 square-foot, two-bedroom units to 2,520-squarefoot, four-bedroom units. After an approximate 14-month buildout, owners will enjoy being centralized in the resort with a clubhouse, pool and gazebo. Osprey Pointe is rental capable and will fit into the Sandestin Premier Rental program, which targets more sought-after vacationers who enjoy a higher level of amenities.

Sandestin is committed to our current rental unit owners and their guests, ensuring renovations and remodeling are ongoing. It’s become the overall goal: restoring vitality and the “new” factor. The real estate market demonstrates a lot of activity. Sales numbers and statistics reported in this magazine edition define average sales and prices in all property types from the Destin to Inlet Beach. Check them out on page 100. Sandestin and South Walton welcome you to the beach this summer.

FAMILY in Sandestin Sandestin Real Estate’s executive director and her family have made a career of developing businesses STORY BY STEVE BORNHOFT PHOTOS BY BRENNA KNEISS

K

itty Whitney had embarked on a critical-care nursing career as her husband, Todd, accepted his first electrical engineering position with a computer hardware manufacturer, Dallas Semiconductor. Off to Dallas, Texas, they went. The couple realized the need to set goals and align priorities to become successful. While young and inexperienced, their drive and determination would take them far. In Dallas, Todd distinguished himself working with microprocessors and as a semiconductor engineer specializing in failure analysis — failure was very good to him — and he moved to a job with Cyrix, then Intel’s chief competitor in the microprocessor game. Cyrix’s strategic plan was to begin making its product outside of the United States. When management went looking for someone to oversee the development of a plant in Singapore, Todd raised his hand, taking the initiative to opt for opportunity. Kitty suspended her nursing career and went with Todd to the Far East. He was given two years to get the plant there up and running, but he got the job done in eight months. The couple moved on to Italy and another plant project. Kitty picked up languages along the way and worked closely with her husband as a business liaison for Cyrix and found that she and Todd collaborated well. The Italy project complete, Cyrix offered Todd another European-based project. But a competitor SANDESTIN.COM

intercepted and recruited Todd, then one of a handful of semiconductor failure analysis experts in the world, and brought him back to Dallas. Returning to Dallas, each returned to their individual careers in promoted positions, but the couple talked about launching a business together. Seeking both personal and professional growth, plus preparation for entrepreneurship, Todd enrolled in a self-development program he heard about — Ed Foreman’s threeday “Successful Life” course, a “habitimprovement” approach developed to enable people to improve their lives physically, emotionally and mentally. Foreman preached that “life is primarily for laughing, loving and living; it isn’t just for whining, worrying and working.” Kitty saw an immediate change in Todd upon his return and attended the program the next month. “The program confirmed that Todd and I had taken the right steps toward a successful life: planning, setting goals and taking calculated chances.” Kitty says. Now, decades later, Kitty, the executive director and broker at Sandestin Real Estate, remains a Foreman disciple. She owns a video recording of the three-day course and, at least once each week, she watches a portion of it. Foreman taught his last course in November 2015. Kitty has remained in touch with him and plans to carry his lessons forward. On a limited basis, Kitty — with Foreman’s blessings and those of her boss, Sandestin Golf and Beach Resort owner Tom Becnel — has begun teaching Successful Lifestyle classes. Her students include members of her staff. Not surprisingly, Kitty is finding that she likes the role of teacher/ consultant. It has long been a part of her professional résumé. Kitty grew up living the “Bayou Life” in Thibodaux, Louisiana, the sixth of eight children. She also remembers her parents’ guidance to be resourceful and to figure things out for yourself. She attended Nicholls State University in her hometown, earned a bachelor’s degree in nursing and 16

