STORAGE WARS There is nothing worse than a bedroom full of clutter and disorganised wardrobes with piles and piles of clothes, shoes and more on top of each other...and you can never find anything! There may be several square feet of potential bedroom storage hidden under your nose and your furniture. These tips will help you find space to stylishly store your clutter!

Work Your Wardrobe Before you start drawing up plans for your bedroom wardrobe, have a good think about what you plan to keep there. To figure out where to install rods, for example, estimate how much space your dresses and suits take up versus shirts and jackets. For longer items, you need full-length vertical space under the rod. If the majority of your clothes extend less than 3 feet, hanging two sets of rods, one high and one about 40 inches above the floor, will double the amount of clothes you can hang in that space. Consider what you need access to on a daily basis versus every few months. Your favourite everyday shoes should be front and centre, whereas those sky-high heels can be stashed in their boxes on an upper shelf for special occasions. Shoe cubes, tiered tie racks and slide-out laundry bins help keep things tucked away yet easily accessible. Before buying bulky dressers, make sure you’re getting the most out of your wardrobe - especially

when it comes to hanging space. Stuff like t-shirts should be on an open shelf where you can see them all at the same time – if you’re looking for a particular t-shirt and you’ve put four others on top of it in a drawer, you’ll never find it. An underutilised space is underneath your bed! Under-bed containers can hold the clothes you’re currently not wearing (including those favourite jeans from years ago that you know you will fit back into one day!). Shoes you don’t often wear, bigger bulkier items like warm jackets (that we rarely need here) and other clothing items you are simply not wearing day to day. Ikea sells sliding drawer units that fit under beds, or you can buy storage bins that roll in and out from Homepro.

Think vertically. If you have high ceilings you can install deep shelves high above eye level. This kind of storage space works great for stuff you don’t need often, like luggage and boxes of off-season clothes.

Mamma Mia! Sometimes we all crave a bit of home cooking and pasta is a wonderful comfort food that soothes the soul. Whether you are a meat lover or a vegetarian, lasagne is an easy and great way to indulge in a little bit of Italy.

Instructions • H eat oil in a heavy-based saucepan over medium heat. Add onion and garlic. Cook, stirring, for 3 minutes or until onion is tender. Add mince. Cook, stirring with a wooden spoon to break up mince, for 8 minutes or until browned. • A dd sauce, wine and sugar. Season with salt and pepper. Bring to the boil. Reduce heat to low. Simmer, uncovered, for 40 minutes or until sauce has thickened. Remove from heat.

Easy Beef Lasagne Ingredients (serves 4) 2 teaspoons olive oil 1 brown onion, finely chopped 2 garlic cloves, crushed 600g lean beef mince 1 large bottle tomato pasta sauce 1/2 cup red wine 1 teaspoon caster sugar 250g packet dried lasagne pasta sheets 2 cups thickened cream 2 cups grated cheddar cheese 1/4 cup grated parmesan cheese

• P reheat oven to 180°C/160°C fan-forced. Lightly grease a 7cm-deep, 25cm (base) square baking dish. • S poon 1/2 cup mince mixture over base of dish. Arrange one quarter of pasta sheets over meat mixture, breaking sheets to fit. Spoon one-third of the remaining mince mixture over pasta. Drizzle with one-quarter of the cream. Sprinkle with onequarter of the cheddar cheese. Repeat layers twice. Top with remaining pasta sheets, cream and cheddar cheese. Sprinkle with parmesan. Cover loosely with foil. • B ake for 45 minutes then remove foil and bake for a further 15 minutes or until pasta is tender and cheese golden. • Stand for 10 minutes before serving.


Easy Veggie Lasagne

• Mix ricotta, spinach, and eggs together in bowl

Ingredients

• S pread half cup pasta sauce mixture in the bottom of 9 x 13 inch baking dish.

• L ayer lasagna noodles, half the remaining sauce mixture, half the ricotta mixture, half the zucchini, half of the sliced mushrooms, half of the mozzarella, and half of the parmesan. • Repeat layers with remaining ingredients. • Bake in oven for about 45 minutes. • Stand for 10 minutes before serving.

