The pendulum of real estate sales continues to swing just shy of center. On any given day, a property in one neighborhood within the resort is sold for an all-time low price for that neighborhood (measuring over the past six months) and in the very next neighborhood, the highest priced property is under contract. The most frequently asked question seems to be: Where are we in the real estate cycle? One thing is for sure: No matter the cycle, properties are exchanging hands every day. As soon as inventory becomes available, activity ignites. The ticket, from my perspective is to have the most qualified real estate team keeping their finger on the pulse, staying aware and knowledgeable, and being proactive. Sandestin’s four courses offer a wide range of instruction for junior golfers. “Our Baytowne Golf Club is one of only a few courses in the country with U.S. Kids Golf tees,” Hileman says. “Also, Sandestin’s clubs have new 4Fun golf carts, with seating for two parents and two kids, ensuring a full golfing experience together.” The resort’s “TRAMS-portation,” system allows players access to all four of the courses, without having to drive their cars from one to another. If you have kids, miniature golf is a vacation must-do. “The Dunes Putting Course is nothing like putt-putt golf,” says Jason Draughn, our director of activities. “It’s a real golf course with sand traps, a pond and dozens of palm trees, so you get a more authentic golfing experience. If you don’t land a shot just right, your ball will fall off the greens.” LOVE-LOVE TO SWING A RACKET Tennis is a big draw at Sandestin, but you could argue that ladies tennis fashions might be even bigger. The pro shop at the Tennis Center has so much trendy tennis apparel that women come from miles away just to shop for the latest-and-greatest from Fila, Lucky in Love, Eleven by Venus Williams, Tail and many other hot brands. Director of Tennis Todd Hanson, who grew up playing tennis in nearby Niceville, says there are more opportunities to enhance your skills on the court than ever. “Players love coming here because of the condition

of our courts and the aesthetically pleasing environment, viewing areas, instruction and opportunities to meet people.” Guests can play our 12 world-class HydroGrid clay and three hard tennis courts with one hour of complimentary play per guest. Many people who vacation here have gotten to know club members, and their annual tennis matches always turn into quite lively reunions. Hanson says that the fact that most of the teaching pros on staff, as well as those who work at the front desk, have been here an average of eight years or so, adds to the welcoming spirit of this close-knit tennis community. Shane and Jan Flaherty felt that welcoming spirit when they vacationed in the Destin area for five or six years and loved the great amenities and relaxing atmosphere they found around our Village of Baytowne Wharf. When a job opportunity to relocate to Florida from Texas came along, the Flaherty’s jumped at the chance to buy a home and live full time in Sandestin. “My wife and one daughter love their tennis lessons. Our other daughter has gotten into golf. I have a personal trainer at the Fitness Center. We’re members of the Beach Club, and we’re getting into boating at the marina. In the four months since we moved here, we’ve gotten immersed in the Sandestin Sporting Life very quickly,” Flaherty says. MAKE A SPLASH! WATER, WATER, EVERYWHERE Sandestin’s 113-slip Baytowne Marina has pretty much anything that floats your boat in a

marine environment. We rent WaveRunners, pontoon boats, water bikes, sail boats, kayaks and stand-up paddleboards (SUPS). Head to Spitfire bait shop where you can rent gear and buy minnows and lures. Our bay fishing charters stay local, and our deep-sea fishing charters take you 12–15 miles into the Gulf of Mexico. Whether you want a sailboat for two, pontoon boat for 12 or a luxury Destin cruise, you’ll find it all. Fishing. It’s not fishing without a story, so here goes. Captain Sid and a guest on one of his charter boats cooked up a fish story to tell the guest’s girlfriend. Before the trip began, the captain hooked a rod to a big metal fish and hid it on the boat. During the trip, he secretly dropped the fish over the side, handed the rod to the girlfriend, and told her it looked like she had something on her line. As she reeled the heavy fish in, everyone saw that it sported a special message: “Will you marry me?” Your own fishing trip may not inspire a marriage proposal, but it’s guaranteed to generate some fish tales you’ll remember for years. And whether you go fishing in the bay or the Gulf, you’ll come back with a full understanding of why Sandestin continues to be the perfect place for the largest fishing tournament on the Gulf Coast — the Emerald Coast Blue Marlin Classic, or ECBC, held here each June. The Sandestin Owners Association (SOA) in cooperation with the resort manage the lakes throughout the 2,400 acres. Stocked with


