Saving Heritage Architecture: ParcelHero’s ‘Heavy’ Message Many period features are being lost forever because people don’t realise large and heavy items can be shipped cheaply, says global courier

s Griff Rhys Jones announces the Victorian Society’s annual most at-risk historical buildings list, the large and heavy items specialist courier ParcelHero says many old buildings’ period features are being destroyed: simply because people don’t realise how cheap it is to ship heavy items using a courier, rather than expensive heavy hauliers.

ParcelHero’s David Jinks says: ‘When an old building is being demolished or remodelled many wonderful features such as old beams, elaborate timber doors and ornate fireplaces are simply broken up because people don’t realise how cheap it really is to sell items like this on eBay and ship them using a specialist courier, such as ParcelHero.’ David explains: ‘Just looking at our latest shipping heavy items list, we have recently delivered large period oak beams, beautifully carved timber doors and a number of attractive old fireplaces and surrounds. We even moved a period gazebo, as well as some delightful but undeniably large antique furniture such as rocking chairs, grand dining tables and even a commode! Without our

low cost service, saving and transporting many od these items would have been too expensive.’ David sighs: ‘Too many people are simply destroying old period features because they think it’s too costly or too much of a hassle to move them elsewhere or sell them; but it’s no harder than sending a parcel. Of course shipping such items would cost a lot if you were to engage a specialist heavy haulier in a dedicated same day delivery, but ParcelHero is the UK’s cheapest courier for large items because we offer an established service at a fraction of the price. We can collect same day for packages under 50kg in weight, and a shipment of up to 50kg costs from just £24.75. For heavier and larger items over 50kg or 180cm in length, you just need to give us 24 hours’ notice. And if you need a vehicle with a tail-lift, or a pallet truck for moving a pallet, just let us know.’ And David says it’s not just architectural features that can be delivered using ParcelHero’s large and heavy items service: ‘We’ve recently delivered all sorts of interesting heavy parcels and pallet loads, ranging from a TV game show podium and

Latest News Morgan Sindall Office to residential indecision hurting industry wins £39m significant proportion of work in the housing sector has Redevelopment Aground to a halt thanks to Government indecision over rules for the conversion of office buildings to residential for Cambridge units. University Morgan Sindall has won the contract to deliver a new student services centre on the New Museum site in the city.

he job involves a mix of restoration, alterations and new buildings, working with both new-build and existing listed buildings. Morgan Sindall will demolish the Examinations Halls Building to provide a major new building in its place and refurbish the Grade 2 listed Arts School and ground floor of the Old Cavendish Labs Work is expected to start by the end of 2015.

ince 2013 developers have been permitted development rights to convert empty office blocks to residential properties without having to apply to local planning authorities for full permission.

However, this temporary measure introduced by the Coalition government stipulated that all conversions must be complete and occupied by May 2016. “In South East England permitted development rights have provided a sizeable chunk of work for the housing supply chain over the past couple of years,” says Ashby Design director Simon Hansard, whose company supplies architectural services to major housebuilders. “However, with the legislation requiring premises to be occupied by May next year and there no announcement from the government what will happen after May, all of this work has now dried up.”

Despite lobbying by the construction industry, the government has failed to announce what will happen to the scheme beyond next May, meaning that no further work on such conversions is taking place due to the difficulty of having properties occupied by next year’s deadline. According to reports, the Government had been considering introducing an extension or even making permitted development rights a permanent measure prior to Parliament’s summer recess. However, opponents to the measures claim they successfully lobbied the government to delay its decision until later in the year.

“Considering the need for all levels of housing in this country, be it private, affordable or social, and the fact we have a lot of offices standing empty, it’s surprising that the government hasn’t addressed this one way or another,” added Hansard.

celebrates the main approach to the campus from the town centre. The second building, Digital and Creative Centre Oldham, is a four storey building which is a combination of open plan teaching spaces and traditional classrooms. 10 year guarantee ISO Chemie tape seals it for self-build Self builders can take advantage of ISOChemie’s ISO-BLOCO One multi-purpose foam sealing tape, which comes with a 10 year performance guarantee and provides up to 70% cost savings when compared to other three component systems.

SO-BLOCO One tape enables windows and doors to be quickly and easily sealed from inside the building, avoiding the need to use time consuming and costly external access systems like scaffolding and ladders, and provides guaranteed high performance sealing for the lifetime of the window. Hiring access systems, with the associated health and safety issues, can add significantly to the overall cost of a new build or renovation project, so additional savings can also be made using ISO-BLOCO One. Moreover, because the foam sealant can be used in the wet and rain the installation of windows can be undertaken regardless of external weather conditions, avoiding time consuming and costly delays. ISO-Chemie estimates that this can lead to potential savings of hundreds of pounds per day. BLOCO One offers a single product ‘fit and forget’ solution for fast and effective sealing based around the European RAL principles of three level sealing - the inside seal area is more airtight than the external one, allowing any trapped moisture inside the joint, or within the wall, to escape outwards rather than into the building. Quick and easy-to-apply, the selfadhesive ISO-BLOCO One provides a high performance seal for window and door joints up to 30mm wide and is impermeable to driving rain at a minimum of 1,000 Pa – 66% higher reliability than most conventional joint sealing tapes. The external seal area provides weather resistance and breathability, while the intermediate seal area provides extra thermal and acoustic properties and the internal one air tightness and humidity regulation. All three levels are designed to accommodate movement between the adjacent materials. Once installed, ISO BLOCO One ensures a building is better protected from elemental factors like wind, dust and moisture ingress by accommodating the changes in structural movement caused by environmental, cyclical and settlement factors.

Quick and easy-to-apply, the self-adhesive ISOBLOCO One provides a high performance seal for window and door joints up to 30mm wide and is impermeable to driving rain at a minimum of 1,000 Pa – 66% higher reliability than most conventional joint sealing tapes. ISO-Chemie is one of Europe’s main producers of impregnated foam sealants, specialising in the manufacturer of foam products from polyethylene (EPE), polypropylene (EPP) and polyurethane (PUR) using the latest production techniques. The company’s UK technical and distribution operation is based in the North East of England, supported by a dedicated logistics service to ensure customer orders are completed as quickly and efficiently as possible (usually next-day delivery).

The internal air tight seal has been tested at 1000 Pa pressure difference (20 times more than UK Building Regulations.) and found to give less than 0.01 m³ of air loss. At the same time, depending on tape width, it will also supply a U-Value of 0.55 and reduce sound by 45 dB, straight from the box. ISO BLOCO One complies with energy saving regulations (EnEV) on windows and doors as well as the RAL quality assurance association and is able to accommodate extremes of temperature changes, from 30°C to + 80°C.

