LETTER FROM THE EDITOR Welcome to ROSE (UP) Magazine, the only luxury real estate and lifestyle magazine for the sports and entertainment industry. ROSE is dedicated to my father, Mr. Marion Eugene Rose. In this world there is nothing more valuable to me than my family. I cherish my mother and my father, the two people who gave me life. Prior to my family heading to New York for All Star 2015 Weekend to celebrate the launch of ROSE Magazine, I received a disturbing call on February 10, 2015 at exactly 3:30AM informing me my father passed away. My heart stopped! The moral of this story: “Honor your father and your mother”, Exodus 20:12, The Bible. Cherish every moment with your family because you never know when your earthly time has expired. Rose was created to enlighten the elite community’s knowledge on growing wealth through real estate, development, home portfolios, captive insurance and art collections, all while still being able to enjoy your wealth to the fullest and embracing every aspect of your life. Mark Strickland AKA “Pogoman” is a retired American professional basketball player who played for the National Basketball Association (NBA) for nine (9) seasons. After, playing in the NBA, Strickland played seven (7) seasons internationally. Strickland has studied, played and trained with Hall Of Fame coaches such as; Travis Grant, John Chaney, Pat Riley, George Karl, Don Nelson and Larry Brown. With those skills Mark went on to coach high school, college, and in the NBA D-League (developmental league). Strickland is an active member of the National Basketball Players Association “NBRPA”, which he’s active in the South Florida community as a board member for the National Basketball Retired Player Association “NBRPA” Miami chapter. He has diversified his business portfolio. Follow these steps and your sale experience will be a great one! 2015 MARKET FORECAST: Overall, the economists are cautiously optimistic about 2015 when it comes to home prices, home sales, interest rates and the impact of loosening lending standards that have recently been introduced by government agencies. All of them see a return of more traditional, owner-occupant buyers for the year, but not all agree which demographic those buyers will come from — millennials or older generations who either delayed a home purchase because of the housing bubble or are boomerang buyers coming back from a failed attempt at homeownership during the housing bubble.
We have several predictions for 2015. (1) Prices will rise more slowly. Housing price gains slowed dramatically in 2014 and are expected to continue on that trajectory in 2015. Zillow predicts home prices will rise just 2.5% in 2015; Realtor.com predicts an annual gain of 4%-5%. (2) Affordability will worsen. Unfortunately, slowing prices don’t mean that home ownership will become more affordable. In fact, Kolko predicts quite the opposite. “Even though prices won’t rise as fast next year as they did this year, they will probably rise faster than incomes,” he says. Realtor.com predicts that home affordability will decrease by 5%-10% in 2015. (3) The buying frenzy will fade, which is good news for regular people: the home buying process should get a little less hectic in 2015, thanks to eased inventory and credit plus the exit of investors from the market. As prices rose in 2014, more people
put their homes up for sale. Rising prices mean that fewer bargains are left on the market, which makes housing less attractive to investors, and they are indeed exiting the market. (4) Mortgage interest rates will rise. The Mortgage Bankers’ Association predicts that rates will rise to 5% by the end of 2015; Freddie Mac’s chief economist Frank Nofthaft expects a more cautious average of 4.5% in 2015. Still, last year economists predicted that mortgage interest rates would hit 5% by the end of 2014—and yet the average rate for a conventional 30-year, fixed-rate mortgage stood at just 3.93% more recently, compared to 4.42% one year earlier, according to Freddie Mac. For most of 2014 interest rates were flat or declining. A great reminder that economists can make their predictions, but we wouldn’t recommend that anyone bet the farm on them.

