Bump Up Your Credit Score

C

redit score in not just a number obtained through the statistical analysis of your credit report. It is an efficient, reliable, unprejudiced and reasonable underwriting tool that helps the mortgage lender to evaluate your credit worthiness. In other words, it helps them to ascertain the amount of loan that you will be able to pay back in a timely manner. Thus, by improving your score, you can boost up your chances of getting a mortgage home loan at a better rate of interest. Here are a few realistic ways of improving your score. • Pay your bills before the due date – The payment history in your credit report shouldn’t bear any negative marks because these black points remain on the report for no less than 7 years. For an excellent payment history, pay all your bills before the last date. If you don’t pay the bill for more than 30 days, a negative mark will automatically come up on the report. • Don’t sit upon your debt load – If you are already bearing a huge debt load on your shoulders, then it is important for you to reduce it without delay. By adding to the load, your debt will simply become unmanageable, and in the long run, it would adversely affect your credit score. • Maintain your old accounts – The chief benefit of a long credit history is that it increases your credit utilization ratio. Hence, it is essential to maintain your old accounts. At times, it is unusually difficult to manage numerous accounts simultaneously. However, if you are able to do this, your credit score would swell up exorbitantly.

• Avoid using more than 20% of the available credit – By utilizing only 20% of your credit limit, you can increase your score dramatically. The best way to make this possible is to wind up the debt backload before taking up a new loan. All your efforts to stick to the 20% limit will leave a positive effect on your credit report. • Keep your credit report spick and span – Inconsistencies and errors on the credit report serve to ruin your credibility as well as your score. Hence, they should not only be detected at the earliest, but should also be rooted out. If you are unable to track down the errors, then you can engage a credit report management company to get the discrepancies removed as quickly as possible. • Be vigilant while opening new accounts – In a bid to allure customers like you, credit card companies provide countless irresistible offers and discounts. Instead of grabbing each one of them, do a bit of research to find out the best available option. This is important because each credit enquiry would serve to knock down your score. Experian, Equifax are two major credit bureaus in the Canada. that have the reputation of calculating the credit score accurately. The first thing that you should do is to get your score calculated. Thereafter, follow the above mentioned tips ardently to improve it. In a short period of time, the positive results will start appearing on your credit report. -

Fixed Rate, Variable Rate or Both: How to choose the right type of mortgage rate for you. by: Sue Ippolito RBC Mortgage Specialist

W

hether you are acquiring, renewing or refinancing your mortgage, one of the biggest decisions you face as a homeowner is choosing between a fixed or variable mortgage. A few years ago, it was clear that going with a variable rate mortgage could result in savings. Now, discounts on fixed rate mortgages and the narrowing spread between short-term and long-term interest rates have made the choice less obvious. Choosing between a fixed or variable rate mortgage is no longer a simple decision. Which is why many people are looking for advice to help them decide which type of mortgage will work best, based on their personal circumstances. You can choose to go with a stable, less flexible fixed rate mortgage. Or, you may feel more comfortable with the risks and potential rewards of a variable rate mortgage. For the “best of both world”, you might decide on a mortgage that combines both. It really depends on your tolerance for risk, as well as your current goals and life stage you are in. Here is some information about each option to help you make the right choice. Variable rate observations: The primary concern clients have with variable rate mortgages is the risk of interest rate fluctuation. History shows that with the exception of a brief period in the early 80’s and early 90’s, interest rates remained generally stable. And a prime (variable) rate mortgage was almost always lower during that time period than a 5- year fixed rate mortgage. In January of 2001, both the prime rate(variable) and the 5-year fixed rate were the same, at 7.5%. By locking in at

that time, those with a fixed rate mortgage would have missed out on the interest rate savings when the prime rate dropped over the next five years. Fixed rate observations For a brief period of volatility between 1980 and 1984, the 5-year rae stayed between 5% and 7% between 1951and 2005. These raes continue to be low today. The chart shows how a fixed rate mortgage can have both a positive and negative impact over the long term. When rates moved up., those with rate were protected against fluctuations. When rates moved down however, they did not receive the benefit of lower interest. With a fixed rate mortgage, amortization remains constant despite rat fluctuations. Choosing both fixed and variable rate Historically, variable rates tend to be lower than 5-year fixed rates. For those who are unsure about their level of risk tolerance for rate fluctuations, choosing “both” allows for the opportunity to take advantage of the lower interest rate of a variable rate mortgage together with the security of a fixed rate mortgage. COMPARE PAYMENTS – BASED ON $100,000.00 MORTGAGE • 5 YEAR FIXED RATE @ 4.09% = 530.92 • 5 YEAR VARIABLE RATE @ 2.25% = 436.14 Assuming that variable rate remained the same(2.25%) after 5 years based you would have paid 15,774.33 in principle and 10,394.07 in interest. Principle owing after 5 years would be 84,225.67. Fixed rate 5 year mortgage at 4.09%(estimate) you would have paid 12,810.75 in principle and 19,044.45 in interest. Principle owing after 5 years 87,189.25.