GREAT LOOKS, ON TIME AND WITHIN BUDGET! A small development of prestigious homes has recently been completed by the West Country’s Camelot Developments. The company’s owner, Dave Glover, explains why Camelot chose Garador roller garage doors for the project and how they have made a major contribution to the overall finish and success of the development. Tor View development consisted of “ The nine prestigious homes on the outskirts of Yeovil in Somerset, with great views of the surrounding countryside,” said Dave. “We wanted to build something that would last, so we designed each property using market leading products. The homes featured wide frontage double garage doors which are crucial in the overall look of each home and we felt that the GaraRoll roller door offered the elegance and build quality we were looking for. “As a housing developer, Camelot has a reputation for delivering projects on time and within budget, with this in mind we believed that Garador would be the ideal partner for this project. “Garador is known for its engineering excellence and reliability, plus it is continually bringing out new designs and technical advances, so we had complete confidence when we put in our order that the doors would more than match our specifications.” Garador commented that home buyers are increasingly looking for well-designed garages where the space inside can be utilised for a range

of uses, from home offices and gyms through to car parking and storage. GaraRoll garage doors lift vertically and then roll into a box at the head of the garage door opening, offering a fresh, contemporary look whilst maximising the space available. GaraRoll is the only spring balanced roller door which uses force limitation built into the operator to ensure the door is always safe to use. When the doors arrived on site Camelot’s Dave Glover said the fitting was quick and easy. “I like the fact that Garador also offer a full 24/7 technical and fitting support through their online website and specially created YouTube

After installation, we fully tested the electrical operations of each door again without any problems. “Once in place, the GaraRoll doors set the scene for the entire development. With their technical leadership and great looks, Garador garage doors definitely added real value to the homes and the overall development.” Simon Hipgrave, managing director of Garador, said he was delighted the new development had worked out so well. “We supply doors to many small and medium sized builders and developers,” he said. “Many like the fact that we are based here in the UK, have a straightforward ordering system including full technical support, and a well-engineered product that will stand the test of time.”

VEKA and Halo customers get competitive prices ‘Assured’ on WERs and DSERs Following The VEKA UK Group's unique offering of the industry's only BSI-notified, BFRC-certified window and door energy performance calculator last year, VEKA and Halo customers are now being given the opportunity to generate their Window Energy Ratings (WERs) and Door Set Energy Ratings (DSERs) at a fraction of the normal cost. Network VEKA's independent, UKAS-accredited Competent Person's Scheme, Assure provides a raft of benefits for its members, such as self-certification for Building Regulation-compliance, subsidised NVQ qualifications, assessment for Minimum Technical Competencies and more. Bolstering its already comprehensive list of advantages, Assure's latest offering enables VEKA and Halo customers to generate energy ratings at extremely competitive rates compared to those expected elsewhere. Network VEKA's Managing Director, John Ogilvie explains: “Since 2010 there's been an obvious legal requirement for installers to prove that any newly fitted windows and doors exceed a minimum energy rating rating of 'C'. In this day and age though, it's rare to find businesses or homeowners satisfied with anything other than 'A'-ratings in their installations.

As the buildings are Listed any security measures taken had to be sympathetic to the buildings elegance and historical significance. The Architects Purcell and the Main Contractor Woodhead Heritage turned to Selectaglaze to provide protection to the vulnerable window openings. Secondary glazing is the ideal solution for Listed and historic buildings even when high security is required as it offers performance in a fully reversible adaption which is accepted by most heritage bodies. Doors, Windows & Fittings TORMAX ACCESS FOR EXPANDING HOUSING ASSOCIATION Improving access for visitors and staff to their offices, the arm’s length management organisation, Derby Homes Ltd has recently upgraded four key entrances with TORMAX iMotion automatic sliding doors. “We used our standard procurement route in selecting TORMAX against two other similar companies,” explains Mario Preite, Senior Project Surveyor for Derby Homes. “We found TORMAX to perform well in all areas of quality, price and service and went on to contract them to upgrade the entrances to three additional office buildings.” Designed for reliability, the TORMAX door operators deliver an exceptionally long life-span thanks to the Swiss engineering combined with cuttingedge technology. This reduces total cost of ownership, allowing for effective financial planning with reduced ongoing budgetary expenditure. Derby Homes Limited is a non-profit making organisation created by Derby City Council to manage, maintain and improve its council houses and estates. Mario Priete has successfully managed a number of initiatives, a Reception Refurbishment project as well as a wider investment and regeneration of office facilities, encouraging more efficient working practices and improving availability of staff to the public. “Equality and accessibility are key concepts for Derby Homes and that extends to ensuring that, wherever

possible, all our buildings can be easily accessed by everyone, as well as supplying a good level of security for our staff,” confirms Preite. Swiss-owned, TORMAX is a worldwide organisation with over 60 years of experience in the design, manufacture and installation of technologically advance automatic entrance systems. At Derby Homes, two TORMAX 1301 iMotion operators drive internal and external swing doors whilst a iMotion 2202 bi-parting operator was installed to provide sliding door access to newly refurbished open-plan office space. Extremely cost-effective, TORMAX iMotion door drives feature low-energy operation as standard. In addition, their unique internal design means that the high-torque motors have none of the usual working parts that wear out, such as gears and brushes, ensuring an above average working life and outstanding reliability. IMotion also ticks the sustainability box too, with over 95% of the operators being manufactured from recyclable materials. The extended life expectancy of the system reduces waste in the long-term, another plus for a cost-conscious organisation such as Derby Homes. shows how the company took its head office from an ‘E’ to a ‘B’ energy rating and offers advice on how other companies can do the same. With tough legislation focusing attention on energy use in the built environment, how we heat, cool and ventilate our buildings is coming under scrutiny as never before. “We’ve been on an eight year journey and one of the things we are saying in this video is that any business could and should be planning to improve the performance of their building”, explains Russell Jones who hosts the video. “Just like any other company we have had to make a strong business case for each new piece of equipment, but the fact that we have improved so much and have significantly reduced running costs shows the advantages that can be gained”. GGR Group Have Starring Role in Grand Designs Build at Cefn Castell In the winter of 2013 lifting specialists GGR Group, the leading provider of UNIC mini cranes and vacuum lifting equipment for hire and sale in the UK, were called upon to install glazing to the Grand Designs build, Cefn Castell. As well as featuring on Channel 4’s Grand Designs programme, the project recently won an LABC Building Excellence Award. he contractors turned to GGR and their 20 years of expertise to take on the trickiest of glazing tasks. The equipment used at Cefn Castell needed to be compact enough to access the site via a track that passed underneath a 3.6m high railway bridge, and as lightweight as possible to prevent weakening of the cliff top. The URW-706 is one of the most powerful mini cranes on the market, boasting 6 tonnes of lifting power; with its compact dimensions and weighing in

at just 7.9 tonnes this mini crane was the perfect choice for the project. Building in such an exposed location meant that the structure needed to be extremely robust to weather the 100 mph winds; triple glazed, reinforced insulated glass was used to protect against the punishing elements. The mini crane spent two days on site installing the glass to two levels, using a 750kg capacity, dual circuit DSZ2 glass vacuum lifter to lift 3.6 metre tall glazed units weighing up to 500kg each, and a multi-functional Glassmax hoist to install roof lights. GGR Managing Director, Gill Riley OBE says “Our equipment has helped glaze and construct some of the most prestigious and challenging projects in the UK, including a number of Grand Designs projects, and iconic residential developments such as the Wentworth Estate, Chelsea Harbour and the Beetham Tower, through to larger, more high-profile projects such as the London Olympics Aquatic centre, The Shard, The Strata ‘Razor’ Tower and, more recently, London’s Crossrail stations”. “We are very happy to have been able to help this unique and challenging build to run smoothly. The finished result is truly impressive. Contractors feel reassured that when they use our equipment or our full contract lift service, their project is in the safest hands”, adds Gill.

