2016 was a good year in our region for residential real estate. Overall in the region, sales volume for all companies and MLSs was up 8% and the average sales price was up 3%. The number of properties listed for sale was down 11%. There was considerable variation from market to market, which can be seen on our Regional Activity Chart at the top of page 2.

Most of our markets

fall in the 4-6 months range, which is considered a balanced buyers and sellers’ market. But entry level housing is limited and highly sought. We see this especially in our “affordableâ€? price ranges and markets with the lowest months of inventory. On page 4 we show the percent change in house prices in our markets, which ranged from 1.65% to 3.43% over the past year. 6RIWHU*URZWKLQWKDQ We expect 2017 to be a little more “normalâ€? due to higher interest rates, which could make buying not feasible, or less attractive, to some buyers and sellers.

Regional House Appreciation Ranges from 1.65% - 3.43% Our local market continues to see positive appreciation with increases ranging from 1.65% to 3.43% over the last year. Through September, house price appreciation has improved for each quarter of 2016 for our entire region. According to Supervisory Economist Andrew Leventis, â&#x20AC;&#x153;Our data indicate that the deceleration in home price growth that we observed in late spring proved to be short-lived. While price growth in select markets has cooled somewhat, for the U.S. as a whole, the third quarter showed no evidence of a Metropolitan Statistical Areas (MSAs)

2016 New Homes Market Maintains Steady Growth  IXOÂżOOHGLWVSURPLVHIRUVWHDG\ if modest growth, in our regional new homes market. MLSs reported an aggregate increase in both new house sales (4%) and new condo sales (7%). Predictably, results vary greatly by individual market segment, as seen in the chart on page 6. New housing starts are shown to the left. We begin 2017 with slightly lower inventory levels of both houses (-0.3%) and condos (-0.9%). These levels, when coupled with increased consumer DQGEXLOGHUFRQÂżGHQFHVKRXOGEHDQ adequate base for improved sales in 2017, especially when considering the increasing number of purchases of presold new homes that never show up as available inventory. Regionally, sales prices of new homes rose, with the average house price at $361,436 and the average condo price at $YHUDJHKRXVHSULFHVMXPSHG in the fourth quarter as more high-end homes closed after lengthy construction periods. Overall prices continue to rise as illustrated in the following charts: Houses: YTD 2016 YTD 2015 Below $300K 22% 40% $300 - $400K 44% 35% Above $400K 34% 25% Condos: YTD 2016 YTD 2015 Below $200K 38% 53% $200 - $300K 47% 37% Above $300K 15% 10% New home sales continue to account for 1 in every 10 home sales in the region. Following is a brief summary of activity: &('$55$3,'6 Sales in the 4 Quadrants fell by 25% in 2016, with both KRXVHVDQGFRQGRVVKRZLQJVLJQLÂżFDQW reductions. House inventory has dropped by 52% vs. last year, while condo levels have grown by 10%. Meanwhile, the Marion/Hiawatha/Robins segment experienced modest gains in both house and condo sales that equated to a 4% overall sales increase. Their inventory level is unchanged vs. last year. DUBUQUE: The area reported a very good year with an overall gain of 41% in unit sales, with both houses and condos increasing. House sales above $300K nearly tripled and condos above $175K were up 50%. Another difference from

last year is a 300% increase in available condos. IOWA CITY:7KH&RUDOYLOOH7LIÂżQ segment set the pace for sales growth in the Iowa City area in 2016 with house sales up 50% and condo sales up 200%, for a combined increase of 135%. Iowa Cityâ&#x20AC;&#x2122;s 19% increase in sales appears modest next to that, but was still very good in a competitive market. The only segment with a loss of sales was

North Liberty, as that market continues to shift from condos to homes, with a 2% increase in house sales, but a 73% decrease in condo sales. The outlying market areas combined for a 3% sales increase. Of note - 1 in every 6 home sales in the Iowa City market was new construction, keeping it well ahead of all our other regional markets. QUAD CITIES: With house sales up 1% and condo sales down 14%, the area saw an overall drop of 3% in total sales

in 2016. This represents fewer than 10 WRWDOXQLWVDQGUHĂ&#x20AC;HFWVDUHODWLYHO\VWDEOH market. However, inventory levels are slightly more volatile, with 37% more houses and 7% fewer condos available than the same time last year. The average price of a new home in Scott County proved to be the most expensive in the region, with houses selling for over $430K and condos for over $265K. Rock Island County continues to show some progress in sales growth.
