Testimonials Received Younger U Aesthetics (advert on Page 20) I cannot recommend Rachel enough. Everything about her and the way she runs her clinic is outstanding. Her professionalism, knowledge and work ethic is second to none. The treatments are very reasonably priced, and the consultation and work undertaken is exceptional. She is very honest and explains the treatment options/ pros & cons, procedure and expected results in great detail. Thank you Rachel, I’m so glad I found you. Keeley

Not Just Travel (advert on Page 17) Tracy has booked a few holidays for us in the past - she’s so easy to deal with, very prompt in her responses (sometimes even if she’s on holiday herself!). She finds places which tick all the boxes we’re looking for and clearly she’s very well-travelled to be able to help us. This particular holiday last year, we got to the airport in Malaga, to find our flight with Ryanair had been cancelled. My first instinct was to call Tracy! She told me what I needed to do and whether I could get a flight back, she’d sort everything out for me in terms of compensation. Thankfully we managed to get home, thanks to Jet2. Obviously then we were out of pocket as the Ryanair desk just gave me some paperwork to make my claim. I was so stressed with it all, Tracy took everything off me, receipts, etc and did the whole claim through Ryanair, which she’s pushed and pushed. We’re now resolved and happy with our compensation claim, just waiting for it to drop into my bank account! We couldn’t have done this without Tracy’s help, as the claiming system was a nightmare!! She’s worth her weight in gold!

Every month each member speaks about their business followed by a 2-course lunch and drink. This is followed by a presentation by one of the members giving more details about their business. We have previously covered such subjects as Cyber Security and Cyber Crime, Apprentices, Debt Recovery ideas and best Client Database Systems. With our meeting format, members ‘Lunch and Learn’.

WELCOME TO OUR NEWSLETTER Ask Martin! Hi Martin & Co, I believe the law is changing soon regarding caps on deposits to limit this to 5 weeks rent? I believe my tenant paid over this, so will you need to refund her some of the cash? Also, regarding any other law changes, is it my job to stay on top of it? Or can I simply rely on you guys to advise me? Hello, there’s about 180 new laws going through Parliament at the moment which will affect us, and the cap on deposits is just one of them. This could happen in March 2019, or even October 2019, and we’re just waiting and watching. Not all of the laws will get through, or be amended. The deposit amount shouldn’t be retrospective, but if it was then it would be refunded back to the tenant from the Deposit Protection Scheme (where it is held). Future tenants may only have to pay five weeks rent. We’ll see. Using our services means that you won’t have to worry about compliance. I’m personally ARLA trained and all my offices are Licensed letting agents. The MAC Franchisor and ARLA do update me with the progress, but until these laws are fully enacted there’s nothing I can actually do. Once I know, then everyone will be in informed. For now, we just carry on.

Hi Martin & Co, tenants need a reference system for landlords. I should be able to read what the last tenants thought of the landlord before signing a rental contract. Does such a thing exist? Hello, unfortunately private landlords aren’t regulated so such a database doesn’t exist. However, using a filter like a Licenced ARLA Letting Agent ensures that the property is safe and the Landlord is compliant with the current laws.

Martin & Co Hinckley Office 99-109 Castle Street, Hinckley, Leics, LE10 1DA 01455 636349 | hinckley@martinco.com

So, who dares to forecast anything for the housing industry in 2019?? Well, Halifax have stuck their head above the parapet and have said this; “In 2019, we’re expecting continued stability in house prices with between 2% and 4% price inflation. This is slightly stronger than 2018, but still fairly subdued by modern comparison. However, this expectation will clearly be dependent on the Brexit outcome, with risks to both sides of our forecast. Of course, there are a number of other factors that will impact the market in 2019.” This forecast seems a tad vague to us, so we’ll just carry on and go with the flow!

It is, sadly, common practice among estate agency to over-value properties in order to gain

the instructions. It can be very tempting when one agent tells you your property is worth one price, and another tells you £10k-£20k more. Unfortunately, unless there is evidence to back up the higher price, you could be a victim of the over-valuing trend. So how bad is an inflated marketing price? Well, the initial 4-6 weeks of marketing are usually the busiest for any property. Priced correctly, a property should see a good, steady stream of viewings throughout this period and at least one or two offers. If you have no viewings, or enquiries, but have great marketing, then sadly the price advertised is possibly too high. If your home has been on the market for a few months with little, or no viewings, it might be an idea to speak to the estate agent and ask for an updated valuation, based on comparable properties that have sold in the area. Also update the listing with new photographs. It is important when you have your property valued that the prices quoted have evidence to back them up. A valuation is not merely one persons’ opinion, it is dictated by the market and what a buyer is willing to pay. At Martin & Co we sell homes within an average of 11 weeks and achieve an average of 97.3% of asking prices. Call us today for a free valuation. Animal Aid At Leicester Animal Aid we strongly believe in the power of human and animal friendships and not only do we rescue and rehome dogs, we run an innovative scheme which is helping to keep best friends together. The Community Pet Support Scheme (CPSS) helps those who are vulnerable to care for their companion animals within their own home. The Scheme is free to use and helps those who are elderly, physically disabled or vulnerable within three districts across Leicestershire including Hinckley and Bosworth. The Scheme will be celebrating its third birthday this year and is currently supporting more than 32 clients. Our Animal Care Assistants go out into the community to help clients with animal exercise, vet visits and grooming. On average 315 hours of support is provided each month. We make sure the animals are healthy and getting the exercise and care that they need. Twice a year we invite those supported by the Scheme to visit LAA to get together with others receiving support, to meet our team of Animal Care Assistants, have a tour of the Centre and enjoy refreshments. The Scheme has prevented the separation of best friends, improved both human and animal wellbeing and has meant that loved companion animals have not needed to go into rescue centres. If you, or someone you know in the Hinckley and Bosworth District, may benefit from the Scheme please contact our CPSS Coordinator at cpss@leicesteranimalaid.org.uk To see first-hand what a real difference the Scheme is making visit www.leicesteranimalaid.org.uk/cpss where