met (on a blind date) Todd, who had grown up in nearby Houma. Todd would depart Nicholls State for LSU in Baton Rouge, where he graduated with a degree in electrical engineering, as they continued their relationship. They eventually married and moved to Dallas. As a nurse working in ICUs, Kitty had become familiar with infusion pumps and other equipment used to deliver medicine to patients via an IV access. She reasoned that it should be possible to establish a clinic where patients could learn how to use the equipment at home and avoid having to go to the doctor or entertain an at-home visit from a nurse. So, as planned, Kitty and Todd plunged in a new direction. Kitty, bouncing between Dallas and Louisiana, started the couple’s Infusion Network business in Baton Rouge, a market they knew well. Manufacturers had been making portable models of infusion pumps, but they were intended for use by nurses. Kitty’s plan was to make them patient friendly, and through new programs and protocols, they did. “We made a lot of progress establishing patient-friendly programs that allowed patients to infuse medication with confidence. We should have gotten patents of our own,” she says.

“Max was six months old, and we moved from Delmar to a larger house in Burnt Pine, thinking we might stick around for a while,” Kitty said. “But, I’m not gonna lie, never did I think we would be here this long. I had always liked to move around and experience change and different environments.” Max was 5 and ready to start kindergarten when Carla and Tom Becnel moved in down the street. Carla took part in a “boot camp” exercise class that Kitty was leading and spoke to the teacher after class, suggesting to her that she should become active in the community. “Later on, I met Tom, and he told me that the Walton Area Chamber of Commerce needed some business growth and development leadership,” Kitty recalled. “I reacted initially by saying I did not know anything about a Chamber of Commerce.” Still, Becnel succeeded in introducing Kitty to people at the chamber, and he described the role that the chamber played in making the concerns of South Walton County, which is without incorporated communities, heard before the County Commission in DeFuniak Springs. Kitty was impressed by the number of businesses that needed growth and development advice and guidance, so she decided to give it a try. She worked as the chamber’s director for two years before Mr. Becnel called to say that he needed some help with real estate development at the resort. “I told him I had a real estate license but had only worked briefly in real estate, and he told me that he didn’t want me to sell real estate — he wanted me to run the business.” And, Kitty did what Foremanites do. She said yes to opportunity. Meanwhile, Todd discovered that there were opportunities for additional entertainment venues for children in the area. He resolved to do something about that and put together a plan for the coolest arcade around. In 2012, Todd established the Blast Arcade and Laser Maze at The Village of Baytowne Wharf, later acquired the space next door and opened Moo LaLa Ice Cream and Desserts. A year ago, he launched the Thrills Laser Tag and Arcade at the Seascape Towne Center. “Right now, Todd is in an operations review with his five managers,” Kitty noted on a recent morning. “They 18

supply him with reports, and he coaches them and guides them and encourages them to supply ideas for keeping the businesses on target.” One of Todd’s greatest talents is to teach and then delegate, following with a plan for accountability. “I have a similar approach with my team at Sandestin Real Estate, establishing goals and providing direction, and they thrive on that. They are more productive as a result. The sales professionals are experienced and talented, so I simply try to provide new avenues of business and keep them motivated.” Max, like his mother, has a gift for music. He plays the guitar, left-handed, and is talented enough to knock out some Carlos Santana. In addition, he plays piano and drums. He’s picking up Italian from Mom and studies Spanish at the Seaside Neighborhood School. And, like his parents, he is demonstrating a knack for business. After attending an International Association of Amusement Parks and Attractions convention with Todd, Max was convinced that a photo booth should be added to the Blast Arcade. Dad wasn’t so sure.