catch-and-release fish, these lakes become the location of the “first fish ever caught” by many of our Sandestin kids. KAYAKING. Our inlets and wetlands are teeming with long-legged seabirds and magical wildlife. Depending on the condition of the surf, you can choose to kayak in the emerald waters along the beach or in the bay. When you’re gliding along powered by just a paddle, it’s easy to sneak up on Mother Nature’s finest friends, as well as her friends with fins. According to Assistant Director of Activities Adam Alfonso, “We see sea turtles, manatees, tarpon, jellyfish and even an occasional whale. You can see mullet jumping and watch osprey diving from their nests to bring back treats for their nestlings. You’ll love pushing away from the shore, looking back at Sandestin and even taking time to paddle out to Jolee Island Nature Park to explore.” PADDLEBOARDING. When Jessica D’Aleo of YOLO (You Only Live Once) Board recently asked a 70-something woman why she was determined to learn stand-up paddleboarding (SUP), her answer was simple: “It’s on my bucket list.” Near the marina, along the bay, the water is shallow and calm, and there’s plenty of space to get practice. YOLO makes sure conditions are right and gives you comprehensive instruction about how to get on, stand, paddle and navigate in wind. FOR THE KID AT HEART Who says you can’t fly like a bird, climb a mountain or trapeze through the air? In The Village of Baytowne Wharf, you can. Your

ere at Sandestin we love our pets! In 2015 alone we had approximately 225 guests bring their fur babies along for a sunny vacation. The Sandestin resort offers a wide variety of pet -friendly amenities you and your furry friend can enjoy including a shaded bark park located near the treehouse between The Village of Baytowne Wharf and the Baytowne Marina. We reached out to our valued guests, homeowners and employees to hear some of the heartwarming stories they have to share about their pets enjoying the Sandestin resort life. Below are just a few of the amazing stories shared with us. 14

NICOLE AND JESSICA JONES

While visiting Alaqua Animal Refuge with my niece, I decided to look at dogs currently available for adoption while she filled out a volunteer form. It wasn’t really a thought or plan to adopt. But as fate would have it, I met Nicole, an energetic yellow lab with a heart of gold and gentle soul. Of course every owner knows his or her pet is special. But in Nicole’s case, it’s true in every sense of the word because she is a graduate of the Unconditional Love Project. The program rescues dogs from neglect and abuse then tasks inmates with training them to be therapy dogs. The 10-week program gives dogs a new “leash” on life while also benefiting the inmates by helping them

develop special skills and regain their places in society. Dogs in the program are typically those overlooked in the shelter. Nicole had been overlooked for some time. However, she wasn’t overlooked on that sunny day in June. Or any day after! Nicole is currently an only child but has a puppy cousin (Scout, a black lab/collie mix) who lives in Sandestin as well. Her favorite activity is our daily walk. It’s a new adventure every time we walk out the front door — the variety of wild life, other Sandestin dogs we’ll encounter and all the squirrels! She also enjoys playtime on the beach and exploring Baytowne Wharf. Nicole loves the life of being a Sandestin pup.


JUSTICE, SARA BECNEL AND LEE FJORD After my darling dog Liberty passed away in August of 2014, I felt a hole in my heart that simply wouldn’t go away. I knew I needed puppy love but couldn’t fathom bringing another dog into our home so soon after Liberty passed. The next best way to get love and affection and help to fill the hole in my heart was to volunteer at Alaqua Animal Shelter, as Liberty was a rescue dog. My husband and I made the trip to Alaqua and were doing our volunteer tour when something caught my eye — I saw cute brown eyes and this tiny face looking at me from one of the puppy kennels. I immediately stopped and asked to see her up close. The only girl in a litter of six puppies, she was so tiny she fit in the volunteer’s hand. My heart skipped a beat, and that was when I first laid eyes on Justice. Fast forward a few weeks; we had been to see her every Saturday and Sunday for a month, while she grew big enough to eventually go to her forever home. Coincidentally, we ended up taking Justice home to live with us 13 years and one day after Liberty became mine. Justice’s birthday is also the same as my mother’s, who passed away 12 years prior. I knew instantly fate, mother and Liberty had all conspired to bring her into our lives. Justice, who once was so scared and shy that she wouldn’t pull her head off of my chest to look people in the eye, is now the friendliest, happiest little pup. Now, she enjoys running around in her backyard, going for walks, lounging with mama by the pool and napping on my lap anytime she can. She loves Christmas! She wears her Christmas sweater and knows how to dig through the tissue in the bags to find her gifts. Justice truly is our new bundle of joy and we wouldn’t know what to do without her. And even though we didn’t think we needed another puppy, our guardian angels knew better and sent her to us. For that we will always be thankful.

