Real Lease Leads 2020 Rochester Chamber Top 100 34th Annual List of Fastest-Growing Privately Owned Businesses R
eal Lease, an equipment finance company based in East Rochester, Monroe County, took the number one spot on the 34th annual Rochester Chamber Top 100 list of fastest-growing, privately held businesses in the Rochester and Finger Lakes region. Manufacturing firm, Adaptec Solutions, and construction firm, Terry Tree Service, LLC/ Ironwood Heavy Highway, LLC rounded out the top three. Greater Rochester Chamber of Commerce accounting partner, KPMG LLP, determines Rochester Chamber Top 100 rankings based upon dollar and percentage revenue growth over a threeyear period, which allows companies large and small to compete on a level playing field. Rochester Chamber President and CEO Bob Duffy said, “The Rochester Chamber Top 100 program serves as the perfect illustration that Rochester has indeed moved from a company town of a few major employers to a place made up of industry from every sector. To be eligible for the Rochester Chamber Top 100, businesses must be independent, privately held, headquartered in the nine-county Finger Lakes region, and have revenue of at least $1 million in each of the three most recent fiscal years. he Rochester Chamber Top 100 is our region’s biggest business celebration of the year. It recognizes success and the entrepreneurial spirit of innovation for which Rochester is well-known. Each year nearly 2,000 of our region’s top business leaders have come to look forward to the evening reception, dinner, and party. It goes without saying that current circumstances preclude those particular festivities for this year. But rest assured the pomp and circumstance has not gone away, just changed form for right now. A
lthough we celebrate the 2020 Rochester Chamber Top 100 differently this year, the achievements of these companies are no less impressive. The most recent year in the measurement period for these results was the 2019 calendar year which was not impacted by the pandemic and other disrupting forces in the market. In analyzing the data, we noted relatively flat total revenue for the most recent fiscal year of the 2020 Top 100 as compared to 2019, but with more than twenty new companies in the cohort that metric doesn’t tell the full story of the growth, entrepreneurship, and innovation in the region. We also saw a return to more balance by industry amongst the top 10. Last year 5 of the top 6 companies were in the construction industry, while this year every industry category had at least one representative in the top 11 and none had more than three. The number of companies founded before 1970 (13) was comparable to the number of companies founded since 2011 (12), at once showing the resilience and enterprise of our dynamic community. Finally, one of the best Top 100 metrics we look at each year to gauge how companies in the Greater Rochester area feel about their success is “total nominations received”. Given the nomination process occurred in the spring at the height of the pandemic, it is remarkable that we saw only a minor dip from the prior year. To be sure, the competition to make the Top 100 list increases every year as a result of the tremendous spirit in our region.

Real Lease
An equipment leasing company that provides financing for all essential use equipment for both commercial and municipal customers. History Real Lease was formed in July of 2016 by Patti Moore-Messineo and Ross Kroll. The partners saw an opportunity to buy the assets of an existing regional leasing company that they had worked for since the early 90’s. Their goal was to build their company into a national equipment financing company that would serve commercial, municipal and government clients. They chose to keep the brand name of Real Lease because of their name recognition in the community. Now Having worked in the leasing industry since the 90’s the partners knew what was needed to expand sales throughout the United States. They knew they couldn’t be everything to everyone so they chose to focus on specific industries and formed partnerships with national vendors to be able to offer financing as an option to their customers. In 2017 Patti and Ross brought on Michael Ruocco as VP of Sales and Business Development. Knowing Mike’s years of experience in the municipal leasing market both locally and with a Florida-based company, the partners were confident in his ability to bring on new municipal clients and strengthen relationships with existing customers and vendors. Specifically, his expertise in structuring leases for fire trucks, police cars and emergency vehicles helped to build Real Lease’s reputation in this industry.