Max persisted. Like a boy petitioning for a dog, he promised to take care of the booth himself. Dad relented. He loaned his son a sizeable amount of money to buy the machine, which was placed away from the arcade elsewhere in the Village. Six months later, Max had paid off the loan. Now, he is placing booth proceeds in his tuition savings account. While working his way toward his career goals, he lives the Sandestin lifestyle. Imagine the ability to ride a golf cart to dinner and piano lessons; ice skate on an October day just after coming in from surfing in the emerald green waters and white sandy beaches; play a friendly game of football in the events plaza at the Village; take a safe bike ride to the tennis center or driving range for striking a few balls; or watch the sunset from the marina. And all of this is within a few miles radius. Appreciating the fun but still focused on the future, Max wants to attend MIT and become a NASA engineer. That is, he’s a Foremanite in the making, you know, one of those “winners who develop the habit of doing the things that others don’t like to do.”

ob McRae is on the outskirts of 80 and still going strong on the courts of the Sandestin Tennis Center. It’s a frequent sight for Todd Hanson. “He’s definitely passionate about his family and tennis,” said Hanson, who has run the Sandestin Tennis Center for the past seven years. “He loves to talk tennis all the time. He loves to talk about his grandkids. He’s up here a couple days a week. He does clinics and plays in the men’s doubles round robins.” In his 15 years at the resort, Hanson has become familiar with three generations of McRaes who come to swing racquets on the tennis center’s 15 courts — 12 clay and three hard. The center is open all but two days per year (Thanksgiving and Christmas). “There’s four different personalities who teach here,” said Hanson, who has three other pros on his team — David Brandt, Jim Gray and Kevin Tucker — who average more than 25 years of teaching experience. “What makes us unique is all the events we have throughout the year. They keep people coming back.” Bob McRae’s family knows all about that. His four children, their spouses and his nine grandchildren make multiple visits to Sandestin each year. “It’s a game where you always want to get better,” he said. “Getting better means you want to play to get better. And this group of pros has been instrumental in making them good.”

Robert McRae III is the oldest of the four children, and he started playing around age 10. He and his wife, Jennifer, live in Franklin, Tennessee, with two sons: 15-year-old Robert (known as “Flynn”) and 13-year-old Eli. “I like the relaxed atmosphere, and I have plenty of things to do (in Sandestin), which includes playing a lot of tennis,” Robert says. “We go 10 to 15 times a year. The courts are always in fabulous shape, and I really enjoy the camaraderie with the people I meet there. “Tennis at Sandestin has been very positive for me, my family and my dad. To be able to get out and get that much exercise and have that much fun

and be appreciated by the staff there, has been very positive for my family for about the last 15 years.” Robert’s sister, Gina Alexander McRae-Karcher, said she and husband Gerald bring their children, 18-year-old Andrew and 15-year-old Emma, to Sandestin six to eight times per year. Andrew plays No. 1 as a senior at Mountain Brook High School in Birmingham, Alabama, and Emma is already No. 1 as a freshman. “My Dad gets so much joy out of his family playing tennis, especially watching his grandchildren,” Gina said. “It’s really brought a lot of joy to our family. I took about a 20-year break and started back about two years ago, and Sandestin tennis is what got me back going and getting my strokes in again.” Donald is in the fifth grade at Tuscaloosa Academy and he plays the most tennis of the three children. “I like the environment and I like the coaches,” he said. “They’re very nice, they’re hardworking and they can help you get really, really good. I like it here because I can socialize with friends and I can play matches, which I really love.” And, of course, there’s spending time with grandpa. “Paw Paw likes to come out and watch me and get me better and critique me,” Donald said. “He gives me the strategies and what to do.” When speaking to anyone in the McRae family, instructor Jim Gray’s name comes up often. “I think it’s kind of neat because tennis is a sport you can play for a lifetime,” Gray said. “I have boys of my own, and you kind of want to pass it down from generation to generation. What’s good about the McRaes is there are nine grandchildren who all play tennis, and they’re all good players. Bob does such a great job with them. Tennis is in the genes of the family, and when they grow up, they’ll pass it on to their children.”