BUILDING YOUR OWN SALA PART 1

You should plan and design the outdoor sala as to satisfy both your needs and tastes. Therefore, you should decide its dimensions and whether you want to add a bathtub, a deck or a barbecue, to make it suit your needs. The options are virtually unlimited, that is why we recommend you to take your time when planing its size and features. Nevertheless, you should remember that each extra-feature implies additional expenses, therefore you have to keep a balance between the benefits and costs. Choosing the right design for your sala is a tough decision, as there are many potential alternatives: on one hand, you can build an eight-sided sala, a rectangular construction or a simple to build square sala. This issue we start the basics of your sala and in following issues we will instruct you on how to install the floor and the roof.

In order to start your sala, you will need the following:

Materials A – 4 tube forms, 4 adjustable anchors CONCRETE FOOTINGS B – 2 pieces of 2×6 lumber, 120” long, 2 pieces of 2×6 lumber 123” long RIM JOISTS C – 1 piece of 2×6 lumber, 120” long MIDDLE JOIST D – 16 pieces of 2×6 lumber, 59 1/4” long JOISTS E – 18 pieces of 2×6 lumber, 14 1/2” long BLOCKING F – 9 pieces of 4×4 lumber 9´ long WOODEN POSTS G – 4 pieces of 4×4 lumber, 10´ long TOP RAIL H – 4 pieces of 2×4 lumber, 102” long, 64º cuts at both ends HIP RAFTERS I – 4 pieces of 2×4 lumber, 79” long, 55º cuts at both ends COMMON RAFTERS J – 8 pieces of 2×4 lumber,42” long JACK RAFTERS K – 400 sq ft of 1/2” tongue and groove plywood ROOFING SHEETS L – 400 sq ft of roofing felt ROOFING UNDERLAYMENT M – 400 sq ft of asphalt shingles, nails ASPHALT SHINGLES N – 100 sq ft of 2×4 decking boards FLOORING O – 2×4 bottom and top rails; 2×2 balusters 2 1/2´ long RAILINGS AND BALUSTERS cement, sand, gravel 2 1/2” lag screws – to secure the posts 4” screws – to secure the joists, the rails corner brackets – to lock the joists into place 2 1/2” deck screws – to install the decking boards, the balusters, the roofing sheets 6” screws – to secure the rafters 1/2” roofing nails – to install the shingles Building a square sala is a complex woodworking project, but any amateur can pull it trough, provided he uses the right plans, techniques and tools. As you can see in the image, you have to install several posts, build the flooring, attach the roof and install the railings. Although it might look very complicated at first, you have to use a step by step approach and work with great judgement and attention.

Smart tip: Determine the amount of materials needed from the very beginning, otherwise you would waste many and time by going to the lumber store. In addition, make sure you use power tools in a good condition and having sharp blades.

posts in concrete, you have to dig 2-3´ deep holes, compact a 2” layer of gravel and pour in 4” of concrete. Afterwards, place the post in the hole and plumb it with a spirit level. Make sure you brace the wooden posts in two directions, after plumbing them, otherwise it might move from position.

Installing Sala posts In order to anchor the four posts in a professional manner, you have to dig 3´ deep holes (12” in diameter), making sure the the holes are also 6” below the frost line.

Sala layout

Pour and compact a 3” layer of gravel and install a tube form in each hole (alternatively, you could build a form with 2×4 boards). Mix a small quantity of concrete, fill the form and install the adjustable post anchors.

The first step of the project is to lay out the sala, in a professional manner. Therefore, after you have selected a level area, you should mark the outline of the square sala, by using batter boards (made from 2×4 lumber) and string. Smart tip: Measure the diagonals and adjust the position of the boards, until they are equal. Check each corner for squareness, by applying the wellknown 3-4-5 rule.

Simple Sala posts Use a straight edge and a spirit level, to make sure the four footings are perfectly aligned and horizontal. Let the concrete dry out for at least 48 hours before installing the 4×4 posts.

Anchoring the post into concrete There are several techniques to secure the 4×4 wooden posts into place: locking them in concrete or using metal hardware. If you want to install the

Asia must act now to pave the way for green, resource-friendly cities or face a bleak and environmentally degraded future, says a new Asian Development Bank (ADB) report. “Asia has seen unprecedented urban population growth but this has been accompanied by immense stress on the environment,” said Changyong Rhee, ADB’s Chief Economist. “The challenge now is to put in place policies which will reverse that trend and facilitate the development of green technology and green urbanization.” In a special chapter of its flagship annual statistical publication, Key Indicators for Asia and the Pacific 2012, ADB examines the challenges and opportunities associated with the region’s breakneck urban boom. It also details measures needed to turn cities into environmentally sustainable, inclusive growth centers.