you can watch a short film. You can also make donations to the Scheme on this page. Two of those that the Scheme supports share their experiences: Jane (Toya) “I’d read an article in the local magazine, which said that it has long been established that dogs bring older people the company they haven’t got, and they were offering dog walking. My animal care assistant comes three afternoons a week. “The phone call was the best thing I ever did. It brings a person to socialise as well with Toya, and with me, so I’m absolutely sold on it, I think it’s a marvellous idea.” Anonymous quote “The support and services you offer with daily tasks makes a difference to my situation right now and in addition the knowledge of the back-up foster network should I need it in the future for a hospital stay is a huge weight off my mind. It gives me peace of mind. I can imagine this service being beneficial to a number of people. I hope it continues.”

Why Should You Learn First Aid? First Aid is not just a requirement for use at work, it is a skill for life. We all have family or friends who may need our help either with a minor cut or injury, do you know what to do? Typical responses as to why people do not want to carry out first aid: • I might get sued, 65% of the population think this could happen to them. Unless you do something inappropriate or something that you are not trained to do then everything will be fine (Samaritan Protocol). • I don’t have the confidence to deal with these situations. Our training gives you the skills and the confidence to deal with what is in front of you. • Automated External Defibrillators (AED) are scary and could make their condition worse or cause further injury. AED’s are not scary and they cannot make the condition worse. Simply by listening to the instructions they take you step by step through the process, including when to call an ambulance. • I require training before I can use an AED. Not required, the unit tells you what to do, technically true but with a little knowledge and understanding of Basic Life Support you could do so much more. Each unit is different and has unique features e.g. can it be used with children as well as adults? • I might catch something from an individual? True you might but providing you take the proper precautions then this is unlikely to happen. • I don’t like the sight of blood. No one likes the sight of blood and unless you faint when someone pricks their finger then you will be fine. We all have something that we find difficult to deal with in first aid and it is true that in some situations it may be beyond your capabilities, but you can make a difference whether it be dealing with a minor injury or a cardiac arrest. Included in our courses are how to make a Silent Call and how you can register your mobile phone for sending text

messages to the emergency services. A Silent Call is a call to the emergency services but you think talking to the call handler may put yourself or others in danger. Want to know more? For more details on our training courses have a look at our website www.lwstrainingservices.co.uk or give me a call for a friendly chat on 07974 407988. Simple Skills Saves Lives!

First Aid Health & Safety Training From the Basic to the Comprehensive Ask yourself these 3 quick questions? What if the worst happened and an employee was seriously injured? How would the company continue if a key player left or was off work for a long period? What are the consequences of you doing nothing to prepare should the worst happen? LWS Training Services give you quick affordable solutions to prevent issues before they occur. Specialising in split courses, at your location on dates to suit you even on a weekend. For a free, no obligation chat about how we can ensure that your business is safe. Photos, memories and friends. That is the motto of Hinckley District Past & Present, a Facebook group for the Hinckley Area. Started in 2015 by husband & wife team of Paul & Sue Gardner of Hinckley. The group started slowly but quickly gathered momentum as the interest in local history grew and grew. Today the group has over 8000 members and growing daily. Paul is quick to stress that he is not an historian, he just loves the rich heritage of the town. The group started by posting lots of pictures that a lot of the townsfolk would have seen over the years of the street scenes etc. The Hinckley Times were very helpful in allowing HDPP to post some of their pictures.

Paul told ‘Roundabout’ “I got thinking about all the pictures that must be in peoples lofts, old cupboards etc and thought wouldn’t it be great for everyone to get a chance to see some of them. That’s why on the third Saturday of every month people can bring their pictures to our regular scanning session at St. Mary’s church between 10am and 12pm.”

& District Museum and Leicester Records office for future generations. Paul went on to say “we have also reunited old school friends and work colleagues, some from the other side of the world.” He was also keen to point out that HDPP was not a debating group. “Hinckley has lots of groups that encourage debate, so we wanted to be a bit different from the rest, hence photos, memories and friends.” When the group started it was Paul’s ambition to take the films and pictures out and about the area and not just sit on Facebook. So far, many local schools and residential homes have enjoyed a visit from HDPP. They have also produced two dvd’s showing the changing street scene of the town by merging the past & present together for a seamless transformation between the two. These are available direct from HDPP or from Hinckley & District Museum when it opens at Easter. Furthermore Paul stressed to ‘Roundabout’ the importance of our local museum in the town and encourages everybody to visit every year to see the ever changing exhibits. You can also

become a member of the museum for £12 per year, £6 children. This really helps the museum in many ways and is a great way to support them. HDPP also holds a regular monthly social night when everybody is welcome to join them at the function room of The Greyhound on New Buildings. The social nights are a place to meet new friends and old, enjoy a film show or a guest speaker. These are held on the fourth Wednesday of every month. A spin off to the group has seen it becoming a fundraising group raising funds for local good causes. “There are lots of local good causes who do great work in our community but don’t always get the publicity they deserve” Paul told us. “Last year we donated over £2000 locally and hopefully it will be more in 2019.” You can find Hinckley District Past & Present (HDPP) by searching on Facebook. There is also a website www.hdpp.co.uk. You can also email at contact@hdpp.co.uk

Some of these pictures had not been seen before and some of them are real gems for the future. The plan is to scan them and give them to Hinckley FEBRUARY / MARCH 2019 EDITION
