Creole Chicken with Pineapple Trinidad’s oldest recipe Ingredients 1.5kg Chicken 3tbsp Lemon Juice 3 Spring Onions 4 Celery Sticks 2 Green Chilli’s ½ a Pineapple 1 Green Banana 40g Unsalted Butter 150ml Chicken Stock A few drops of Tabasco Sauce Fresh Coriander (a handful) Salt & Black Pepper to season

Serves 4 people, preparation time 35 mins, cooking time 45 mins Tip This dish is best served with coconut rice, to make coconut rice, boil the rice in coconut milk instead of water until the rice is cooked.

Method 1. Cut the chicken into 12 pieces, season well with salt & black pepper and add 2 tablespoons of the lemon juice. 2. Trim the spring onions and chop. Trim the celery sticks and chop into slices, reserve the celery leaves for later. 3. Cut the chilli into halves, remove the seeds and chop finely. 4. Peel the pineapple, remove the core and cut into bite size pieces. 5. Chop the banana into chunks then mash into a puree and add the rest of the lemon juice. 6. Melt the butter in a pan, add the chicken and fry for around 10 minutes or until golden. Remove the chicken from the pan and set aside. 7. Add the spring onions, celery and pineapple to the pan (use the same pan you have just cooked the chicken in) and fry for around 3 minutes or until soft and brown. 8. Add the banana puree and part cooked chicken to the pan, add a few drops of Tabasco sauce and season with salt and black pepper. 9. Sperate the coriander leaves from the stems, put some of the leaves for garnishing later, finely chop the remaining coriander leaves and add to the pan. 10. Add the chicken stock to the pan and simmer for around 30 minutes or until the chicken is tender. 11. To serve just sprinkle the celery leaf and remaining coriander on top of the dish. 01455 636349 Welcome to our Newsletter Hello everyone. We’re only a few weeks away from Spring and the sunshine, but it does seem a long way off as I look out of my window at the snow settling! The time of boiler repairs is thankfully drawing to a close and 2018 is going to be a busy time with property legislation for Landlords (and we’ll deal with this later on). The Government seems to enjoy adding more and more layers of law onto Landlords, but not so much on Tenants. It’s been a good start to the year locally with sales instructions, and despite predictions of doom from the Royal Institute of Chartered Surveyors, the market is, as the old cliché says, buoyant. Whatever that means… The Energy Efficiency Regulations will soon be upon us and a key date is 1st April 2018 when there will be a prohibition on new tenancies (including renewals) for all sub-standard privately rented properties. Sub-standard is any EPC rating below “E”. So, all properties with a “G” and “F” rating will require improvements, and it doesn’t stop there! The minimum standard beyond 2018 could be (subject to review) “D” rating in 2022 and “C” in 2026. There’s even talk of this being extended to properties being sold as well! Other dates to remember are 1st April 2020 which is the prohibition on continuing to Let sub-standard domestic privately rented properties. This is where the long term tenancies are captured under the regulations. What can you do? Well, it depends on what the EPC recommends of course. Importantly, if the EPC has been created before 2012 then the calculations are outdated. Our advice would be to arrange to have an updated EPC completed first, just to see if your property has improved anyway because of the difference in the calculations. We will be reviewing all the properties in our portfolio and contacting the relevant Landlords to advise accordingly. We’re very good at selling houses. It’s a bold statement, especially because competition is fierce between agents in Leicestershire. We have a great philosophy at Martin & Co Hinckley “Low stock = High customer service”. We don’t believe in collecting properties on Rightmove, or “testing the market to achieve the best price” (which actually means over pricing to win the instruction). Advertise your home at the right price = viewings = sale. If you don’t have any viewings, it’s either because it’s over priced or the photographs/marketing are awful. A question we’re always asked is “How long does it take to sell?” As you can see from the pie chart shown here, we sell nearly three quarters of our stock within 8 weeks, and 48% of our stock is sold within 4 weeks. 01455 636349 hinckley@martinco.com Don’t you love the winter condensation blues? When we visit our managed properties, we always leave a condensation booklet with the tenants who are suffering. Most of the time, they can help themselves by opening a window at night, and wiping down the walls/windows in the morning. Understandably some are reluctant to open a window at night due to the cold; however it is important that the air circulates effectively. Trickle vents are an inexpensive solution and it can cost as little as £45 to have one installed within an existing UPVC window. Failing that we advise Tenants to go to B&Q and buy a moisture trap that will sit on the window sill. It works! If you would like a copy of our condensation booklet, please email Hinckley@martinco.com The banning of Tenant Fees is the elephant in the room for our industry, and Steve this time last year visited the MP for Hinckley & Bosworth, Mr. David Tredinnick to put forward our view. Unfortunately, most of the official channels that lobby on our behalf seem resigned to the ban being implemented regardless and a date has been pencilled in for Spring 2019. At Martin & Co, we will survive and have a plan in place to counter the revenue loss, but some agents nationwide will inevitably struggle. This is the side of the argument that appears to have been lost in the debate, and will affect not only business owners around the country, but also employees and contractors alike. Electrical Safety Certificates are not a legal requirement for Landlords...yet! We have recently advised our portfolio Landlords to arrange to have their properties tested. Although not a legal requirement, it could well be sometime this year. We’ve always advised that rental properties should have one in place, not only for the safety of the tenants, but also because a few years ago we had an instance where a conservatory was set on fire by an £300,000 appliance a tenant had placed in the conservatory during the Christmas period. The first question the insurers asked was “Can I see the Electrical Safety Cert?” The Landlord had listened to our advice and had one in place which immediately placed the blame onto the tenant not the property. Needless to say, it was a quick decision and a new conservatory was built within a few weeks. Charity Page Cats In Need (Hinckley and Nuneaton) Registered Charity No. 1042283