The growth of cities can have many advantages, including critical masses of people in relatively small areas, making it easier and more cost effective to supply essential services like piped water and sanitation. Conservation and efficiency improvements will help. Imposing congestion and emission charges, as in Singapore, and removing inefficient fuel subsidies, as in Indonesia, can make prices more fully reflect social costs. But the report says much more is needed, including the development and mainstreaming of new green technologies. Early examples are waste-to-energy conversion plants, as in the Philippines and Thailand, or “smart” electric grids.

CITIES MUST GO GREEN OR RISK DISASTER - ADB STUDY

Since the 1980s, Asia has been urbanizing at a faster rate than anywhere else, with the region already home to almost half of all the world’s city dwellers. In just over a decade, it will have 21 of 37 megacities worldwide, and over the next 30 years another 1.1 billion people are expected to join Asia’s already swollen urban ranks.

This breakneck expansion has been accompanied by a sharp rise in pollution, slums, and widening economic and social inequalities which are causing rapid environmental degradation. Particularly disturbing are urban carbon dioxide emissions, which if left unchecked under a business-as-usual scenario, could reach 10.2 metric tons per capita by 2050, a level which would have disastrous consequences for both Asia and the rest of the world. Rising urban populations mean that over 400 million people in Asians cities may be at risk of coastal flooding and roughly 350 million at risk of inland flooding by 2025. Unless managed properly, these

BUILDING A VILLA IN KOH SAMUI OR KOH PHANGAN

Koh Samui and Koh Phangan have become recognized destinations for bouquet residential development projects. However, both islands also offer a variety of individualized single-standing villas and houses. Indeed, a number of property investors in Koh Samui and Koh Phangan elect to acquire raw land, and then have their envisioned dream home built upon that land, rather than invest in a serviced project. Investors are no doubt aware that the construction process carries uncertainty and risk, and noting that the cost of construction can often-times exceed the value of the underlying land (and that construction costs can escalate during the construction period), it is essential that investors are proactive in addressing these risks. This article addresses the basic legal and commercial issues associated with construction in Thailand. The reader should be aware that construction is inherently complex from both a legal and commercial perspective and therefore this article will not fully explore the relevant legal issues. Before commencing construction, and indeed before investing in raw land, it is essential to first consult with a legal advisor.

Preliminary Investigations Before investing in raw land, one should conduct full due diligence upon the land, including a full title investigation back to Sor Kor 1. It is particularly important to determine if the land has full legal rights of access, including access to electricity, water and sewage. Failure to investigate into these issues at an early stage may result in increased costs in the future, or an outright inability to utilize the finished property. In addition, it is essential to determine what “zone� the land falls within according to the Ministerial Regulations, issued under the command of Plantation Law, Koh Samui, Province of Suratthani B.E. 2549. The scope of construction is significantly limited in certain zones, and all zones carry height and footprint restrictions and required set-backs from the sea-line and water sources. Therefore before acquiring raw land, the savvy investor determines which zone the target land is located within and assesses the construction rules applicable to that zone.

Source a Reliable Contractor One of the primary risks associated with building upon raw land is the chance that the construction will not be completed on time or at all, or that it will be of poor quality. Common sense suggests that an investor can mitigate this risk by doing homework on the various contractors available, and selecting a contractor with an established positive track record in relation to the type of construction sought. Personal compatibility with the contractor is also important, noting that the relationship may be tested or strained if difficulties arise.

Construction Permit It is necessary to obtain a construction permit to legally construct a building. While serving as evidence that the construction itself adheres to

the zoning regulations and other applicable laws, a validly issued construction permit also serves as evidence of ownership of the underlying building. Care should therefore be taken to ensure that the building permit is issued to an appropriate person as it will serve as prima facie evidence that such person owns the building post construction. The local authorities do not generally issue construction permits for the benefit of foreign individuals or entities, and therefore foreigners wishing to establish personal ownership of a building post construction will generally be required to register a transfer of the building to their name, or the name of an appointed foreign entity, which will entail land office registration fees and taxes.