Glasgow to build its future on sustainable foundations Figures released in early September by Markit have shown that the Purchasing Managers Index (PMI) has risen to 57.3, up 0.2 on July’s figures. While not as strong as the boom of 2014, where the industry was seeing returns of over 60 for much of the year, these figures represent a stable growth not seen in a decade.

uch of this sustained growth has been led by the rise in residential construction across the UK, something which is receiving significant support from government initiatives across the country. That said, recent government figures have shown that the number of housing projects starts has fallen by 1% over the year and 6% over the last 3 months, to 136,320, leaving a long way to go to reach the 200,000 homes per year outlined by David Cameron in the lead up to the general election. It increasingly seems that tackling the issue at a local level may well be the way forward. Glasgow City Council are looking to lead the way in this aspect, having recently announced their comprehensive housing strategy People Make Glasgow Home, which will deliver 25,000 homes by 2025.

RRNews - Issue 16

As with many cities around the UK, lack of housing, especially affordable housing, has to be balanced against finding the physical space within the city. As a part of the People Make Glasgow Home campaign, there have been a selection of creative measures to release and repurpose areas within the city,

the realisation of Glasgow’s newest city centre quarter and enabling us to continue our ambition to create quality homes and communities throughout Scotland”. The People Make Glasgow Home scheme will be complemented by the Sustainable Glasgow programme, which, according to Duncan Booker, Sustainable Glasgow Manager, “aims to support nothing less than a green re-industrialisation of the city - so that it can make the transition from being one of the industrial powerhouses of the global Industrial Revolution to becoming a smart, sustainable, low carbon city that once again leads the world”.

“We firmly believe this commitment by Glasgow City Council will further support the delivery of public sector housing in the city, driving the realisation of Glasgow’s newest city centre quarter and enabling us to continue our ambition to create quality homes and communities throughout Scotland”. including converting empty shops into houses and opening up 20 new sites for development within the first year of the programme. Councillor Gordon Matheson, Leader of Glasgow City Council, said: “While there have been tremendous examples of new housing developments in Glasgow in recent years, such as the Athletes’ Village and Laurieston, the city needs to accelerate house building to meet changing and growing demand. The huge scope of housing activity that the council will be enabling, supporting and investing in over the next decade will truly transform Glasgow”. Gary Climson, Managing Director of McTaggart Construction, agreed: “We firmly believe this commitment by Glasgow City Council will further support the delivery of public sector housing in the city, driving

Duncan recently gave an exclusive interview to Scotland Build 2015, which will bring further discussion on the housing sector within Scotland to the SECC this November. When asked about the impact of Sustainable Glasgow on house building in the city, Duncan said: “The city’s domestic energy efficiency programme has levered in significant amounts of national and local funding to improve housing for tenants and homeowners. It has helped them to save hundreds of pounds a year off their fuel bills and also maintained and created jobs in the industry. The new homes at the Athletes Village are models of energy efficiency in their construction and the whole development has been a national exemplar for sustainability in construction. The city now aims to continue this success with the new Sighthill development”. Whether this model can be adapted across the UK remains to be seen, but Glasgow looks set to lead the way to ensure that Scotland and the UK keep building the houses required to sustain an ever-growing population. Glasgow City Council will be speaking at the Scotland Build 2015 conference, along with a number of leading industry figures, on the 25th & 26th November at the SECC. Specify Social Housing Flooring for the Future Social housing landlords embarking on renovation projects need to know that the building materials they choose will not only meet the demands of today, but that they will also safeguard the future integrity of their buildings by providing value over a long lifetime.

aterials within social housing developments need to take into a consideration a variety of factors to achieve this, such as aesthetics, longevity, the practicalities of the application and even sustainability. The resin-flooring specialists Flowcrete UK understands that on top of all these issues, repair and maintenance expenditure represents a significant proportion of the annual budget– a budget that needs to ensure safe, reliable and financially viable homes for future generations. This means it is important that each element of the building is able to withstand factors such as weather exposure and general wear and tear to minimise the need for frequent repairs or early refurbishments that eat into budgets and inconvenience tenants. To help landlords meet these multiple demands, Flowcrete UK has developed a

range of high performance floor, wall, ceiling and soffit protection systems that have been tailored to meet the sector’s aesthetic and functional demands. A long list of practical problems faced by landlords have been factored into the range, including the fact that seamless flooring doesn’t have weak points such as welds or grout lines and that an easy to clean, impermeable finish doesn’t absorb unpleasant odours. These flooring solutions have also been designed to minimise disruption to the occupants when carrying out a refurbishment. The fast-curing formulation of the resin systems allows for follow-on trades to start work, or for a return to everyday activity for the residents, much sooner than usual. While all the systems in Flowcrete UK’s social housing range are capable of fully curing within a couple of hours, they each have varying profiles that make them ideal for the

different parts of a social housing complex. The methyl methacrylate (MMA) systems Flowfast SHF and Flowfast SHQ for example are often utilised for highly trafficked areas such as stairwells, corridors and external balconies. These two systems provide specifiers with the option of choosing a flaked (SHF) or quartz (SHQ) effectso that the floor’s visuals can be tailored to the surroundings in the most aesthetically pleasing way. Flowfast floors can deliver anti-slip surfaces and the abrasion resistant, robust nature of these systems means that they will be able to retain an eye-catching finish in the face of chemical attack, impacts and heavy foot traffic. Interior walls can also be given a new lease of life with the seamless, easy-to-clean wall coating system Deckshield Anti-Graffiti. This decorative and colourful wall coating creates a robust and easy to maintain finish that is resistant to spray paints and permanent markers as well as both water and oil based inks

If you’re attending Homes 2015 in November or the Surface and Materials Show in Birmingham this October, then Flowcrete UK’s expert team will be on hand to talk over the practicalities and advantages of MMA flooring. The Deckshield Anti-Carbonation coating for ceilings and soffits has been proven to meet the National Building Regulations Class 0 for fire protection, meaning thatit will help to shield the surfaceagainst damage if a fire breaks out.

