Every spring, SRE produces a Year-In-Review to display our real estate statistics from the prior year, and this year is no different. On page 81, we present our compilation of data demonstrating how the real estate market performed in 2015. No one has a crystal ball, especially in this day and age. But, the data of 2015 demonstrates that the year’s predictions were fairly accurate. The low hanging fruit is diminishing. Distressed properties are being purchased by worthy owners. There are fewer short sales and foreclosures. Sellers are getting closer to their asking price than years prior. Properties sell faster than years prior with fewer days on market. And there are still just a few good deals out there for savvy buyers.

From a logistics perspective, sellers and buyers alike must use diligence in any transaction. H

ere, wine is a way of life. It’s no surprise that after 30 years, the Sandestin Wine Festival, set for April 14–17, 2016, in The Village of Baytowne Wharf, has aged to perfection. In 2003, more than 2,000 people gathered to taste and purchase wine. The event has grown exponentially, and in preparation for the 30th annual event, we anticipate nearly 4,500+ wine lovers swirling, sniffing and sipping their way through four glorious days of picture-perfect events, complete with white tents, flowing wine, gourmet food and live music at The Village of Baytowne Wharf at Sandestin Golf and Beach Resort. The Sandestin Wine Festival, presented by Coastal Living, is the most established and continuously running wine festival on the Emerald Coast and has affectionately been

desserts galore. Local and regional music will set the vibe for fun days of discovery. All festival goers, from the wine novice to the aficionados, can learn more about wines through tasting a comprehensive selection from all major producing countries, varieties, styles and price ranges. Tasting is such an important piece of the festival that crystal tasting glasses are provided and etched to commemorate each year’s event. Those feeling a bit more educated on their wine knowledge can meet with dozens of wine experts, ask detailed questions about their pour and even find hard-to-get selections for their collections. Favorite sampled selections can be purchased just steps away, at the ABC Fine Wine & Spirits retail tent. Visitors are also encouraged to participate in other events that are featured as part of the

called the “Kentucky Derby of Wine Festivals” because of its popularity and grandeur. Brimming to the rim with all things wine, the main events, known as the Grand Wine Tastings, showcase more than 500 domestic and international wines over a four-day span. Guests enjoy the opportunity to talk to vineyard owners, wine makers and sommeliers about their favorite appellations, or maybe try something new. During the Grand Wine Tastings, guests can also enjoy a gourmet experience courtesy of the best chefs on the Emerald Coast. Savor South Walton tents are sprinkled within the festival to allow guests to pair exquisite seafood and delectable appetizers with their current glass selection. And, a new festival favorite, the Champagne tent, returns to the Grand Sandestin Lawn, featuring bubbles and

SELECTING THE RIGHT WINE NOVICE TO CONNOISSEUR: YOU ARE THE SUPREME JUDGE Finding the right bottle of wine can be a little intimidating, especially when all you know is red, white and it’s wet. Have no fear, novice! To assist you on your quest, allow these suggestions to be your own personal Sommelier (wine steward). 1 Name your price. Before entering your local wine shop, get a sense of what you can and can’t afford. With hundreds of varieties on offer you’ll be surprised at how quickly choosing your price range narrows down your choices. 2 To eat or not to eat? Different wines work best in different settings. If you are ordering wine as an aperitif (drinking before eating a meal), lighter wines such as Sauvignon Blanc and Chenin Blanc work best. When food comes into the picture, heavier and more complicated wines including Merlot and Shiraz work best. 3 Swirl away! Once your wine has been poured, give it a swirl. This releases all its flavours, also known as the “notes” of the wine. This gesture creates maximum enjoyment.

4 Wine legs? Yes! Once swirled, the remaining wine will start to drip down the sides of the glass to form what is otherwise known as “legs.” This indicates the concentration of the wine and its age. Older, more refined wines take longer time for the legs to fall. 5 What do you taste? Selecting the right wine is as simple as figuring out what tastes good to you. Attend a few wine festivals and experiment. Winemakers love introducing their craft to those who ask. 6 Find your favorite. t the very heart of Sandestin Golf and Beach Resort lies our nonprofit organization, Sandestin Foundation for Kids. Founded in 2011 by the Becnel family, Sandestin Foundation for Kids has helped make a meaningful impact in the lives of children locally, across the United States and around the world. The Foundation has helped local children with major health issues, helped to renovate an orphanage in Panama, and built clean water wells in Africa, just to name a few. The Foundation is completely volunteer based, so we are proud to say that every dollar raised goes directly to a child in need. The main mission of the organization is to act quickly and offer immediate support to children in the event of a tragedy. We have stayed true to that mission and are so excited to share some of our success stories!