Construction Agreement It is a trite recommendation, although so often neglected: investors should enter into a written construction agreement with the contractor before work is commenced. As noted above, construction is itself a complex area of law and therefore any construction agreement should be prepared or reviewed by a legal advisor specializing in construction matters. Noting the complexity of construction agreements, any attempt to provide a full survey of a construction agreement in this article would be futile. However, a few terms might be highlighted, in addition to the terms discussed elsewhere in this article. For instance, a construction agreement should clearly identify the target land, the parties and the works (including detailed building plans, descriptions of the materials and future bill of quantities); include any warranties and guarantees agreed by the parties; provide for payment and procurement of insurance on the construction site; apportion the applicable taxes on construction; and contain the appropriate default, termination and dispute resolution terms - amongst other terms.

Construction Milestones and Deadline The construction agreement should provide for payments following specific construction milestones, and following inspection of those milestones. Ideally, the majority of the contract price should be settled towards the end of the construction process. Furthermore, a percent of the contract price should be held back from each milestone payment, and paid out only after the completion process, including a snag check and post completion repairs. It may be possible to retain the holdback until the expiry of a warranty period. These steps can mitigate the risks of poor or incomplete construction by providing a significant economic incentive onto the contractor to progress quality construction, and by allowing the investor to cease payments if the contractor fails to perform adequately. The construction agreement should also provide specific completion deadlines, and impose penalties on the contractor for failing to comply, although some flexibility and provision for extensions and variations should be considered.

Exchange Rate Risks It is important to consider the exchange rate risks associated with construction in cross-border settings. Exchange rate risks arise where the construction agreement provides for stages payments in one currency, namely Thai Baht, while the investor’s funds are primarily held in another currency. Currency fluctuations over the construction period can be significant and therefore it is essential that the investor take steps to mitigate currency exchange risks. Currency exchange risks may be mitigated by capping the exchange rate (or setting a range of exchange rates) in the construction agreement, or by hedging against the risk using designated financial instruments. However, the simplest way to protect against this risk is to transfer all or a significant portion of the contract price into Thailand prior to, or in the early stages of construction.

BAD DEBTS - PART II In Part I of this two part article we noted the importance for your company to comply with the legal requirements to “write-off” uncollectable or “Bad Debts” so that your company would not be required to pay income tax on these uncollected monies. And we saw that under Section 65 of the Thailand Revenue Code (“RC”) and Ministry of Finance regulation No. 186 (1991) (“MR”) in order for Bad Debts to be written-off they generally my have (1) arisen from your company’s business and (2) it must not be too late to file a court action to collect them. Now we look at the rest of requirements under the MR to write-off Bad Debts. (i) debt(s) by a debtor exceeding Thai Baht 500,000 (Clause 4 MR); (ii) debt(s) by a debtor between Thai Baht 100,000 and Thai Baht 500,000 (Clause 5 MR); and (iii) debt(s) by a debtor not exceeding Thai Baht 100,000 (Clause 6 MR) Different conditions for a write-off are applicable for the different categories. The strictest requirements are applicable to category (i). MR Clause 4 requires: (1) “[d]emands for payment have been made and the matter has been pursued to the extend suitable to the case of such acts being expressly recorded and yet debts remain unsettled (...)” because “(a) the debtor died, is missing or proved to be missing and has no property to pay the debts or (b) the debtor dissolved his business, and the debt due from him to the other creditors with preceding preferential rights over his entire properties exceed the value thereof”; and either (2)(a) a civil action has been brought against the debtor and after a court order or injunction the debtor does not have sufficient property to settle the debts; or (2)(b) a bankruptcy action has been brought against the debtor and a compromise has been reached with the debtor with court approval or the debtor has been adjudged bankrupt and the first lot of the debtor’s properties have been shared out.

With regard to category (ii) debts, pursuant to MR Clause 5, the conditions for a write-off are the same as those for category (i) debt but that with regard to the requisite civil court proceedings it is sufficient that the court has accepted the plaint. Whereas with regard to the relevant alternative bankruptcy proceedings, the action against the debtor needs only to have been accepted by the court. However, in this case category (ii) debts, it is also required that the director or managing director of the juristic company creditor issue an order within 30 days from the last day of the relevant accounting period authorising the write-off of the Bad Debt. Finally for category (iii) debts the requirement are the least strict. Pursuant to MR Clause 6, it is not necessary to comply with the requirements in MR Clauses 4 and 5. Court proceedings, for example, are not required. Rather, it is sufficient that “demands for payment have been made and that the matter has been pursued to the extent suitable to the case, and yet debts remains unsettled� provided that any court action in relation to the debt would entail higher costs in relation to the court proceedings than the amount expected to be recovered. The final requirement is that once the creditor has complied with all above mentioned rules and regulations the creditor must write-off the receivable as a Bad Debt expense in the same accounting period. However, in case of a category (ii) debt, the accounting period in which this must be done is the accounting period when the relevant court accepts the civil complaint or the bankruptcy petition. To manage the risk of unnecessary tax liabilities in connection with Bad Debts you should continually monitor company’s accounts receivable in order to keep abreast of its various debts and determine when and what action is appropriate and as needed competent tax counsel should be consulted directly.

