JULY 2015

LETTER FROM THE EDITOR Welcome to ROSE (UP) Magazine, the only luxury real estate and lifestyle magazine for the sports and entertainment industry. ROSE is dedicated to my father, Mr. Marion Eugene Rose. In this world there is nothing more valuable to me than my family. I cherish my mother and my father, the two people who gave me life. Prior to my family heading to New York for All Star 2015 Weekend to celebrate the launch of ROSE Magazine, I received a disturbing call on February 10, 2015 at exactly 3:30AM informing me my father passed away. My heart stopped! The moral of this story: “Honor your father and your mother”, Exodus 20:12, The Bible. Cherish every moment with your family because you never know when your earthly time has expired. Rose was created to enlighten the elite community’s knowledge on growing wealth through real estate, development, home portfolios, captive insurance and art collections, all while still being able to enjoy your wealth to the fullest and embracing every aspect of your life. The relationship between real estate, sports, entertainment, art, fashion and the luxury lifestyles of celebrities and behind the scenes business oriented individuals is the only reason the industry clicks. The industry is deeply rooted within me and has become the soul of ROSE magazine. Around the world, everyone loves talking real estate. And real estate is always a great universal conversational piece. Where do you live? Which community or building do you live in? Which celebrities bought what, where? Which properties are available? What new developments are on the rise? There are endless questions to ask. As a top producing sports and entertainment real estate agent for many years, real estate is continuously the number one conversation topic for me. Our vision is sharing with you - the affluent, sophisticated, stylish, talented and savvy audience an outlook and network of elite sport and cultural tastemakers living life to the fullest with extensible incomes. Together, ROSE will guide us on preserving brands and building generational wealth.

JULY 2015

The most opulent estate at 3590 Crystal View Court is fit for royalty and currently under contract. The Miami home of Cleveland Cavaliers player LeBron James is a contemporary compound that boasts over 16,000 total square feet with breathtaking, open bay views in northern Coconut Grove. This spectacular home is on the real estate market, waiting for its next “royal” family. “ The minimalistic décor and top-of-the line finishes draw affluent buyers from around the world searching for an amazing home, ideal location, quality, and style with a functional floor plan.” The stellar curb – and bayside – appeal are mesmerizing at the $17 million dollar home. The interior features a sommelier’s dream wine cellar, chef’s kitchen, custom theater, six spacious bedrooms, eight bathrooms, well-appointed office, private master rooftop sun deck, and guest home. “One especially exceptional feature is the size of the men’s closet in the master suite. Equal closet space is a rare find in luxury homes - men are always short-changed in terms of closet space. Not in the King’s Palace. The master suite has his-and-her grand proportioned and dramatically realized closets, as well as entirely separate full bathrooms. “ Luxury isn’t just reserved for the indoors. Outside, the property is just as luxurious, with glass doors open to covered terraces throughout the home, summer kitchen, generator, 4500 square feet of entertainment space, infinity edge pool and a concrete dock for two 60’ yachts (which could comfortably accommodate two basketball teams). “Sports professionals are extraordinary in their rightful careers, but when looking for a home, they’re no different from other affluent buyers searching for lavish spaces, location, and security.”

COMPANY: OPULENCE INTERNATIONAL REALTY

International Realty, Tomi Rose. From a small town in Indiana, to the bright lights of Miami, Tomi Rose has proven to be the model of how “brains and beauty meets brawn in Real Estate. In 1997, Rose moved to Miami and was a successful restaurant owner and clothing store owner upon arrival. It did not take

long to transfer that success once she made the decision to pursue a career in Real Estate. Rose has created a model of success that is second to none. Gone are the days when Tomi was a fierce competitive cheerleader at Indiana University, but her drive for success and greatness still pro-