CHILDREN’S ADVOCACY CENTER Emerald Coast Advocacy Center’s mission is to prevent child abuse and help restore the lives of impacted children in Okaloosa and Walton counties. Sandestin Foundation for Kids was honored to donate $15,000 to build a play therapy room for these children in the Advocacy Center’s new location in Defuniak Springs. FOREIGN MISSIONS Since its beginning, Sandestin Foundation for Kids has supported Overland Missions, a nonprofit organization that builds wells to bring clean drinking water to the most remote areas of Africa. Recently, two of our founders, Tom and Carla Becnel, visited Africa and got to see the program firsthand. They said it was truly an eye-opener to see how desperately the children need this clean water and what an impact we are making by sponsoring this effort. The Becnels brought Sandestin Foundation for Kids T-shirts to the children, and they loved them! FISHER HOUSE TESTIMONIALS “Thank you for allowing my family to be together during my surgery. Thanks to these donations, we were recently able to fly in a family member who could not afford the cost, so they could be with their Ranger son during a major surgery.” The Fisher House of the Emerald Coast provides a home for military families when a family member is undergoing medical treatment at any local facility. It is available to any family with someone that has served in any branch of the military for any length of time. This includes active duty, reserve, Wounded Warriors and all veterans. There is never a cost to stay at the Fisher House. For this reason, we depend on the local community’s support to operate the House and fulfill any needs of the guests staying at the Fisher House. KEEP YOUR COOL Even in the tightest spaces, homeowners who love wine can find many ways to keep it cool. Whether embedded into kitchen cabinetry, nestled on your kitchen counter top or encompassing an entire room, temperature control can be made easy. 18

UNWRAPPING AND OPENING: FOIL CUTTER AND WINE BOTTLE OPENER Before you can get at the cork, there’s a plastic or metallic cap to remove. Some are perforated, some have a nylon cord you pull. Some offer no assistance at all! The solution that always works (except for sparkling wine of course) is a foil cutter. Quick, efficient and adds a certain ceremony to the occasion, which is never a bad thing. The challenge with corkscrews is the variety. If you want something foolproof, those with a continuous screw are excellent – you just keep turning to draw the cork out. There are “rabbit” types that are equally effective, requiring just a little manual pressure and there are electric versions that are the ultimate in ease of use. Then there are the traditional sommelier’s corkscrew or “waiter’s friend.” These are really quite easy to get used to and surprisingly efficient. Better quality ones are also superbly crafted and are lovely things to own.

FILTER AND AERATOR Unless you only buy filtered wines they will drop sediment as they age. It’s not something you want in the glass so you need either a finer – if you’re serving straight from the bottle – or a filter if you intend to decant the wine first. If you have a filter and use it while decanting your wine, you don’t necessarily need an aerator. However, they are excellent for those occasions when you’re not decanting, or when you forgot to open a particular bottle of wine early enough and it needs a little help. They’re also indispensable when you’re not serving an entire bottle.

DECANTER Aged wines need time to breathe so unless you only buy young wines a decanter or two are a must. There’s an enormous range from deeply-cut crystal to fine lead-free. There is only one small proviso: Spirit decanters are not the same thing and should not be used for wine.

WINE GLASSES It might seem odd that we’ve gotten so far down a list of top ten wine accessories before we got to glasses – you might argue that there’s no need to put them on the list at all – but there are good and bad choices. Some curve gently inward at the top, trapping the aromas. Others are like trumpets, allowing a good deal of the flavor to go to waste. If you can afford tasting glasses, that’s great, but you don’t have to spend a fortune to get proper wine glasses.