How to Waterproof your Basement by: Joe Keca Home Improvement Group

M

ost homes are sitting on a treasure trove of useful space: the basement. However, many basements in older homes are damp or leaky, and make unsuitable choices for a new rec room or bedroom. Before you can start any basement remodeling project, you have to keep the water out. • Evaluate the perimeter of your house. You should ensure that the ground next to your foundation slopes away from the foundation, not towards it. Backfilled dirt around the foundation will typically settle lower than the surrounding dirt causing the ground to sink in and slope towards your house. If necessary, add dirt up against the foundation to create at least a 2" per foot (that is, a drop of 2" for each foot you move away) slope against the foundation.Make sure that the top of the dirt is at least six inches below the sill plate so that there is no ground contact which may cause certain building materials to rot in the future. • Check your gutters and downspouts. Your roof collects a large amount of rainwater and channels it right to the edge of the roof. If this rainwater is deposited on the ground right next to your foundation, you'll have problems. Make sure your gutters are clean, and make sure your downspouts are discharging their water at least 5 feet away from your foundation. • Watch out for shrubs and other plants that are too close to your foundation. Rotted roots can create a path for surface water to flow down to your foundation. You should keep plantings at least 12" away from the foundation, and on a slight slope to direct water away from your foundation. • Try to waterproof your walls with a product such as Drylok or Xypex if you have minor, intermittent leaks. Drylok is a waterproofer not a water sealer. It expands as

it dries to become part of the wall. Xypex is more like applying a waterproof concrete on the surface that will bond with it. Because Xypex relies on the presence of moisture to form its water proof structure. If a Xypex application does have small areas of water leakage they will seal themselves as they cycle through moisture. Xypex is also 2-4 times as expensive as Drylok. • Repair defects in poured concrete walls such as cracks and the places where pipes and form tie rods go all the way through the concrete. If you see a crack in a concrete wall it goes all the way thru the wall to the outside and is a potential source of water. For cracks that will not experience any thermal or structural movement, DRYLOK Fast Plug is very effective in sealing cracks in the masonry. Do it yourself kits of epoxy and polyurethane systems are available, but are less reliable.

and draws the water out of the sump, discharging it outside the house, 10 or more feet from the foundation. Installing a sump requires a moderate degree of skill and experience, since you will be jackhammering or otherwise creating a hole in the concrete floor of your basement, excavating a hole, placing a liner in the hole, wiring the sump pump itself, and plumbing an outlet from the pump to the outdoors. • Try a French drain (or perimeter drain) for serious water issues. A French drain consists of a continuous system of piping, running beneath the floor of the basement and along the entire perimeter of the basement. Installing a French drain is similar to installing a sump, but requires cutting and removing an approximately 12" wide strip of basement floor along the entire perimeter of the basement, digging a 12" deep trench, filling it with coarse gravel surrounding the drain pipe, then re-pouring a concrete floor to cover it all up • Waterproof From the Outside. Have an installer inject Hydroclay around the outside of your foundation. Hydroclay is a waterproofing version of Benonite Clay, known for it's ability to absorb large amounts of water. Usually pumped from the outside, the clay fills in voids and follows the pathways water uses to get inside your foundation permanently sealing the basement. This is the same product used to waterproof tunnels, manholes, dumps, backyard ponds, elevator pits, etc..

• The construction of a new house is the time to properly seal the house for life. The old standby of plastic wrap and Styrofoam sheeting to protect does work. But it is almost always destroyed during the back-filling of the foundation, causing it to leak. This way of sealing NO LONGER meets building codes in most cities. The makers of DRYLOK suggest coating the exterior of the foundation with DRYLOK Masonry Waterproofer. Remember the waterproofer is only as good and as sound as the surface. Protect the surface with a wrap before backfilling to protect from rocks and equipment. • Regardless of what type of water protection you try to use, FOLLOW THE DIRECTIONS. Common misapplications of Xypex come from not following the directions, or more specifically, contractors being too cheap to do the job correctly. Xypex is at least a two stage system, with the second applications using a thinner, cheaper coating of different composition. • Many contractors are trying to offset the cost of Xypex VS Drylok by only applying the FINISHING coats. • When installing a sump pump, be sure to refer to local plumbing codes. Most installations will require a one-way valve to prevent water from coming into the sump through the outlet. • Before beginning a serious basement remodeling project, observe your basement carefully during heavy rainstorms. If you can last a year of weather without any water leaks, you're probably going to be OK in the future (so long as you keep those gutters clean and take care of your foundation!). • Battery backup sump pumps are available. These are great for sumps that have a steady flow of water into them since you'll know you have a backup if/when the power goes out or the main pump breaks.

Tips

• Note that salt & lime deposits form on concrete blocks as water leaks through them (white staining). This MUST be completely removed before any blocker is used. This is the most common reason why the sealing fails. This is generally done by dousing the wall with muriatic acid and scrubbing. Follow this by rinsing the area very liberally with a water hose, then vacuum it off the floor. This will normally take several applications. You will see the muriatic acid react with the deposits on the wall.