MIAMI

pel her career as she went on to cheer for the pros, Indianapolis Colts, National Football League (NFL) for three consecutive years. With a down to earth personality along with years of hard work, dedication and time spent building relationships in the sports and entertainment industries, Rose has managed to assist more than 200 athletes and celebrities find their perfect in-season and off-season “homes” around the globe. Some of Rose’s repertoire include entertainers such as the late Michael Jackson; Timbaland; Bryan “Birdman” Williams – CEO of Cash Money Records; basketball players, Mr. and Mrs. LeBron James, Mario Chalmers, Mr. and Mrs. Juwan Howard and Shabazz Napier; football player Willis McGahee; actress Vivica A. Fox and former basketball star and television personality Shaquille O’Neal among others. Rose is often referred to by her clients as the ‘David Faulk’ of Real Estate, a major compliment as Faulk is very powerful person in the NBA and at one time represented at least one client on 25 NBA teams. Rose isn’t too far off – her numerous NBA clients are spread across 15 of the 30 NBA teams. Tomi appeared on the cover of Network Miami Magazine, where she was featured as one of the top 40 under 40 professionals in South Florida. As part of the 2010 W South Beach in-house residential sales team, that year alone the team was responsible for closing over $125 Million in sales. Never willing to allow anyone to define her but rather allowing her actions to, and in 2012 Tomi became the first African-American Realtor to sell more than $25 million in residential real estate in one fiscal year in Miami-Dade and Broward County. Prior to joining Opulence International Realty, Rose was a top producing agent at One Sotheby’s International Realty. In 2014, Rose joined Opulence International Realty as Senior Vice President of the Sports & Entertainment Division. In the same year, Tomi was the first African American Realtor to ever list a $10 Million property on South Beach and Miami Beach, $17 Million property in Coconut Grove and list over $50 Million in one fiscal year in Florida. In 2015, Tomi will make history as the first Realtor to sell a home in North Coconut Grove for over $13 Million dollars. The future of Tomi Rose looks bright as her worldwide network and proven skills in Real Estate look to dominate the market – helping athletes and entertainers relocate to the Magic city and around the world. Tomi’s latest endeavor, her most ambitious, has been breaking sales records in both Miami-Dade and Broward County. She has also won numerous awards including ICABA’s South Florida’s Rising Star Corporate Executive 2013, South Florida’s Most Powerful Black Professionals in Business and Industry 2014 and Trailblazer of the year 2014 by Legacy Miami Magazine, along with being a Leaders Award 2015 Distinguished Honoree. She is a breakout star in the reality Doc-u-Series: “Hot Listings Miami”, which aired August 2013 on Style network with some of the highest ratings ever seen for a new series. A milestone for the African American commu-

nity, Tomi is the first African American woman cast member to be aired on a Real Estate Reality series and was featured on the popular television show Extra, showing property to Vivica A. Fox amongst other celebrity clients. Though Tomi dedicates countless hours working with her clients, agents, managers, attorneys, assistants, reputable title agencies, home inspectors and others who help make Tomi Rose second to none, Rose is very active in the community. She is a committee member for The Ken-

nedy/Shriver Miami Beach Best Buddies Charity as well as an active member of the Behind the Bench (BTB), National Basketball (NBA) Wives Association. Over Tomi’s thirteen year career she has carved Sports & Entertainment Real Estate both nationally and internationally – and has become a pioneer and winner in business at her specialty niche.