HOW TO FIND YOUR PERFECT ISLAND RETREAT Villa rental is fast becoming the preferred holiday accommodation option for a vast majority of vacationers to Koh Samui and Koh Phangan. Renting a villa as a family or group of friends can prove far more economical in the long run than hotel accommodation and can afford you the luxury and privacy you seek on a holiday without breaking the bank. For longer term lets, there is a multitude of options from private owners to agent lets ranging from basic to 6 star luxury – all you need to do is spend some time finding the right villa for your long-term living needs. Holiday villas are generally fully furnished and include a full western kitchen with appliances, towels and bed linens, water and electricity and will normally include a maid service who will come once or more a week to

change linen and tidy the villa, as well as a maintenance person to take care of the gardens and pool if included. There are a host of other optional services on offer such as a private chef, babysitting, pre-arrival shopping, laundry, driver or car hire, butler, island tours, personal training, massage and spa treatments, Thai cooking lessons...simply do your research and ask lots of questions when selecting your villa to see what is available to you during your stay. If booking your villa from outside of Thailand, it may be wise to use one of the more established and recognised agents to ensure you are getting what you pay for. While it may seem cheaper to go directly through the home-owner, agencies usually

When did you move to Samui?

Where did the name Deckchair Asia come from?

In 2003 I was lucky enough to take a year off and travel the world I based my trip where my friends lived and one of my friends lived here on Samui, I went to a lot of different places but thought.....I could live here!

2 things. One, I live on a island and secondly - the deckchair itself is a weird and wonderful design. When did you get involved in design and online?

What made you move to Samui? For the first six months of my time here I wasn’t working so I thought either go back to London to find work or live on Samui for 6 months doing nothing...... was a pretty simple choice really.

I have been involved with the internet for about 15 years now, I was a partner in a agency in London that grew to be huge, it began as fun but became too much stress, so I sold my stake in 2003 and did one around the world.

What does Deckchair provide?

What is the strangest design job you have been asked to do? I would say any sort of PHP database work is the hardest to do, it’s mind bending code, the strangest job would have to be back when I worked in London we did a lot of gorilla marketing, I dressed up as an hooligan & ran around Covent Garden. What is your favourite part about the design process?

Who are your major type of clients? They are various clients, Villas with Samui Villas and Homes but we also have a recruiment client, 5 star hotel in Luang Prabang client, Mekong River Cruise client, solar power client, we even have a client that make portable heated seats called hotbott www. hotbott.com Do you see the design world changing and what more do you see Deckchair Asia doing in the future?

WATER SAVING WAYS

FOR YOUR HOME

Without water, all of us would be…well…not here. It is the most essential requirement of life on earth and as time goes on, it is becoming harder to find around the world. The islands have suffered both floods and droughts, that being said, there are a few things you can do to lessen your impact on the world’s water supply. Check your taps for leaks. If you have a leaky tap that drips only once per second or so, you are wasting almost 4 litres of water per day. Combine all the leaky taps around the world.....insane! Fill up the sink. If you don’t have a dishwasher and do your dishes by hand, then just fill up one side of the sink with soapy water and the other side with clean water, or just turn the tap on when you need to rinse each dish. Use your washing machine only when you have a full load of laundry to do. Doing a few half loads during the week just because it is convenient for you wastes so much water. Turn off the tap when you are brushing your teeth. This is a huge waste of water as you stand there staring at yourself in the mirror. Get some water on your toothbrush and turn the water off until you need to rinse. Take showers instead of baths. Filling up a bathtub takes a LOT of water. A quick 3-4 minute shower should be all you need. Use a low-flow shower head. Low-flow shower heads use air to make it feel like a regular shower head, so you don’t lose much pressure at all. Shaving at the sink? Turn off the tap Just fill up the basin, pop in the plug, and rinse your razor off in the water until you are all done shaving. Since shaving takes a little while, leaving the water running the entire time can waste so much water that you are not even using. Don’t use your toilet as an bin. Every time you flush a cigarette butt, facial tissue or other small bit of trash, 19 to 26 litres of water is wasted. Put something in the back of your toilet tank to displace some of the water. Be it a plastic bottle full of rocks or something else heavier than water, displacing even a litre of water for every flush will help save more. And no, you won’t lose any flushing power. Just because the water comes out of the tap at your house easily, doesn’t mean that other people around the world are as lucky. Water is such an important resource and one that is becoming more and more scarce. SAVE WATER ON THE OUTSIDE! Along with inside the home, there are ways to cut down on water use in your garden and around the home without damaging your plants or grass or reducing the cleanliness of your surrounds. Follow these tips to reduce your water use outside the house and watch your water bill go down and your impact on the planet go positive! • Water your lawn only when it needs it A good way to see if your lawn needs watering is to step on the grass. If it springs back up when you move, it doesn’t need water. If it stays flat, the lawn is ready for watering. Letting the grass grow taller (to 3”) will promote water retention in the soil. • Deep-soak your lawn When watering the lawn, do it long enough for the moisture to soak down to the roots where it will do the most good. A light sprinkling can evaporate quickly, especially in the islands heat and tends to encourage shallow root systems. Hot tip! Put an empty tuna can

