Each year gives us new opportunities to live out our mission: to develop, build and manage spaces that make a positive impact on our team, our clients and the communities we serve. This is the foundation for everything we do. Our annual “Year in Review” reflects more than the projects we complete — it reflects our purpose. As we look back on 2025 and ahead to 2026, our vision of building a better world continues to guide every decision we make.

The following pages highlight some of our work during 2025 and the collective effort required to bring our projects to life. These accomplishments honor the clients who have entrusted us with their spaces; the trade partners, architects, engineers and skilled craftspeople whose dedication and expertise strengthen every project; and the communities that inspire us to do better every year.

Rockford transformed the historic Berkey & Gay Furniture Co. power plant into Grand Rapids’ newest “dinnertainment” destination.

The two-story venue combines a 168-seat restaurant, private dining, five bocce ball courts, a 1,400-person event space, terrace, outdoor dining, recreation areas and a heated indoor parking garage with modern amenities — all while preserving historic character. Design-assist coordination addressed structural challenges and incorporated custom elements, including rare globally sourced materials and bespoke millwork for bars, seating and counters, creating a unique, immersive experience for guests.

KALAMAZOO EVENT CENTER

Owner’s Representative

Rockford is serving as Owner’s Representative for the new 450,000 sq. ft. Kalamazoo Event Center in downtown Kalamazoo, a multipurpose venue designed to anchor community activity year-round. The facility will host nearly 240 events annually, from concerts and shows to collegiate and professional sporting events, including future home games for Kalamazoo Wings and Western Michigan University’s hockey, and men’s and women’s basketball. The Center also features a 1,200-car parking deck and a flexible event space to support a wide range of uses.

Rockford served as construction manager for two Birmingham Public Schools projects, each tailored to campus needs. At Quarton Elementary, a fast-tracked summer renovation upgraded HVAC systems, boilers and bathrooms across 25,503 sq. ft., reopening on schedule for the school year. At Bingham Farms Elementary, a yearlong 60,000 sq. ft. renovation and 10,000 sq. ft. addition included classrooms, upgraded finishes and modernized kitchen and plumbing systems. Both projects showcase Rockford’s ability to deliver complex, schedule-sensitive work in active K12 environments.

FERRIS STATE UNIVERSITY

JIM CROW MUSEUM

For nearly two decades, the Jim Crow Museum has documented the African American experience from the 1830s through the Jim Crow era and into the present, including the Black Lives Matter movement. To support its growing collection of over 14,000 artifacts, the museum is building a new facility featuring exhibit and reflection spaces, visitor recording and research areas, archives and artifact storage. Additional enhancements include a wrap-around artistic façade, updated landscaping and improved drop-off and parking, creating a space that educates, inspires and engages visitors.

Lyon Square, situated between the DeVos Place Convention Center and the Amway Grand Plaza Hotel, was transformed into a flexible, fourseason riverfront destination that connects people to the Grand River and each other. Upgrades included a snow-melt system, enhanced hardscape, new seating, lighting, trees and open event space, ensuring year-round accessibility. The redesigned park supports river restoration, integrates with the trail system and fosters a culture of engagement and inclusion, creating a vibrant urban gathering place for community events, weddings and everyday enjoyment.

Rockford’s multi-phase partnership with Special Olympics Michigan was rooted in a people-first approach, with athletes at the center of every decision. From fitness and warm-up areas to an athlete hub, learning kitchen and museum, the renovated spaces were designed to support performance, comfort and connection. Athletes contributed design input across key elements, including lighting, sound and furnishings, ensuring the environment reflects their needs. The result is a welcoming, accessible space that empowers athletes on and off the field.

MEIJER DISTRIBUTION CENTER 888

Standing 85 feet tall, Meijer Distribution Center 888 was built to leverage its 375,000 sq. ft. footprint for high-capacity racking, conveyor systems and advanced pallet-packing technology. The project incorporated nearly 18,000 cubic yards of concrete and over 190,000 sq. ft. of insulated metal panels, creating expansive open bays to support heavy loading dock traffic and sophisticated automation. The distribution center also includes clear spans over 100 ft., which allow no interior obstructions for loading activities at the docks. Using Virtual Design and Construction, Rockford collaborated early with key stakeholders to define the layout and accelerate construction.