For external walkways and landscaped areas, Flowcrete UK has developed the hardwearing, weather-proof solutions Deckshield Rapide SH and Naturewalk Pave. The solvent free, UV stable system Deckshield Rapide SH allows building owners to install bright and vibrant anti-slip floors with the utmost confidence in the ability of the heavy duty, durable finish to withstand everything from corrosive chemicals to fires. These hard wearing credentialsmakes it a good fit for back of house areas where it is likely to be subjected to physical impacts and heavy equipment. Naturewalk Pave is a bonded gravel system, designed to provide a durable replacement for loose stone or gravel. It’s particularly beneficial to sites looking for a seamless alternative to block paving as it eliminates the cracks where weeds can grow. The asphalt floor on balconies is often a concern for social housing landlords, as exposure to the elements can cause the asphalt to deteriorate, exposing the concrete substrate and steel underneath to damaging water ingress. Flowcrete UK’s balcony protection systems can be applied on top of the old asphalt to simultaneously treat and protect the structure. Social housing owners and operators can find out more about how Flowcrete UK’s flooring range can enhance social housing sites by talking to one of its resin flooring specialists. If you’re attending Homes 2015 in November or the Surface and Materials Show in Birmingham this October, then Flowcrete UK’s expert team will be on hand to talk over the practicalities and advantages of MMA flooring. F. Ball Gets Tough On Moisture… F. Ball and Co. Ltd.’s Professional Waterproof Surface Membranes really do ‘Pack a Punch’…

he technical Experts at F. Ball know that the way to ensure the lasting performance of a new floorcovering installation is to deal with any damp or moisture problems from the outset. If not dealt with successfully at the start of the project, not only will the appearance of the new floorcovering be ruined, but the very fabric of its construction and ultimately the integrity of the installation will be compromised too. As the UK’s premier flooring product specialist, F. Ball have developed a specialist market leading range of high performance products providing a wide range of moisture control solutions. These products are tried and tested and used by the world’s best flooring contractors. Every flooring contractor knows the old maxim – time is money, so when there are products that can deliver better economy, are easier to apply, and provide time-saving solutions guaranteed to perform perfectly, they’re bound to attract a lot of attention. Moisture is a tough problem requiring an even tougher solution – something that can ‘Hit Moisture Hard’ and deliver a ‘Knock-out blow’ that will prevent moisture winning the fight… Guaranteed! Accurate moisture testing in accordance with the British Codes of Practice BS 8203, BS 5325 and BS 8201 is essential to determine the Relative Humidity (RH) level within a subfloor. Where the RH is above 75%, the installation should not proceed, as excess moisture in the floor could result in blistering of the floorcovering or complete failure of the flooring installation. This may result in expensive and lengthy remedial work, including the possibility of a costly ‘rip out’. Visual inspection is insufficient as a surface can appear dry while excess moisture is still present. F. Ball recommend Moisture Levels be checked by use of their approved Digital Hygrometers, the Protimeter Aquant or

Protimeter Moisture Measurement System (MMS)… all available from F. Ball and approved wholesale outlets. Once levels have been accurately measured and confirmed you then need apply the best Waterproof Surface Membrane available. Introducing F Ball’s ‘Damp Destroyer’, Stopgap F77… a One-Coat (two-part) Epoxy system that can be used over subfloors with an RH measurement of up to 98%! This dynamic combination delivers a ‘Killer Blow’ and guarantees to leave Moisture ‘Down and Out’ in One Round! Available in 3kg, 7kg or 14kg options, this ‘Damp Destroyer’ is worth its weight in gold as it can even be used with underfloor heating (up to 90% RH) and can be regarded as a Winning Combination in almost every situation. F. Ball’s ‘Hydro-Slayer’ Stopgap F78… Weighing in at 6kg, 12kg or 18kg options, is a Two-Coat (one-part) Water Based System that has proven to be a True Winner as an EcoFriendly – Zero Waste Contender that delivers a ‘Decisive Blow’ to moisture where RH levels are present up to 95%! Both Stopgap F77 and F78 deliver ‘Heavyweight Knockout Performances’ given their Handy Pack Sizes… and they certainly don’t ‘Pull any Punches’ and will deliver the Ultimate Blow in the battle against Moisture. Kilo for Kilo there are no better ‘Weapons of Damp Destruction’ to have in your corner. The treatment of Moisture problems is a very serious element of any flooring contactor’s daily life… The secret to a successful outcome is to ‘Fight Smarter’ and ‘Beat Moisture… Black and Blue’ with F. Ball’s specialist Waterproof Surface Membranes!

Protecting the National Archives Structura UK is once again working to protect The National Archives – including the register of listed buildings – by refurbishing the buildings that house them. Here, we explain our last project to prevent roof leaks in this important landmark building.

he National Archives is the government’s official archive and holds documents from Domesday to the present day. It is an executive agency of the Ministry of Justice and incorporates the Office of Public Sector information and HM Stationery Office. The

original National Archives building in Kew in SW London, was built in the 1970s and is set among landscaped gardens with a lake. A second building, known as Q2, was added in 1994 and the two are joined with an atrium which acts as the entrance foyer for both buildings.

ABOVE The National Archives in Kew

Scaffolding on the roof of The National Archives

The Project in Brief t Replaced roof glazing and curtain walling to eliminate leaks in The National Archives’ 13,500sq m building t Improved glazing contributed to a cut in energy consumption of around 50% over four years t Enhanced safety with new electrically operated smoke vents linked to the fire alarm system t Cut maintenance costs by doing away with patch repairs t Improved the working environment through reducing glare and improving sound insulation t The building remained fully accessible for over 500 staff and hundreds of visitors a day throughout the project t The National Archives have a 12year warranty against leaks and an ongoing maintenance contract.

he Challenge

The roof of the Q2 building and atrium had been increasingly prone to leaks and water leakage onto the terazzo floors below was creating a particular health and safety issue. Patch repairs were proving ineffective and costly and carried no warranties, so in

Structura UK supplies, manufactures and installs bespoke curtain walling, rainscreens, windows, glazed doors and atria glazing and roofs using a range of high-performance aluminium systems.

2011, The National Archives’ Estates and Facilities team put together a proposal to replace the double glazed panels and seals, using the existing Schuco rafters. As part of the project, they wanted to improve the building’s sustainability by replacing the old 24mm air-filled units with new 32mm high-performance, argon-filled solar control glazing panels. The team also decided to have the compressed air smoke vents replaced with new electrical vents – a factor which is particularly important as there is no sprinkler system because many of the archives are paper.