LEIBE, GREG AND JENNIFER CRAWFORD As a professional couple with no children, little did we understand how our world would be changed after the Mardi Gras dog parade in The Village of Baytowne Wharf, Feb. 14, 2010. While enjoying the parade we were attracted to a miniature dachshund going by in a cart; she was up for adoption from Save Underdogs. We thought she would make the perfect addition to our family and decided to name her Leibe, German for love, because we met her on Valentine’s Day. We didn’t comprehend how much her life — and our lives — would change for the better! Her life became sleeping in the sun, listening to the birds chirp and the waves crashing. She enjoys running along the golf course after hours and along the bay with her ears perking up as dolphins swim by. Golf cart rides all nestled in between us quickly evolved into hanging her head out of the window with the wind blowing in her face and through her ears. Sunsets, concerts and romantic dinners under the stars, previously just the two of us, were made much more special with her included. Leibe has her Walton County beach tag and loves spreading her paws as she navigates the hills of sand to sit on the beach. She also enjoys the Wednesday Night Concert series in The Village of Baytowne Wharf with family and friends. Cheese and fried chicken picnics are her favorite. There are so many outside dining options along the Emerald Coast; Leibe has grown accustomed to having her bed in a chair as we share dinner with her under the stars. The Baytowne Marina Bar and Grill even has a dog menu for us to order from. The one thing she has not adjusted to is the fireworks. During fireworks she has “doggy” ice cream to distract her. While it may seem at first as though we rescued her, the reality is she rescued us, and our beach life has been enriched with her alongside.

The Village of Baytowne Wharf holds an annual Mardi Paws parade where furry friends strut their stuff in their Mardi Gras attire while riding on golf carts, bicycles, floats or walking on foot. Swim, Bike, Run, Cheer, Yell and Party Making way for the 30th Annual Sandestin Triathlon

E

ight hundred energized competitors will arrive in Sandestin from more than 18 states for the weekend event in August. The athletes will have their bags packed with survival devices, from pain reliever to Band-Aids and carbo gel to eye drops. In addition to enormous amounts of training, confidence and faith in their body’s ability to conquer a daunting physical challenge, they will come armed with excitement and energy. Needless to say, they won’t be here to just soak up some sun. They’ll be here to swim a halfmile in the Gulf of Mexico, ride 20 miles on a bike, then run four miles through Sandestin’s beach and bayside community with a burning desire to finish the 30th Annual Sandestin Triathlon. Once through the finish line, they’ll head to celebrate their success at one of the Emerald Coast’s most pumped up after-parties.

THE HISTORY In 1987, the first annual triathlon made its debut through the emerald green waters on the beach of Sandestin by eager swimmers. The biking portion of the race brought athletes through the bayside of the resort, west down Highway 98 to old scenic Highway 98 and back to the resort where the shoes hit the ground for the run. Fast forward to more recent years when the growing traffic on Highway 98 West warranted the re-route of the biking segment to safer grounds, now out east to Highway 30A. This mature race was not alone. In years past there was not just one but two options for the energetic: the Elephant Walk Triathlon (as it was originally known) and the Boathouse Biathlon held out of the Baytowne Marina just one day after the Triathlon. The Biathlon included a swim in the bay and a run through the resort. Back then, there was even a Grand Prix series, a group of sporting events bundled

into one season, offering participants a chance to return to the coast time after time. Visit South Walton, the tourist development council, (then known as Beaches of South Walton), spearheaded this event to attract return visitors. And it worked. Many of the athletes in this year’s race can recount the history of our triathlon not because they are well read but because they are “well run.” Many return year after year to this triathlon, competing against themselves to beat last year’s time and to enjoy all that Sandestin has to offer. “I have been a volunteer for years,” says Sheryl Johnston, current employee of Sandestin, reminiscing about her experiences. “I recall athletes generously complementing the race workers yelling, ‘This is the best race! The volunteers are awesome!’ as they ran by.” Johnston reports that back in the day, the Friday night before the race was a huge undertaking. Not only was there registration and packet pickup,

but the resort fed all athletes a “carbo load” dinner. Now that’s a lot of pasta! Volunteers have been the key to success with this race, lining the routes and supporting all the services needed. “Body marking at 0 dark thirty was the most-sought after position,” says Johnston. Groups of high school students proved to be the most energetic and willing to work to earn their “community service certificate” … an additional positive outcome of the race.