Cats In Need is a small locally based charity run entirely by local volunteers who foster the cats in their own homes. They do not have access to a sanctuary. To see more of the cats currently looking for homes please take a look at www.catchat.org under Leicestershire and Warwickshire.

These two beautiful little girls came in to our care via a feral site. They are now 18 weeks old and have had their first vaccination. They Esme & Elspeth have come along very well but as little ex feral babies they are still a little shy around people. They love fuss and tickles but are nervous about the first approach. They could be homed now to the right place with someone experienced with nervous and shy cats and willing to give them the time they will need to settle down and continue their socialising. We are looking for a home with no young children, they are used to being with other cats and have lived with dogs before and could with a cat friendly dog.

Mia came into Cats In Need after the loss of both of her previous owners in a

short space of time. We don't know a huge amount about her as there was sadly no one to tell us, we know she around two and a half years old and had previously lived with another cat. She did have a hernia which we chose to get repaired so as soon as she is recovered she will be available for homing. Mia was a little shy when she first arrived but is a nice friendly girl, she is not tested around children or dogs. Chloe is a very sweet little girl whose first time in rescue was as a stray with six kittens. She was then adopted but has now found herself back in care as a result of her owner's ill health. She is slightly timid on first meetings but when she knows and trusts you she is very happy to be fussed Chloe and treats you to her purr. She has previously lived with other cats but not dogs or children. She could possibly be homed with older children who would handle her sensibly.

Charity Page Third (and Final) Sunflower Ball Ollie Hughes as Robbie Williams, a fantastic bagpipe player to start in aid of Cystic Fibrosis Tammy Harrison, from Nuneaton, lost her battle with Cystic Fibrosis at the age of 35 in 2013, having suffered from the disease since birth. Her positive attitude to her life and the way she coped with her disease inspired her brother Rob O’Donnell to organise charity balls to raise funds for the Cystic Fibrosis Trust, which helps research into the disease and provides support for sufferers. Tammy had a double lung transplant in 2008, married Ian Harrison two years later and went onto the kidney transplant list in 2012. A kidney donor was found, but in January 2013 she was diagnosed with endocarditis, a rare and in Tammy’s case, incurable heart infection meaning the operation could not go ahead and she died in June the same year. Following on from the success of raising over £16,500 in May 2014 and a further £21,000 in September 2016 at the Sunflower Ball, Tammy’s brother, Rob, has decided to organise and hold a third and final charity ball on 3rd March 2018. Rob said, “I’m determined to make this ball just as enjoyable and successful as the others, to raise yet more funds for a charity that is very close to my heart. The sunflower was Tammy’s favourite, hence the “Sunflower Ball” was born!”

