Dear Friends, The best way to sell your home for the highest price possible is to maximize its exposure to the highest number of qualified buyers in the shortest amount of time. This process starts with marketing that piques the interest of buyers and allows them to know what the home looks like. However, photos, videos, and 3D tours aren’t enough to make the sale. Buyers interested in your home will eventually want to see it in person, so it’s crucial to accommodate showings in a timely manner. This is where I often see sellers make a big mistake: they want an agent that will oblige every showing themselves. This isn’t always feasible, and it could cost you thousands, if not hundreds of thousands, in a lower sales price and additional days on the market.

Let me explain. Successful real estate agents are extremely busy. Between appointments, phone calls, and paperwork, it can be difficult to accommodate showings for every potential buyer. Regardless of how beautiful your home is, buyers aren’t that patient and are quick to move on. So if the agent can’t promptly handle showings, you will lose buyers. The agent isn’t going to tell you they missed out on showings because they were too busy. Instead, you just won’t know about the lost buyers. This means your home might sit on the market for longer and eventually sell for less.

It’s essential to hire an agent who has a team that can maximize your home’s exposure by never missing a showing. At the Rob Jensen Company, we have four licensed, salaried employees that help with all of our showings. I’m still on the clock too, but I function as more of a pinch hitter, coming in at the critical moments to accommodate late-night showings and important second showings. I’ve invested in a team of professionals to ensure that we can best serve our clients. When the marketing is effective and qualified buyers are interested, we want to make sure they can get in, see your home, and buy it for top dollar.
