• Holiday home ownership – our timber lodges are available to buy outright on a 25, 50, 75 or 100-year lease, giving you the freedom to get away from it all whenever you like

• Holiday lets – giving you the freedom to stay for 3, 4 or 7 nights • Fractional ownership – one of our converted barns can be yours to use as you wish for 12 weeks spread throughout each year, for 25-years

stay for a week Our converted farm buildings in the centre of Nature’s Point form a courtyard of 9 holiday homes. Each of these 1, 2 and 3 bedroom units is shaped by original features and timbers, but complete with everything you’d expect from high quality holiday accommodation. With fitted kitchens, luxurious bathrooms and cleverly designed windows that capture our natural surroundings, these transformed barns provide a truly memorable place to stay. You can also holiday in one of the 29, 2 and 3 bedroom timber lodges that border gentle cliffs to the beach and sea and offer a standard of accommodation you’ll love. a timeless place Nature’s Point is located on the north coast of the Llyn Peninsula, an area of outstanding natural beauty close to Snowdonia, Anglesey and the western coast of Wales. The Llyn Peninsula is different in certain ways to the rest of Wales and often enjoys better weather. Much of the area is rolling countryside, rising to random peaks or falling to stunning beaches and coastline. Nearby Pwllheli is the unofficial capital of the area, an interesting market town with many shops, one of the busiest markets in the county and an impressive marina. Closer still to Nature’s Point are the villages of Nefyn, Morfa Nefyn and Llithfaen – each individual, interesting places in their own right. As well as being one of the most naturally beautiful places you’ll find, Nature’s Point is the perfect base to visit places such as Abersoch, Cricceth, Caernarfon and their castles, Porthmadog and nearby Roman forts. With fractional ownership at Nature’s Point, a converted barn or stable is yours for 12-weeks, spread throughout the year, to do with as you wish – giving you the freedom to stay, loan to friends and family or provide as a holiday let. Ideal for people who need a place for part of the year, fractional ownership lets you enjoy all the benefits and beauty of Nature’s Point without the capital cost of buying somewhere outright. Most importantly for many is the fact that we look after the place when you’re not there, maintaining the high standards you expect from every visit and ensuring your holiday home is always ready for any guests. This is especially important should you choose to make some of your weeks available for holiday let. Simply let us know which weeks from your 12 week allocation are free and we will promote their availability and handle subsequent bookings and payments, all for a small commission fee. With fractional ownership at Nature’s Point, you have a right-to-use agreement lasting 25 years. This gives you the freedom to use your place at Nature’s Point for 12 weeks each calendar year. Rather than consecutively, the weeks are spread throughout the year. We divide each year into three seasons and allocate your weeks across each of these three seasons. fractional ownership – your questions answered Do I get the same 12 weeks each year? Not necessarily. With fractional ownership at Nature’s Point you get to choose 12 weeks in each calendar year – 2 in the low season, 4 in the high season and 6 in between. In the interests of fairness, the choice of weeks for each season is rotated between you and your fellow fractional owners, as summarised in the table. We ask you to nominate your 12 weeks the month before the start of each year.

Is there a maintenance charge? Yes. The annual charge covers council tax, water rates, insurance, general upkeep and a contribution to a long term maintenance plan. Electricity and gas are metered. For the year ending December 2008 the maintenance charge is £3000.

Can I take out a mortgage for the fractional ownership? Yes. Although Sustainable Leisure does not provide mortgages or financial advice, we can put you in touch with a bank who is usually able to offer mortgages on our converted barns and stables. Your own financial adviser or existing mortgage lender is also likely to be able to offer advice.

Can I sell the fractional or outright ownership to someone else? Yes. You are free to sell your share independently or to work with our marketing team and agent. All sales must be transacted via Sustainable Leisure and are subject to a 15% commission.

If I don’t use the 12 weeks can I let the property? Yes. Your 12 weeks are yours to use as you choose. You can let unused weeks to friends and family or even use our team to market the property. They will take care of promotional activities, bookings and payments for a small commission fee.

Is it possible to own more than one fraction of one property at Nature’s Point? Unfortunately not. Planning restrictions at Nature’s Point require that these special properties are only made available for holiday lets or fractional ownership up to a maximum number of weeks per year.