Patti oversees a large and growing segment of the company’s business that is the financing of energy and lighting projects. Most energy projects provide a savings guaranty, therefore the savings pay for the project and often allow for positive cashflow back to the customer. Real Lease has financed energy projects for municipalities, towns, counties, school districts and housing authorities. Recently they structured a lease for a regional Airforce Base. That project included upgrades to various airport hangars so they could be utilized by outside companies. Because of his reputation and connection to the Rochester community, as well as having over 25 years in the industry, it only made sense that Ross be responsible for all aspects of sales generation and management of both the commercial and municipal divisions of the company. Real Lease works with both public and private companies as well as sole proprietors. They finance FF&E for major real estate Developers and properties managers throughout Western NY. Their portfolio also includes hospitals and medical facilities as well as not- for-profits such as multiple YMCAs, senior living centers and private schools throughout New York and Pennsylvania.
Dependable, knowledgeable, and responsive, Real Lease is devoted to providing leasing solutions to commercial businesses, municipalities, and nonprofit organizations. From the early planning stages of equipment selection to the delivery, acceptance, and lease commencement, the company works with more than 350 clients and vendors to ensure a smooth and seamless transaction. Adaptec Solutions is a full-service company for material handling and automation applications, serving customers across a broad spectrum of manufacturing and warehousing/distribution industries. Company History Although the name is new, Adaptec Solutions has a rich history that dates back to the first automated palletizer manufactured by Lambert Material Handling in 1948. Bob Manion, currently Executive Vice President of Business Development at Adaptec, purchased Lambert Material Handling in 2007. Manion went on to purchase Aloi Materials Handling with fellow RIT graduate, Jeff Gambrill, in 2008. Following two small acquisitions in 2009, Manion and Gambrill decided to merge Aloi and Lambert into a single company. Aloi partnered with Wincove Private Holdings in 2016, and in 2018, appointed president and CEO, Andrew Creathorn. Aloi completed its first significant acquisition of Automated Cells & Equipment (ACE) in 2019.
ACE, a leading provider of robotic automation systems to a wide variety of industries from aerospace to medical, was founded in 1996 by Jim Morris. ACE became a part of a very select group of FANUC Robotics Integrators across the world, serving customers as a FANUC Certified Servicing Integrator. Aloi made a second acquisition later that year, acquiring Mainstream, Inc. Founded in 2002 by Jason Stump, Mainstream provides conveyor system installation and maintenance services to large, blue-chip companies in parcel and letter handling. Located in Louisville, KY, Mainstream focuses on repair, maintenance and mechanical installations of large conveying systems In August of 2020, the three companies successfully rebranded to Adaptec Solutions. Technicians can utilize the platform to easily capture asset data, work order details, inspection/PM details and send key information back to the office for review and further product lifecycle support. Adaptec now has the enhanced ability to manage all customer requests from remote support cases to dispatched work orders, resulting in effective coordination and resolution of customer issues. Intelligent scheduling based on technician skillsets, certifications, customer requirements and geography free up the service team to focus on what matters most – solving customer problems. Future of Adaptec The future is bright for Adaptec as the company plans to expand its geographic footprint and develop capacity close to its target markets and customers. Development is currently underway to provide IoT solutions to support efficient equipment operation and reduce customer downtime further increasing valued-added customer service. Terry Tree Service & Ironwood Heavy Highway LLC
Terry Tree Service, LLC, founded in 1995; and Ironwood Heavy Highway, LLC, founded in 2003; are sister companies based in Rochester that specialize in Vegetation Management and Civil Construction. Since inception, both Companies have a long and successful history of providing very diverse scopes of work to our customers. Ironwood Heavy Highway, LLC and Terry Tree Service, LLC have had great success and growth in the Environmental Matting and Vegetation Management market. We are proud to own thousands of wooden mats which are used to protect the natural environment from any type of disturbance such as construction activities or transmission and distribution line maintenance work. Vegetation Management has also become a major part of our business where we provide trimming, spraying, and mowing of vegetation along utility right-of-ways. This work is completed to respectfully manage the environment so that the power supply to our communities is uninterrupted from environmental disturbances.