wo of the staple stores in The Village of Baytowne Wharf in Sandestin Golf and Beach Resort, Island Clothiers and Barefoot Princess, are getting a huge makeover this spring! Executive Director Sara Becnel explains, “We are always striving to innovate and bring the best shopping experience to our guests, and we believe this extensive remodel of our flagship location will do just that.” In 2012, Sandestin Clothing Company expanded in the Village to a shop on Cannery Lane. In 2013, Coconut Kids and Toys & Treasures were combined under one roof to give children the ultimate shopping experience. After a year, the name Toys & Treasures was dropped and a new, fresh logo and face of the store was born, Coconut Kidz Children’s Apparel and Toys. In 2014, Shop Sandestin launched ShopSandestin. com, their eCommerce website where fans of the resort’s shops can get their favorite brands shipped directly to their door, anywhere, anytime. “Remodeling Island Clothiers and Barefoot Princess felt like the logical next step,” says Becnel. “We want to keep up with the times, not only with our brands, but with the look and feel of our businesses as well.” With a completely renovated store, Barefoot Princess and Island Clothiers will be almost unrecognizable but will still be carrying your favorite brands, like Lilly Pulitzer, Vineyard Vines, Lauren James and will now be a Southern Tide Shop-Within-a-Shop. “The-Shop-Within-a-Shop concept will allow us to highlight one of our most successful brands and feature incredibly fun design elements like a full-size canoe hanging from the ceiling!” This comes at a fortunate time for both Island Clothiers and Southern Tide, as they are launching an all new, more extensive women’s line, and Shop Sandestin is proud to be able to feature that alongside the brand’s well-known and loved men’s collection in the newly remodeled store. he Emerald Coast Blue Marlin Classic at Sandestin was formed in 2003 for a number of reasons: to highlight the outstanding offshore fishing in the Destin area of the Florida Panhandle; to showcase the amenities and luxury offered by Sandestin Golf and Beach Resort; to provide muchneeded support for local charities in the area; and to serve as a fundraiser for billfish conservation.

It’s safe to say this event has exceeded initial expectations for success by leaps and bounds. Along the way the Emerald Coast Blue Marlin Classic (ECBC) has weathered hurricanes, an economic crash of megaton proportions and the worst oil spill in U.S. history, emerging stronger each time. The concept for ECBC sprouted to life with the collaborative efforts of local resident and Marlin Grill owner, Wayne Lewis, and Galati Yacht Sales President, Joe Galati. They approached Sandestin Golf and Beach Resort about running a tournament out of its Baytowne Marina location. Destin, known as the “Fishing Capital of the World,” had gone far too long without a major billfish tournament. After one look at the venue, the talents and the commitment that both Galati and Sandestin brought to the table, there was no doubt a major tournament could be successful. So in January of 2003, the Emerald Coast Blue Marlin Classic at Sandestin, hosted by Sandestin Golf and Beach Resort and presented by Galati Yacht Sales was created. In that first year, despite bad weather, the Emerald Coast Blue Marlin Classic at Sandestin attracted 45 boats and 230 anglers, fishing for a prize purse just over $371,000. 2006 proved to be a watershed year for the ECBC. A record 77 boats and 391 anglers showed up that year determined to prove they were the best marlin fishing team on the water. The optional jackpot entries continued to grow and by the end of registration it was clear that something special was taking place. The enthusiasm for the event grew along with the prize purse, which had just topped the $1 million mark. 38

The ECBC was indeed special. And the growth continued. In 2007, the tournament celebrated its fifth anniversary, awarding a whopping $1.3 million to the record 84 participating teams. In 2008, thanks to input from participating anglers, the decision was made to add an additional $5,000 optional jackpot for the categories of largest blue marlin, top release team, largest tuna, largest dolphin and largest wahoo. This would serve to dramatically bump the prize money offered by the tournament well into stratospheric levels — $1.5 million would be awarded to the 79 participating teams. By 2009 the word was officially out — the Emerald Coast Blue Marlin Classic at Sandestin was ranked No. 5 on Marlin

