Space Planning Services 86 million SF domestic portfolio across nine geographic regions NELSON continues to provide Space Planning services for Bank of America in support of portfolio management on a national level. At any given time, several regional restack efforts are underway to right-size the portfolio, minimize vacancy and provide the branded level of workplace designed to attract and retain associates are underway. Recently, NELSON delivered several projects within the Midwest to restack and right-size the portfolio. Each project was unique in their own way as schedules, budgets and occupancy factor into the decision on the level of renovation to be accomplished. NELSON was able to identify adjacencies within business units and support functions. Bank of America integrated these business units and disposed of 100,000 SF of real estate in St. Louis. Key Challenges: NELSON not only delivered the strategic planning services, but also provided the design services for the entire requirement within a tight timeline. Lessons Learned: The reduction of space provided an opportunity to incorporate workplace strategy concepts, allowing for further efficiencies to be realized.

Comverse has recently downsized their lease space in the same office building. Their space is currently a collection of separately demised areas often divided by a multi-tenant corridor. The intention of the project is to create a higher density layout for the same number of employees and to improve the work environment by demolishing as many interior walls as possible and through varied work collaboration spaces. The result is an efficient, continuous, openplan space that has reduced the enclosed office percentage from over twenty percent down to about ten percent.