he Solution

Structura UK began work by removing the existing glass in batches and new glass was installed in a rolling programme, to ensure minimal disruption to all the people working in and visiting the building. The project involved: t Removing 63 tonnes of old glazing units t Designing, manufacturing, delivering and installing 777 bespoke glazing units covering around 2,100m² and weighing some 73.5 tonnes t Replacing all smoke vents with new

tandard Double Glazed Units with wide cavities and varying insulation factors have been around for over fifty years and were generally used for new buildings, particularly for UPVC windows and timber windows constructed with large rebates to accept standard units. In Listed and Conservation Buildings the windows generally had very fine glazing bars which were not suitable for standard units and had to be single glazed with virtually no insulation. In very cold weather single glazing would be around the same temperature as the outside temperature. This would cause heating in a room to contact the cold glass and drop downwards at over two metres a second sometimes mistaken as draughty windows an expensive heating loss. There are at least 3 reasons to fit Titanium tank heaters over the traditionallyspecified Nickel alloy heaters in hard water areas: 1. More then 3 times service life as reported by a number of breweries including Teignworthy Brewery of Newton Abbot. 2. Less energy usage with Ti heaters which are manufactured with 0.4mmW tube whereas alloy heaters use a 0.6mmW tube. 3. The thermal conductivity of Nickel alloy is about 2/3 that of Titanium. Specifying Ti heaters will assist companies seeking standards accreditation such as: ISO 14001:2004 – Environmental Management – minimisation of waste & efficient use of raw materials & energy. ISO50001:2011 – Energy Management – reduction in energy usage & carbon footprint

Heating, Ventilation & Insulation

Renowned for innovative electric heating solutions, Midlands based electrical heating specialist Ecolec, has launched its latest novel design solution – Ecolec Multiple Zone – a new wireless, remotely controlled Smart Controller – using a PC, laptop, tablet or smartphone – that allows you to control temperature and heating in up to 10 separate zones within your home with absolute precision. You simply need to log in to your home/office Ecolec heating system via the internet to check the air temperature in any zone/room to make the program changes necessary. This system offers you unique levels of flexibility for controlling your heating system remotely. The Ecolec Multiple Zone Gateway is connected via a network cable to your home or office internet router. Programming and control is then available using a PC, tablet, or mobile device with a PC app, browser or mobile app via the internet. The signals between the Gateway, thermostats and heaters are all wireless. Wireless signals between the gateway and each zone’s thermostats and radiators communicate at 433 mHz. One of the first users of this revolutionary new control system is Robert Page. His apartment needed modernising and one thing he wanted to introduce was simple and effective control for the heating system. His story illustrates perfectly the flexibility and precision of the new system. The heating in his apartment was electric already, as is common in apartment developments, and the original developer had installed Ecolec electric panel radiators in a fairly random way. Robert set about repositioning these in a more logical way, under windows, adding a couple of additional radiators. He then looked more closely at the Ecolec offering as the radiators had come from the company and discovered the Ecolec Multiple Zone system and realised this was what he had been looking for all along. All he had to do was plug the gateway into the broadband router and pair up the thermostats with the radiators and link this to the web site Ecolec supplies. Robert says. “The new heating system with the remote control facility copes easily each space can have its individual temperature and timer controls. And it’s all controlled from our iPad. Ecolec’s Chandru Ray is understandably upbeat about the new system and the warmth with which it’s being received: “It is unique and it offers precise control over electric heating systems, offering the ability to communicate with and control up to ten different zones remotely,” he says. Intelligent design meets practical application The Intergas range of boilers from the Netherlands is the perfect antidote to those hard to heat homes in the UK. That’s why these boilers are already helping local authorities and social housing organisations save £millions. uper efficiency and reliability are the key reasons, but isn’t that what all boiler manufacturers claim? Well, they do, but the Dutch have combined ingenious simplicity and robust build quality to create a boiler that delivers optimum efficiency all the time. And we’ve got Intergas chief executive Harry

Bosscher to thank for that. When Bosscher was a senior engineer at the company he was asked to find an alternative to the Geyser-style boilers being used by a housing association in the Netherlands. These boilers were prone to break-downs - a cause of frustration among tenants, and did not provide adequate energy efficiency

or economy. Bosscher designed a prototype for a combination boiler that was so advanced and

The Dutch have combined ingenious simplicity and robust build quality to create a boiler that delivers optimum efficiency all the time uncomplicated, it remains at the cutting edge of boiler technology almost two decades after its launch.

F ewer parts, greater reliability What sets the Intergas range of HRE boilers apart from all the rest - yes, ALL the rest - is its patented two-in-one heat exchanger. It not only eliminates the need for a hot water plate heat exchanger, it doesn’t need a diverter valve, valve motor, auto air vent or air pressure switch either. In fact there are only 12 components including four moving parts, which means less maintenance, lower service costs and greater reliability. And, unlike other brands on the market, these boilers condense 100% of the time in central heating mode and 95.8% in hot water mode, so they are exceptionally energy efficient. Efficiency can be further increased by using the intuitive ECO mode function which every Intergas boiler features. This enables the boiler to learn over time when you use hot water, so will preheat the water in advance of that time. boilers: the first S mart generation

HRE range of Combi Compact boilers is endorsed by the Energy Saving Trust

The design team in the Netherlands have produced yet another first: the ECO RF, the first generation of smart boilers. This boiler retains all the benefits of the current range of boilers, but new vacuum insulation reduces heat and energy losses to the minimum and ensures whisper-quiet operation, while the A-rated pump halves energy consumption. But it’s the remote monitoring facility which makes this boiler truly different. Every

Redditch to save £millions After a successful trial, Intergas Heating joined forces with Redditch Borough Council in 2013 to begin implementing a boiler replacement programme.

This boiler retains all the benefits of the current range of boilers, but new vacuum insulation reduces heat and energy losses to the minimum and ensures whisper-quiet operation, while the A-rated pump halves energy consumption. ECO RF comes fitted with a radio frequency module as standard. This module holds software which can send and receive information wirelessly from the boiler to the installer or maintenance contractor on a continuous basis. Up to 240 properties can be linked in one network via a single internet connection and all aspects of boiler performance can be monitored, from gas usage to managing heating and hot water requirements. The system also allows real time data to be easily accessed and saves local authorities and social housing groups

money by reducing call outs and administration costs. Importantly, it improves an organisation’s ability to provide additional support to vulnerable people in their own homes. ABOVE

Commenting on the new ECO RF range, Stephen Zouch, managing director, Intergas Heating, said: “We are ambitious about producing high efficiency boilers that are as uncomplicated as they are reliable, that can meet the

400 properties with older boilers will be upgraded every year. It has been estimated that, over the course of a 30-year period, the Council will make savings of £16 million by changing to Intergas. The boilers previously being installed were supposed to last for ten years, but some models didn’t even last that long. With Intergas, boilers will only need to be replaced every 15 or 20 years. The Council also appreciated the Intergas ‘First Aid’ kit. With so few components, supplying spares when needed is never an issue – they are all kept in the kit, no bigger than a large briefcase. This increased engineer confidence in finding solutions and meant tenants would get first-time fix. Redditch Borough Council and its tenants are already enjoying the benefits of using Intergas. Since installations began two years ago there has been a 33% reduction in breakdowns and tenants’ energy bills have been cut, on average, by a third from £60 to £40/month. future needs of our communities while keeping lifetime costs as low as possible. All these goals have been achieved in the development of the ECO RF range. Its energy and labour-saving benefits are already helping local authorities and housing associations in the UK save millions of pounds. “It will be a boon for the one-off market too; older people who want to maintain their independence can be supported by a system that keeps a relative informed and can send an email alert if action needs to be taken.” For more information about the Intergas range of high efficiency boilers please call 01527 888000, email info@intergasheating.co.uk or visit intergasheating.co.uk.