magazine’s list of the top ten big money billfish tournaments in the world. It had become the world’s fifth richest event. That year, the ECBC featured a prize purse of $1.29 million for their 67 participating teams. Big fish, big money. But no one could predict the train wreck that was coming just over the horizon. On April 20, 2010 there was an explosion aboard the Deepwater Horizon oil rig, located about 50 miles southeast of Venice, Louisiana. Few realized the long-term potential effects at the time. The federal government closed a huge swath of the Gulf to both recreational and commercial fishing, effectively cancelling the summer swing of billfish tournaments, including the ECBC. The wellhead would eventually be capped on July 15 but not before an estimated five million barrels of oil had been spilled, marking the Deepwater Horizon disaster as the largest accidental marine spill in the history of the petrochemical industry. The year following the spill would prove to test the commitment of both the anglers and sponsors, who could have easily taken a “let’s wait and see” attitude toward the tournament. The anglers responded heartily, ready to get back on the water and resume their competitive fishing. Once again the prize purse for the tournament crested the $1 million mark. As we approach the tournament’s 14th anniversary, there’s no sign of any decline in the event’s popularity — it remains one of the most popular billfish tournaments in the world and continues to break records. The Emerald Coast Blue Marlin Classic at Sandestin was built on a tradition of excellence, and they wouldn’t have it any other way. FishECBC.com

director’s note We’ve celebrated three years of strong sales along the Emerald Coast and the return to a healthy market. In fact, the National Association of Realtors reports that 2015 was the national housing market’s best year in nearly a decade for existing home sales. Because the majority of our new Sandestin purchasers come from the area’s closest metros, we watch their markets as diligently as we watch our own. There are widely reported predictions for both New Orleans and Atlanta to be among the hottest real estate markets of 2016, and Nashville had record growth in 2015. The economic impact of these three cities alone is huge on the Emerald Coast both in tourism and in home sales. These three metropolitan statistical

SALES BY PROPERTY TYPE 2014 ended with lower number of sales from the previous year in every property type. In 2015 we celebrate an increase in sales of townhomes, condominiums and fractional real estate as well as an increase in the average purchase price of single family homes and vacant land. Already in 2016 we are seeing an increase in listing prices of fractional product as the remaining bank-owned shares sold in 2015. New construction of detached single family homes continues in Genoa, Villa Lago and throughout Burnt Pine bringing new inventory onto the market and paving the way for a successful 2016.

HISTORY OF SALES After the spike in sales in 2013 we all held our breath. When 2014 leveled out in number of sales and dropped slightly in volume, we gained confidence that our market had recovered. With 2015’s continued strength and an actual growth of 4% over 2014, it’s clear that we have found stable ground and are enjoying a healthy market. In fact, $187,258,517 is the highest volume of sales in Sandestin Golf & Beach Resort since the market boom in 2005. As we continue to achieve increases in inventory, we look forward to a continued steady rate of growth in sales in 2016 as new buyers make Sandestin their home … or home away from home.

PRICING TRENDS At first glance, this chart seems too confusing to even bother with. But it’s a great overall indicator of the health of the real estate market over the past five years. This is a snapshot of the lifespan of all residential properties, both developed and vacant land, sold within the gates of Sandestin (as reported to the local multiple listing service). The top line is the average price of the properties when they first come onto the market, known as the average original listing price. The middle line is the adjusted listing price — the average price those same properties were listed for at the time that they went under contract. The final, bottom line is the average sales price of those listings. The upward trend of all three lines indicates the overall increase in property values. 2015 has a slight decrease in the original listing price from 2014, but the final average sales price is actually higher than 2014. This indicates that the average original listing price of properties sold in 2015 was set at more realistic, marketable price and consequently sold with less pricing compromise. This is known as the “percent to list,” or the percentage of the listing price for which the property is finally sold. In 2010, the percent to list was 88.6% of the adjusted listing price. In 2015 that number has improved greatly to 93.8%.

The city of Destin, the “World's Luckiest Fishing Village,” has a rich historical heritage dating back to American Indian inhabitants as early as the seventh century. Captain Leonard Destin, moved here from New London, Connecticut, and settled in Northwest Florida about 1845. Captain Destin pioneered the fishing industry, and Destin has maintained this heritage to the present. Today, developed in consideration of supporting tourism, Destin’s beachfront accommodations include Emerald Towers, Holiday Isle, Jade East, Pelican Beach and Silver Shells, among many others. STATE OF REAL ESTATE: BEACH TO BAY Inventory for the area spanning the Destin bridge to Point Washington remained steady with the exception of a 17% increase in attached single units (townhomes) and a 2% decrease in vacant land. The number of sales is up in all residential property types, most notably the 27% increase in townhomes due to the increase in inventory. Land sales remain steady despite the reduction in inventory as available undeveloped land becomes scarcer within this area. Overall, this area of beaches, golf courses and picturesque communities celebrated an 18% increase in sales volume for 2015 and a 10% increase in the median sales price.