Installed sump • Consider installing a sump. This is essentially a hole in your basement floor which contains a pump. When the water level in the sump rises too high, a pump kicks on

This issue's MarketWatch-Dog is in fact not from one of our new listings as our most recent vendors seemed to be cat people. Dolly was introduced to our marketwatch-dog reporter during a photo-shoot at a farm. This beautiful girl is a Great Pyrenees, a breed known for its natural instinct to protect and Dolly takes her job very seriously. She was adopted by her family to guard the livestock at the family farm and she has been doing an excellent job, keeping watch over the population of goats – 130 and ever growing, as well as roosters & hens, a donkey plus a very fun and enterprising family of four. Watching Dolly herd her wards is truly majestic, her gentle yet commanding presence keeps her flock safe & secure from coyotes and other predators, a common threat in rural areas. Her owners are thrilled with Dolly at their farm and say she is amazing with the goats and demonstrates genuine trust & affection to the family as well, just a real sweetie. Her kind & gentle expression won them over when they adopted her a year ago – love at first sight – and her work ethics have proven to be superb, however, a short while ago Dolly did take a night off from her post and ‘took her love to town’, her owners tell us she will soon have her own family of puppies to protect as well. Dolly keeps a close watch over the herd. Her hard work plus the fact she is so darn photogenic, we feel she is truly worthy of being showcased as the Marketwatch-dog.

Last month, I showed the benefits of a prescribed-rate loan between spouses. Important factors to keep in mind Ensure that the borrowing spouse has sufficient cash available to pay the interest on the loan. The borrowing spouse must also be able to pay the interest to you each year. If the required interest payments are not made, the attribution rules will apply, and you, the higher income lender, will have to report all the investment income. Not only will attribution apply for the year the loan payment is missed, it will also apply for all subsequent years, regardless of whether or not the payment is subsequently made up. Once you formally establish a prescribed-rate loan, the rate applies for the life of the loan even if prescribed rates subsequently rise or decline. There is no maximum amount restriction on these loans. You can create the loan for any length of time, and a simple demand loan is sufficient to lock in the prescribed rate. Attribution rules – If you gift: • to your spouse - any future investment income and capital gain/loss will be taxable in your hands. • to your minor child - any interest and dividends earned will be attributed back to you and taxed in your hands. Capital gains, however, are taxed in your child’s hands. • to your adult child – any future income will not be attributed to you, the gifting parent. Any capital gains or losses accrued at the time the gift is

made will be recognized on your tax return for the year in which you made the gift. Example: Cash gift to adult child to fund education Ed has a 19-year-old daughter, Sandy, at university. He uses the investment income on $300,000 ($15,000) to help her fund her education expenses. However, he pays tax on this amount at his marginal rate of about 45%. The remaining $8,250 covers most of her educational costs. Upon graduation, Ed plans to give $200,000 to his daughter to buy a condo with the help of Rob Golfi. If Ed were to gift $200,000 to Sandy today, the family’s tax bill could be lowered significantly. Sandy could invest this amount to earn $10,000. With her basic personal tax exemption as well as her tuition credits, Sandy may not pay any tax on the income earned. Ed now has $100,000 invested earning $5,000; after paying 45% tax, he will have $2,700 left – a family increase of $4,450. 2009 Proves Real Estate is a Great Investment (January 6, 2009– Hamilton, Ontario) The Greater HamiltonBurlington area resale market reported a total of 779 units sold in December, indicating an increase of 70 per cent over the same month last year, but only 18 per cent higher than December 2007. The total unit sales for 2009 are being reported at 5.8 per cent higher than 2008, while new units listed are 6.8 per cent lower for the year-to-date, according to Multiple Listing Service® (MLS®) statistics released by the REALTORS® Association of Hamilton-Burlington (RAHB). “December 2009 was the best December RAHB has seen, rounding out the best fourth quarter in area history.” said Joe Ferrante, RAHB President. “December is traditionally the slowest month of the year, but that was not the case in 2009.”

Residential properties sold during December totalled 733 which included 568 freehold properties and 165 condominiums. Commercial sales for December, including industrial, farm, vacant land and business, totalled 46 units. The average price of freehold residential properties sold in the month of December was $298,641, an increase of 13 per cent over the same month last year, and a decrease of 10.2 per cent over last month. The average price for all freehold residential properties sold in 2009 was 2.2 per cent higher than 2008. In the condominium market the average price of condominiums in December was $241,574, an increase of 26.3 per cent over December 2008, and an increase of 5.3 per cent over last month. The average price for all condominium properties sold in 2009 was 4 per cent higher than 2008. The average sale price

reflects the dollar volume of residential sales divided by the number of total residential units sold. December’s total residential average sales price increased 14.6 per cent over the same month in 2008, and the average price for the year to date increased 2.6 per cent over 2008. The total number of units listed for sale during December was 826, which is 51 per cent more than were listed in the same period in 2008. “The Greater Hamilton-Burlington and the surrounding housing market performed reasonably well in 2009, outperforming most other markets in Ontario,” added Ferrante. “ Unit sales reflect “all property types” including residential, condominiums, commercial property, farmland and sale of businesses.