Lisa and Millie have the global edge in international real estate transactions and pride themselves on exceeding your expectations. BUYER ADVICE: Our number one piece of advice to buyers is get professional help. Purchasing a home is a major financial decision; having the right people around to provide guidance through your entire transaction are key. Once you have the right people representing you, the rest is simple. Seasoned agents walk you through the entire process. From pre-qualification with a trusted lender to placing an offer on a home and closing. A few other tips to ensure a smooth transaction are (1) Don’t buy if you can’t stay put. If you are a person that is not able to commit to remaining in one place for at least a few years, home buying may not before you. (2) Start by checking your credit and cleaning up as much as you can. This will help to ensure you receive the best rate as possible and you have time to fix any problems that occur prior to getting locked into a home. (3) Aim for a home you really can afford. There’s nothing worse than over extending yourself and then being in the home of your dreams, but stressed about how to make your next mortgage payment. A rule of thumb is buy something that runs about two-and-one half times your annual salary. (4) Do your homework before you put an offer on a home. Review the schools, look at the neighborhood and how homes have sold, and be sure to have it inspected if you do put in an offer. Lastly, and surely not least, before doing anything, get pre-approved. This will save you the grief of looking at homes that you may not be able to afford or that do not conform to the particular loan you are qualified for. Review the points and rates and shop around if you like. Home ownership can be a great investment. With The Robinson Group of Engel & Völkers your real estate experience will be one with integrity, diligence, experience, professionalism, and unsurpassed customer care. SELLER ADVICE: There are many things you can do to prepare to sell your home, the first step being to find not only a reputable real estate advisors, but one that is familiar with your particular area. Your agent will provide valuable advice for how to best prepare and stage your home so that it shows all of the great features and masks any features that may be less desirable. The Robinson Group with Engel & Völkers Buckhead Atlanta has a team of experts from all areas of Metro Atlanta that are prepare to market, stage, and sell your home for top dollar. There are several other tips that will help sell your home, and sell it faster. (1) Staging

ATLA your home is a great way to get it showing off its best features and masking the less desirable features. Our team has experts in the area of staging homes so that they show their very best. (2) You’ll want to make sure your home is priced correctly. Accurate home pricing from the outset never goes out of style because it sells homes. Activity in the first month of a listing is always the best, so don’t risk wasting it. Price too high, and scare off many buyers and agents. Price too low, and risk leaving dollars on the table. (3) Next, you’ll want to depersonalize and declutter. There’s nothing more distracting to a potential buyer than clutter. Buyers are often unable to picture themselves in a home that is cluttered or that has many personal items. (4) Make any necessary repairs prior to placing on the market. Again, with the home in its very best condition, we are able to market it more effectively and ultimately sell your home for more money. (5) Lastly,

ANTA it’s important that your real estate advisor has a plan specific to your home and needs that markets the home most effectively. Follow these steps and your sale experience will be a great one! 2015 MARKET FORECAST: Overall, the economists are cautiously optimistic about 2015 when it comes to home prices, home sales, interest rates and the impact of loosening lending standards that have recently been introduced by government agencies. All of them see a return of more traditional, owner-occupant buyers for the year, but not all agree which demographic those buyers will come from — millennials or older generations who either delayed a home purchase because of the housing bubble or are boomerang buyers coming back from a failed attempt at homeownership during the housing bubble.

We have several predictions for 2015. (1) Prices will rise more slowly. Housing price gains slowed dramatically in 2014 and are expected to continue on that trajectory in 2015. Zillow predicts home prices will rise just 2.5% in 2015; Realtor.com predicts an annual gain of 4%-5%. (2) Affordability will worsen. Unfortunately, slowing prices don’t mean that home ownership will become more affordable. In fact, Kolko predicts quite the opposite. “Even though prices won’t rise as fast next year as they did this year, they will probably rise faster than incomes,” he says. Realtor.com predicts that home affordability will decrease by 5%-10% in 2015. (3) The buying frenzy will fade, which is good news for regular people: the home buying process should get a little less hectic in 2015, thanks to eased inventory and credit plus the exit of investors from the market. As prices rose in 2014, more people

put their homes up for sale. Rising prices mean that fewer bargains are left on the market, which makes housing less attractive to investors, and they are indeed exiting the market. (4) Mortgage interest rates will rise. The Mortgage Bankers’ Association predicts that rates will rise to 5% by the end of 2015; Freddie Mac’s chief economist Frank Nofthaft expects a more cautious average of 4.5% in 2015. Still, last year economists predicted that mortgage interest rates would hit 5% by the end of 2014—and yet the average rate for a conventional 30-year, fixed-rate mortgage stood at just 3.93% more recently, compared to 4.42% one year earlier, according to Freddie Mac. For most of 2014 interest rates were flat or declining. A great reminder that economists can make their predictions, but we wouldn’t recommend that anyone bet the farm on them.

quickly. The strength of the market has caused some sellers to shoot for higher numbers than the market can bare. Those properties have been slower to sell. Overall, I think the Los Angeles market will stay hot well into 2016.