Charity Article 2018 sees Castle Mead Radio into it's 28th year as a UK Registered Charity & Hospital Radio Service. In 2011 it began broadcasting live onto the internet. This has made the service available worldwide with regular listeners from the USA, Europe and Australia! The station broadcasts 24 hours a day and seven days a week. Over 25 hours of live programming each week.

We are looking for new Hinckley businesses to join our Radio Station as Show Sponsors. It is possible for local businesses and organisations to sponsor programmes from as little as £100 per year. This helps the station in keeping its running costs down. PRS (we have to pay to play records) costs in the region of £500 per year. Then there is the costs of maintaining the studio equipment and paying for internet access.

What’s happening at Leicester Animal Aid? Did you know that as well as finding forever homes for the cats and dogs in its care, Leicester Animal Aid runs a number of different courses and workshops, has an on-site charity shop, holds coffee mornings and mini-markets and has exciting challenges for you to take part in? This helps us to raise vital funds to ensure that the Centre continues to help more than 500 dogs and cats each year who are lost, abandoned, neglected, unwanted or relinquished because their owners can no longer look after them.

• If one of your New Year’s resolutions was to have a de-clutter then drop off your unwanted items to LAA’s charity shop and have a browse whilst you’re there. • Pop in and have a coffee and maybe pick up a bargain at one of our coffee shops which are held on the first Saturday of the month. • Join us on one of our courses • Challenge yourself by taking part in one of our organised events Check out our website and Facebook pages for more information or pop in and see us. The Centre, including the charity shop, is open to visit from 10am to 2.30pm seven days a week.

Dog First Aid Course - Saturday March 10 Would you know what to do if your dog was injured whilst you were out for a walk? Those few minutes after an accident can make all the difference, until you can get your dog to the Vets. The Leicester Animal Aid Dog First Aid Course, run by Animal Aiders, is a three-hour session which covers everything you need to know about first aid for dogs, including practical sessions on bandaging and CPR. The course includes practical sessions on bandaging and CPR and is ideal for pet dog owners as well as those who work with dogs, including groomers and walkers. You’ll receive a certificate of attendance and a comprehensive course booklet to take home. The cost of the course is £35 which includes a donation to LAA. The dog first aid course is also running on Saturday May 19 and Saturday October 13. Not forgetting your feline friend, a cat first aid course is being held on Saturday May 19 (afternoon).

Local Women’s Business Networking Group Women that Connect A professional women’s business networking group for local businesses is proving to be extremely successful and is well into its 2nd year and currently has 33 members. The Women that Connect Group is an exclusive membership group meaning only one member per profession/industry is invited to join meaning that the Group has a good, diverse mix of businesses. The launch meeting in September 2016 was a great success and subsequent meetings have proved similarly successful. It is certainly proving a great way for Leicestershire and Warwickshire women business owners to meet. The monthly lunchtime meetings, held at Ullesthorpe Court Hotel, are friendly and relaxed yet professional allowing members to build new business relationships whilst cementing existing ones and form new friendships.

Akila Mandhu of If You Say Sew spoke at the January lunch meeting. Akila gave a very interesting and moving presentation on her life journey and background and how she has reached this point in her life and business. For those of us there it was a really personal presentation. At the time it was said that we were privileged to hear such a personal presentation and it was agreed that this is a fabulous group and so great that members feel happy to speak so personally. Guests are welcome to attend a maximum of two meetings a year as long as there is no clash with a business who is already a member of the group. Hinckley Ramblers Meet at the Visitor Centre, Burbage Common weekly every Wednesday morning 10:00am - 10:30am throughout the year. To ensure everyone can join in there are three categories: slow, medium and long. There is a group leader for each group to ensure everyone is fine and first aid is also available for the groups. All categories and ages are welcome and the Hinckley group currently has an age range of 2 weeks old to 90+ years old! However the walks are not suitable for pushchairs or wheelchairs. If you fancy seeing why walking is so good for you and not sure where to go then just turn up any Wednesday wearing suitable clothing and footwear.