The automated systems now enable 24/7 operations, distributing significant volumes of goods to Meijer stores across Michigan, Indiana, Ohio and beyond.

Rockford partnered with a client specializing in EV automotive battery manufacturing and Energy Storage Systems (ESS) to manage the expansion and retrofit of more than 3,000,000 sq. ft. within active production facilities. Because every hour of production mattered, the project required a highly skilled, coordinated approach to ensure construction progressed seamlessly without disrupting operations or schedules. The team delivered complex spaces — including dry rooms, clean rooms, manufacturing and warehouse areas, and refreshed kitchen and break areas — while navigating extensive architectural, MEP, utility and structural upgrades with care and precision.

Amway’s newly designed corporate entrance, executive offices, meeting rooms and employee café create a modern, welcoming hub in Ada, Michigan. The entrance combines mass timber and expansive glass walls, maximizing natural light and open, airy spaces. Interior finishes reflect the company’s commitment to quality, fostering an environment that inspires employees and visitors alike. Spanning 60,000 sq. ft., the project blends state-of-the-art design with practical functionality, enhancing both workplace experience and guest engagement.

Amway Stadium is reshaping Grand Rapids’ West Side with a new 160,748 sq. ft. venue set to open in 2027. Designed for professional soccer and community use, the 8,500-seat stadium will support youth, collegiate and amateur play while driving economic growth in a key urban district. Tiered seating, suites, loge boxes and an active concourse bring fans close to the action, while an open plaza and its placement within an 7.25acre urban network create year-round energy and activation.

Whitehall, Michigan + Morristown, Tennessee

17,500 sq. ft.

Our aerospace client’s operations saw significant upgrades through two projects: an expansion of its Tennessee manufacturing facility and a workplace renovation in Whitehall, Michigan. The Tennessee addition supported higher aerospace output with an advanced automated storage and retrieval system, and tightly controlled temperature and humidity conditions essential to product quality. In Whitehall, refreshed offices, flexible meeting spaces and an enlarged, light-filled kitchen created a more engaging and productive environment for teams.

COREWELL HEALTH — LUDINGTON HOSPITAL

Corewell Health’s Ludington Hospital now features 31 fully private inpatient and critical care rooms, each designed to elevate comfort, privacy and the overall patient experience. A new 14,000 sq. ft. mechanical penthouse resolves previous ceiling limitations and supports long-term system performance. Careful phasing and close coordination with hospital staff allowed the facility to remain fully operational throughout construction, providing Corewell Health with a modernized, patient-centered environment without disrupting essential care.

Corewell Health Greenville Hospital’s garden-level was transformed into a modern, patient-focused environment that includes the W. H. Braman Cancer Center as well as the Sleep Lab and key administrative functions into a thoughtfully renovated space. The redesign introduced new infusion bays, exam rooms, sleep labs and a dedicated wellness lounge, all supported by upgraded infrastructure and improved workflows. Relocating the exterior entrance further enhanced accessibility, creating a more intuitive and supportive experience for patients and staff while strengthening long-term operational value.

AMPLIFY GR

THE HUB 07

The Boston Square Together Community Hub brings new opportunities and services to a historically underserved neighborhood. This two-story facility features a 240-person event space, programming areas for Amplify GR, a community café, afterschool programs, public collaboration space and a Corewell Health clinic. Designed to foster connection and engagement, the Hub 07 provides residents with access to resources and amenities that were previously unavailable, creating a vibrant, multi-use center that strengthens both community cohesion and local quality of life.