on your lawn - when it’s full, you’ve watered about the right amount. • Water during the early parts of the day Early morning is generally better than dusk since it helps prevent the growth of fungus. Early watering, and late watering, also reduce water loss to evaporation. Watering early in the day is also the best defense against garden pests. • Try not to water when it’s windy Wind can blow hose water and sprinklers off target and speed evaporation. • Use efficient watering systems for shrubs, flower beds and lawns You can greatly reduce the amount of water used for shrubs, beds and lawns with strategic placement of soaker hoses, rain barrel catchment systems and simple drip-irrigation systems.


• Plant drought-resistant shrubs and plants Many beautiful shrubs and plants thrive with far less watering than other species. Replace herbaceous perennial borders with native plants. • Put a layer of mulch around trees and plants Mulch will slow evaporation of moisture while discouraging weed growth. • Don’t run the hose while washing your car Clean the car using a bucket of soapy water. Use the hose only for rinsing. • Use a broom, not a hose, to clean driveways and sidewalks • Check for leaks in pipes, hoses, faucets and couplings Leaks outside the house may not seem as bad since they’re not as visible. But they can be just as wasteful as leaks indoors. Check frequently to keep them drip-free. • Use a Pool Cover Without a swimming pool cover, more than half the water in your pool can possibly evaporate in one year. Using a cover regularly reduces evaporation by 90 to 95%. Without a cover, an 18’x36’ pool loses about 1 inch of water per week. • Lower the Pool’s Water Level Besides conserving water, keeping a lower water level in the pool helps reduce water loss from extreme splashing and boisterous water play. It’s a good idea to keep the water level 1 inch above the bottom of the pool tile. Try to discourage swimmers from splashing by explaining to them that the water needs to stay in the pool. • Backwash Pool Filters Only When Necessary Obviously, backwashing filters uses extra water. Keep the pool and filters clean to reduce the frequency of backwashing. Only backwash long enough for the water in the sight glass to run clean. Frequent backwashing can reduce the effectiveness of the filters. • Reuse Backwash or Dechlorinated Waste Pool Water on Lawns & Shrubs Empty the filter backwash onto lawns and shrubs or collect it to reuse. • Strategic Poolside Landscaping Plant pool-area shrubs and use fences or privacy screening as barriers or to help reduce water loss from wind evaporation. Decreasing the occurrence and amount of wind going across the pool will cut down on evaporation.

CATS... A cat that becomes overheated in hot weather can suffer from dehydration, shallow breathing, and can even get heatstroke. Keeping your cat cool is an important part of ensuring that he/she stays happy, especially if there's a heat wave....and we all know ourselves what those feel like on the islands!

Keep your cat calm A cat that is running about too much during a really hot day or during a heatwave will soon become exhausted and dehydrated. Encourage it to calm down by providing a relaxed, indoor place that is both cool and darkened (see the next step). Do not initiate play when it is in an agitated state; you may need to sit with it, for a bit, to help it self-calm.