THE ROUTE

The Sandestin Triathlon sprint is recognized as one of the most notable athletic events in Northwest Florida. The first leg of the race starts on the sugar white beaches of Sandestin Golf and Beach Resort as athletes prepare for the half-mile swim in the Gulf of Mexico. Next, racers will bike a 20-mile course outside of Sandestin along Highway 98 and make their way to Scenic Highway 30A. Racers will quickly return to Sandestin where they will park their bikes and take off on two feet to complete the event by running four miles through the resort.

training for an Iron Man triathlon. Other Sandestin competitors will come and race because it’s always a high point of their year, some diehards for even 30 years in a row. One couple, who are now in their 70s and have done the Sandestin Triathlon every year, almost missed the start of the event a few years ago. Though they were admitted late, they still scored wins in their division. Similar personal dedication, mental strength and stamina is evident everywhere you look during the event. Many people have fought long and hard to get here. Scott Christmas is a notable example. Christmas is a triathlete and regular Sandestin Triathlon participant who suffered a near-fatal plane crash in 1996. The 1997 Sandestin Triathlon was Scott’s first race after his tragic accident. That year, Sandestin presented him with an award for his incredible perseverance. This year, as in every year since, a Sandestin Triathlon athlete who has faced a similar experience and demonstrated amazing ability to make a comeback will be honored with the Scott Christmas Award.

AN AMAZING CELEBRATION Once again this year, Sandestin will welcome some truly tired but still pumped up athletes and their enthusiastic entourages for the Sandestin Triathlon Awards Party, which follows the race on the pool deck at The Beach House. Awards will be given for male and female racers in a variety of age categories from “15 and under” to “80 and over.” Participants will also enjoy live music, fruit, food and beer in celebration of their amazing accomplishment. With its three-decade history and great reputation, the Sandestin Triathlon is a near sell-out event every year. The race committee reports that the success of the event would be impossible without the dozens of community volunteers who put their heart and souls into preparation, logistics and supporting the athletes. By race day, nearly 200 volunteers are expected to sign up to help. A portion of the proceeds from the Sandestin Triathlon will benefit the Sandestin Foundation for Kids. Best of luck to every competitor. We can’t wait to cheer you across the finish line.

BEACHFRONT

There are 583 condominium units and eight townhomes lining the shoreline of the Gulf of Mexico in Sandestin Golf and Beach Resort. All have the much sought-after beach frontage of crystal white sands and views of our emerald green waters. Beachside I was the first project developed on all of the south side of the resort and made its debut with 99 units in 1981. The second tower, Beachside II, was finished in 1984 and adds an additional 170 Gulf-front homes. Beachside is a good fit for a myriad of purchasers with its availability to be placed on a vacation rental program.

BEACHSIDE

Property owners within the Beachside area of Sandestin enjoy the luxury of being closer to the Gulf, oftentimes even having a muchcoveted view of, without the expense associated with, being directly on the water. There are 678 properties within this diverse area, including condominiums, townhomes, singlefamily homes and a very few remaining homesites. Views can actually include golf, bay, lake and/or Gulf in this diverse area of the resort. Beachwalk, one of the first 10 neighborhoods to be developed in all of Sandestin and the first in the area known as “Beachside”, has a beautiful community feel. All 159 spacious two and three bedroom townhomes back up to a single meandering lake with fountains, walkovers, catch and release fishing and, in the springtime, new families of ducks playing along its grassy borders. Beachwalk continues to have a strong amount of activity in 2016, with 10 properties currently for sale on the market, six under contract and 10 already closed. There’s a wide range of pricing, based on level of finish, how recently the home has been renovated and size of unit, but the average of the properties currently active on the market is $242 per square foot.