Mostly commercial office with some retail components as well as big box retail. ROSE MAGAZINE:What is the name of your business? TIMO KIPP: “Whalou Properties” ROSE MAGAZINE: How did you get started in Commercial Real Estate? TIMO KIPP: I started off working for Goldman Sachs in London, UK in equity derivate sales, where I learned my discipline to multi task and use an open mind to the stock market that I could later on use in creative real estate investing. I then did my Masters of Science degree in Real Estate Investment at the CASS Business School in London, UK where I graduated in 2003. ROSE MAGAZINE: How much Commercial Real Estate do you own? TIMO KIPP: 37.5 million square feet of big box retail in Germany, 1 million square feet of office in Switzerland, and here in Coconut Grove, Miami. In addition to this I do own 416 acres of agricultural land on the Eastern shore in Maryland that I have been patiently holding where I envision commercial real estate development through rezoning and partnering up with local developers as well as public private joint venture(s). I also started a real estate brokerage now at the beginning of this year called “Mayfair Real Estate Advisors” together with my loving wife 54
Nathalia who is showing a lot of promise to build success in this other cornerstone of real estate business. She already has sold over $25M in residential real estate within the first 6 months and a lot of potential in this big Miami market. ROSE MAGAZINE: What was the first commercial space you purchased? TIMO KIPP: I started off investing in two office buildings Palm Beach, Florida which I purchased through a creative financing model using multiple currencies such as the Swiss Franc and the Japanese Yen in 2004 with occupancies at 80 percent for $25M. I leased it up with sleeves rolled up moving our little management office 5 times within two years, constantly leasing it after putting some TLC into it. I sold the buildings in 2007 for $40M just before the financial crisis was about to unfold. ROSE MAGAZINE: How did you become so successful? TIMO KIPP: I believe that the success is in part through the upbringing I had with my father and grandfather, who both taught me that staying down to earth and level headed is one of the most important keys to success in both your professional and personal life: always have an ear and respect to anyone and everyone no matter his or her background and or standing in the social or financial ladder in life. The other parts are always stay on the ball, never give up and do not listen to the skeptics and haters, and stay true to your beliefs of what you are pursuing, for example my most recent commercial real estate investment here in Miami is the Mayfair in the
Grove, a former failed retail mall in the heart of Coconut Grove, which I converted into a 94% leased successfull “creative office village”, being the home to major advertising firms and companies such as Sony Latin America, at the time of purchase in 2010, all the skeptics said that Timo is crazy - he bought a white elephant in Miami, and it will not work out for him - I have proven them wrong. The last part of success is surrounding yourself with nice people that are loyal and good human beings, I speak about my team now that is an integral part of my success story. ROSE MAGAZINE: What advice would you give to individuals looking to invest in commercial real estate? TIMO KIPP: My advice to all those who might be interested in pursuing commercial real estate investing is to be diligent, do you homework, walk around the property before a lot, visit the neighbors, talk to the people on the street and get their views and insight of the area. Avoid financing with foreign currencies as it could very well mess up all the hard work. ROSE MAGAZINE: Please share something personal about yourself: TIMO KIPP: I am a big sports fan, and an avid supporter to the Miami Heat, there seems to be some unintentional connection to the fact I sold the former home of Alonzo Mourning which I purchased at the prime of his career and that I am in the process of purchasing another athlete’s Miami home.

GRASS FED CAJUN BLOOD ORANGE SPICED LAMB CHOPS W/ ROASTED VEGGIES PROVES THAT EATING HEALTHY DOESN’T MEAN HAVING TO SKIMP.
Ingredients For the Lamb Chops • • • • • • • •
1 tbsp grape seed oil 1-2 tsp red wine 1 blood orange ( cut into 4 wedges) 2 tsp fresh garlic, minced 2 tsp fresh rosemary, minced 2 tsp fresh parsley, minced 1 tsp of cajun spice rub 4 lamb rib chops
For the Roasted Cauliflower and Peppers • • • •
1 tbsp unsalted butter kosher salt and freshly-ground black pepper 1 large head of cauliflower 1/2 pound of mini whole peppers
Mix together the grape seed oil ,garlic and herbs. Season the lamb chops lightly with cajun spice.. Rub the chops with the grape seed oil mixture and set aside to marinate 10 to 20 minutes.. ROAST the veggies... heat oven to 400°F Lightly oil a large roasting pan or baking sheet. Cut the cauliflower into florets, add whole peppers.. and place them in a bowl. Toss with cajun spice and minced garlic... Drizzle with grape seed oil and toss so that the florets are lightly coated with oil. Spread the florets and peppers out into a single layer on the roasting pan. Sprinkle with salt and pepper.. place in oven for 20 to 30 minutes until lightly brown and are tender.. heat a skillet over medium heat. When the skillet is hot, add blood orange wedges ( squeeze the juice in the pan and add wedges), rosemary and garlic .( remove wedges after 2 minutes) ... add the chops to the skillet and cook to desired doneness, about 3-4 minutes per side for medium Serve lamb chops on top of veggies... yumtastic!!