Rose Magazine is a proud supporter of charities the world over. Every month we will feature a worthy cause that needs your help. "At Operation Underground Railroad our mission is to rescue children from human trafficking. Our philosophy is that as a human race these are OUR children and OUR responsibility. Using cutting-edge computer technology and human intelligence, we contract undercover teams of former CIA and Special Ops personnel to go into the darkest corners of the world to help local law enforcement liberate enslaved children and dismantle criminal networks. As a society, we often congratulate ourselves for having eradicated nineteenth century slavery. But it has not been eradicated. It is uglier than ever. Its victims today include nearly two million precious children in the world. They are slaves. These children are abused daily, thousands of them being imported every year into developed countries. We know how to extract them. This is what we do. That is why we have resurrected the

Underground Railroad. We have gathered the world's experts in extraction operations and in anti-child trafficking efforts. They are former CIA, FBI, Navy SEALs, and Green Berets. They make up what we call the Underground Jump Team. Working hand in hand with our government partners, we will ensure that the perpetrators are held responsible and taken to a place where they can never hurt children again. The children will then be placed with the best shelters and institutions in the world to begin their rehabilitation. We follow them through the entire process. We are currently developing a specialized chapter in the city of Miami which is a tremendous port of entry for trafficked children. Jump teams and volunteer groups are already being assembled to take action and we are actively seeking the support of the community. Join us. Liberate the captives. Set OUR children free.

MOGUL MIND TIMO KIPP REAL ESTATE MOGUL, TIMO KIPP, IMPRESSIVE PORTFOLIO SPANS ACROSS THE UNITED STATES AND THE INTERNATIONAL BORDER. KIPP OWNS ONE OF COCONUT GROVE’S MOST HISTORIC LANDMARKS, MAYFAIR HOTEL & SPA. THE HOTEL WAS BUILT IN 1984 AND USE TO BE THE HOTEL FOR VISITING NBA TEAMS PLAYING THE MIAMI HEAT.

ROSE MAGAZINE: What line of business are you in? TIMO KIPP: Commercial Real Estate investing in South Florida, Germany and Switzerland. Mostly commercial office with some retail components as well as big box retail. ROSE MAGAZINE:What is the name of your business? TIMO KIPP: “Whalou Properties” ROSE MAGAZINE: How did you get started in Commercial Real Estate? TIMO KIPP: I started off working for Goldman Sachs in London, UK in equity derivate sales, where I learned my discipline to multi task and use an open mind to the stock market that I could later on use in creative real estate investing. I then did my Masters of Science degree in Real Estate Investment at the CASS Business School in London, UK where I graduated in 2003. ROSE MAGAZINE: How much Commercial Real Estate do you own? TIMO KIPP: 37.5 million square feet of big box retail in Germany, 1 million square feet of office in Switzerland, and here in Coconut Grove, Miami. In addition to this I do own 416 acres of agricultural land on the Eastern shore in Maryland that I have been patiently holding where I envision commercial real estate development through rezoning and partnering up with local developers as well as public private joint venture(s). I also started a real estate brokerage now at the beginning of this year called “Mayfair Real Estate Advisors” together with my loving wife 54

Nathalia who is showing a lot of promise to build success in this other cornerstone of real estate business. She already has sold over $25M in residential real estate within the first 6 months and a lot of potential in this big Miami market. ROSE MAGAZINE: What was the first commercial space you purchased? TIMO KIPP: I started off investing in two office buildings Palm Beach, Florida which I purchased through a creative financing model using multiple currencies such as the Swiss Franc and the Japanese Yen in 2004 with occupancies at 80 percent for $25M. I leased it up with sleeves rolled up moving our little management office 5 times within two years, constantly leasing it after putting some TLC into it. I sold the buildings in 2007 for $40M just before the financial crisis was about to unfold. ROSE MAGAZINE: How did you become so successful? TIMO KIPP: I believe that the success is in part through the upbringing I had with my father and grandfather, who both taught me that staying down to earth and level headed is one of the most important keys to success in both your professional and personal life: always have an ear and respect to anyone and everyone no matter his or her background and or standing in the social or financial ladder in life. The other parts are always stay on the ball, never give up and do not listen to the skeptics and haters, and stay true to your beliefs of what you are pursuing, for example my most recent commercial real estate investment here in Miami is the Mayfair in the