Heating, Ventilation & Insulation BENHOLM GROUP DEMONSTRATES SAVINGS IN ECO-FRIENDLY PREMISES Now that interior and external plant display specialist, Benholm Group, has spent three years at its specially designed eco-friendly premises in Falkirk, Scotland, it can prove astonishing savings, and that environmental changes can really benefit commercial organisations. A spokesperson at Benholm Group explains: “For many years we have been promoting the ‘green office’ principle –helping organisations create attractive and healthy interior environment through the use of real, living plants to clean the air, etc. and using eco-friendly materials and systems demonstrates a responsible attitude towards the environment. This principle helps organisations be seen as ‘green’ and we are living proof that it can benefit a business, so when we advise our clients on environmentally systems, we know that it truly works. “In the three years we’ve been here, the main difference we’ve noticed is that we have over five times the space for no extra running cost which has enabled us to take on much bigger projects.

A lot of this is to do with the highly efficient, environmentally friendly heating system.” The company, which has been established for 22 years this month, designed its new location to retain the aesthetics of the site including recycling some of the ancient stone from the old building which was set into the new front wall to blend with the rural setting. The building was constructed using SIPS Eco Panels, is heated throughout by Biomass boilers for energy efficiency and features underfloor heating. The site has low-energy lighting, a computercontrolled greenhouse with automatic shade screens, and a triple-wall greenhouse cladding. It also features Biodisc waste water treatment and rainwater harvesting. “By employing these environmentally-friendly aspects to our facilities, we have also improved our OHSAS 18001 and ISO 14001 rating. “Having the extra space has given us the ability to

take on contracts that would previously have been impossible for us, such as the Glasgow 2014 Commonwealth Games which earned us plaudits from the organisers, and a recent 300-planter installation including feature trees as well as almost 300sq.m of current green wall projects.” To find out more about its solutions visit www.benholm.com or call the main office on 01324 861 300.

Venice Voted Most Iconic City Skyline Venice has ranked as the most preferred city skyline, just beating the classic New York horizon for the top spot, new research has shown.

people’s preferences for the more “traditional” cities is changing, in favour of something new.

Richard Wilde, Managing Director of Murals Wallpaper, believes the survey results show how our inclinations are changing: “While places like New York will always be popular in interior design, it’s clear that people are looking to do something a little different these days.

he survey was conducted by Murals Wallpaper who asked more than 750 people the question; ‘Which would you have as a wall mural?’ accompanied by six images of some of the most iconic city skylines in the world. The six photographs that were shown alongside the question included London, Paris, Liverpool, New York, Tokyo and Venice, each in the form of a large mural of each city.

Another surprise that may show a change in public opinion was that Liverpool ranked above London in the survey, garnering 19.3% of the votes as opposed to the Capital’s 14.2%. A lot has been made of the government’s ‘Northern Powerhouse’ plans and it seems cities in the North are rapidly moving out of the capital’s shadow.

Venice, often referred to as The Floating City, was the winner, with a quarter of the survey respondents (25%) selecting it as their best preferred landscape. New York came in second place, only just behind Venice, with 24%. This result may come as a little bit of a surprise, as New York has long been hailed as having the most iconic skyline, with monuments such as the Empire State Building and the Statue of Liberty gracing the landscape. Although The Big Apple appeared to be favoured by all respondents aged between 18 and 44 years, Venice followed close behind and overtook New

“Homeowners can have anything they like emblazoned on their walls, and we’re seeing more people choosing images for sentimental reasons. A huge mural of Liverpool city centre may not appeal to all, but if you were born and raised there, it will hold a huge amount of significance. We tend to find that a lot of people who have moved away from their home town will decorate a wall or an entire room in a way that reminds them of their roots. “It was very interesting to see Venice coming out on top, and Liverpool beating London in this particular survey - a result that would surprise many.”

This project achieved

>90% C02 & energy reduction

3 Storey, Multi Tenant Office Retrofit, Control & Monitoring - 506 Nodes The owners of the three story office building in Surrey required a replacement lighting system to deliver maximum energy savings & improved lighting features for their three tenants.

ey challenges were to complete the project without any disruption to their daily operations, maximise energy savings through LED sources and automated controls, and add colour/white colour tuning in feature areas. The project was required to achieve payback within 3 years when comparing the energy and maintenance of their existing system against a fully installed and commissioned LED alternative.

LED & Control: >90% energy/CO2 reduction Photonstar™ supplied 404 Halcyon™ wirelessly controllable LED luminaires, to replace all lighting within hte building. * As well as quality office area lighting, the project included 89 dynamic luminaires to deliver colour and white colour tuning. This enabled the tenants to dynamically reflect their clients branding and benefit from circadian

lighting in key work areas. The low cost Halcyon™ lighting servers provide advanced wireless control over all 404 luminaires, without the requirement for new control cabling, and provide (through PC or tablet) data on the lighting and energy. In addition to scheduled lighting changes, 102 Halcyon wireless sensors monitor occupancy and environmental data to enable maximum energy savings by reducing wasted light when areas are unoccupied or where there is sufficient daylight. The sensors are linked in groups to enable larger spaces to have more advanced automation (within the professional levels <1s response times). Moving from T8, Halogen dichroic and CFL light sources to quality LED sources reduced the total lighting load by 64% from 29.4kW to 10.7kW. The addition of occupancy and daylight controls reduces the lighting use by 50%. This combines to provide a total energy

Project Summary:

* Additional emergency fittings were also supplied but not included in this case study document.

“Halcyon enabled practical, affordable lighting control with full professional features where wired systems would have been impractical and cost prohibitive to retrofit.”. reduction of more than 90%, reducing the energy needed for lighting from 29.8kWh/ m2/year to 5.5kWh/m2/year, a CO2 emissions reduction of 54tonnes per year. The energy use data provided by Halcyon™ control and monitoring system is expected to influence behavioural changes that may deliver further energy savings. The same energy savings would be realised with a wired control system, however at a far greater cost and level of disruption, and would therefore have a lengthier payback period that was unacceptable to the building owner. An alternative wired system, to provide the same features and savings as the Halcyon™ wireless controls, would have had a similar cost of luminaires, but the additional cost of control cable wiring, additional zone control equipment, far more costly master control equipment, more complex commissioning and making good on control cable install, increases the cost of the controls from less than £3K for Halcyon to £50K for wired controls. With fewer, and lower cost control components, and no cables to run, the fully installed solution with Halcyon™ wireless luminaires was 47% lower cost than a similar

wired energy saving solution, delivering payback in the third year, as required by the client. The wired solution would not have achieved payback until the 5th year, and would not have provided additional colour/ circadian features required. Final changes to the customer requirements, including changing zones, were simple and ultimately flexible due to the wireless and individually addressable approach of each node. As new tenants arrive in the longer term, the system can be tailored to their needs using the simple browser based user interface, without the need for further costs or rewiring. New Opportunity for Sussex People to Make £££Hundreds of Thousands from Their Homes Couple Convert Two Barns in Rural Sussex Into Fabulous New Homes and Start Living The Good Life. ulia Arnold, Managing Director of Sussex Home Hub*, explains: “East and West Sussex councils are granting planning permission for literally thousands of new homes across the counties right now.

