YOUR 2019 MID-YEAR MARKET REPORT San Francisco condo pricing is at a record high, with Transbay and South Beach leading all neighborhoods in price growth. Today’s sales prices are pretty much in line with last year’s peaks. The development of newly constructed condos has helped raise values for the neighborhood. New condo developments at Mira and The Avery are selling at minimum $1,800 per square foot. Due to affordability constraints, buyers for the neighborhood are starting to include resale condos in their search. 2019 seems to be the year of The Off Market Sale. Half of my sales this year have closed off market: For my Sellers, I was able to secure buyers at the price they wanted. Overall, market activity has picked up and property availability inching upward. We presume that sellers are preparing for the wave of tech IPO buyers about to enter the market.
