30 year Ranch is defined as a single level home, no basement, built between 1970 and 1980, 1400 to 1600 square feet, with a double garage and on a lot between 5000 and 10000 square feet in the Vancouver, Camas, Washougal areas. The total price of all the sales is divided by the total finished square footage of the sold homes to obtain the price per square foot.

New and large is defined as a home built between 1990 and 2005, 3000 to 4500 finished square feet, 5000 to 20,000 square foot lot, no view, in Vancouver, Camas, Washougal, Ridgefield and Battleground. The total price of all the sales is divided by the total finished square footage of the sold homes to obtain the price per square foot.

The signals seem mixed from the organizations providing statistics. Here are two pieces of information you may not have heard. 1. There are 1,000,000 properties owned by banks in the US. 200,000 of them are on the market. It wasn’t clear to me whether this source differentiated between short sale and bank owned. Either way it’s a huge number. 2. The courthouse steps auction system is experiencing lengthy delays from banks who are avoiding taking houses into inventory. This probably means we are not getting out of this anytime soon. A steady supply of bank owned properties coming onto the market is going to preclude any significant price increases. We are now roughly where prices were at the beginning of 2004. The market reacted to the bubble—and now it is overreacting. Not a good time to sell—but a great time to buy!


2 MLS Statistics


3 Personal In May we visited Sara’s birth son Matthew and his wife in Albania. Albania has a rich history of which we are largely ignorant. In the 14th century resistance to the expansion of the Turkish Moslem empire enabled Europe to retain it’s Christian heritage. The country is beautiful and the food fabulous. While we were there the government candidate lost an election—the government then changed the rules and recounted the votes! The resulting turmoil was exciting!

We then visited Dubrovnik in Croatia. This is a small point of land covered with 700 year old houses and churches with a huge wall around it. Picture Postcard perfect!

We then got on this sailing ship and visited some Greek Islands and Ephasus in Turkey. Relaxing, Educational, fabulous food on the ship, interesting and different food on the islands. Retsina and Ouzo, snorkeling and sailing, sunbathing and sleeping. We thoroughly recommend it! The ship is the Star Clipper and the maximum passenger load is 175. And then our daughter Liz and Fiance Aron surprised us by planning a September wedding in Hawaii. It seems as though we just have to keep having vacations and getting away from our favorite pastime—selling Real

And, on July 3rd, Chris and Leslie’s son Alexander Michael Rolling arrived in Vernon BC at 9lbs 13 ounces and 24 inches long. The measuring device in the hospital did not go any longer! We are visiting starting the 20th July. Everything works and, as his mother said, “I’ve just given birth to a toddler.”


4 Vancouver Wine and Jazz

This year the W&J Fest is on August 26, 27 & 28th. It's a wonderful place to meet and friends and just kick back and enjoy terrific music. This year's lineup includes: Al Jarreau, Diane Schuur, Arturo Sandoval, Spyro Gyra, Dirty Dozen Brass Band, Stanley Jordan...and much more. If you work just one shift in a wine, water or beer booth, you get free admission that day. That's a good price, right? We’ve done this for 8 years, working one shift per day, spent the whole weekend at the festival and never had to pay. Volunteers also get a cool Wine & Jazz Tshirt that labels you as an Alcohol Security Monitor (oh the power!). You are required to attend one hour-long training session (choose from August 9th, 11th or 16th) at St Joseph's Catholic church (where the Sausagefest is held) in order to be a volunteer.