“In many cases where it was not possible before, hundreds of Sussex people may now be able to make significant amounts of money from their property by building. The rest of the housing quotas are being granted to volume house builders.” The ‘Campaign to Get Sussex Building’ wants to use this opportunity to help people build on their own land. In this way we hope that fewer sites will be allocated by the councils to volume house builders, in order to meet their new housing quotas. New homes built by local people are likely to be more attractive, employ more local people and ensure more of the profits from the new homes stay in Sussex. Sussex Home Hub is a free service that helps people to put new build projects together and introduce ‘self-builders’ to teams who can do the work for them. Some people choose to get more involved though, and do much of the work themselves.

RIGHT Julia Arnold, Managing Director of Sussex Home Hub

Case Study: One couple in West Sussex have already benefitted from doing just that. At the pinnacle of a high flying career, Jim Banting 50, a former director of Metro-GoldwynMayer and Virgin, author, journalist, entrepreneur, new media agency boss and business development consultant, decided to leave his central London life behind him and move to rural Sussex to start living The Good Life. Jim wrote the book: “Get a Dog, Don’t Work Like One” and took a taste of his own medicine. Together with his partner Sooky

“In many cases where it was not possible before, hundreds of Sussex people may now be able to make significant amounts of money from their property by building. The rest of the housing quotas are being granted to volume house builders.” Julia Arnold, Managing Director of Sussex Home Hub Choi, 49, a graphic designer, Jim packed up his life, sold his house in Marble Arch and bought four acres of land and two dilapidated barns from a farm in rural West Sussex. Jim and Sooky now live in one barn, a gorgeous three bedroom home, and rent the one next door. Both barns are grand design dreams. They are warm, cosy, unpretentious and homely, with an abundance of exposed oak, natural stone, slate and glazing, which provides generous light and beautiful views across open countryside. At the same time, the homes are spacious, architecturally splendid and exude a wow-factor at every turn.

Features include a high vaulted ceiling, spiral staircase, oak floors, original posts and rafters and reclaimed door frames.

The project took fifteen months in total and although most people get a team in to do the work for them, Jim and Sooky projectmanaged every aspect themselves. The designs were initially drawn up together with their architect and fine-tuned over a period of three months, with input from a number of specialist craftsmen they found throughout

Cost of purchasing barns: £400,000 Total cost of conversion: £500,000 Approximate finished value: £1,350,000 Monthly rental from second barn: £1,000+ Do it yourself: Sussex Home Hub offers easy, free step by step guides for self-builders and provides free information and introductions to some of Sussex’s leading planning consultants, architects, financial advisers and builders. Jim’s top tips: If you want to do it yourself: 1. Plan and prepare thoroughly. Take time over this stage 2. Don’t change the plans once they have been signed-off 3. Get into the detail 4. Purchase as much of what you will eventually be able to see as possible yourself 5. Make sure the numbers stack up before you start 6. Don’t over-specify your fixtures and fittings if you are building to sell or rent

Jim explained: “Our key team comprised me as project manager, our lead builder and our architect. We had a great relationship with them and we consulted them throughout the project. Once they had their planning permission, the project took off at a pace. Jim explains: “Sussex is rich in talent and the craftsmen and tradesmen we found throughout Sussex taught us a great deal. You can’t become proficient overnight in any aspect of a project like this, so it pays to listen and learn from the years’ of experience of the experts.” Although a builder would usually do it for his client, Jim and Sooky procured all the materials themselves, using the internet and books to guide them through the myriad of suppliers of materials, fixtures and fittings. Jim and Sooky took the task in hand and travelled to visit many of the quarries, shops, warehouses and tradesmen themselves.

products which are sold through outlets all over Sussex. “It was extremely exciting.” Jim explains: “The barns were uninhabitable but we were keen to try something completely different away from our corporate lives that would allow us to connect with land and seasons. “Previously, I had a portfolio career. It was good, but the more successful I became, the less control I had over what I did. As a result, the enjoyment of what I did was starting to diminish. This was my way of putting it all to one side and living the dream.” Loving the Good Life, Jim and Sooky plan to stay where they are indefinitely. “It has opened up our minds to the possibilities of what you can do,” said Jim. “It sounds cliché but every day we are still amazed by how wonderful the animals are; and living this close to the land brings us happiness every day.” Total time and cost of project:

“After we received our planning permission, we stuck to the plans firmly and avoided the temptation to alter things as we went along,” explained Jim. “This saved us a lot of time and expense during the build as small changes at a late stage can have knock-on effects throughout the programme and effects of all the other elements. Time, money and relationships can suffer if you waver on anything beyond that point. The project is a series of hundreds of tasks which are all interdependent. If you respect that and stay organised and focussed, it all comes together.

12 months for the first barn 15 months in total, for both barns

“Sussex is rich in talent and the craftsmen and tradesmen we found throughout Sussex taught us a great deal. You can’t become proficient overnight in any aspect of a project like this, so it pays to listen and learn from the years’ of experience of the experts.” Jim Banting. *Sussex Home Hub is a facilitating company, set up to guide normal people through the whole planning, financing, design and house building process, so they can build their own new homes. Sussex Home Hub was set up by Sussex people, for Sussex people, to try to save as much of Sussex’s greenfield land as possible, by encouraging and helping people to build on their own, brownfield land – on infill sites We want to keep the profits, work and benefits of the new homes in Sussex. The more of us who build our own new homes, on brownfield land, the fewer will be allocated to ‘out of town’ volume builders on green field sites. We are happy for you to use your own builders and consultants, or you can use our network of Sussex based specialists. Our aim is to ensure you can build your new home with as much ease as possible and achieve maximum profit.

“There were dark days when things didn’t go to plan because of bad weather, materials not arriving or tradesmen letting you down. The momentum dropped on those days, but we stayed determined and we managed to pick things up again pretty quickly.

Roofing & Cladding

Roofing & Cladding LAYHER COVERS UP IMPRESSIVELY AT WINCHESTER CATHEDRAL An internationally famous structure, priceless fittings and stonework, and the need for protection for a year – the Layher Allround temporary roof structure that sits over the Presbytery of Winchester Cathedral is impressive by any measure. Specialist contractor, Blencowe Scaffolding has completed the roof build as part of a four-year restoration programme that includes extensive internal and external works as well as the construction of a new exhibition and visitors’ centre. The use of the Layher equipment, says the company, directly answered many of the specific questions raised at the site. “The temporary roof has been constructed to provide protection whilst the existing lead work – some dating back 150 years – is removed for remelting and replacement,” says David Blencowe, Director of Blencowe Scaffolding. “The cathedral’s own roof has an incline of 60° which is accommodated by our building the Layher structure in a series of stepped lifts. In turn, this supports runners for the translucent Keder roofing sheets which were pulled into position over the apex to create a comprehensive weather-proof cover.” The lightweight design of the Layher system

contributed significantly to the handling and positioning process while its wide-bay design meant that the need to keep ties to an absolute minimum was addressed as efficiently as possible. “The roof is located on Layher support scaffolding with ties, where possible, only located after close consultation with the stonemasons,” adds David Blencowe.