BAYSIDE

The grande dame of Sandestin, Bayside is the northwestern-most region of the resort’s 2,400+ acres. These homes, townhomes and condominiums sit amongst long-established lakes, enjoy expansive views of The Links golf course, and many even boast a bay view. Price ranges within Bayside are among the most affordable on the resort and availability of homes for sale is low, with just under 5% of its 876 properties being on the market. There have been 27 closings so far in 2016, and 11 properties are currently pending in Bayside. Of the 47 homes currently on the market for sale, listing prices range from $115,000 for an upgraded, bayfront studio in Bayside at Sandestin Condominiums to $679,900 for a pre-construction, 4-bedroom detached single family home in Sandestin Estates.

LAKESIDE

Covering the largest area of the resort and encompassing the greatest number of properties and homesites (1,390), Lakeside at Sandestin is diverse in its offering, including Inspiration at Sandestin, a community of luxury three bedroom homes sold either as fractional ownership or full home ownership with all of the services of a luxury fractional ownership. New development is actively ongoing within Lakeside, with preconstruction homes being sold within select neighborhoods. Properties within this area boast frontages and views of everything from lake to golf course to bay and, of its 24 communities, there are purchasing opportunities in all but three. In addition to the 47 closings having already taken place in 2016, 19 sales are under contract and 99 are currently on the market (including 14 homesites and nine fractions). Homes currently available range from condominiums just over 1,000 square feet in Heron Walk to a luxury, custom-built estate boasting more than 6,000 square feet in Island Green. Fractions within Inspiration, with a guaranteed four weeks of stay per year, can be purchased for as low as $36,000.

Fun Fact!

There are over 90 resort lakes maintained by the Sandestin Owners Association. Owners and guests enjoy fishing these waters year after year thanks to Sandestin’s catch-and-release program. The SOA even hosts an annual event — this year was the 16th annual Bill Dowdle Fishing Rodeo for kids under 12. Open to the family of owners and guests, it’s held every Memorial Day.

BURNT PINE

As Sandestin’s most affluent area, Burnt Pine’s exclusivity is defined by its gated access, strict architectural guidelines and semi-private golf club. Residents enjoy spacious, custom-built homes bordering golf courses, lakes and the Choctawhatchee Bay. There are 25 available homesites; pricing begins at $259,000 for a lakefront lot in Preserve at Burnt Pine and exceeds $1,500,000 for an estate-sized Bayfront homesite in Bay Estates. THE VILLAGE OF BAYTOWNE WHARF

For those who love to be close to the action, The Village is comprised of 25 townhomes and 695 condominiums spread throughout nine projects and intermingled with the dining, retail, family entertainment and nightlife of Sandestin. Resort homes available for purchase range from studio condominiums, with a square footage of 349 to 446 square feet, to a three bedroom, 1,700+ square-foot townhome in the courtyard neighborhood of Le Jardin or two bedroom loft in Fisherman’s Village over the retail shops of Cannery Lane. Sales volume continues to increase in 2016! As of May 26, 2016’s sales have been strong with 143 sales within the resort and a total sales volume of just over $67,800,000 — 1% over sales closed as of May 26, 2015. If 2016 sales continue on this trend, Sandestin’s market could very realistically achieve an increase over 2015’s numbers of 417 sales totaling $182,979,248. Especially with an already realized 11.5% increase in the median sales price this year.

PRICING TRENDS

Our favorite graph and indicator of the market, the pricing trend report, is the best visual representation of our healthy and improving market. After a small “hiccup” in 2015’s averages, we are once again experiencing increases in the average listing price and selling price of properties within Sandestin. Of the closings in 2016, the change between the price of a property when it was placed on the market and the list price the time of contract was a 5% decrease. The final sales prices was, on average, an additional 2% decrease. This 7% total difference from original list price to final sales price is consistent with prior years’ numbers but the initial listing price this year is up nearly 10% from 2015 – this is a clear indicator of a healthy Seller’s market. Sellers realize the value of their homes and are pricing properties accordingly.

DESTIN • SOUTH WALTON • 30A The overall numbers below indicate that the number of properties placed under contract from Destin to Inlet Beach is even with that of the same time period last year. Although there has been a small decrease in closings, the cumulative sales volume is in line with last year indicating that median sales price is up in every property type. The strongest market continues to be attached single family homes (townhomes), with increases across the board and throughout the area. Several new condominium projects just starting up throughout this area should reflect in the numbers in the months to come.