SUMMER

FUN,

SOMETHING’S BEGUN …

Red, White and Baytowne kicks off busy summer at the Village BY LIESEL SCHMIDT

32

SUMMER 2018

SANDESTIN LIVING

T

here’s nothing that kicks off summertime in America more than Fourth of July festivities, and The Village of Baytowne Wharf knows how to show off its patriotic pride and make the holiday a booming success. Whatever your age or your interests, there’s something for everyone at Baytowne Wharf’s collection of shops, boutiques, restaurants and cafes to keep you in the summer spirit. With a swirl of activity running all week long, you’ll never find more fun being in the good ol’ U.S. of A. “My favorite part of our Red, White and Baytowne celebration is when our team raises the gigantic American flag over the lagoon ,” says Julie Stuckey, The Village of Baytowne Wharf’s events manager. “It’s just a lovely way our team can play a small part in paying tribute to our independence. Plus, during our firework show, I always enjoy seeing families singing along as patriotic songs play over the loud speakers and the sky

bursts into color just over the American flag as it waves over the water — it’s really one of those moments you don’t ever forget.” On July 4, children and their families can participate in free activities, including face painting and crafts with Abrakadoodle, balloon animals from the Fun Connection and lawn games from 6–9 p.m. Beginning at 7 p.m., nationally acclaimed musician Donovan Keith of the Funky Feat will perform some of his freshest songs. To cap it off, the night sky will light up the lagoon in a grand display of color at 9:15 p.m. as the splendor of fireworks are choreographed to patriotic songs. All week long, several Baytowne merchants — including Baytowne Live, Rum Runners, John Wehner’s Village Door and Hammerheads — will feature live music of their own, so even if you miss the concert on the Fourth, you can still shake your groove thing. Summer at Baytowne is about more than just the Fourth of July, however, and the events calendar stays active all season long. As the summer days grow

longer, there will be no shortage of activities to keep you and your family busy and spending quality time together. Whether you come for a summer weekend to relax or to take a break from winter, Baytowne is a dream beachside destination whose season never truly comes to a close. If you love an adrenaline rush, you’ll love the chance to watch world-renowned champion flyboarder Ben Merrell run through his best hydroflight maneuvers each Monday from June through August at 6:30 p.m. and again at 8:30 p.m. Each Tuesday night, the Events Plaza comes to life with fun and games for people of all ages as a life-size version of Connect Four heats up the competition and the inflatable obstacle course presents a challenge for anyone who loves to test their skills. Tuesday nights will also light up the night sky above the Lagoon with a 9:15 p.m. weekly fireworks display that will finish off the evening with a resounding bang … and more than a few booms. Music lovers will love the chance to listen to some of the best local and regional musicians and bands playing each Wednesday for the Wednesday Night Concert Series, running now through October. Join your friends and family out on the events lawn to hear these performers at their finest as they break out some of their bestloved hits — and some new ones that’ll make you want to dance. On Sundays, take a trip back to simpler times when movies were played outside on the big screen. Sunday Night Cinema kicks off in March and runs through August, giving you the chance to enjoy fun family films under the stars with your

family and friends out on the events plaza lawn. From August through September, a monthly Throwback Thursday brings back some of those movies you loved in decades past, screening old flicks for a new generation of audiences while bringing out the kid in everyone. Rather than being confined to boxes of concession stand candies and stale popcorn, moviegoers can indulge in great food and drinks from Village merchants and enjoy them as the scenes unfold before their very eyes. If you love a great glass of champagne, you’ll be in high spirits for Bubbly Baytowne. This free monthly event features premium champagnes from Village merchants to encourage visitors to shop as they sip and see the beautiful, unique treasures and trends they have in store. “People come to The Village of Baytowne Wharf for the family-friendly atmosphere we’ve created here, as well as the many exciting events that we offer all year long,” says Stuckey. “It’s a picturesque, one-stop shop for guests to dine, shop and play, with so many free events and entertainment opportunities designed for families to enjoy with one another. And that focus on encouraging time together really is one of the very things that set us apart.” From the earliest days of spring to the chilliest days in winter, when you come to The Village of Baytowne Wharf, you’re sure to leave with memories that will last a lifetime as you create your own traditions, make new friends, find new interests and expand your horizons in this wonderfully unique community right on the water.

