Dear Friends, We are featuring the Top 18 Luxury Home Sales of 2018 in this issue. Seventeen of the 18 homes sold are located in the luxury home communities we specialize in. The Ridges once again proved its appeal to luxury home buyers by dominating the list with 8 homes in the Top 18.

Newer and renovated homes sold for a premium in 2018. The average price per square foot for homes built before 2009 was $472, compared to $607 for homes built after 2015. Five out of the 10 homes that sold for more than $5MM were built within the last five years. The oldest home on the list, 1717 Enclave Court, is the current residence of Steve Wynn. It sold for the highest price per square foot with a reported $20M+ in renovation. Because of this anomaly, we excluded it from the averages mentioned above.

Single-story homes and homes with desirable amenities also fared well in 2018. The average price per square foot for single-story homes on the list was $631, compared to $532 for homes with two or more stories. Floyd Mayweather’s new home at 9504 Kings Gate Court has a massive walkout basement so we counted it as a two-story in our calculations. Over a third of the homes on the list enjoy golf course frontage, and over half contain a casita, a basement, or both.