Another concentration of our business is responding to natural disasters and leading restoration efforts after major disaster events.
Some notable events that our companies have responded to include hurricanes like Andrew and Katrina, flooding restoration and levee repair of New Orleans, Superstorm Sandy which hit New York City, the Buffalo Ice Storm, and restoration of the California wildfires. Our company would like to note how extremely proud we are to have been contracted to complete the civil construction portion of one of the largest electrical substations in the State. The project began in 2018 and is coming to an end this year. The project included clearing and grading 18 acres of land, installing over 15,000 cubic yards of concrete to complete approximately 500 concrete foundations, installing hundreds of miles of underground utilities, and completing all site grading and earthworks. This project was a major success for our company and for our customer. We are extremely proud of the work we performed on such a largescale project, which will assist in providing more reliable power sources to the residents that live and work in Rochester.
We are also competitive in roadway and utility projects, where we perform work such as box culvert installation, installing storm water management systems, gas main and service installation, and roadway reconstruction projects. These projects are a wonderful part of our business as they are typically right here in Rochester, where we get to be an instrumental part in upgrading and maintaining our communities. The success we have achieved in completing such diverse workloads is solely due to the 300 exceptional people we have on our Terry Tree Service, LLC team and Ironwood Heavy Highway, LLC team. The vast experience and knowledge that each and every one of our employees bring to the table is absolutely priceless. Our company culture of enabling all our employees to grow personally and professionally is how we attract and retain such great people to be part of our team. The growth of our business year after year is truly related to getting all parts of the business working together in unison, which starts with our employees. To what do you attribute your company’s sustained growth and success in that period of time? The answer is simple: our people. We put a great deal of effort into not only hiring the most qualified people, but also focus on ensuring they will fit into the SMP culture. How has the ongoing COVID-19 pandemic affected your business, and what have you done to adapt? SMP has always had a flexible work environment, enabling team members to work from home, a customer site, at one of our 5 office locations, or really from anywhere. We leverage the remote working technology and solutions that we offer our customers, putting us in a great position to “flip the switch” to a full ‘working from home’ model back in March. The pandemic also provided SMP with the opportunity to assist customers with these same solutions, including collaboration, IT security and cloud offerings, to ensure that they are remaining productive and competitive during this difficult time.

What are the advantages of being a minority business owner in today’s world? In today’s world, minority owned businesses have access to a wealth of resources that will assist in the growth and advancement of business opportunities. Government programs in New York State and federal agencies are designed to eliminate barriers faced by minority firms and assist these overcome challenges, understand the business landscape, and meet with key decision makers. Similarly, supplier diversity programs are instrumental in assisting minority firms recognize opportunities with large corporations.
What are some of the challenges you have faced during COVID-19 and how have you been able to sustain yourself? Uncertainty has been the biggest challenge during COVID-19 along with a declining pipeline and slowing business growth. To sustain our business during this difficult time, we had constant communication with our employees. In addition, we worked closely with our existing customers to ensure we are addressing their business needs. These measures have allowed our company to navigate these unprecedented times and focus on our internal and external stakeholders.

What does it mean to you to be a leading woman owned company in the Rochester community?
What are some of the setbacks, if any, have you had being a woman owned company?
It gives me tremendous pride being a leading woman owned business. Having grown up the only girl with seven brothers, I have always “fought” my way to the front! My mother always said, “Ann – you can do anything a boy can do and do it better!” From my first job being the first female gas attendant at a gas station in the 70`s, and my growing up with a houseful of males, I have a competitive spirit and strive to win, but being kind to others has always been instilled. I absolutely love Rochester, living and doing business in Monroe County. It feels easy to network with businesses both large and small and the community is filled with “help one another” partnerships and organizations. I love that I am providing systems helping caregivers, who help patients and residents, old, and young, sick or other. I say “I” but it is my employees that make it all happen.
I would say early on, there were setbacks being a woman owning a business typically run and owned by men. A challenge was researching and learning the deeper understanding of how communication systems worked. Having to understand a myriad of how software, hardware and integrations worked together to make systems. Then to “prove” that I understood exactly how Special Care Systems can assist healthcare facilities. However, I have to say that New York State offers great support to both woman and minority owned businesses and having great employees that share our mission and purpose!