New eats and old treats spice up the Village BY LIESEL SCHMIDT

36

SUMMER 2018

SANDESTIN LIVING

EAT BAYTOWNE PROVISIONS has a new menu to go with their recently remodeled bar and lounge area. Right: Village newcomer SLICK LIPS brings some old Florida charm to their gourmet selections.

S

itting in the heart of Sandestin, The Village of Baytowne Wharf is a vacationer’s dream for all things food and fun, and the eats available are celebrated by locals for their quality and variety. No national chains claim these spaces, as each is a unique concept owned and operated by passionate individuals whose sole priority is to stand out from the crowd and bring something new to the table. And while some have long been a hot spot, a few new faces are being welcomed into the Village, and they are well on their way to becoming favorites themselves.

COLLIS THOMPSON/MELLOW MEDIA

SLICK LIPS SEAFOOD & OYSTER BAR

Combining their expertise in fishing along with their knowledge of the restaurant industry, Destin native Capt. Gary Jarvis and his son, Bryce, came up with a creative concept for their new restaurant —a casual old-Florida style establishment with cuisine that appeals not only to the laid-back locals but also draws a more discerning crowd. Staking their claim to a prime spot overlooking the heart of Baytowne, Slick Lips offers a colorful menu of raw and fresh oysters, Southern-inspired entrees, sandwiches, prime Angus burgers and a vast array of fresh seafood dishes whose quality and flavor offer proof that great food comes from focusing on the excellence of the ingredients. “Our menu really focuses on using nothing but the best ingredients available every season. Fresh-caught, wild fish is the core of our business model, and we aim to provide customers with the real deal,” Captain Jarvis said. Added Bryce: “Making people happy is so rewarding, and providing them with great food and good company does just that. That’s really been our ultimate goal here, to give everyone a great experience in a beautiful setting with delicious food.” SANDESTIN.COM

offering something special. Their Vienna dogs are something you likely won’t find in a restaurant or grocery store. “They’re true Chicago-style hot dogs, like you would get from a street vendor in the city or at the baseball stadiums. My family and I are from Cuba and are sharing our family recipes,” Tony explains. A baseball lover himself, this inspiration is one near and dear to Tony’s heart — a heart that, as a native New Yorker, proudly bleeds Yankee blue. “The majority of MLB players are Cuban, so this is a natural fit.” Tony’s teammate at the restaurant is wife Shelley, a Southern-born gal who shares her husband’s love of great food and great times, and the couple’s attention to detail speaks to that. “We offer a chef-driven menu and make everything fresh and in-house,” Tony says, “because we believe in the importance of quality and the effect it has on taste.” Since opening in March, the Jarvis’s goals have become a reality as their captivating menu and dedication to their customers has grown their reputation as a restaurant with offerings that are anything but ordinary. Quirkily named in homage to the Amberjack — known among seasoned fishermen as “Slick Lips” because of their lack of large, sharp teeth — Slick Lips is making a fine addition to the culinary scene at Baytowne and drawing hungry diners from across the area to sample their fantastic cuisine. 140 Fisherman’s Cove, Miramar Beach. The Cuban Grille-American & Cuban Cuisine. This might seem like an idea out of left field for Baytowne, but the newly opened Cuban Grille (previously Stadium Hot Dogs) is really hitting a home run as a family-friendly venue. With all-beef vienna hot dogs, made-from-scratch sauces, hand-cut french fries and freshly fried funnel cakes, Cuban sandwiches, empanadas, ropa vieja, plantain chips, homemade flan and build-yourown rice dishes; owners Tony and Shelley DeSousa wanted to bring something creative and unexpected to the food scene at Sandestin. As homeowners in the community, the DeSousas have an insider’s perspective on what might fly in the Village, where family time and fun are high on the priority list. “There was a need in Baytowne for a place that is more affordable and family-oriented, where large groups are welcomed,” Tony says. “That’s what we’re creating here, and we love being able to have a focus on sports, family tradition, food and fun.” Fun is definitely the name of the game, and the DeSousas are