GRAND VALLEY STATE UNIVERSITY

CAMPUS UPDATES

Precision Services

Allendale, Michigan

Rockford’s Precision Services team completed four projects at Grand Valley State University, transforming campus spaces to better support students, faculty and staff. Updates included a Starbucks and Anchor Market renovation with new millwork, finishes and system upgrades, the construction of a modern office in the Kelly Turf building and a second-floor classroom overhaul with accessible flooring and technology enhancements. Each project was delivered with careful planning and minimal disruption, creating functional, modern and inviting environments that enhance learning, collaboration and daily campus life.

GIRL SCOUTS OF MICHIGAN SHORE TO SHORE

Grand Rapids, Michigan

7,321 sq. ft.

Rockford built Michigan’s first Girl Scouts DreamLab, creating an accessible, state-of-the-art space designed to strengthen the Girl Scouts presence in Greater Grand Rapids. The project included demolition, new interior walls and finishes and full MEP upgrades to support flexible, technology-rich programming. The DreamLab features a hands-on STEMLab, a professionally equipped podcast studio and an open program area with stage and smart technology — offering a dynamic destination where up to three troops per evening can explore, create and dream big.

CLARE-GLADWIN REGIONAL EDUCATION

DISTRICT

CAREER AND TECHNICAL EDUCATION

The Clare-Gladwin Regional Education Service District (CGRESD) supports approximately 350 students annually through Career and Technical Education programs spanning manufacturing, agricultural science, construction trades, culinary arts and more. In 2022, a grant supported two projects delivered simultaneously: a new Diesel Technology Center and an addition and renovation at the John C. Magnus Center. Together, the work added a commercial kitchen, conference center, administrative offices, classrooms, mezzanine space, storage and durable epoxy flooring. These projects expand hands-on learning environments and strengthen pathways to certification, college credit and workforce readiness.

THE WEST END

Responding to growing demand in Grand Rapids, Beacon Hill at Eastgate is planning a 350,000 sq. ft. West End expansion, its third major development in a decade. The project adds 101 independent living residences with modern Tudor architecture, redevelops assisted living and memory care facilities with 48 new units and includes a future phase for additional independent living. Residents and the community benefit from an indoor terrarium bridge, expanded green space, walking paths, gardens and recreational amenities, enhancing connection and quality of life.

MEIJER STORE #266

The Meijer #266 remodel in Portage, Indiana, revitalized nearly 200,000 sq. ft. across the main store and adjacent M Express gas station, creating a brighter, more intuitive experience for customers and a more efficient workspace for team members. Every department was updated to Meijer’s latest layout standards, enhancing navigation, visibility and comfort. Key upgrades, including an expanded meat preparation area and improved produce lighting, reinforce brand consistency, operational efficiency and customer loyalty while delivering modern, welcoming spaces that serve the community.

OAK PARK SCHOOLS ATHLETIC TRAINING CENTER

35,000 sq. ft.

Oak Park Schools transformed its campus with two major upgrades. A long-abandoned pool was converted into a modern athletics and training center with indoor turf, a workout room, cardio areas and an elevated track, all completed during the school year with minimal disruption. At Oak Park Preparatory Academy, full electrical and HVAC replacements, improved ventilation and updated ceilings and lighting created healthier, more reliable learning and community spaces. Together, these improvements modernized high-use facilities and strengthened student development and well-being.

Blending historic charm with modern elegance, the restaurant features high-end finishes and furnishings, creating a sophisticated dining experience that honors the building’s legacy while elevating its contemporary appeal.

VDC brings technology to the forefront of smarter buildings by developing a detailed digital model of a project and its major components before construction ever begins. Through Building Information Modeling (BIM), 4D and 5D, augmented and virtual reality and other technologies, the result is fewer surprises, improved collaboration and more efficient project delivery.

EQUIPMENT + PROCUREMENT

Rockford offers a fully integrated equipment and procurement team with more than a dozen professionals who keep jobsites moving. Cranes, fencing, rental requests, construction equipment, emergency deliveries and more; they operate in lockstep with our safety team to get the right gear, in the right place, at the right time.