Grove, a former failed retail mall in the heart of Coconut Grove, which I converted into a 94% leased successfull “creative office village”, being the home to major advertising firms and companies such as Sony Latin America, at the time of purchase in 2010, all the skeptics said that Timo is crazy - he bought a white elephant in Miami, and it will not work out for him - I have proven them wrong. The last part of success is surrounding yourself with nice people that are loyal and good human beings, I speak about my team now that is an integral part of my success story. ROSE MAGAZINE: What advice would you give to individuals looking to invest in commercial real estate? TIMO KIPP: My advice to all those who might be interested in pursuing commercial real estate investing is to be diligent, do you homework, walk around the property before a lot, visit the neighbors, talk to the people on the street and get their views and insight of the area. Avoid financing with foreign currencies as it could very well mess up all the hard work. ROSE MAGAZINE: Please share something personal about yourself: TIMO KIPP: I am a big sports fan, and an avid supporter to the Miami Heat, there seems to be some unintentional connection to the fact I sold the former home of Alonzo Mourning which I purchased at the prime of his career and that I am in the process of purchasing another athlete’s Miami home.

QUARTERLY TOP 5

5 REASONS TO INVEST IN REAL ESTATE

SPECIAL THANKS TO FRIENDS OF ROSE MAGAZINE FOR PROVIDING THIS INSIGHT. REAL ESTATE IS THE KEY OF MOST WELL-MANAGED PORTFOLIOS.

PURCHASE WISELY Location, location, location. You have access to research the city, location and neighborhood with the best sales record through doing research online or consulting your professional realtor. When purchasing real estate, you have the advantage to buy below market value. New condominium towers are on the rise at a rapid rate and homes are limited due to a shortage of of land available.

EARN CASH FLOW On average, income properties yield around 8 percent per year. Before taxes and with no financing $1,500,000 invested is $120,000 a year in real estate cash flow.

EARN CAPITAL GAINS AND BENEFIT OF LEVERAGE If you are investing in a $1,000,000 property, and you put down $100,000 cash and mortgage $900,000, you’re leveraging your $100,000 down payment. Assuming the property increases in value by 10%, it is now worth $1,100,000. If you sell and pay off the $900,000 mortgage, you are now left with $200,000 (for simplicity, no consideration of taxes or closing costs were considered). If the property sold for $1,100,000 and you’re left with $200,000 that means your out of pocket initial cash investment of $100,000 is now $200,000 - a 100% gain. The power of leverage!

LIQUIDATE TO CREATE VALUE Marketing, marketing, marketing! It’s the key factor to selling and renting a property while possessing control over the price and creating value. Choosing the right realtor who utilizes marketing tools, marketing data and a marketing plan can impact the sell or rent price of your property.

DIVERSIFY YOUR PORTFOLIO You know the favorite adage: “Never place all your eggs in one basket”. Financial portfolios need diversity; the balance to well managed portfolios is real estate.

**The above information no way implies or guarantees any specific investment results, the possibility of loss always exists.