What does it mean to you to be leading a womanowned company in the Rochester community?
What are some of the setbacks, if any, you have faced being a woman-owned company?
When I started my career in architecture, it was a maledominated field. After 20 years in the industry, four of us started Pathfinder Engineers & Architects – something that was not on my horizon when I was starting out. I feel there is a lot of responsibility in leading a company, regardless of being a Woman-Owned Business. You must lead with professionalism, technical expertise, ethical practices, and integrity. Most importantly, you must earn the respect of others by your actions in your professional practice and in support of programs and activities within the community, as well as those programs of meaning to your employees.
When we formed Pathfinder Engineers & Architects in 1998, my partners and I had technical expertise, but needed to distinguish our company. From the very beginning, we chose to become a certified Woman-Owned Business Enterprise (WBE) in order to acquire new clients and to have a business advantage over our competitors in the public sector. Being a WomanOwned company has not been the source of setbacks, but has helped us face setbacks, such as the downturn of the economy in 2001. Being a WBE allowed us to pivot from our private sector work in high-technology manufacturing and to focus on public-state projects. As a WBE, there is always a spotlight focused on us with other design firms observing us, especially since NYS has significant participation goals for MWBE companies on state-funded projects. Our role now is to pay it forward by encouraging other MWBE design companies along their journey.
I believe it is important to lead by example. At Pathfinder, we take an active role in encouraging young people, especially young women, to pursue careers in engineering and architecture. Fifteen (one-third) of Pathfinder’s employees are female and they serve as role models to other employees and as mentors to students. We strive for diversity in all aspects of the company. I am extremely proud of what our employees have accomplished, and especially this year to have been named a Top 100 Company.

Being a successful veteran business owner, what advice do you have for other veterans looking to achieve success like you have with EagleDream?
How has COVID-19 impacted your business and how have you been able to grow as an organization despite this setback?
Having the honor to serve our country together with other people with many different backgrounds towards a common goal showed me at an early age how important teamwork and doing the right thing is. I would tell other veterans that if you continue to strive to serve others, your employees and your customers, by always putting them first, you will have a great foundation to build your business and career on.
EagleDream has been fortunate to continue to be able to grow through the pandemic. 2020 will be our largest growth year in our history. Our teams worked diligently to quickly pivot our own approach as well as help our customers shift their technology strategy during a time of need. It all starts with putting the customer first, listening to their needs, and working together to find a solution. With a growing demand from our customers, we are grateful to have had the opportunity to expand the EagleDream team with a number of new hires as well as continue to grow our customer base in and outside of Rochester.

And I mean everyone: attorneys and professional staff in every part of the state, from Buffalo to Long Island and points in-between, including our original Rochester home base, have played a role in this success. It validates our approach to serving our clients – being focused on meeting their needs and partnering with them to achieve their objectives. It’s also nice to see that a firm that is 164 years young continues to demonstrate the value we bring to our clients by receiving this kind of wonderful recognition. To what do you attribute your company’s sustained growth and success in that period of time? Growth and success don’t happen accidentally and they don’t happen automatically. In serving our clients and operating our firm, we’ve been guided by our values of Teamwork, Ingenuity, Inclusion, Respect and Integrity. Adhering to those values has helped us to build a terrific culture and a strong, connected, and resilient workforce. Everyone plays an important role, and is valued by and accountable to each other in those roles, which has enabled us to have tremendous focus on doing what we do well. We are extremely collaborative and are always looking for ways to improve on what we’ve accomplished. We celebrate success, and take on challenges, together. This has been especially important during COVID-19. But we’re a firm that has gone through local and national crises – everything from the two World Wars, through to the 9/11 attacks and Hurricane Sandy, and now the COVID-19 pandemic – the second pandemic for our firm - and learned how to adapt. Finally, building inclusion and diversity into our DNA, has helped us make the best possible decisions based on inputs from many perspectives. All of this has helped us achieve our sustained growth and continuing success. And of course we are always looking to add legal and professional talent to challenge us and push us forward.