Is it possible for family and friends to stay in the other properties at Nature’s Point? Yes. Some of the timber lodges, converted barns and converted stables are available for holiday lets for 3, 4 or 7 night breaks and so, subject to availability, your friends and family could rent a place. additional information Nature’s Pantry food service From traditional favourites to the gourmet selection, our Nature’s Pantry food service offers fresh meals delivered to your Nature’s Point holiday home when you arrive or at any time during your stay. Using fresh, local ingredients the standard of the food provided is what you would expect in a high quality restaurant – so you can enjoy fine dining without having to leave the stunning setting of your wooden lodge or converted barn. Take a look at our menu pages for choices and prices. We also offer an organic vegetable box, thanks to our tie-up with local suppliers, making fresh organic vegetables available throughout your stay.

Nature’s Pantry wine service Pierro Zamo is a friend and business contact of the founder of Sustainable Leisure. Quietly famous amongst discerning Venetian wine drinkers, Pierro has over the last 20 years enhanced his family’s already impressive reputation. The Zamo vineyard is now established as one of the most important private winemakers in Italy. Not available in restaurants or shops in the UK, The Zamo label is available to residents at Nature’s Point.

Concierge service The Nature’s Point team can help out with the little things that make a big difference to your stay, including:

• Baby-sitting – Using our local contacts and knowledge we provide a baby-sitting service when you wish to go out for the evening. We cannot provide an undertaking for the individuals involved, however we only use local people who are known to us.

• Taxi service – Nature’s Point has secured the services of a reliable and reasonably priced taxi service, for either short trips to the local pubs and restaurants or further beyond.

The 38 properties at Nature’s Point are of a standard and materials that are seldom found in today’s fast-moving world. The leisure club at Nature’s Point One of the first things you will find at Nature’s Point is our purpose built leisure centre, which is home to our wellequipped gym and heated swimming pool. Anyone staying at Nature’s Point is free to use the leisure centre which is open 7 days a week during each of the 48 weeks a year that we are open. Opening times are displayed at the centre.

Pathway to the beach Nature’s Point is situated at the top of cliffs that descend to the Irish Sea. Pathways from our place provide a stunning walk to the beaches, moors and local villages.

Marketing services Anyone wishing to make their Nature’s Point holiday home available as a holiday let can get help from our marketing team. They will promote your property on the Internet and on-site, take bookings and arrange payment, all for a small commission fee. This service can help you to generate income from your holiday home. Our marketing team and agents are also on hand to help you should you decide to sell your holiday home lease, whether fractional or whole. As well as publicising the property online, on-site and within local estate agencies, the team are on hand to show people around the property and Nature’s Point and to handle negotiations on your behalf.

Housekeeping services We have a team of local cleaners and housekeepers who can prepare you holiday home for occupation – saving you time and trouble in the process. By using our housekeeping service you can arrange for your property to be cleaned before, during or after your stay. Our housekeepers also provide a laundry service, with the option to change bedding whenever you require.

Management & maintenance services We have a team of people working at Nature’s Point throughout the 48 weeks a year we are open. This team ensures that everything runs smoothly and the high standards of Nature’s Point are maintained. They are a great point of reference for all our owners, with knowledge of things to do and places to visit along with local contacts for every eventuality.

Parking facilities There are 45 parking spaces at Nature’s Point. All visitors are encouraged to park in these spaces at all times, keeping the rest of Nature’s Point free from vehicles at all times other than when unloading. The garden courtyard and pathways by the timber lodges are designed to be enjoyed by all visitors, free from vehicles.

Supermarkets, restaurants, cafes & pubs There are local grocers or supermarkets at the local villages of Pistyll, Nefyn, Morfa Nefyn and Llithfaen. Restaurants, cafes and pubs can also be found locally, along with many more around the Llyn Peninsula.

That’s why we have teamed up with local chefs to deliver a new concept in quality prepared food for you to enjoy in your timber lodge or converted barn. Using local, organic produce wherever possible our full menu is available throughout the year. Simply send your order by email, text or call by 12 noon on Wednesdays and your fresh meals will be in your timber lodge or concerted barn when you arrive on Friday.