Create a retreat This is a place where your cat can retreat to and relax and feel safe. It is simple to make – place a cardboard box on its side and put it somewhere that is quiet and out of the way such as in a closet, behind a chair, or near a cool spot in the house. Line it with a terry towel or other cotton, breathable natural fabric that is not too warm. Stick an ice pack inside a sock and place it into the snug retreat underneath the towel for added cooling effect. Another good idea is to place towels or sheets over the spots the cat usually likes to sit, to create a cool barrier between their fur and the normally warmer surfaces.

Ensure that your garden or yard has some shady spots for your cat to enjoy It will find them readily enough, provided you supply them. If your plants are too young to throw enough shade yet, or you do not have a garden, at least set up some shadecloth over a comfortable spot under

which your cat can lie; choose somewhere that gets a gentle breeze. Water should always be easily accessible and available in the outside area, as well as indoors.

Allow your cat to choose a cool spot Cats are smart about comfort at all times, including during an intensely hot day. Cats love to curl up in the bathtub or sink because porcelain stays cool even when it is hot outside. They will also prefer tiled areas of the house, such as the bathroom, laundry, and kitchen. Some cats will even find the freezer and flop themselves over it. Do not reprimand your cat for picking the coolest spot in the house – be grateful that it is working out how to cool down using its own initiative.

Good time for a bath maybe? Cool your cat down with dampened towels. Most cats do not like getting wet, but you can at least help cool their fur down, a little, with dampened towels. Simply dampen a cloth or paper towel and gently stroke your cat with the cloth or towel from the top of its head and down the back. Do this a couple of times a day if it is very hot. The places where cats get the warmest are their bellies, the pads on their paws, their armpits, under their chins, and on the outside of their ears. Concentrate on keeping these spots cool.

Brush your cat daily Matted fur traps heat; ensuring that the fur is not matted and allows air to flow freely through it will help to keep your cat cool. This is especially important for long-haired breeds of cats. Avoid shaving your cat to the skin as this will expose your cat to the sun and can result in sunburn and risks skin cancer.

Provide access to a good, constant supply of water for hydration Dehydration is a real risk for cats during the heat of summer, so constant access to water is essential. Koh Samui’s enduring appeal as one of the world’s top holiday destinations has inspired many people to relocate to the island, either choosing to make it their permanent home or spending extended amounts of time living what those in less blessed locations would understandably consider an idyllic lifestyle. It is advisable to research construction firms employed to guarantee that their reputation is solid and that any previous projects have been successfully completed.

LAND TITLE DEEDS IN THAILAND There are two main types of land ownership in Thailand which we should explain

RIGHTS OF POSSESSION Firstly there is the right of possession, for example, land that has been used by a family for generations to the benefit of the land and they have possession rights of the land under the civil and commercial code. Such titles are Sor Kor 1,Tor Bor 5 , 6 or Sor Por Gor 4. These titles basically are only family possession rights and generally only used for farming. These titles can not be bought or sold and no building rights or legal acts would be allowed on the land. I do know of cases where families being in possession of certain pieces of land for generations have been able to upgrade them to regular land title deeds but this is not generally the case and any serious investor would not normally give any credibility to these titles of possession.

RIGHTS OF OWNERSHIP Usually we are looking for land title deeds giving right of ownership not possession. Here there are basically three title deeds:- Chanote, Nor Sor 3 and Nor Sor 3 Gor. The most sought after titles are the Chanote and the Nor Sor 3 Gor as both these titles have legal documents of Rights of Ownership and can be sub-divided into smaller plots and planning permission and any such legal acts can be carried out immediately on the land. The only difference with the Nor Sor 3 is that although legal documents are issued for the land it has not been accurately surveyed which can lead to problems in verifying actual land area. And if any legal act is to take place on this land it must be published for at least 30 days. As we have been saying all the way through if it is not clear 100%, seek the advice of a legal professional in this field, as there are also many other issues that are important to consider such as servitude, access and rights of way.

LAND MEASUREMENT & SURVEY Land in Thailand is measured in Rai, Ngan and Talang Wah. • 1 Wah= 4 sqm • 1 Ngan= 100 Wah or 400 sqm • 4 Ngan= 1 Rai or 1600 sqm In comparison to Western Standards: • 2.50 Rai= 1 Acre • 6.25 Rai= 1 Hectare

TIPS FOR STARTING A NEW BUSINESS Are you planning to start your own business for the first time in Thailand? If so, we hope this useful information will help put your business on the right track. The simplest and easiest sort of company for foreigners to form with a small business is a Thai Limited Company. In Thailand, a Limited Company is a company with up to 100 shareholders, who share the same business purpose and is formed with a Capital divided into equal shares.

