Access Statement for Beech Farm Cottages Introduction Beech Farm Cottages is a complex of eight holiday cottages plus swimming pool and other leisure facilities. The cottages are Grade 2 Listed Buildings that surround a courtyard and lead into a paddock & field. The cottages offer very comfortable accommodation meeting the requirements of VisitEngland’s Four Star rating and their Gold Award.. We have given a lot of thought to Access and, although limited by the Grade 2 Building restrictions, invested time & money to improve cottages in this area. We had a professional adviser to review that cottages and we studied the "Access to All Areas" video supplied by the Yorkshire Tourist Board. As a result two of our cottages have been upgraded to meet Mobility Level 1 standards and in some areas exceed the requirements for this level. We also provide a range of accessible facilities, detailed below, for all visitors. Pre-Arrival • Ideally we like to make personal contact with potential visitors so can discuss the needs of the visitors before they arrive and ensure they know what we have available. We will do what we can to help • Our Brochure gives the basic details of the facilities we supply - we have the brochure details in large print format on request. • Website : www.beechfarm.com Arrival & Car Parking Facilities • There is ample off-road car parking facilities at Beech Farm Cottages (at least 17 car parking spaces, all with rear access and well lit at night). All the cottages can have cars parked directly in front of their front doors for drop off, loading & unloading. Fat Hen & Dove Tree cottages have a parking space right next to them. Paved walkway along the courtyard to cottage entrances. There is also a reception office with doorbell to our house next door for use when we are not in the office. All visitors get a personal welcome on arrival. Each cottage has a welcome “browser” which is available in a large


typeface or in audio form. Main Entrance & Reception • We have a ground level Reception Office with no entrance step and a paved path up to it. The office is well signed & lit on the outside. There are chairs in the office but Visitors do not have to check in or fill in any forms on arrival. We meet all visitors and show them into their cottages, then show them the facilities and deal with any special requests. The office has a door bell that rings in our house next door so effectively we are open 24 hours a day. Public Areas - General (Internal) • The only internal public area is the Laundry/Visitor information room which is at ground floor level with no step. It is well lit at night. Instructions for the washing machines/dryers are in a large font and we also tell people how the machines work when they arrive. Public Areas - WC • Not applicable Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe • Not applicable Laundry • The Laundry room is at ground floor level with no step. It is well lit at night. Instructions for the washing machines/dryers are in a large font and we also tell people how the machines work when they arrive. The machines are front loading. Leisure Facilities • We have a heated (29C) indoor swimming pool 10m x 4m. Open from 9am to 9pm. Two stone entrance steps. Interior of the pool is all one level with non-slip tiles and mats. Two access steps/rails into the pool. WC in swimming pool changing area. Shower cubicle. Walk in Sauna, not suitable for people with heart condition. Outdoor Facilities • Courtyard, terrace, lawn, and paddock with play area. There are no gates to any of these areas. The courtyard is pebbled with a paved walkaway along the side. The paddock is lawn. The play area has a wood chip base. Terrace in front of pool reached by three wide stone steps or sloping lawn. Walled garden with Koi Carp pond has wooden gate for safety reasons. Paved walkway the length of the courtyard. Excellent lighting at night - a lighting festoon the length of the courtyard plus two sodium light floodlights and two wall lights. • The outdoor areas are well provided with seating. The terrace has a large hardwood table and six chairs. There are eight double benches distributed around the courtyard, gardens and paddock plus a picnic bench and table in the paddock. • There are a total of 20 WC's for the 8 cottages, eight of them at ground level – plus one in the swimming pool complex. Conference & Meeting Rooms, Banqueting, Clubs, Entertainment • Not applicable Bedrooms • We have 2 cottages, Dove Tree (sleeps 3) & Tanglewood (sleeps 4) that meet the Mobility Level 1 requirements. In addition Fat Hen (sleeps 2) has a ground floor bedroom with no entrance step and Columbine (sleeps 6) has a ground floor bedroom with ensuite shower room, W/C. • All the cottages are self-catering and not serviced. However we personally show all visitors around their cottages on arrival pointing out the safety features. All the cottages have smoke alarms which are tested weekly. • All the cottages have a teletext facility.

First floor, Bathroom with wc, washbasin, bather with shower over; 2 x ensuite shower rooms with WC's & washbasins, one other shower room with WC, washbasin.
