Strathblane 4 Ballagan House

Ballagan House is a magnificent stone built detached country mansion house set amidst almost nine acres of beautifully kept garden grounds. With a breathtaking location at the foot of the Campsie Fells, Ballagan House is only a short distance from the centre of the village of Strathblane. Divided into five separate conversions, Ballagan House has been exceptionally well maintained by the current owners and enjoys open outlooks to the front and rear with gardens that feature a private tennis court for residents, a stream, woodland, large expanses of lawn together with extensive parking and garaging for each property. To the rear of the building, there is further storage, with private sheds for each apartment. There is also access directly from the gardens out onto the Campsie Fells with lovely woodland and hill walks, ideally suited for the outdoor enthusiast. Strathblane and Blanefield offer excellent local amenities with convenience shops, bank, pubs and restaurants and an excellent primary school. Bus services run through the village to Balfron and Glasgow. Milngavie and Bearsden are only a ten minute drive away and provide an even greater selection of amenities that include train services into the city centre. Entry to the building is controlled by a security system which opens in to a stunning entrance vestibule with ‘Terrazzo’ tiled floor which in turn has a door opening into the ground floor hallway. From here there is access via a staircase to the upper landing where the property can be found. The apartment itself extends to almost 1400 square feet and is laid out all on the level featuring magnificently proportioned rooms with high ceilings, intact cornicing and with many period details having been retained since

the conversion. The current owners have lavished a great deal of time and money on the property and it now combines characterful, traditional features along with an extremely modern, high end specification. In brief, the accommodation comprises: a breathtaking dining hall with a raised dining area and access from here to each of the other rooms. The main formal lounge/drawing room can be found to the front of the building taking in the lovely views southwards across sweeping lawns. This is a superb room with parquet flooring and large enough to accommodate a dining area if required. It features a period style fireplace with open fire, sizeable box bay window with window seating below, intact picture rail and decorative cornicing. Next to the lounge is the second bedroom which again enjoys views to the front of the building. The Master bedroom is found to the rear and is a good sized double bedroom with fitted wardrobes on two walls. From here there are views to the Campsies. Next to the master bedroom is a refitted, bespoke and contemporary WC/cloakroom with timber panelled dado, “Villeroy and Boch” wash hand basin and wc and “Porcelanosa” floor tiles. The main shower room again has been beautifully refitted with ‘Porcelanosa’ floor and wall tiles, a larger than average shower cubicle with glazed shower screen and “Villeroy and Boch” wash hand basin and wc. The kitchen once again has been refitted with country style modern units offering extensive wall mounted and counter level storage, solid timber work surfaces and with a range of top end built-in appliances that include an oven, combination microwave, hob, extractor hood, fridge/ freezer, dishwasher and washing machine. Finally, off the dining hall is a sizeable walk in storage cupboard. The flat is warmed by a system of oil fired central heating and the windows are timber framed sash and case units.