BOARDROOM

BUSIŊESS

Vivica A. Fox, the on-screen talent, has had quite an epic ride. The world fell in love with her when she played Will Smith’s love interest in the box office hit Independence Day. Fox’s fans are anxiously awaiting her role as Jasmine, in Independence day 2 which the movie premiers in 2016. Some of Fox’s most memorable characters are also seen in films such as Set It Off, Soul Food, Batman and Robin, Kingdom Come, Why Do Fools Fall In Love, Double Take, Teaching Mrs. Tingle, Juwanna Mann, Boat Trip and Idle Hands. Vivica has also produced, co-produced and starred in hit movies, television series and stage plays with Academy Award Nominee Terrence Howard and Grammy Award-nominated artist Bryan McKnight. She even received a Spirit award for Whatever She Wants! with Boris Kodjoe. We all agree Vivica is an amazing actress. But it’s also her realness, passion and sense of humor that keeps audiences riveted. Vivica proved on Celebrity Apprentice she is not only an exceptional actress, but also a strong businesswoman. Now she’s grateful to be in the business while still thriving and reinventing herself, “Fabulous Darling,“ she says, looking back over her 20-year career. Her appearance on Celebrity Apprentice has her under the control of Donald Trump, television’s toughest businessman known for his famous line “You’re Fired.” Vivica admitted it was very different than getting into character for a movie, TV show or even Dancing with the Stars, one of the most popular celebrity contest based reality shows. She prepared herself for the challenge ini-

tially the same way she prepares for a new part: conducting research. She contacted friends who previously appeared on Celebrity Apprentice - such as Star Jones, Holly Robinson Peete and Mark McGrath - to learn about their experiences. She noticed they all had one common bit of advice, “Be prepared to work. Have your ducks in a row to raise funds for your charity.” With this in mind, she knew she needed to be mentally and physically tough to endure the challenge and have everything prepared for friends to donate funds to her charity of choice, Best Buddies, the Kennedy and Shriver charitable foundation led by Anthony Shriver, which she has been supporting for many years. Vivica displayed professionalism, leadership, innovation, and creativeness as a proactive project manager on Celebrity Apprentice, winning $50,000 for Best Buddies, the family charity that’s dear to her heart. Celebrity Apprentice is known for its cold boardroom moments and the anticipation of hearing those two dreadful words “You’re Fired,” but as we watched Season 7, one cast member captured viewers’ attention more than others, impressing them week after week. Once, Trump - one of the most powerful businessmen in the world - complimented someone. That was Vivica. Each episode, Mr. Trump continually asked Vivica for her honest and real answers. Vivica shared that she once asked Mr. Trump, “Why do you always ask me?” Trump replied, “I value your opinion.” That moment opened the eyes of corporate America and they took note. Fox showed exceptional leadership skills by taking initiative, stepping up to lead as project manager for a second time. In the boardroom, Trump made his decision to fire Olympic Gold medalist Shawn Johnson, making her one of finalists. He stamped his seal of approval on actress Vivica A. Fox, earning her respect beyond being one of the most beautiful, A-list celebrity women in the world. Trump solidified her as a businesswoman. Vivica has done it again – reinventing herself as a savvy businesswoman while making current fans fall in love with her all over again and growing her fan base in America’s white collar society.

WHO IS OODIA BABA? Three paths. Third one is a charm. The birth of the internet and Oodia Baba are one and the same. The power of global connectivity triggered a chasm in the universe that brought the benevolent leader to earth. Oodia Baba lives for the people and has one goal, to create access and bring knowledge to all places across the cosmos. Oodia Baba does this by building strong relationships with people from all cultures throughout earth, providing information and useful tools for teams, and optimizing the performance of organizations by enhancing the quality of their communication. One of the most honorable characteristics seen in Oodia Baba is his persistence to manifest solutions where they are very much needed. During the inauguration of the new King in Mysore, Oodia Baba shares his presence and spreads awareness of creating access to information for the children of the local villages of Nilgris and Mysore in Karnataka. When children see Oodia Baba come into their town or village, the chanting of Oodia Baba begins and can be heard for miles. The chanting can go on for hours bringing smiles and joy to the hearts of people all over the world. Oodia Baba presence was felt so much that the local media made mention of him in the Times of India newspaper as well as broadcasted on to millions of televisions across india. A local priest shared a personal vision that Oodia Baba was the natural born King of the people sent from the heavens. Not long after, a highly decorated Yogi elephant gave Oodia Baba a special blessing confirming the series of events that took place. The last time an adopted King was inaugurated in Mysore was 135 years ago. Story By: Alex Merricks and Vivek Nair 71