It is a privilege for me as a director of housekeeping to work with the staff and watch how they all are dedicated and focused on providing the best service for our guests. They work in housekeeping, laundry, food and beverage, golf maintenance and the front desk. They are all the ones who make us successful and bring our guests back every year. A great big thank you to all for working with us at Sandestin every year.

June 20, 2018, will make two years at Sandestin. As director of housekeeping, I am responsible for housekeeping, laundry, shipping and receiving.

My favorite things to do are golf, motorcycle riding, beach, relax around the house — and most important is spending time with the family. Also, I enjoy projects such as putting in a paver patio, building a putting area and building a bench made from a bed headboard, footboard and sideboards from the ’50s.

3. During your time with Sandestin, is there a particular moment that stands out for you? There are many moments to just name one. I think the things that stand out are the events for SDFK- 5K, Wine Fest & Beer Fest. A great cause, and it’s a good feeling to be able to make a difference for children.

4. Can you share a memorable experience that went above and beyond to ensure guest satisfaction? The best experience would be how the management team of over 60 people pulled together with lateral service in May. We serviced over 800 units to insure we provided the product and quality our

The city of Destin, the “World’s Luckiest Fishing Village,” has a rich historical heritage. Captain Destin pioneered the fishing industry in the 1800s. Today, developed in consideration of supporting tourism, Destin’s beachfront accommodations include Emerald Towers, Holiday Isle, Jade East, Pelican Beach and Silver Shells, among many others. Emerald Bay, Kelly Plantation, Regatta Bay and Indian Bayou are among communities designed to enhance the residential lifestyle of its homeowners by surrounding beautiful homes with award-winning golf courses, lakes views and bayfront luxury.

Sandestin Golf and Beach Resort, where so many come to play and stay for life, is a major destination for all seasons and all ages. With over 2,000 acres, Sandestin is comprised of over 70 unique neighborhoods of condominiums, villas, townhomes and estates being enjoyed as permanent residences and vacation homes. The resort features miles of pristine beach and bayfront, four championship golf courses, 15 world-class tennis courts, 4 resort swimming pools (and 15 private neighborhood pools), a 113-slip marina, fitness center and spa, and The Village of Baytowne Wharf, a charming pedestrian village with events, shopping, dining, family entertainment and nightlife.

These unique beach communities are not “official” cities, but they are very distinct and each touts a personality and atmosphere of its own: Seascape, Sandestin®, Miramar Beach, Dune Allen, Gulf Place, Santa Rosa Beach, Blue Mountain, Grayton Beach, WaterColor, Seaside,Seagrove, WaterSound, Seacrest, Alys Beach, Rosemary Beach and Inlet Beach. South Walton’s claim to fame is individuality. This expansive stretch of white sand and emerald water is lined with cottages, condos and homes of all styles.

DIRECTOR’S NOTE Ease of ownership, as well as versatility in usage, lend heavily to Buyers’ decisions to purchase a condominium over a detached home or townhome. With the number of condo sales up 20% and the dollar volume up 37% for the first four months of 2018 compared to same time last year, now is the perfect time to address “must have” information when considering purchasing a condo. Taking the time to research the community and review the condominium documents can ensure your choice is the perfect fit. Beyond the obvious question of association fees, you should make sure you have

the answer to less obvious questions. Parking policies for both owner and guests, restrictions – everything from pets and rent capability to exterior appearance changes, board temperament (which can sometimes be gauged by reviewing past meeting minutes), and common area or storage area usage and upkeep are just a few. Ensure that your agent is providing you access to all of the documents and information that your rights as a purchaser afford you.