TOP OF TOP THE OF CLASS THE CLASS HOW AN AUSTERITY-HIT ACADEMY TRANSFORMED ITS ROOFING HOW AN AUSTERITY-HIT ACADEMY TRANSFORMED ITS ROOFING Value for money. Even now, it’s vital and, for Cedars Upper School in Leighton Buzzard, it was a pressing concern when it became apparent that its roofing was in dire need of replacement. Strict austerity budgets meant that it needed to maximise value by considering whole life costs – which is where Langley came in to deliver a quality, bespoke solution with a lifetime of at least 30 years.

WORKING SMARTER TOGETHER A detailed report prepared by Langley identified 20 separate areas of the school’s existing roof as requiring attention, with individual roof areas ranging from 10m2 to over 1,000m2. The report enabled Langley to select the most appropriate solutions, along with budget costs for each area. Identifying the most bespoke, costeffective and Building Regulationscompliant solutions at this early stage helped Cedars understand and manage costs, quickly and accurately. It also enabled an overlay system to allow the school to continue operating – even in one of the wettest winters on record.

Following a multi fatality fire in a high rise housing block in Southwark in 2009, BAFSA developed a proposal to install sprinklers into a high rise block to determine the costs and practicability of retrofitting sprinklers into this type of premises.

heffield City Council and South Yorkshire Fire and Rescue Service identified a suitable block at Callow Mount and the installation was completed in September 2011. As a result of the outcome of that project a number of housing authorities and housing associations have installed sprinklers in an increasing number of high and low rise social housing properties.

The main reasons for installing sprinkler systems are to protect vulnerable residents in extra care or sheltered housing situations or where it is determined during a fire risk assessment that it is the most cost effective way of addressing short comings in the fire protection arrangements for the building. A number of authorities have carried out the installation at the same time as other major refurbishment work.

also difficult to prevent the spread of fire throughout the timber construction of the block. The Council concluded that the layout and design of the buildings meant that the upgrade of passive works would be costly and in many ways impractical and could not be achieved without decanting the residents to temporary accommodation whilst the work was carried out.

The majority of these retrofits have been to individual blocks or small groups of properties, however, Sheffield City Council have a major project which covers 540 individual properties in 23 blocks in four locations in the city.

Using the experience of Callow Mount, Sheffield City Council recognised that they would be able to retrofit a suppression system into the blocks without decanting the residents and with minimum disruption during the installation.

The fire risk assessments carried out on these ‘ranch style’ properties identified that the properties required significant work to gain suitable compartmentation to facilitate a stay put policy to be effective. It was

A fire suppression feasibility study was conducted to ascertain the most appropriate and cost effective solution, considering the alternatives of a residential fire sprinkler or water mist suppression system.

Sheffield City Council are confident that these properties with their particular fire safety issues are better protected as a result of the installation and are very satisfied in the way Morgan Sindall and Armstrong Priestley have managed the contract.

The report recommended that sprinkler systems was the most appropriate solution based on the time taken to install together with installation and maintenance costs being lower than those for a misting system. Following a lengthy tendering process the Council determined that the most cost effective way of delivering the contract was to employ a main contractor with experience in major refurbishment programmes of social housing with the sprinkler installation being sub-contracted to a specialist sprinkler company.

The main reasons for installing sprinkler systems are to protect vulnerable residents in extra care or sheltered housing situations or where it is determined during a fire risk assessment that it is the most cost effective way of addressing short comings in the fire protection arrangements for the building.

Morgan Sindall have acted as the primary contractor utilising their skill and experience in managing major and complex refurbishment programmes in Social Housing. The installation of the sprinkler system was sub –contracted to Armstrong Priestley an established third party approved contractor with extensive experience in both commercial and residential installations. The sprinkler installation in all properties was designed to BS 9251:2005: Fire sprinkler systems for domestic and residential occupancies. The blocks contained a variety of one, two and three bedroom flats which necessitated 8 different installation designs utilising between 8 and 15 sprinkler heads. The CPVC pipework was surface mounted and enclosed in ‘Pendoc’ preformed boxing. The sprinkler heads were of the concealed type with cover plates flush to the surface. The installation programme commenced in November 2014 and is scheduled for completion by November this year. Morgan Sindall utilised a sequential programme of works with targets for the completion of a number of properties on a weekly basis. The sequential programme contained the following key elements:

t Liaison and communication with residents which is considered critical to the success of the programme

t Preparatory building works t Sprinkler system installation t Electrical interface work t Boxing and redecoration t Follow up visit In the initial phase the work required two full days to complete each flat but experience has reduced this to permit installation to be normally completed in a single day. The feedback from residents is that the work has been carried out in an exemplary manner, with minimum intrusion and mess. They also report that they believe the sprinklers provide protection from the effects of fire in their properties. Sheffield City Council are confident that these properties with their particular fire safety issues are better protected as a result of the installation and are very satisfied in the way Morgan Sindall and Armstrong Priestley have managed the contract.

fischer fixings are the latest construction company to enter the nails and gas market with their new fischer nail fuel pack

ischer are entering a market synonymous with poor quality product by many and outstanding quality by few. The market leaders in this area of construction have held the attention of the consumer for a long time, so is it time to make a change?

fischer fixings is a German fixing manufacturer with subsidiaries all over the world. The company itself is steeped in manufacturing excellence and has pushed the construction market forward in terms of both innovation and technology. We should expect from fischer a high quality German made nail with performance values that match the market leader, an attractive but useful product that conforms to all European regulations. The product itself is designed to be used across the majority of framing nail guns so there will be no compatibility issues. Gas fuel cells have been an issue in the past with this type of product, however the fischer fuel cell has been specifically designed to mimic the market leaders and perform significantly better than the majority. It will operate in conditions down to -15 degrees Celsius, contains a lubricant to improve the life span of your tool. fischer have listened to the consumer and rectified many points of contention with the gas fuel cell, the most important being the shot count. In a fischer nail fuel pack there is enough gas to fire over 15% more nails than any existing fuel cells on the market. This will always leave the user with more than enough gas for the nails purchased. The fischer nail fuel pack range covers a wide range of applications when used with a framing nailer, the nails themselves have corrosion resistance coatings to suit all environments. The applications range from general work like fencing and panelling to more trade specific areas of work like roofing, battening, stud work and cladding. The fischer range is versatile enough to cover any joiner, roofer or general builders needs.

We should expect from fischer a high quality German made nail with performance values that match the market leader, an attractive but useful product that conforms to all European regulations.