GETTING STARTED To set up a company, you must first have the memorandum that can be acquired at the registration office. To properly register, you are required to provide the authorities with details of your company and list a minimum of three shareholders (who can either be Thai or foreign nationals or both). At least seven days after you first approach the department, you can call a shareholder’s meeting to reach an agreement on the purpose of your business and set up the company’s operational rules. Having agreed on the purpose of your business, you can then apply for business registration at the same department. If you cannot agree on company rules, you can refer to those stated in the Civil and Commercial Code’s partnership and companies section.

SHARES Besides the issues of business registration, you must also make sure that your company’s shares are worth no less than 5 baht each. These shares can be transferred or even sold if the company has no regulations on this matter. Every shareholder must be given a share certificate, a document that guarantees their status as a shareholder. Should anyone wish to transfer their shares to another party; they have to fill in the share transfer form that confirms the deal between the transferor and transferee. The company also has to have in its possession a register of shareholders that contains a record of all the company’s shareholders. The book is evidence that will identify the company’s shareholders.

SHAREHOLDERS AND CHAIRPERSON A Limited Company’s shareholders can be either Thai or foreign nationals or both, but the percentage of shares held by foreign national plays a significant role in determining the nationality of your company, which may impose serious limitations on the company’s rights, such as landownership.

If less than 49% of your company’s shares are held by foreigners, your company is considered a Thai company. However, if foreign nationals hold more than 49% of the shares, your company is a foreign company. The significant differences between Thai and foreign companies operating in Thailand lie in their rights to buy and own properties or other businesses. It is therefore important, especially for those in real estate and development businesses, to know and remember that unless your company is Thai, you are restricted in the ability to possess and obtain land and property in this country without an exemption granted by the government. Foreign companies are also restricted to certain activities and to proceed with certain operations the company will have to apply for permission from the government. In such instances, applications will be considered case by case. They will also face tough scrutiny and strict restrictions on their right to operate and ability to run their business. These companies will be treated in the same way as foreign nationals seeking jobs in Thailand. If you are registered as a Thai company, you are automatically granted the right to purchase and own properties and other business and will be treated the same way as a Thai citizen. However, according to new legislation that has recently come into effect, the Land Department’s staff are now required to thoroughly investigate your Thai shareholders’ sources of income. Thai shareholders in a company wishing to purchase properties in Thailand have to declare their income and provide the authorities with evidence that proves their ability to coinvest with other foreign shareholders in the same company. Only those successful in convincing the authorities are granted the right to purchase and possess land. Companies with approval from the Land Department can then proceed with their applications for land title deeds or other certificates of use and possession.

LITTLE THINGS THAT MATTER A company limited has to have its own board of directors to act on behalf of the company. This panel will, however, act under the regulations and agreements approved by the shareholders. Appointing directors or removing any of them requires shareholders approval. At the end of the company’s financial year, within five months, it shall be the duty of the company to present the balance sheet to the Department of Business Development (DBD). If your company fails to present the balance sheet, the company will be fined up to 50,000 baht and the company’s board of directors may also be fined up to 50,000 baht. If the committee refuses to pay the fine, the police can appeal to the court for a warrant and file a lawsuit against the resilient parties. Withdrawal of the company’s business registration is also another penalty the company may face, should they not provide the authorities with the necessary statement.

BUILDING REGULATIONS ON KOH SAMUI In order to build on Koh Samui you must first obtain a building permit from the municipality office and your building must meet certain requirements, depending on the location of the land on which you wish to build.

There are 4 defined areas for land depending on its distance from the beach. (See diagram on opposite page) STAGE 1. Land up to 10 Meters from the beach. The law states that no construction is permitted within this area. STAGE 2. Land up to 50 Meters from the beach. Within this area you are permitted to construct a single storey building only It’s height cannot exceed 6 Meters (including the roof) and the building cannot exceed the maximum allowed area of 75 Square Meters. STAGE 3. Land up to 200 Meters from the beach. Within this area you are permitted to build up to a maximum height of 12 Meters (including the roof). The maximum allowed size is 2000 Square Meters. STAGE 4. Land located more than 200 Meters from the beach. Within this area, building of up to 12 Meters in height (including the roof) can be constructed.

In addition, all buildings must now be constructed with peaked roofs, flat roofs are no longer permitted.