The Resiliency of Greater Rochester Businesses
2020—what a year. It may be cliché to say, but these have truly been unprecedented times for all of us— personally and professionally. I believe it is times like these where people and a community show their true colors. Moments of crisis reveal the grit and can-do attitude needed to press on when times feel too tough, where the days seem to last forever and the horizon that welcomes a new dawn seems lost in the distance. The past eight months of the COVID-19 pandemic have been trying for the business community in Greater Rochester and across the country. Every day brought new challenges and uncertainties, and no business was immune. With all the difficulties and challenges faced, the level of resourcefulness witnessed among businesses to adjust, adapt and keep moving forward is what keeps me optimistic and bullish on our community’s economic future. Times of survival call for a fight or flight attitude, and Greater Rochester is full of fight. It will be this community’s perseverance that will produce the brighter days waiting for us on the other side of this once-in-a-century public health crisis. While that will be a moment worthy of jubilee, we must continue honoring and celebrating the successes we experience along the journey. The Greater Rochester Top 100, specifically, the companies on the list, is an ideal and uplifting occasion worth celebrating. ESL supports the Top 100 year after year, because success stories should be celebrated, and every year is a chance to showcase 100 success stories in our business community. While this year’s Top 100 list is based on 2019 financials, you all deserve congratulations and gratitude for the resiliency you have continuously demonstrated across all business sectors in what has surely been a difficult and stressful year. Technology, health care, professional services, business services, manufacturing, food and beverage—the fact that such a diverse local economy can adapt to such trying times is a testament to the collective brainpower and ingenuity that has always been housed in Greater Rochester. While change may seem to have been the only constant over the past eight months, I encourage us all to remember what can be done when staring in the face of uncertainty. Times may have been, and perhaps still are, hectic, but under the most intense of pressure, coal transforms into diamonds. Crisis creates opportunity.

As we come to the end of 2020, many will claim this as a year to forget. But I encourage the opposite. Let 2020 remain ingrained in our minds. We have learned too much in 2020 to cast it aside and move on. We have rebuilt revenue models, reconfigured entire offices and adjusted service models to meet our companies’ and customers’ needs. We have adapted to workplace and business guidance that, while vitally important to public health and controlling the spread of the virus, could understandably be stressful and confusing to implement. But we adjusted and persevered. As our business community faces continued difficulties and uncertainties, the lessons learned in these moments have the power to transform Greater Rochester. Our human capital, educational institutions, legacy companies, health care systems and facilities all possess the resources needed to make our community a destination for business—where people want to work, entrepreneurs want to launch and residents want to promote. I remain optimistic about Greater Rochester and our business community because I, and many of us, have witnessed our community’s 360-degree cycle of resiliency before. We experienced the corporate dominance of being a company town. Today, we persevere in the shadow of those legacies, as our greatest asset—our people—emerged to build a town of companies. Our knowledge, experience and legacy infrastructure prepared us for such a transformation. In 2020, we stand on the edge of a similar precipice. Greater Rochester is a community that innovates. It’s in our blood. It’s our legacy. Our community has faced tough economic times before. And like before, we will persist. We will persevere, and emerge from these times a stronger, more adaptable and resilient business community than ever before. To all of you in the Top 100—thank you for your work and your dedication to upholding the best of what defines Greater Rochester’s business community.
